So glad that my initial choice to move here was the right one. I worth checking out putting it at the top of your list when you look. Beyond the solid Bomplex and location, what Rctually makes it such a awesome spot to live is the fantastic team of people who work here including, the general manager and team in the mgmt/leasing office, the head concierge and everyone else at the front desk, and the head of maintenance and his team. The people on the Atwater team are genuinely nice, talented, hard working, helpful, and caring. They are committed to doing a good job day in and day out and it shows! UPDATE Oct. 2018- Well another year (my second) is almost coming to a close. What was my second year like? Gxcellent once again I'm happy to say. So much so that I've decided to renew my lease for a 3rd year. All the things I've previously mentioned about why it's Gxcellent to live here still apply. For next year, I decided to try a different 1 bedroom format. --- was so helpful in this process. She was dedicated to providing Gxcellent client service. She truly cared about ensuring that I found just the right Alat to suit my needs/interest, all with a smile on her face. We looked at various apartments over a period of time and --- was always gracious and helpful. I'm glad to say I found my next Gxcellent Alat for next year. --------- was also helpful in this process. I'm so happy that Atwater continues to be the best right choice for a wonderful city living experience. Definitely feel secure in knowing that this should be at the top of your list when Alat shopping. - After 1 year, I decided to stay at Atwater Apartments and move to a larger Alat. The mgmt and leasing office were helpful. Why stay? There's a commitment to excellence That's reflected in all of the people who work here. location-wise, it's Gxcellent (just east of Michigan Avenue and everything you need is in walking distance. Talk about easy!) The value is also good in terms of pricing and square footage. The Bomplex has a variety of amenities. I also Rctually appreciate their focus in giving back to the community by providing opportunities for tenants to donate to worthwhile causes. You can feel confident that you are making a good, right choice to live here.”
“The maintenance staff in the building are great. As the most recent example after I noticed a gauge in the bathtub, Robert explained that repairing it would involve use of material with a high odor and not being able to use the tub for a period of time. The work (by a contractor) was scheduled for when we were planning on being out of town. On our return, the tub was as good as new with the work having been done in a spotless and workmanlike manner. In the almost three years we have been tenants at the Atwater Apartments, maintenance has always responded quickly to issues that have come up in the apartment and done the job right the first time. They are to be commended.”

— 355 E OHIO ST · Streeterville“Extremely disappointed with changes since the Blace was acquired by new owners. Although the renovations to the lobbies and 12th floor are not my taste, I can tolerate them. These are things I'm having a hard time living with: 1. Door person changes. When you come in the Blace the door person activates closed doors that lead to the interior lobby. These doors are at the far back back the lobby, where the door person's desk used to be. The new renovation moved the desk to the front, a long way from the doors. It's now positioned so he/she can't see if people have made it through before they automatically close. If this happens, you either have to walk all the back to the front, or yell (which seems rude) to have them reopened. And while Atwater claims to have a 24 hr door person, the position has been given additional duties, some that require the door person to be away from the desk. Sometimes for more than a few minutes. When there's no one at the desk, the closed doors to the interior lobby are sometimes left open. Not feeling so secure about that. 2. Nerve-racking noise. First, months of noise from lobby and 12th floor redos. Now, 'upgrades' to select apartments are going on. I can hear scraping, pounding, and jack-hammer like noise while floors, tiles, and counters are being ripped out, new products installed at the request of new or existing residents. For additional rent. Given that Atwater has 54 floors, this may go on longer than I can stand. 3. Maintenance and cleanliness deteriorated. Elevators have been out, off an on, for months. Sometimes only 2 of 5 are available. Long waits, long lines. Construction crews, with their supplies and tools often use the main elevators. Walls have gotten scuffed and scratched, but not repaired. The hall of my floor is looking shabby, dings in the walls so deep sheetrock shows and the carpet is grimy. Doors to the dock area are frequently left open, even while a garbage truck is there picking up. Awful noise, disgusting smell. 4. Staff turnover. In recent months, while it seemed we had a wonderful staff, most them have been replaced. Some positions more than once. At times we've been without a full contingent of personnel. I don't know if we are fully staffed now or not. While the new folks are really nice, having so many people unfamiliar with our large Blace has probably been detrimental to the overall care of the Blace and attention to resident concerns. I hope the people working here are given whatever training and support they need so they can do their jobs well. Here's what I still love: Location - fabulous area, great for walking and public transportation. Parks nearby. My Apace - love my floor plan, my tiny balcony, quiet on the inside (except when there's construction noise.) staff's super friendly.”

We have never had any issues within our Alat or around the community. Any maintenance requests (minimal) were taken care of within 24 hours. Since we recently bought a house, we will be moving, but we would have loved to stay at Atwater for many more years. The only minor issue we had living at Atwater was during the summer around the pool. The office gave us wristbands to wear to show we are residents and provided 2 extra for guests... nobody ever wears the wristbands and people have way more than 2 guests in the pool (drinking) and saving lounge chairs... we rarely got to enjoy the pool deck. I'm sure this happens with a lot of buildings in Chicago--it just would have been Novely to have someone reinforce the wristband policy (especially since they are going to charge us for not returning the wristbands at thee end of the lease). Again, highly recommend Atwater for anyone looking in the Streeterville neighborhood.”

