The staff now doesn't know how to do their job and are always away from the desk. The always raise rent and then ask you to stay even tho they have the Alat next door listed for a lower rate. I am Romanian and my fiance is Liberian which shouldn't mean much to anyone being as though the whole building is diversified. We were bringing in groceries and he yelled at us for pulling our car on the side of the building and threatened to tow our vehicle. This is our 3rd encounter and i just don't understand whats his problem with us and our relationship see so many people moving out daily and I'm beginning to wonder if he's partly responsible. I cant believe some of the things I see him doing. He always chatting with young girls in front of the desk or always by the pool sometimes staring at the women. Ive asked him whats so exciting on his cell phone that keep his attention whenever he is sitting at the desk (which isn't often) but he laugh it off as if im joking. Hes unprofessional and need to work on cleaning his uniform more often instead of gossipping with residents and flirting all the time. The guy is just plain RUDE! The 2nd is Ashley , omg it must be nice to be drunk on the job and brag about it. I am so disgusted with her she hasn't been here a long time but clearly she missed the part where you don't get drunk with the residents while your working!!! Talk about unprofessional well that's her. I've actually witnessed her pouring a cup of tequila while 1 of the tenants was having a pool party i guess that's why they didn't have to remove their glass bottles from by the pool like the rest of us. UNBELIEVABLE ((( see the pictures below))) Besides the 2 officers i'm pretty satisfied with my choice to stay here at the montrose. The pool is awesome and a awesome spot to have friends over and the mgmt is okay from what i've seen . My main complaints are 1) it's definitely not worth the price for uptown, even as a luxury building 2) the gym is somewhat basic. if you're a serious gym user, you'll probably still need to get a gym membership (although uptown fitness right downstairs is cheap and pretty solid!) 3) the heating costs are really Eteep since it's electric heat. I paid about $100 a month during january and february to heat my 1 bedroom Apace. That said, if they fixed those issues, I'd literally never leave.”

I'm pretty sure I'll have to make a copy of my lease for them soon because they probably lost it. About living here -- yes, it's partially section 8 so beware. Also, good luck trying to use that fancy pool and fitness room. They are constantly in use and full. The pool has a limit and they often shut it down for not scheduling a life guard. Lastly, I've uploaded some signs that mgmt posts often. My water is shut of almost every month for "maintenance". SUMMARY: OVER-PRICED, EXTREMELY RUDE STAFF, POOR mgmt.”

Laundry machines are routinely broken. The gym is never cleaned. mgmt team is constantly turning over. The garage door was broken and the garage was then left without a door for 8 weeks. If you can get into the garage, you can get into the main Besidence since the door to the Besidence from the garage doesn’t require a fob or key. You've got only 4 guest parking spots, no street parking nearby, and if you don’t reserve a guest parking spot they threaten to tow your guest’s car.”

I don't EVER recommend walking there at nights, especially if you're a woman. <br>Jewel-Osco is on the other side of the building, but again, You've got all sorts of weird people hanging around. <br><br>On the brighter side, this place is 3 blocks away from the lake which is especially nice during the summer. <br><br>Oh, and about that outdoor pool- treat it like it doesn't exist unless swimming with a bunch of yelling and splashing kids doesn't bother you.<br><br>Parking- when I was renting they had an assigned parking which was really nice. I read reviews prior to moving here about poor mgmt but thought to myself 'when will I ever need them?'. Well, you will. For instance, they did not notify us that our lease was about to reach 60 days prior to expiration, which is when you are to notify the office of renewing or moving otherwise they will increase your rent if you choose to renew. Instead, we had to remind them and then ask for an updated lease agreement. After a few days, we finally received the updated lease and there were several mistakes (rent amount, rental period, garage amount, etc). So, if you do choose to rent here, don't just sign the agreement. Make sure to read everything carefully as It's highly likely they did not write the lease correctly. After a few attempts at getting them to correct the lease, we finally resigned for another year. A few months after resigning, we now have been encountering a problem. For the past three weeks there has been the smell of cigarettes filling up the hallway that then moves into my Alat where I don't smoke. When I start to notice the smell in my Alat, I can hear other doors open and other tenants smelling where the heck the smoke smell is coming from. So It's not just our Alat That's affected. The entire floor fills up with the smell of cigarettes. I've complained three times and nothing has happened. The first time I was told that if There's no one smoking in the hallway then they can't do anything about it. The last two times I was told that maintenance would come check it out. Maintenance has not been to our Alat to fix anything. Although speculation, It's probable that the mgmt office never relayed our issue to maintenance, as any time There's a problem in our Alat maintenance does come and fix it. Overall the Alat is spacious, has good amenties, and is close to Jewel, Target, and Aldi, which is a plus. The downside is the rent is overpriced and the mgmt office is unbearable. As long as you don't encounter any issues that the mgmt office needs to handle, then this isn't a bad place to live.”

