— 151 N MICHIGAN AVE · Chicago“I have been living at Millennium Park Plaza (MPP) since September 2013. Huge mistake. This building is a disaster and I recommend everyone NOT TO LIVE HERE. I'm gonna list a few issues the building has: 1) Plumbing The units are a disaster. This building has so many plumbing issues that if it were not for the fact that I will move out in the next coming weeks, I would call the authorities. My apartment got flooded a couple of times, the carpet on the bedroom was stinky as a consequence, and their first response was that "it wasn't our fault", and refused to change the carpet. After a couple of weeks the carpet wasn't that smelly anymore, but I had to sleep on the living room for two weeks because I couldn't stand the smell. Property management was absent, and never apologized. 2) Insulation The window insulation is non-existent, and if you are anywhere close to the window you feel really cold (specially during winter). The insulation is so poor that in January the window frame got frozen FROM THE INSIDE. Imagine how cold was my apartment. I had to leave the heater on the entire day to avoid going below the temperature of 55 degrees that must be kept according to the lease contract. Management kindly reminded us that fact by sending an email (I quote: "If you are in an apartment where you control your heat, per your lease, you are required to maintain a minimum temperature of 55 degrees at all times. Failure to do this may lead to frozen pipes, etc. causing significant damages to the building and other tenant's property") As a consequence of the poor insulation I ended up paying more than $200 per month in Electric Bills during December/January/February. 3) Internet access In theory internet is included. In practice the service is so poor and unrealiable that I had to set a hotspot with my iPhone and PAY MORE on my cellphone dataplan to compensate for the lack of service at MPP. The worst thing is that when you complain to management about this, they simply responde that they are not the providers of the service. Well, we pay MPP (we don't pay the internet service provider), and the only way to solve this problem is for MPP to change service providers 4) Renovations Since August 2013 the building has been under renovations. Random elevator shutdowns, random water shutdowns, construction noise, lack of security in the building (anyone can get in/out without showing any ID or keys), etc., are our daily nightmare. It can take up to 15 minutes to take the elevator at any given time, and if you live in between floor 9 to 20 good luck with your morning "rush hour" elevator: it is likely than when it actually stops at your floor the elevator is so packed that you'll have to wait for another 10 minutes. The reason is that the building has 38 floors, the elevators go first to the floor 38 and then start coming down. 6 elevators for a building of this size is barely enough, but when this is compounded by the fact that usually only 2 or 3 elevators are available it creates a big mess. I have seen people first going up to the 38 floor in order to secure a spot in the elevator. 5) Cleanness: The common areas are rarely cleaned. I have seen the same candy paper on the floor for at least one week, which tells me that the hallway of my floor hasn't been cleaned for a week. Disgusting. 6) Management The property is poorly managed. Poorly written emails, with unprofessional formatting is the norm here. Complaints are responded with weeks of delay.”
“Stay away from this place. The building manager is a monster. She along with her staff with lie to you. They do not care about anything except their money. They have no concern for their residents. The building is a dump in every possible way. Also, in the winter ice will form all over the window and the heating bill is ridiculous. I'm not even on a high floor! I can hear my neighbors next to me all of the time and at all times of the night. The management simply doesn't care that there are parties in the halls and extremely loud music late in the night. People leave their trash outside the doors so the halls start to smell at times. The garbage area often piles up with garbage so there is smell coming from there as well. Washer and driers often do not work. Prepared to loose money when washing clothes. People love to smoke in their units and it seeps into other units. Its gross. I hope Terry lives a miserable life.”

The management on the other hand continues to lie to and deceive its residents. 1. Construction - Residents were never told when signing the lease the longevity and severity of the construction. We were told there would be some remodeling and that it would be done in a few months. One year later, its worse than ever. Elevators don't work (you'll be waiting 10-15 minutes for one), there is only one entrance and exit for the building, and things are routinely out of order. Rent continues to increase every year, but construction does not stop. When large apartment tours come around they actually tried to hide all the bad stuff - pushed elevators closed, opened construction areas, put up pretty pictures (all in the name of sales). Everything went back to normal once the tours left. 2. Heat - The apartments are very poorly insulated. If you get an apartment on the 38th floor DO NOT TAKE IT! I had a 186 sq ft studio and my heating bills for winter bills were approximately $125 a month (sometimes more). My apartment continued to stay very cold - never going above 65 degrees with the heat running all day. After months and months of complaining I finally got another heating unit installed. My bills are still high but at least I'm warm. I have never been so patronized before by a landlord when I've complained about legitimate issues I had. I was ignored for several months and when I showed Terry my heating bills, she said there was nothing wrong. 3. Service - The front desk is very nice and wants to help, but can't do much around management. The management does not want to be straight forward or willing to listen to its residents when problems arise. Even asking simple questions about lease terms, subletting, etc are met with rude or patronizing responses. The apartments may look appealing to students who are shopping on a budget. However, you run the risk of getting what you paid for in terms of service and quality.”