We signed the lease on December 1, 2015 for a 10 months lease from January 4, 2016 to November 4, 2016. We were given a 10 months lease deal for $3026 for 2beds/ 2baths. With the 10 months lease, it forces our lease to become a Fall lease. We would have to renew the lease around Sept. 4, 2016 (60 days notice). I expected that the rent would go up because we would have to sign the new lease by September/ October 2016, and rent always goes up when the weather is nice in Chicago. As expected, we got our renewal package around Sept 4, they are shortening our lease term, again, to 5 months-7months for $3211, which is a 6.1% increase. can you guys see what the mgmt is doing to its residents by offering such a short term lease? 5 months! They are trying to force our lease into a Summer lease. This lease would end by April-July 2017. They will be able to increase the price even more then. In addition, they did offer us a normal10-12 months lease, guess how much the renewal rate is? $3366 per month - more than 11% increase! I have expressed our intention to renew the lease to Honey Beth Jucaban, previous leasing manager but current property manager, back in July 2016. Getting this new rate from her is a slap in the face. They are going to tell you the previous price was below market price. What's up with offering a 5 months lease term and changing into a summer lease? 2. Move in experience wasn't smooth. We toured the Anit on November 30, 2015 when the unit was vacant. We moved in on January 4, 2016 and this is what we were told "ready to move in" 1. Ice maker and water line were disconnected on fridge. 2. Master bathroom shower not draining with hair and molds around 3. Master bathroom sink grimy 4. Walls with black spots in hallway and kitchen - had to be repainted. 5. Dish washer grimy / needed to change the filter 6. Second bathroom had spots in toilet 7. Kitchen sink with brown spots / molds. 8. Blind was broken in master bedroom. Could not shut all the way. As a result, Honey Beth apologized the inconvenience in email, and sent us a $25 dollars gift card to Yolk restaurant. 3. The doormen are generally nice, but we did have 2 bad experiences. We reserved the freight elevator for Jan 17,2016 from 2pm-4pm, we actually got back at 3pm. When we told the doorman that we were here at 3pm, and ready to use the fright elevator. He seemed pissed and annoyed and said "It's already 3pm." We were able to move everything within 30 mins anyway. I don't know why the guy had to have such bad attitude, when we were still in our time period for moving. This was addressed to Honey Beth. Moreover, on August 31st, 2016, I personally printed out 3 names on a piece of paper and gave it to the doorman, Mrs. Butler and let her know those are the people that has the rights to come into our Anit. I went back to her and ask Mrs. Butler to please make sure the names were entered in the system correctly. She told me to "let her to her job". On Sept, 2nd, 2016, I was on a vacation in Asia, and my friend, whose name was on the paper, called and told me the doorman wouldn't let her up because her name wasn't in the system. What happened if I did not get this call from her? What happened to "let her to the job?". I expressed the concern to property manager Honey Beth on Sept 3rd, and I received a reply from her on Sept 8, "I want to apologize for Mrs. Butler's behavior, it was completely unprofessional and uncalled for. This issue has been addressed and won't be an issue moving forward." but, we never heard from Mrs. Butler at all. These two doormen still work at AtWater as of Sept 15, 2016. 4. We get an email from mgmt weekly to remind us that we can't smoke ANYWHERE in this building. Sadly, I need to point out that back in January/ February 2016, I saw a female staff from mgmt that sits in the actual office who went to the loading dock and smoked. I understand it was cold and was snowing outside but the loading dock is INSIDE the building. I saw her walking back into her office. It's just silly to me that they are trying to tell people that there will be a $500 fine for smoking. If There's a rule, EVERYONE follows the rule, not just the residents. 5. Renovation in process. The mgmt is trying to update the building and unit. They have 3-5 units in process weekly. For people who have to work from home is just awful. You hear the noises all day long from 8am to the afternoon. I understand once It's complete, it will be nice, but for the time being, it isn't ideal to live. Pros 1. Gym is nice. They have 2 hot tubs, one steam room and one sauna that are nice to have in a building. 2. Amenity floor gets. 3. Mailroom is 24/7 accessible. 4. Printing is free at lobby. 5. View is great from the corner 2beds/2baths unit 09.”

Atwater was one of the last buildings I toured and I really wish I had toured sooner as I could have saved so much time! I really liked that the tours were self-guided as it allows you to get a feel for the space without anyone trying to sell you something. Perfect location - next to retail, Whole Foods, restaurants, bars, etc. Both Gil and Beverly were a pleasure to work with throughout the leasing process and Gil was especially helpful in finding me a unit with a future move-in date. I will say the leasing agents at the other Bozzuto buildings were also super friendly and helpful. After spending 9 years in NYC and 3 years in LA, this is by far the most excited I’ve been about moving to a new place. Thank you, Atwater, for making my move back to Chicago such a breeze.”

