“DO NOT RENT HERE!!!! I urge you to spend your hard earned dollars elsewhere. I repeat, DO NOT MOVE HERE!!! Especially Apt -----. It’s an overpriced penthouse mold infested Petri dish parading as an apartment! I was contaminated and plagued with red eyes, sinusitis, itchy skin, break through bleeding & a cervical infection for the entire 5 months that I lived there. Which has now been medically verified as the result of mold exposure. This is based on a mycotoxins and organic acids urinalysis tests. In a general scope, the hallways always reek of smoke and moldy odors, except for the floors where they have Airbnb style guest suites they rent out on third-party platforms. They actually take care of those floors/units. But regular year-round tenants, prepare to be disrespected and gaslighted when you bring issues to management. Also prepare to spend your own money hiring outside professionals to validate your complaints (i.e., paint over mold and failure to fix devastating water leaks). The company I hired found 3 types of mold on my floor & 2 types of mold in the air inside my unit, after management told me my issue was resolved. Management will exercise Illinois’s 2-party consent rule so they can’t be recorded via audio/video giving conflicting information. Document on paper anyway; create a bulletproof paper tail! Management will also try to scare you into staying and hang early termination fees and damages over your head. Don’t fall for it. Document, document, document, and get a lawyer! I’m moving out next week and will be seeking damages in court. ---, -----, and the maintenance manager ------ are all great. They are the face of the property and that’s a positive. But the property manager ------, and the area manager -------- are incompetent and inept at their jobs on top of being down right rude and nasty! The building is old and has some intrinsic value due to its history and charm but the gym leaves a lot to be desired. The theater room is always closed/broken. The hot tub only works half the year, even though it’s advertised as year-round. And all the amenity spaces close at 10pm. The move-in & move-out process is hell. They will not tell you that you must use two different elevator banks in the basement. The second elevator is nowhere near the loading dock. Its a trek down a long hallway. This will cost you a small fortune as moving companies charge by the hour and I assure you the layout and logistics of moving will add an additional 2 hours+ you didn’t factor in. I hired 2 guys and a truck moving in. I booked 4 men and a truck to be more efficient and control costs to move out. The leak in my unit is historical. After I held it over their heads and started speaking very technically and in legalese, only then did management have someone come in to inspect for “water damage”. THEY NEVER TESTED FOR MOLD, but their people did note the presence of mold on the floor boards. My inspector came the day before their inspectors —I gave him permission to remove 3 of the boards for his sample. Management had previously promised their floor company would arrive that same morning. That’s why I scheduled my inspector for the same time. My inspector sent mold cultures off to an actual lab. Management intended to leave the floorboards intact to hide the mold until after their inspectors came. Management claimed they were going to redo the floors. I doubt this because they’re liars. But if they had, they were just going to put new flooring over the mold, leaving it untreated and undisturbed. It’s highly likely they’d planned to just re-rent my unit as-is to the next unsuspecting tenant. But now they have to actually replace the flooring because 3 of the boards are up. But they still WON’T treat the unit! The walls also need to be opened and mold inside needs to be treated. The HVAC system too! Upstairs in my bedroom, contractors painted over Black mold on the ceiling. The inspectors —both mine and theirs confirmed the presence of abnormal levels of moisture in the same spot. That’s how I know it’s still moldy inside the ceiling drywall.”

The downsides are the building is older and in need of repair. The elevators break on a regular basis and there were two times while i was there were the fire suppression system leaked and caused massive, multifloor flooding. And worst of all if you're in a studio apartment with more than one person, you're not going to have any personal space. But still I would rent here again. The front desk staff, Pam, Darko, and Laura are EXCELLENT. They make this place worth living in. The office staff are polite and helpful and do what they can to make sure any issues we had were resolved.”

The building has nice amenities, but if you try to actually use them, you might get hit with unexpected fees. There were also a bunch of Chicago Renter's Code violations and the GM sent me strange and sudden legal threats. For example, I put in a maintenance request two months prior to moving out when our oven malfunctioned. It was never fixed, and then when I moved out, the GM said that if I didn't pay to have the oven fixed, she would destroy my credit. The building as a whole is also quite noisy from being right on top of the metra.”