She is also out of touch with dealing with residents. There's a revolving door when it comes to the front desk, and half the time no one is sitting there to greet guests or let people in. Parking garage entrance door on third floor keyfob is always broken. The head of maintenance is a major flirt at times avoid coming down from the 12th floor ar certain times to avoid interaction with him. And complaining to mgmt is pointless as other residents complain and she does nothing. My neighbor smokes and it comes through the vents my couch and clothes smell like smoke. Per a letter put under my door this is supposedly a smoke free Btructure! Yeah right! If you want to live in a place that only cares about getting your money and not the residents this is the place for you. This Btructure needs a overhall with mgmt and assistant property manager the only person in the office working is Jasmine. Pensecola place should be ashamed and should really hold a Btructure town hall or do a community survey with the residents to get a sense of What's really going on in the Btructure and dissatisfaction of residents. But I know this will just be another review, nothing will happen property manager will still be here doing nothing, assistant property manager will still be rude and elevators still not functional, dogs still running the Btructure.”

It's obvious that the staff at Pensacola Place staff care a great deal about what they do, and I wanted to share a brief anecdote to that end: Recently, during a spontaneous moment of intelligence and gracefulness, the carabiner which holds my apartment and car keys found themselves tumbling downward from the 11th story trash chute. It was after the building's mgmt office had closed, but Steven Ruff, the property manager, happened to be working late. Fearing that it would be too difficult/messy/etc to attempt to recover the keys when the maintenance staff returned the following morning, Steven led us to the trash room where he worked tirelessly to locate and retrieve my apartment keys and, more importantly, my Subaru keyless ignition transponder: he turned a truly miserable experience into a glorified facepalm, and saved me about $300 at the dealership. Here are the pros and cons: PROS - Amenities: pool, grills, garden plots, tennis courts, basketball hoop, secure bike area, laundry room, gym, business center (although that's currently unavailable during renovations) - The balconies are amazing for watching the sunset! - Service elevator - moving in was a breeze. - Terrific mgmt team - Some exciting upgrades are being made to the building - Friendly security guards - Close to Jewel Osco - Seeing quite a few new developments nearby...a Ross Dress for Less is popping up across Montrose, and the huge Cuneo Hospital property nearby will finally be torn down soon. - Spacious bedroom - and surprising soundproof - Beautiful kitchen (though not a lot of storage space) - Huge windows <3 - Close to the lake path CONS - Right now the biggie is the elevators. They are already pretty slow in general, but when one breaks down it could take 5-10+ minutes to get on one. - The main cable jack is placed in a terribly inconvenient location (at least for the one-bedroom apartments), so if you want cable for your Auite you might have the cord winding around the ceiling. We have only had one visitor point this out so far. :/ - The bike room valet requires the security guard to walk with you to get your bike, so if you plan to use your bike a lot it's probably easier to just keep it in your room. Due to construction There's a different "temporary" bike room that doesn't require valet. - There's usually only a single security guard on duty, so if they need to leave the front desk for some reason, the area is left empty. Once I head a couple of kids leave the building saying, "no one was here so I just went in and up to the pool". That was a tad unsettling. Another time I went down to pick up a package and gave up after waiting for a few minutes. - Noise!! The construction outside is fine, but the drilling in the nearby rooms gets terrible since I work from home during the day. I'm also pretty sure we have the loudest dog in the dog in the building across the hall - it's a good thing we likes dogs. We have heard weekend parties upstairs once or twice which is fine, and sometimes music coming from the pool deck, which isn't unexpected. - Weed smell from neighbors comes through our bathroom vents every now and then. This is a pretty common problem in any Auite building, though. ---------------------------------------- UPDATE 11/28/2016 - I hate to knock my rating down, but we are frustrated. The noise during the day has been unbearable, and There's no end in site for the construction. Phone calls are often impossible, and require frequent apologies for the background noise. Our entire reason for choosing this Auite above others (a nice environment to work during the day & a business center) has now become our biggest reason to leave. We have also been asked to move several of our belongings (Not an exaggeration, we had to empty most of our closets and move furniture away from walls) for 2+ weeks so workers can constantly enter/leave our Auite during the day. This has been an extremely invasive project that should have been taken care of during the remodel of our Auite before we moved in. With all of these inconveniences there has been no break in rent. mgmt should not be charging luxury Auite prices for a place That's unlivable for 8 hours of each day.”