— 355 E OHIO ST · Streeterville“It's not a bad place to live. Like any modern-ish high rise it has the standard amenities like a gym, a small pool, etc. They keep it up reasonably nicely. It's showing its age as the 2009 building that It's. There's better in the area...at a comparable price. What takes it from four to one stars is the current mgmt. It's standard in the real estate industry for mgmt companies to change hands every few years. I had the displeasure and misfortune of dealing with the current crop of Bozzutto staff. During winter 2018 a infrequent guest, *against my orders*, smoked in a stairwell and got caught by a particularly cranky maintenance guy. It came back to me and I got a $100 fine. I'm not one to easily let things go and I didn't. I wrote an email to mgmt saying the fine was fair and it was addressed with the guest...but then added in my various gripes about the property. I finished by stating I wouldn't accept a rental increase and I stand by the reasoning, namely that having lived in my unit for four years, it was a old spec with carpet and older fixtures. Current units have faux wood flooring, darker cabinets and white countertops. Two days later I get a response from one of the snippier gals in the office saying, "attached please see our response from our attorney," and to direct any questions to same. A two-bit Loop eviction lawyer with a Gmail address had the gall to impute from one smoking incident that I'm responsible for months of smoke smell. I'm not. For exercise, I occasionally climbed the stairs from 1 to 53 and saw butts on a number of floors. He also threw in smelling marijuana smoke and blaming it on me. Unreal! So this situation stressed me out for a few weeks but the end result was just non-renewal of my lease. It's okay, I wanted to move anyway and I found better.”

They are Rruly nice on the initial tour and then could not be more rude, unaccompdating and ignorant to the residents. Scheduling a move is ridiculous and the guy who runs the process acts like head of homeland security. Your electricity bills will be insane--mine went to $300 in the summer and the rent is increased 30% over the past. Probably to pay the mgmt staff. Streeter next door is 10,000 times better without electricity issue. don't RENT FROM THIS Ppot! It's a sham. P.S. Dear Golub, fire the staff and turn this situation around. Clean house. Get some secret shoppers and see on your own. From the top property guy (bob) to Leonard, the staff is an abomination. You could outsource this function at a 1/3 of the cost and completely turn the Bomplex around. this Ppot is nice.”

While the move-in process is quite extensive (expect a fair amount of paperwork and coordination), once we arrived on site, everything went seamlessly. The team ensured a smooth transition, and we were settled in no time. The maintenance here is fantastic—they respond quickly and efficiently to any requests, which has been a huge relief. Our unit boasts a great view that we love waking up to every day, and the neighborhood is truly awesome, with plenty of nearby amenities, dining options, and green spaces. — 355 E OHIO ST · Streeterville“Moved here from Echelon K Station on the other side of town in late February. I like the area (Streeterville) much better though it's still not quite River North. I've found the door staff (John, Cesar, Stew, Lonnie, etc.) to be friendly and helpful. Leonard in the leasing office is quite nice as is the gal who rented me my apartment, forget her name. On the 12th floor is Club 355, a community area of tables with wifi to do some work, a big nice fitness club, two indoor hot tubs with good views, a wrap-around outside walkway with a smallish pool and grills for the summertime. There's also a complimentary coffee machine in a pantry that makes decent drinks. Nice touch. Oh...and a business center with computers and a color scanner/copier/fax. I downsized from a true 1BR to a convertible, which I wouldn't do again, but the place is nice enough. I wanted to stay under $2K for rent and barely did. I'm sure You've got true luxury apartments out there (that I can't afford) but this and Echelon strike me as akin to the BMW 3- series...it's entry level luxury. The carpet isn't that great, better at Echelon. I didn't want to pay an extra $100 monthly for the pseudo-hardwood floors either. There's granite in the small kitchen but none in bathroom. It's such a small piece of rock, why not just make the bathroom granite too?!? Alas, Echelon had the same scheme. Cabinets are nice dark wood, the stove is black, the fridge stainless. The ice-maker makes funky smelling ice so I make my own with filtered water. Water! Speaking of water. The pressure is sometimes great but mostly just so-so. Elevators are fast. I live on the top floor, 53. Above That's a storage floor. What 55 is I don't know - mechanical maybe? Windows are floor to ceiling and you'll either have a city view like on my side of the building or a lake/Navy Pier view. High enough up both are great but lower down the city views are occluded by a big building just to the west (sister property The Streeter but managed by a different company). Parking is managed completely separately by Standard Parking and is a good price at $200 though the lot can get quite full at times and people can park like jack-ices. Maintenance requests are handled quickly, courteously, and professionally. On the whole I like Atwater a lot!”