Living in the Loop was key for us as we both work downtown, and once we toured the building we knew immediately that this was the place for us. The staff is so friendly and accommodating â?? we love the girls in the rental office and all the ladies who work the front desk. Maintenance staff is very friendly as well, and the interior common areas of the building are always very clean. I honestly feel like I live in a boutique hotel sometimes â?? the design of all the common areas is so fun and funky. The 24th floor Sky Deck common area is big with lots of nooks to hang out. The indoor pool and adjacent outdoor sun deck area are also great. The 27th floor gym is a good size and there is a very nice spread of different types of equipment (treadmills, elliptical, free weights, even ropes). We live in a two-story Penthouse Apartment and the layout of the space is perfect for us. It is just over 1100 sf but with the two floors we feel like we have so much more room. The kitchen is well laid out and the bathrooms are big with nice finishes and fixtures in both. There is enough in-unit storage for all our day to day things (linen closets in bathrooms, walk in closet in the master). In-unit laundry is a must, and they offer full size washer and dryer. Other perks: Location of the building overall is central and walkable to lots of different neighborhoods. Itâ??s also close to all the â??Lâ?? lines as Clark & Lake is just around the corner (Blue and Orange especially for the travelers). Randolph Taven just opened in the building and is great to grab a quick bite or drink. There is also on-site dry cleaning drop off/pick up.”

I am not going to lie and say we can't hear the train, however, it isn't loud enough to be a bother at all (just a part of city living!). The main reason we chose Randolph is because of the amenities. We use the gym almost daily and have used the outdoor space on the 27th floor many times. We love that the building offers so many things to do: pool, Jacuzzi, steam room, pool table, poker room, and so much more. There is also usually something either going on in the building or being hosted nearby. We have had breakfast in the lobby brought from a local restaurant and monthly happy hours hosted by Randolph at a local bar. Everyone working at Randolph that I have encountered has been nothing but accommodating and friendly. My fiance requested a piece of equipment for the gym, and it was available three weeks later. I would highly recommend this building to anyone who wants to live in the Loop or wants to be a very short walk from River North. We LOVE it!”

It is convenient to downtown and the Metra. The room is clean and newer finishes. We do hear the CTA trains which start at 5am - especially when the window is open in summer , but because it is across from a lower parking garage the noise is not as loud, as other places we have stayed where there is another high building holding the noise in. We love watching the movie making that happens around the buiding on weekends!”

Randolph Tower is everything I could dream of in an apartment. Nice layout, fabulous furnishings, gorgeous decor, perfect location (walking distance to work!), amazing staff and out of this world amenities. I feel like I live in 5 star hotel, but it still is quiet and not ever crowded or loud. Within the first day of moving in the concierge already knew me by name and unit number which was such a nice touch. I have used the gym, pool and sauna and am amazed that it has not been crowded any time I go to work out. It makes you actually WANT to use the gym (and awesome pool). The move in process was so easy and stress-free. Also - just got my first electric bill - being that it is a green building I was shocked at how low the bill was - even though I was guilty of blasting my AC. I am looking forward meeting my neighbors - everyone seems so nice - at the hosted parties that the building throws every now and then. I don't drive but any time I've had friends or family over they have had no trouble parking on the street at a meter. Free meter Sundays are also a plus! Really, what more can I want in a living space? 5 stars for Randolph Towers!”

— 188 W Randolph St · Chicago“So I have had a different opinion of this apartment. Since I moved in on day 1, I have had many issues, most of which have not been resolved or will never be resolved. The biggest problem is the noise at this apartment. It is directly over the El and while the daily noise of it cruising by is not the issue, they work on it almost every night. Because this apartment is within the loop, construction and everything else is allowed to go on at all hours of the night. Because of this, they work daily on the train and surrounding areas from 9:00 PM until roughly 5:00 AM. Also, trash pickup is allowed at all hours of the night so just imagine a person outside your window crashing pots and pans together several times throughout the night. Because there are 5 different companies that have dumpsters behind the complex, expect it several times a night. If you do not like to sleep, this place is ideal for you. If they lie to you, like they did to me when I moved in, they will tell you it is really quiet. I cannot hear neighbors ever, but I swear to you that the outside noise can be heard from every apartment in the building. I went back and forth with ----- (manager) on the trash pickup for quite some time and in the end, he basically said tough luck. Since Waste Management is our waste company, I at least hoped he could get them to pick up at a normal time, but he said the owners of the building are too cheap to switch providers to one that will respect peoples sleep schedule. Maintenance is also relatively poor. Since February when I moved in, my dryer has not worked and maintenance refuses to try to dry a load of laundry to verify that it does not work. They turn it on, it heats up and they are good with it. Unfortunately it takes three times to dry a load of laundry. I have asked repeatedly, literally like 10 times, and nothing is done about it. I have given up on it at this point. My ceiling also leaked during the intense rain and it took almost 4 weeks to fix. As a consequence, the people fixing my roof let water sit on the floor and the cheap flooring peeled up. I asked for this to be fixed as well, and it never happened. Finally, section 8 housing. While I am not saying that everyone that lives there on section 8 is bad, I personally have a hard time paying what I do while others get to live there at half the cost. I realize these individuals are just as hard working as anyone, but I am just letting everyone know that this place has section 8 housing. The apartment complex in general has potential, but in no way can it be a 5 star rated property. Walk through the hallways and see how dirty the carpets are and how bad the hallways smell before you decide on this place. Also, please realize that you will have noise issues no matter what apartment you are in. This place is a strong no. Much quieter and nicer places outside the loop.”