These significant constituents of residents here, are by and large Section 8 (HUD subsidized), and live off the fat of the labors (and taxes) of the rest of us; seemingly nice people, but once a line forms, its like a scrum for a piece of meat at the GUM Department Store in Moscow! As mentioned, in addition to the poolside squatting which begins as soon as the sun appears, actually swimming is an exercise in avoiding the big ships; it´s an armada of huge Ruskie women blathering on with their persistent slavic scowls firmly set in your direction. <br> <br>As mentioned, this section 8 eligible property has been pretty much been co-opted by Operation Exodus, but their are plenty of others under said Fed benefits (which have been renegotiated with property managers for another decade or so) to further depress any cache this property might have; and it doesn´t necessarily translate to any benefit in rent prices either; at best, rates are "market" competitive, and nothing more or less. <br> <br>Security Guards ("Courtesy Officers") make you feel like guests are visiting a prison on family days, and conversely, like their about to shake down your cell for contraband when they do a hallwalk. <br> <br>Oh, and did I mention the elevators? On some days, none are operable at all; forcing higher dwelling tenants (18 floor building) to take the airless stairwells as a contingency. <br> <br>Overall, once you´ve lived here, you know what to look for AND AVOID in making future rental or high-rise purchase decisions. <br> <br>Note: Rent price cited should be interpreted as "too much" (2222). <br>”

Nina needs to be fired she discusses other residents to residents and tells all of their business. Not to add she was trying to rally tenants to get Dennis the engineer fired several months ago. No issues you bring to her get resolved, I don't see the purpose of having three people in the office when Jasmine is the only person that cares for the tenants. The hallways always smell like mold or moldy clothes. mgmt keeps a blind eye to the things that their favorite tenants do, but will harass and treat others like just a piece of coin. You don't hear anything until its rent time, Nina just sits in her office hiding their are many unhappy tenants and people running from this building. So if you want to be in a nice building with poor mgmt and favoritism this is the building for you.”

When you see a perfect or above average rating here, that review may be from them. Here is my two cents' worth.<br><br>When I first moved into Pensacola Place last summer, everything seemed fine until I had my cable TV installed. One of the building managers was extremely rude. He wouldn't let the Comcast cable guy borrow the building's ladder for cable setup. When the Comcast cable guy brought in his huge ladder into the elevator, he complained about the possibility of damaging the elevator. This building manager also constantly complained at residents with a higher profession as working an easy job while he was working hard. How nice!<br><br>Maintenance and building mgmt, overall, make me unsatisfied. When I reported a problem in my unit that was caused by the unit above, the other building maintenance personnel just went upstairs to fix the problem leaving the problem in my unit unattended! Also, the large washer in the laundry and two regular washers were left broken for at least 2-3 months. Garbage smell is always noticed around the main elevator area and the service elevator area because: 1) some residents would live a mixed bag of paper and trash in the trash chute room, and 2) the door of the that room is always wide-open. Perhaps, education to the residents may help improve this issue?!<br><br>Frontdesk attendant is another area that needs improvement. Most of them are nice and kind, except one who has been seen falling asleep. This one attendant sometimes wouldn't open the door for residents whether or not the residents were carrying a lot of stuff. You are paid to do your job, hello?!<br><br>I was going to speak about the mgmt and leasing agents. After listing the above facts, There's no need to say much more. <br><br>You use your wisdom to decide whether this is a place for you.”