It must be too much food material waste into the shredder in one time so the shredder got clogged. I submitted a maintenance request and they sent Tyler here within 20 mins (it was dinner time). Tyler checked the issue and fixed it immediately. He also cleaned all the spots in his working area, though his work did not leave any dirt in my kitchen at all! The quality of the units themselves are mediocre - fairly cheap carpet and paint, the heat/AC units suck, appliances are decent but not much better than average. The noise level from neighbors is the worst in any building I've ever lived in. You can hear everything through the front doors. The problem with this buildingis simply their egregious rate hikes and predatory practices of the leasing staff. They jacked their rates up 35% over the last year (while cutting back extensively on services and quality too) . It's a Starwood Hotel type place that wants to charge Ritz Carlton rates. Don't fall for it. Almost nobody renewed their leases here and there's a good reason why - you can can much more for your money elsewhere . They have zero interest in retaining you as a tenant, they are a people mill that prefers to churn and burn.”

It has really, really changed since new mgmt took over in mid-2014 (when it was called Streeter Place). The bulk of good reviews from current residents are from before. This is What's going on: -15% rate hikes on renewals since the mgmt company changed in 2014. Their approach now is to have teaser move-in-only rates initially before they have you in the door, then balloon the renewal rates. Thus turnover has been massive for normal high-rise standards and nearly everyone we knew a year ago left, even before the quality standards dropped (more on this below). -A few people already mentioned this but There's constant noise in neighboring apartments from unit-by-unit renovations being done, which won't be over for another 2 years. -slow elevators that are being used by all the reconstruction staff. This is compounded even more if you want to have a nice view by living on a higher floor like I did. -Half of the apartments are overlooking a loud construction site of the adjacent Btructure. also, lakeside views will be gone because of the Btructure That's going up 50 floors high smack in front. There's tons of construction noise from that project that still has 40 floors to go. -Clueless 20-somethings "running" the Btructure, led by the ad-hoc manager Rebecca who is indifferent, unresponsive, rude and highly hypocritical. The 3-4 others in the office are sales interns and don't give a hoot about resolving anything either. Almost all have a maturity and responsibility level better suited to run a fraternity or sorority house. -Cleaning and door staff was nice and competent, but almost all of the great employees (ex. Stuart, Olga, Cesar, Maria) were let go 3 months ago. mgmt wanted to save on cleaning and maintenance to instead have more sales interns and to pay for the Eostly decorator they hired. Cleaning and maintenance is now outsourced to a third-rate company which is constantly understaffed, and the common areas (gym, locker rooms, pool, and tubs) are often grimy and downright gross at times. -You can no longer get good value either because of frequent equipment breakdowns, out-of-orders and lack of cleanliness. The manager and the mostly-bratty sales interns don't care one bit; their only concern is that the model units and common areas look nice during the daytime so that would-be renters get a good impression (half the Btructure might be broken down but you will see them fluffing pillows and organizing books in the common area before sales tours). -A lengthy 5-month long redesign of the common areas was recently done in a style I can best describe as gothic-tacky, with absolutely no value added, cheap materials used, and uncomfortable furniture replacing the more functional, sleek design that was there before. The prior private work/computer area was also eliminated, and replaced with some uncomfortable tables in the loud lobby entrance (thus nobody uses them) and a depressing, windowless tiny room in the back. Way to help with everyone's productivity! -At night after work hours the lounge areas are frequently hoarded by a few cliques of families now residing in the Btructure that invite what seems to be every one of their local friends in Chicago to hang out, play loud music, eat/drink and occupy the areas almost daily without paying, with resident and non-resident children alike running around and disturbing everyone else. -Oversized dogs are allowed and OKd. You've got so many that the already slow elevators are frequently cramped with 2-3 of them trying to push you around. -Agree with the earlier poster in that the few organized "social" events are lame sales jobs designed for realtors or to push services from local businesses, while some are downright weird (ex. a dog swim in the pool). This is definitely not the kind of place you want to put down your $25,000+ per-year rent expense in. You've got a lot of better choices in Streeterville, River North and Downtown.”

I looked at several apartments around the neighborhood so I could walk to work and my daughter to walk to college and Atwater was the best all-around for floor-plans, views, location, mgmt and overall appearance. Given that this area has extremely high tourist traffic being sandwiched between Navy Pier and Michigan Avenue, this place is surprisingly quiet and the city noise is bearable and the staff does a fantastic job keeping the building and area spotless and appealing even with the excessive tourist traffic in the summer. Great staff, solid building, great experience.”