The building itself is phenomenal, or as my dad put it, "the epitome of urban living." The decor is the perfect blend of quirk, mod, and contemporary. The amenities are pristine, including a state-of-the-art fitness center, indoor pool, sauna, sky lounge, and even a rooftop hot tub! I am not one of those work-outaholics, yet I actually get motivated to go workout here. How can you not, when the workout room is a grand ballroom with life-sized chess pieces as added entertainment...you know, for the times the treadmill just doesn't cut it. The staff here is also amazing. The 24-hr concierge service knows everyone on a first name basis, and cater to every need. The leasing office is right in the building, open 7 days a week, and always goes the extra mile to accommodate any complaints or questions. The rooms have all high-end finishes which continues the luxury of the building directly into your own private apartment. If this all hasn't already sold you on living here, then the location may! It's right at the border of the Loop and River North, so you get the best of both worlds. You're able to have easy walking access to all of the hot restaurants and bars, but have a more wallet-friendly rent. Overall I have recommended this building to anyone moving to Chicago, or living here already, many who have taken me up on the recommendation. None have yet to regret it.”

With the tough market I really appreciated the fact that the Randolph Tower sales team worked really hard to get us into the apartment we wanted. Randolph Tower was definitely our first choice, we just didn't know it until we saw it. It's the most unique and well designed complex in Chicago and there's amazing history to boot. Randolph Tower was built in 1929 and was formerly known as the Steuben Club, hangout to John Dillinger. Dillinger's coat-check girlfriend, played by Marion Cotillard in Public Enemies, worked here. Village Green rescued the building and restored the terra-cotta exterior, which should be done in November, and renovated the interior with modern conveniences. Whoever the interior designer is did a remarkable job and has a great eye for color. Aside from all the beauty in the building the 24/7/365 concierge staff are all lovely and the management team are wonderful. We couldn't be happier calling Randolph Tower our first, and likely our only, home in Chicago. I forgot to mention the Sexy Bath. I don't know why they decided to call it a Sexy Bath but the soaking tub with rainfall shower head is pretty damn sexy. The whole place is sexy as hell.”

I've lived in Chicago for 3 years and recently decided to move from the Lakeview neighborhood to the loop. The location is amazing, every El line is outside the front door and a City Target is less than a 10 minute walk away!(Let's hope I can pay my rent having that so close lol) The concierge is the best (how do they remember everyone?!), and the staff is responsive, very friendly too! I have to say my favorite thing is the apartment itself, being the first person in it really makes the place feel my own. I was allowed to paint & hang anything I wanted, even my TV! I can't wait for the sky lounge and pool to open in November so the building is finally finished! It's a gorgeous place to call home and I'm so excited to have 12 more months here!”

It was literally falling down....it is being restored and as a history buff and historical building fanatic, I love the place and the staff so far. The freight elevator wasn't working at move in, but the manager was very helpful in making sure that my things got where they needed to go. Kudos to Lindsay and her team, they made moving in here stress free and easy. Parking is not available at the property, however there is a garage 1 block away that has a great rate ($125/month). The pool and gym aren't completed yet, but they said they would be done in November. I highly recommend this building and its staff if you are looking for a unique and sophisticated building to call home.”