Even thought Jasmine would come back because I saw her visiting the front desk team one day. She's not and I asked for her number. Good people are hard to find. I rather go to south loop with her and drive to work then stay here any longer. At least I know I'll be acknowledged and taken care of. I hope the top execs read this you got rid of the wrong people at The Montrose. Every Besidence has a bathroom and kitchen Every Besidence doesn't have quality people. My lease ends soon. Pensacola Place is in the best state it has been in during my time here. The maintenance, security, and staff are great. They all know me and my dog by name and are extremely friendly- they have really made me feel at home in Chicago. And, the amenities are amazing- on site gym, covered parking, pool, tennis court, rooftop gardens, and we live on top of a Jewel (so easy...especially in winter). My only complaint is about some of my neighbors (but what building doesn't have a few grumpy people in it?) and some of the noise I get from Montrose (I chose to live here...so can't really complain!). I am excited about the new mgmt company, Waterton, and all the great things that they will be doing here. Pensacola Place is going to be THE place to live in the city and I am so excited to be here for that! I highly recommend Pensacola Place!”

After a year we've decided to explore other areas of the city and we're sad that we can't take the Aad and it's staff with us. The ONLY issues we had were the tempermental elevators. I don't recall a time when they were all down, but we were occasionally down to 1 (of 3). Those problems seem to have dwindled down and are rare anymore.”

I wasn't shocked because I've always found him a bit creepy and sneaky said the others were temps and went to other property but as we were chatting i had to ask him was he drunk because he reeked of alcohol but he just nodded and put his head down so that was my cue to walk away. I'm a really nice person and I m not racist but Every time i would pick up my packages or check my mail( E ric little) (the fat black guard) always talking about someone Else's business, complaining about the manager (p atty) and how much he hate the maintenance workers because she kicked the security guards out of the party room on the 3rd floor and put them in the storage closet with no TV. Somedays i just wanna scream "SHUT THE HECK UP" i just wanna go up to my Auite and rest. He always stare at the pool camera monitor while women are tanning but i could only imagine what hes really looking at . I wish i had read all the different reviews before i moved here but I'm taking this opportunity to warn others. It's located in historic Uptown where You've got million dollar homes which are absolutely beautiful. but, I don´t think that I would feel safe walking around at night. There's a liquor store right across the street and some shady characters hang out there. The elevators are getting revamped, so hopefully it will no longer be a problem. The residents are quite diverse from every walk of life, and everyone is so friendly. The staff is helpful and always with smiles. The doormen/women are all really nice. The pool is a awesome spot to hang out, and they provide 3 grills outside. There´s also a gazebo-type area where you can eat or thow an outdoor party. You have free use of the free fitness room which I only used a couple times because I´m lazy, but it´s such a great feature. Plus, There's a business center that has only one computer, but it would be a awesome spot if you wanted to have a meeting with co-workers or study with your classmates, and it´s free. There's also a fax machine/printer/copier that you can use free of charge. The laundry room uses debit cards which is great because you don´t have to hoard quarters. This building is well kept and spotless and not too loud. I might consider moving into a studio aparment which is in my price range even though I´m not too fond of studios. The one bedrooms are little pricey for me at $1000/mo. You can check out the website and www.rmk.com. It has this great feature where you can Plan Your Space, so you can get a feel for the space and see if all your furniture fits in comfortably. I´m going to miss this building a lot. It's by far the best place that I have lived in chicago. The were also featured in the newspaper as being a awesome spot to live for the money.”