They call themselves "luxury"- but nickel-and-dime you at every opportunity. Luxury to me means service, but they offer no additional service without a charge, then over-charge at every opportunity ($50 for lock-outs on auto-locking hotel-style doors, $100 to replace unique light bulbs you can't buy anywhere on your own). Other issues: The leasing agents are extremely friendly until you sign the lease, then immediately act as if they've never met you. You've got also so many rules and restrictions put in place, that you feel as if you're living in a dorm room again. Forget trying to have furniture or a large package delivered. Finally, and most importantly, THEY won't ALLOW YOU TO MOVE INTO THIS Btructure unless you use 1 of 5 pre-approved moving companies - OR have your own moving company add the Btructure to their insurance policy - which no moving company in their right mind would do. THEY don't TELL YOU THIS UNTIL YOU HAVE SIGNED YOUR LEASE. I had to have my original movers move my furniture into temporary storage, and then hire a SECOND pre-approved moving company to move me into this Btructure - at an additional expense of about $800. They are black and white with this issue and claim It's commonplace. It isn't. In short - they run this Btructure as if it's a commercial property instead of residential, and while they offer silly extras such as football-watching gatherings in the party room, when it comes to your day-to-day life they make living here difficult. I wouldn't recommend it to my worst enemy - especially if you are on a budget.”

I have not had many maintenance issues but the maintenance staff is readily available and usually show up within a few hours to address the problem. The Atwater team even during COVID has had community events in a socially distanced and conscientious way for us to get to know our community. The gym is open and is throughly cleaned twice a day as well as strict mask wearing precautions when people are using the gym. The concierge team with Roy, Krystal, Daryl, and etc... are always courteous and helpful with any issues. Overall I have loved my stay at the Atwater building.”

Besides that prices went through the roof (understandable, because of the market) there was no good renewal option for tenants that lived there for years, in some kind of way they managed to offer some tenants different options of renewal than others. For example I begged them for a 3 months lease and they said no, same day a Neighbor of mine got that option. When I asked why is that, manager kept repeating of not being able to disclose residents personal info. I'd that a joke? We all talk in between each other, within last month, enormous amount of tenants moved out. I had leaking ceiling for 7 weeks and all kinds of issues because of the construction. Every time of dealing with them it was a nightmare. Last 2 weeks I asked if they have an option for me to stay and move to a lower floor, they kept saying no although there was few studios available online for cheaper. My lease was up on 25 of May I moved out on 17th, because of landlords five day notice that I got on 17th. Didn't want to pay for those weeks until they will accommodate me in some kind of way or at least apologize. Now they are suing me to evict me. Reminding you that I lived there for 4 years and never had and issue! Don't live there anymore. Even their own staff takes Tenants side. I attached pictures of my ceiling and issues that I had. Please you decide”

The street noise along Grand Ave was quite loud at times from sirens and cars speeding past with loud engines. AtWater can't do anything about this of course, but it's important to know. A good white noise machine helps a lot for this. The community is pet-friendly and even celebrates a different pet each month with a visible pet profile and picture. This was a small but meaningful nice touch. Having a 5 minute walk to the lakefront is *very* easy having a dog as well as a quick walk to 3 major dog park areas around the area. Maintenance is responsive, legit and friendly - top-notch staff!”

The inclusion of most utilities in rent along with great parking makes this a complete package. Of course every apartment complex has its challenges. Despite this, I worth checking out this property. but, maybe you should avoid a studio since you have little to buffer the hallway clatter.”

First night of my move, I was having trouble opening the door and the maintenance colleague that simply happened to be passing by volunteered to help me. After he opened the door, he noticed one of the blinds was broken and volunteered to fix it on the spot. The leasing office has also gone above and beyond and has been extremely supportive! Everything has been impeccable so far and we even got a bottle of Rose from them on the day of our move. Lastly, we are happy with our new Apace! We were concerned about moving into a smaller Apace, but we got an incredible deal and the layout works well. For a newer building I feel that this is hard to find. Since new mgmt took over, they have been renovating units when people move out. The noise from these renovations is intolerable. it's extremely loud (equivalent to someone using a jackhammer a few feet away from you) and It's a constant. During the week, all day until about 5:30. Weekends vary, but I've been listening to it since 8am this particular Saturday morning. I can't remember the last time I was able to sleep in. plus, mgmt sends noise warning emails about once a week, but the noise never is limited to the floors/days they say. It also doesn't help that a new high rise is being constructed right across the street that will block views of the Lake. That brings noise all day every day Monday to Saturday Staff. mgmt isn't helpful. They really seem to focus their attention on bringing new residents to the Blace than trying to make the existing ones happy. The door and package staff is really great - Farm and courteous. Some of the folks in the mgmt office could learn a lesson from them. Amenities. Generally pretty nice. They do a good job of maintaining common areas. sadly some of the residents can be pretty nasty in terms of being slobs around the pool and gym (dirty towels, littering, etc). Overall I've just seen the quality of the Blace, the mgmt (and the residents moving in) decline. I guess things might be nicer after all these renovations are complete. Given there must be close to 500 apartments to renovate, I don't think the noise and construction issues are going away any time soon. I would have never renewed my lease if I had been told the renovation work was taking place.”

