“Amenities break every year. The lounge was closed from April to July 2025. Another "pipe burst" has caused over 75% of the amenities to be down since 2025. (This review is written March 30, 2026) For anyone who moved in around April, they have had access to the full advertised amenities for maybe 3 out of 12 months. Speaking to earlier residents, this pipe burst is a yearly or every-two-year occurrence. One of the elevators has also been broken for the past four months. Expect 20 minute wait times. Initially, we expected it to be fixed in a month; now it seems we will not see it available for half a year. Black mold is present. You can feel it in the moisture of the hallways. Another resident sent me pictures of their bathroom, and it was the worst I have ever seen. This place is absolutely not a luxury building; it is a dump. Management refuses to acknowledge it or take any action. The best thing about the property is the maintenance staff, the front desk, and Gloria. They make me feel a bit better about paying $5,000 for mold, broken amenities, and an extra half hour of commute per day.”

In river north but the peaceful neighborhood so you aren't facing the young club crowd. Sometimes the traffic from ebc can build up but not to a point where it's a nuisance. Walking distance from sooo many restaurants, bars, shops, salons.. So easy. Not a lot of street noise. Some dog barking but not terrible. I live in a smaller one bed room unit. I do wish I could have stayed in a bigger one or a higher floor but the price was just too much.. The views are still pretty great. The amenities are amazing. Gym, hot tub, sauna, movie room, pool table, fire pits, a pool.. Just great! The unit has nice finishes. Enough lighting in the kitchen... Electric stove. I love that it's a 4 pipe system so I can use heat in may or June or air conditioning in Dec if I want..! Parking garage us heated.. And easy. Barely any wait times for elevator since You've got 4!! Staff has been soo great.. From mgmt to maintenance. As a single woman I feel safe and well take care of. I just hope prices don't go up too much... I want to stay here for 2-3 years!”

We stayed for just over 2 years. I'll cover both positives and negatives. Two of the doormen were amazing during our time there—one male and one female. Otherwise, the rest of the door staff proved unreliable for anything. One female employee had a serious attitude problem. mgmt felt absent. At other properties, you'll regularly see property managers throughout common areas with clipboards in hand, documenting and photographing maintenance issues. For the bulk of our stay at Hubbard, we and our neighbors assumed mgmt wasn't even present onsite. One doorman, well into his 70s, occupied the same seat for entire 8-hour shifts, refusing to help anyone and constantly rambling to whoever would listen about his boat. Tenants joked about this regularly. The maintenance crew, with rare exceptions, was phenomenal. The fitness center and amenity floor were quite nice. but, construction quality was poor. Everything felt hastily assembled with bargain-basement finishes indistinguishable from any other downtown high-rise built in the last 15 years. The doors were unbearably loud—prison-cell loud, slam-slam loud, deafening loud—yet provided zero soundproofing from outside, so we heard neighbors' conversations, singing, yawning, arguments, coughing, and late-night gatherings constantly. Tiny lap dogs everywhere barked relentlessly around the clock. The cleaning and package services shared one area, which worked well. Debby from the cleaning desk was genuinely wonderful, though her perpetually enthusiastic fake cheerleader energy with the "welcome home" greetings got exhausting over time. More problematic: she introduced tenants to each other and shared names without permission—something that shouldn't happen in shared housing. We never complained, but mgmt should know this practice is inappropriate. If we want to introduce ourselves to other residents or share our contact information, we'll do it ourselves. The location sits in downtown Chicago's windiest corridor—standing outside means risking being pushed against the EBC building across the street. We're not sorry we left. The adjustment to our new place was surprisingly difficult only because we'd grown accustomed to the relentless barking from those tiny dogs on the 28th and 29th floors. Sleeping peacefully has been quite the change.”

Cons: Safety is an issue here. Management does not require staff to wear masks over their mouths and noses, and residents are allowed to go maskless all over the building without repercussions. There are lots of amenities, but if you want to be able to use them, you have to be ok with a bunch of maskless strangers running around indoors with you.”

I will give both the pro and con. Two doormen there were outstanding during our residency, one male and one female. Beyond that, we just could not count on the door staff for anything. One female had major attitude. Management there was really "not there." At other buildings, we see the property managers walking the common areas daily without fail with clipboard, making notes and taking photos of things needing attention. At Hubbard for the longest time we assumed management was not onsite as did our neighbors. One of the doorman was over the age of 70 and sat in the same chair for 8 hours a day, never offering to lift a finger for anyone and talking to anyone who would listen about his boat. that was a joke among tenants, Maintenance staff with few exceptions were outstanding. Very nice fitness center/amenities floor. On the down side, very cheap construction. The place was thrown together and the finishes were totally cheap and nothing you won't find in any other high rise built in the past 15 years. might as well say it since everyone agreed, Loudest doors ever, prison cell loud, slamming loud, crazy loud, and yet they do not block any outside noise so we heard our neighbors yawning, singing, talking, yelling, coughing, partying, you get the picture. Heavy on the stupid palm size purse dogs that were barking all day and all night. Good cleaners and package delivery combined into one area. Debby at the cleaners service was a bright spot but her act grew weary & over the top with the fake cheerleader rah rah welcome home crap every time you walk by. People who do not live and dwell in big cities in community rentals don't get what it can be like and her habit of introducing tenants to each other and giving out your names to them without your consent is not at all cool. This happened and shouldn't have. we never said anything but if anyone "management" reads this, make sure that doesn't happen again. if I want to meet a fellow tenant or give them my name or my wife's name, we will do that on our own and thank you very much. the windiest area in downtown Chicago. walking outside the building can get you blown away against the wall of EBC across the street. we don't miss this place. it was hard when we left and got settled in our new place because we had to adjust to sleeping without the dogs barking at HP on floors 28 and 29 all. the. time.”