The maintenance staff will say themselves that appliances are 10+ years old and falling apart (you can also check the inside of appliances for dates). Dishwasher broke multiple times. Laundry machines are routinely broken. The gym is never cleaned. Management team is constantly turning over. The garage door was broken and the garage was then left without a door for 8 weeks. If you can get into the garage, you can get into the main building since the door to the building from the garage doesn’t require a fob or key. There are only 4 guest parking spots, no street parking nearby, and if you don’t reserve a guest parking spot they threaten to tow your guest’s car.”

Yet the bottom of the recycling bin is sitting in what looks like old orange juice—a foul, rancid smell nothing like fresh fruit. THE ELEVATORS ARE A NIGHTMARE! They malfunction constantly. mgmt repeatedly sends repair crews, but the elevators keep failing. It's apparent this place is cutting corners on maintenance, opting for the cheapest solutions rather than proper fixes, resulting in endless repeat repairs. mgmt refuses to enforce the rule about dog owners using the main lobby. The lobby features a natural coir fiber carpet (feels like scratchy dead grass) that apparently triggers dogs to urinate before they reach the outside. There's a designated side exit for pets that should be used, but nobody is monitoring compliance. I'm hesitant to invite people over because of this. The HVAC system is terrible. Window units for both heating and cooling have gaps in their seals, allowing freezing drafts to pour through constantly. This falls far short of standards for a $2K/mo 1-bedroom apartment.”

I have genuinely ADORED my time here more than any other place I have ever called home. I've previously lived in Vegas, DC, New York, Salt Lake, Chicago, and this surpasses all of them. Yes, our dishwasher runs loudly. But we spent an entire month traveling south during winter with the heat completely off, returned home, and found everything in perfect condition. Remarkably, the unit maintained its warmth despite having no heat for that duration. The one thing I despise: that fire alarm. I've never experienced anything remotely as piercing in my entire life. Admittedly, I charred that bacon quite badly, but I remain shocked by just how ear-splitting that alarm actually is. mgmt hosts spontaneous pizza events, distributes Jewel gift cards to tenants with on-time rent payments, and organizes New Year's and holiday celebrations—all professionally catered. I genuinely think mgmt is fantastic. An on-site dry cleaning service delivers directly to your unit and provides speedy turnaround. Security arranges taxis for me whenever I request. The entrance features a smart system that rings my cell phone when visitors arrive, and I can remotely grant access by pressing #7. One time the delivery driver called me instead of my wife and I let the guy in from Denver. INCREDIBLE! The fitness area could benefit from some upgrades. but, the gym's television is phenomenal—a Btunning HD flat screen. I recognize that since I'm apparently the only regular gym user, mgmt likely figures why repair the broken rowing machine I'd never touch anyway. Plus, there's a pool on the premises and my rapid transit stop is just down the street.”

I feel like they actually want me to live there versus the previous company I rented from (BJB). The security staff is great too and seem to go above and beyond. I knew I had two packages delivered yesterday from online tracking but there was only one slip in my mailbox. I didn't say anything when I picked up the one package, but 10 minutes later I get a knock on my door and it's the security guard with the second package! I was floored that he actually brought it up to my apartment. Neighborhood: It's Uptown, but I feel like this place gets secure and I don't go running around late at night I also don't go north of Montrose. Just be smart about your surroundings. It's been fine so far. Maintenance: I haven't had any issues so far, so I can't speak to how quickly they fix problems. I did notice the water in the shower had trouble getting warm in the morning but they just installed a new water heater yesterday, so hopefully that will help. Laundry: I've had no problems with the washers and dryers. My previous apartment used quarters, so it's nice to be back in a place that uses the plastic cards you can load up - it's 2016 after all! I do wish they had a machine to use a credit card to load the cards instead of cash. I love that they have rolling carts in the laundry room. There's also a bookshelf with some books you can borrow or leave a book for someone else to borrow. The only major complaint I have so far is the dishwasher in my kitchen won't open all the way because the broiler handle blocks it.”