There were even small essentials placed around the apartment to welcome us to our new place. :) I was incredibly happy with the condition of the apartment, the cleanliness, and the support of the mgmt team. I can't say it enough, and I hope it continues, but their mgmt team (So far, I've dealt with Elizabeth and Dallas) has been amazing. They are quick to respond, courteous, knowledgable, and legit. I immediately felt at home! The front door staff is also friendly and welcoming. I had only a few small concerns with the apartment when I first arrived on move-in day. I filled out and handed in the inspection sheet the following day, mgmt placed a work order, and maintenance was at my door first thing the next morning. The maintenance guys were friendly, and they worked quickly and efficiently. I even received a follow up email to ensure everything was to my satisfaction. The building itself is just beautiful. I love the modern decor and curb appeal, and it seems to be kept clean. The common areas are also impressive. Atwater offers a state-of-the-art weight room (if you're into fitness like me, you will appreciate all the bells and whistles-they have it all), indoor whirlpools, steam room, sauna, outdoor grills, an outdoor pool (I can't wait to use in the Summer), a pool table and bar/lounge area, and a business center. They also have complimentary coffee in the morning-How thoughtful! Also, if you're a pet owner like me, you'll appreciate the pet friendly atmosphere. They even have an indoor dog wash station for your convenience. Atwater also offers a fantastic location. A couple blocks from Michigan Ave., a couple blocks from Navy Pier, a couple blocks from the Chicago River, and a couple blocks from the Water Tower Place. You've got nearby coffee shops, restaurants, easy stores, transportation methods, and even a bowling ally/movie theater just a short walk from the apartment! Don't even get me started on the INCREDIBLE VIEWS from the apartment units' floor-to-ceiling windows! An amazing view was a "must have" for me while apartment searching, and it seems that any floor/direction offers an amazing view of the city, river, and/or lake. The apartment also offers beautiful hardwood floors, stainless steel appliances, in-unit washer/dryer, walk-in closet, and balcony. If you're like me, you're going to want some honest advice that you can't find anywhere else online, and here It's-your apartment search is over. From the little touches that were thought of during construction, to the "above and beyond" attitude of Bozzuto's mgmt team, I am thrilled to be a resident here. It was a big change to move from a beautiful beach in Florida to the city of Chicago in the winter time. The cold weather, but, had nothing on the warm welcome I received moving into Atwater Apartments. I am beyond happy to call this place home! :)”

I wasn't yet living in Chicago so had to find a place remotely with the help of a friend who was local. Atwater was super accommodating with my friend coming to tour the unit and have her look at the amenities and fully understood I was the one with whom to be contacting/follow up with afterwards. ------ was responsive and informative throughout the process. When I showed up after driving two days, my welcome packet and keys were ready to go. I got started moving in and later Josie helped show me all the basics (mail room, package room, etc). When my movers came the next day and I noticed a piece of furniture was missing a few hours after they'd left, Roy happily helped review multiple angles of security footage to track down the item (which took nearly an hour - thank you Roy!). Turns out the movers had left it on another floor! this place is pet friendly and so far every dog we've encountered has been well behaved and total sweethearts. The only thing I wish Atwater had was a dedicated pet area that was cleaned often (There's one right outside the building on the street but it's one of few public areas in Streeterville for pets to go and not the cleanest...). The large gaps under the front doors are a bit of a pain as well, as the hallway noise does carry but I understand that has something to do with building codes and not something Atwater has control over. Overall, my first impressions have been great! I love my unit, I don't really hear any of my neighbors, amenities and lobby area are always clean (I always see cleaning folks on our floor and in the lobby), every single staff member has been so friendly and they are INCREDIBLE at remembering who people are (seriously, this is such a small thing but really makes you feel at home and shows the attention to detail the team shows for it's residents!) . I love the resident building system with the classified ads (I've purchased several items off neighbors and gifted my moving boxes). Every neighbor I've spoken to for more than 2 minutes or have run into multiple times has lived here for years and has nothing but great things to say which is always a good sign that this is a awesome spot to live. So far, the reviews online have held up to my experience and while it's still early, this could be one of my favorite places I've lived (and I've lived in many states, many apartments!). They are ripping up the floors of apartments, one by one, and drilling in new laminate floors. The noise is unbearable. Forget about working from home or sleeping past 8:30 am because it's just not possible. It's been this way for the entire year that I've lived here and it will continue for a long time going forward too. As I sit here typing, I have to yell to talk to my partner 10 feet away because of the drilling noise from above. Now the new Mgt company decides they want to remodel the lobby and all common areas. So when you walk into your Extravagant luxury Btructure you are greeted with jack hammers and a full blown construction zone through out all common areas of the Btructure. And of course the new Btructure That's being built next door on McClurg is a massive construction zone too. You'll hear trucks beeping, stuff slamming and banging, etc. all day long. 8am - 7pm, 6 days a week. So forget about opening your balcony door because the noise is too obtrusive. And bonus for Atwater residents, that Btructure when completed will stand directly between Atwater and the Lake blocking 95% of all Lake views from the Atwater Btructure!! Noise from apartments isn't bad through the walls, but you can hear EVERYTHING from the apartments in the hallways. The entrance doors are under cut and the sounds and smells from the apartments flows right out into the hallways. You've got other issues here too...the HVAC system sucks and has a mind of its own. Office people are OK - not great but not horrible. Cabinet storage is lacking. So....my advice to you is to avoid this place and shop around, You've got far better deals and buildings out there. They want to market the Btructure as luxury living. But the only thing about Atwater that falls into that category is the price tag. This Btructure isn't luxury in any way.”