The first year I had a shared 3 bedroom apartment and next year one of the studios in the 38th floor (that they sell as "premium" apartments). First the good things: 1. Rents are the cheapest you will get. 2. The front desk and the service staff is just amazing. 3. Had a great experience staying in the 3 bedroom. Nice view, good size rooms, nice appliances. Actually all my friends in the lower floors till 35, had a great experience but when you start going up, the reception of phone signal and good luck waiting for elevators - They are really slow and usually one of the six not working Bad stuff: Well it is more for people who are looking to rent the premium apartment on the 38th floor. JUST DON'T DO IT. 1. The apartment have different floorplans and like i did, you might end up with a 2feet X 3feet pillar in your kitchen taking all of your walk way and making the kitchen area very dark. 2. As it is on the top floor (and there beautiful design guys thought of putting the heater on the top) makes heating a pain and your winter heating bill if $180/month or so (and that is assuming you are still ready to wear a sweater at home). 3. The fire/CO detectors are right about the cooking station and even a little smoke will start the alarm (which has happened to me way too often) 4. And now my favorite, whenever it is greater than 75 Deg, the fan on the top of the building starts running, which would be on top of your apartment and hence the buzz and a pretty significant one, will start at 8am and won't stop till 6pm. 5. Reception of Verizon and AT&T is really very bad on higher floors. So the 38th floor, you pay more, get smaller apartments with three times the expensive utilities along with almost an average 5-10 min wait for the elevator.”

For reserving the apartment I spoke with real people, and the were immediately responsive to emails and phone calls to address all of my questions and prepare for my arrival. The building is right on the corner of N. Michigan across the street from train that I took everyday, clean and safe building, helpful and courtesy doormen, beautiful location in heart of Chicago (I could walk to all the touristy spots!), CVS, starbucks and pizza place across the street, fixed maintenance issue immediately the day I reported it, and office staff were kindly able to accommodate my work-project issue of needing to stay 2 weeks longer than originally planned. I would recommend this location to EVERYONE and the prices for this high-end quality cannot be beat!”

I like living at Millennium Park Plaza (MPP), and would recommend it. Note that the staff or management may have changed since the previous reviewers' comments, but I have no way of confirming this. Pros The location cannot be beat. Millennium Park and Grant Park are a couple of mins walk away, MagMile is just across the river, and access to public transport (Metra / El / Buses) is great as well. Staff at MPP. Everyone from the property manager, loading dock staff, and maintenance crew has been very responsive and helpful. A minor issue I flagged in my unit was resolved promptly the next day. Gym and indoor pool. I'll say that the gym is between basic and decent, but it has everything I need, so it works for me. I like the indoor pool, too. Internet and Cable. Both are included in the rent. The cable includes mostly standard channels (think TBS, USA, FX ...) but also three HBO channels. Cons - If you have a car and park at MPP, you know where this is going. The garage area is in the lower level and I've occasionally seen some sketchy characters milling around. It's also quite dark near the garage and loading dock area. This is really more a Chicago issue than an MPP one, though. I gave up my car, so I don't have to deal with the lower levels any more. In summary, I think MPP is good value for money. I know that there're newer buildings in the vicinity, but they're also priced higher. MPP may not be for everyone, but it certainly deserves a look. I was initially concerned after reading the negative reviews, but after I visited the building and looked through a few apartments, I knew I wanted to live here.”

I rented a room with 2 bedroom, the apartment was amazing. I never used the Parking, so i can't describe this service. I recommend the building, because is near that all famous places, stores. One day i will return to Chicago, and Millennium Park Plaza is a great option to live.”

You can't beat the location for the price. The building is in transition and it seems like the company is slowly making positive changes. We don't hear our neighbors apartment to apartment. We get a call 95% of the time when we have a package. We are hard to please. If we're staying another year, then it must be worth it. I have to say it again to live in this location and have the lifestyle it affords at this price point, you can't beat it.”

The staff is extremely helpful, repairs are made immediately and calls were responded to within one day. My industry houses a lot of people around the country and I would not hesitate a minute to recommend MPP, Megan Purcell was incredibly professional and helpful as were the other members of the leasing and management staff. Most of the front door staff are very helpful the evening staff in particular very helpful. No views on the east side but it was very quiet - I was on the 28th floor though and that might have a bearing. Great views from the gym and the pool! The two downsides - strange lineup of cable and the pool could be a bit warmer but those are very very minor complaints.”

The entire staff has treated my daughter and I with kindness and respect. We deal with the doorman and the parking attendants every day. They always make us feel safe and at home. The management office and leasing office is professional and are there to help. Once and a great while you may wait a few minutes for an elevator, but they usually run like clock work. When we needed any maintenance done, it was done quickly and professionally.Origanially we chose MPP for the perfect location, but are happy that we did.”

Furthermore, if you are too low, the street and the drummers on the street can be somewhat loud and annoying. That said, do not expect any favors from the management. After the contact is signed you need to pay for everything you may need or want to adjust. Adjustments to the lease agreement are practically not possible. Extending only until the end of the month. They are not willing to negotiate if you may need a day or a week longer, independent if the next tenant is supposed to move in two weeks later. There have been several occasions (not only me but other tenants) who received additional charges when they moved in, for instance late fees that were dated back 4-5 months. I want to support the experience from another reviewer. You need to get everything in writing. Terry - the manager - tells you one day one thing and the other day another thing. Without have something black on white, the word does not count. Furthermore, things are portrayed more difficult in order to get more $$ out of you. Additional note: If you plan to stay one year and potentially are thinking to extend the lease, expect a significant price increase. In fact, new movers in get a better deal than you as a client.”

The best thing going are the people at the front desk downstairs and that's it. Where to start...our heater in the living room does not work (which is awful for chicago), the dishwasher never cleans the dishes properly even after two washes. the building allows dogs which is great but the ones on our floor bark non-stop. worst of all is the staff. they are super nice to you when you sign the lease just to get you in the door, but the service just gets unbelievably bad after that. they figure they have you so that they can treat you however they like which is like replaceable chewing gum. bunch of people we knew moved out as soon as their lease ended and didn't renew. i suggest you don't even get hooked to begin with.”