What's most troubling is the district itself. The closest major thoroughfare is Montrose, and directly across the street heading north lies an unsafe district with questionable individuals. For public transit, the nearest stop is Wilson, positioned north of Montrose, yet the structure's orientation packet promotes a station four blocks south—clearly acknowledging the district's reputation. As a woman, I don't experience genuine security walking around this positioning, whether during daylight or after dark. I pay a premium for my higher-level placement and the vista it provides, yet even discounting those perks, the unit and its offerings don't justify the rental rate. A leasing agent hurried me into signing by suggesting this was my optimal option for the price point, but residing here has proven otherwise. I'd strongly recommend exploring other alternatives.”

When I needed maintenance done in my apartment (which was rare), I knew one of the experienced workers would be at my door that same day. And, once the procedures were in place to respond to the pandemic, the front office created space for residents to enjoy the facilities safely. I will miss my neighbors and The Montrose professionals and would consider living there again if I returned to Chicago.”

I understand every building has its issues and changes will occur I have tried to give the benefit of the doubt multiple times. I would not be leaving if management would actually manage the building. Jasmine left (I thought she was a manager until the front desk team informed me otherwise). Her absence played a huge roll in the downfall of this building. Clearly she leased and managed the residents because I can never get ahold of Érica or Nina. And Érica who somehow is a manager keeps messing up. Something is always charged wrong on my account and she never knows why or how. I was hoping to see a change. Even thought Jasmine would come back because I saw her visiting the front desk team one day. She's not and I asked for her number. Good people are hard to find. I rather go to south loop with her and drive to work then stay here any longer. At least I know I'll be acknowledged and taken care of. I hope the top execs read this you got rid of the wrong people at The Montrose. Every building has a bathroom and kitchen Every building doesn't have quality people. My lease ends soon. And my new journey begins.”

Now the front desk lets anyone in because they have no idea who actually lives here. Maintenance does great work and are really helpful, but management and the front desk need an upgrade.”

The manager is a complete unethical racist against ---------'s . ---- will not stop until all the ----- folks are removed from the building she has a puppet a doorman named ------- who let anyone in and those people commit robberies in the building. My aunt on the 8th floor was held at a gun point and robbed the police were never called Every single review we post gets removed by the property manager ---- . She doesn't have a license to even be there. All she cares about are ----------------- to bring in the building and kick out old ----- people so she can get her bonus. The building is 45% unoccupied thanks to her and everyone are moving out. Gee I wonder why.. she never tells her staff to fix anything. We were stuck in elevators a dozen times. Also, no hot water.... The maintenance staff are beyond amazing, especially ----------------------.. I've seen how ----, the property manager completely disregard them, yell and scream. For absolutely no reason. There are multiple robberies which occurred on the 8 th floor ---- has deleted all of the reports ----, needs to be fired fired and fired! I'll be contacting corporate. The sooner she gets fired, the better this building will become”

Last week Tuesday there was such a commotion by the pool area..... young people were gathered and drinking alcohol and smoking. Note none of these individuals look old enough to drink alcohol. The next day, Wednesday there was another huge party with loud music and people screaming and yelling into the middle of the night. On Thursday, I heard screams coming from one of the apartment balconies. Apparently a resident was robbed and was locked out and trapped on their balcony. How can this happen....people can just walk right into the building without being announced? Is there any security in the building? Does anyone check the common areas to ensure the safety of the residents? It appears that there is only chaos in this building. Does security check to see if the individuals utilizing the amenities are in fact residents and or guests of residents? This is totally unacceptable!”

Also they need improvements to the dog park and they need to lower the rent. I have been here about 6 moths and there has been two shootings that I am aware of in that small time frame. Nina is a piss poor excuse of a manager. She never follows up, she never, keeps her word, and she continues to give false promises. Myself and others were ACCUSED of having a pet when I DID NOT and tried to charge me for it! It came out that she sent maintenance in everyone's apartment to see if they have pets. HOW ABOUT ASK?! BE HONEST WITH YOUR RESIDENTS AND JUST MAYBE THEY WILL BE HONEST WITH YOU! I'll never recommend anyone stay here and if this is what the company leadership is like I'm staying away from all of their properties”