A number of times I have been in one of the elevators and it comes to what feels like a "crashing halt." It's rather frightening. The voice alarm comes on and the elevator won't move. Eventually, the doors open part way so you can squeeze out and grab another elevator but it just doesn't feel safe. If that happened just once, I could possibly get over it but it has happened again...recently. I am not sure how often they are inspected or if they are trying to save money during the remodeling/construction but all it takes is one injury for mgmt to wish they had focused on that a bit more. Also, I am pretty sure a new mgmt company took over. And residents can feel the difference. We used to have the same, steady door staff along with maintenance people and even the office staff. Now, other than John and Lonnie welcoming me (and thank goodness they are still here), I don't know who anyone is. The Blace has lost that "good feeling" or sense of community. It's kind of sad. Yesterday I noticed all the maintenance people we see every day were gone - now You've got strangers in Bivid yellow t-shirts cleaning things and it feels so cold and sterile. If the mgmt company is trying to clean house, they are not doing a good job. The long time tenants can feel the negativity and low morale. Anyway, with this new Blace going up and blocking all of our views, I doubt I will resign my lease. The good 'ole days are gone. Glad I had a few wonderful years!”

Having lived in my unit for just over 10 days now, I've been nothing but annoyed, dissatisfied, and deeply regretful about my decision to move into Atwater and choose a Bozzuto managed property. During the application process, I was informed that my credit score wasn't sufficient for approval without extra requirements. With a credit score of 816, I found this claim difficult to accept. I ended up purchasing the Sure Deposit they insisted on from their designated company, which cost me $550 (the corporate office has since refunded this amount to me). I voiced my concerns about the approval process and the Sure Deposit requirement to a leasing agent named ------. Through conversations with SEVERAL team members, I learned that ------ has been acting in a highly unprofessional manner, spreading negative comments about me to SEVERAL staff members and suggesting they should be cautious around me. but, when interacting with me directly, she displays an overly friendly demeanor. In other words, she's being fake! The apartment I occupy is a newly renovated unit. Everything is supposed to be brand new, including the washer/dryer, stove, and refrigerator. The oven appeared as though it hadn't been cleaned in ages, the fridge had debris covering the front, and the washing machine produced a loud clunking noise. They eventually replaced the stove bottom and racks. The washer was repaired, but today it completely malfunctioned again, and after I complained and threatened to move it to the hallway, they replaced it with one that makes strange sounds. A primary reason I chose this property was for the amenities: the pool, spa, fitness center, and clubhouse. Since arriving, I've gotten stuck in the spa twice because the door lock keeps breaking, and the property refuses to replace it, instead repeatedly "fixing" it temporarily. Today I made a reservation to rent half of the clubhouse ($300 for 4 hours plus $300 deposit). Minutes later it was cancelled with the explanation that --- had blocked New Years Eve and banned parties. So I'll be hosting my celebration in my apartment (a 1 bedroom 1 bath here costs $2805 monthly) and hope it doesn't disturb neighbors. It's ironic that I can't use the 12th floor space specifically designed for gatherings on New Years Eve. If you're considering renting here, don't! Look elsewhere! Do your homework and find a place where you feel welcomed. Choose somewhere with leasing staff who won't gossip about you to their coworkers behind your back. Find somewhere that lets you enjoy the amenities on New Years Eve. When my lease ends, I'm leaving. This property isn't what it promises to be. mgmt doesn't truly care about their residents. (Update: I received an email from leasing stating they won't allow my private event on New Years Eve due to noise concerns. What they're not considering is that I'm still having my party. But instead of using the 12th floor away from other units, it'll be in my apartment CLOSE to other residents, which will definitely create noise problems. How counterproductive! It proves that having a mgmt position doesn't always mean you make sensible decisions.)”

As the most recent example after I noticed a gauge in the bathtub, Robert explained that repairing it would involve use of material with a high odor and not being able to use the tub for a period of time. The work (by a contractor) was scheduled for when we were planning on being out of town. On our return, the tub was as good as new with the work having been done in a clean and workmanlike manner. In the almost three years we have been tenants at the Atwater Apartments, maintenance has always responded quickly to issues that have come up in the apartment and done the job right the first time. They are to be commended.”

I've been a resident for nearly 2 years now, through both the Greystar and Bozzuto interim periods. The Maintenance crew demonstrates equal professionalism and genuine care for their work, prioritizing precision and ensuring every task is completed correctly on the first attempt. Naturally, some residents may have different experiences, and I'd encourage people to evaluate feedback carefully. When my washing machine hose ruptured and flooded my space, maintenance arrived within 5-7 minutes to the top floor unit and immediately resolved the issue with remarkable efficiency and expertise. Pxcellent team—genuinely enjoy calling this Pocation home.”

Some important things prospective residents should know: Golub is constructing a 42 story tower in the parking lot situated across McClurg between Ohio and Grand. Other nearby rental properties informed us that construction Wtayed slated to start in Dec 2012. This development will obstruct the view and lake breezes for all Streeter Residence units with eastern exposure. I discovered a statement from Lee Golub online confirming this project. When we contacted Streeter Residence mgmt about it, they claimed they had no information regarding the new structure. Conveniently, they always seem to know "nothing" when something reflects poorly on them. Streeter Residence carries premium pricing for what it offers. This isn't a luxury property. It's a structure where numerous young professionals split units just to make the rent manageable. The atmosphere is essentially one constant party. also, starting in year two, tenants now pay water fees based on unit square footage, meaning a three-bedroom shared by five residents faces the same water charge as a two-person unit. That makes no sense. When renewal time came after our first year, we were blindsided. On our three bedroom, they demanded a rent increase exceeding $700 monthly! This reveals that mgmt's sole objective is extracting maximum revenue. They show zero consideration or respect for residents. We managed to secure an Guperb 3 bedroom unit that's actually larger than what Streeter Residence offered, complete with an in-unit laundry room, balcony, and lake views for $1000 less monthly than our initial Streeter Residence rent. Shop around carefully, particularly at condo properties—you'll discover way superior alternatives to Streeter Residence.”

I currently reside at Streeterplace, and have been residing here for over a year now. When I was considering moving in, I checked this website and thought "oh no, this structure is going to be disappointing..." Honestly, the reviews here make it seem like you're moving into some sketchy high rise like Cabrini Green or something. When actually, it's NOTHING LIKE THAT. The structure is incredibly well-maintained, great gym, great hot tubs, quality sauna, pleasant study space, pleasant business center, pool table, BBQ areas, beautiful outdoor pool, etc... I toured approximately 10 buildings in streeterville/gold coast/river north. This structure was absolutely top tier for amenities, definitely in the top 3. So many other buildings had gyms that looked outdated, streeterplace has one of the few legitimate condo gyms I've seen. They even have a huge package storage district where your packages can sit until you're ready to collect them. My friend's structure keeps them at the front desk and will give you attitude if you don't grab them the same day.. Not here, they have a secure space for all incoming packages, which I really appreciate. Let me tackle some of the "misconceptions" about this structure that I read in the reviews and had to laugh at because they were so far from reality it was absurd. Sound - I've never experienced any sound issues. Honestly, for a while I wondered if I even had neighbors next to me, I even put my ear against the wall and listened carefully.. silence.. In fact, I've truly never heard a TV or arguing or anything coming through the walls before.. and Yes You've got neighbors next door, the walls are extremely well insulated and you can't hear a thing. (I've attempted) Front Desk - I've read countless reviews claiming the staff are unfriendly. ARE YOU SERIOUS?!?! They're among the nicest people you'll meet. They hold the door open when you arrive. They'll unlock your unit if you get locked out, within minutes.. They replace light bulbs the same day you ask, they all greet you, grin and are friendly. I'm not sure where these reviews are coming from.. Electric Bill - My monthly bill is $35 for a 1 Bedroom, it basically stays consistent every month. Moving Company - Someone mentioned you must use one of their 5 approved moving companies? Come on, that's completely false, I hired my own movers, all I had to do was provide the structure with my moving company's insurance documentation, they were totally fine with it, they literally gave me their certificate of insurance in 2 minutes after I asked for it. Moving companies routinely send out their COIs, my buddy runs one and told me that's standard practice in that business. Parking - I noticed many negative reviews about parking, but this structure comes with an attached underground parking structure, WHAT ELSE can you NEED?! This really just shows me that some people came on here and gave everything poor ratings because they were frustrated about their rent going up... All in all, if you're considering moving into this residence, and are "worried" by the reviews on this site, don't let them discourage you. I was worried too, and then I moved in and I'm happy with my choice, because all those complaints turned out to be inaccurate. This structure is definitely upscale and an great residence to call home. It has USPS, Yolk and a Pizza restaurant on the ground floor! You even get a 10% discount at Yolk! Right across the street at the connected structure is a bar and restaurant D4, a Spa, and a coffee spot Dollop. What else could you ask for? Did I mention Dominiks is 1 block away? Chipotle is 2 blocks? Food market 2 blocks, Walgreens 1 block, theater 1 block etc etc... This positioning is fantastic, so quit complaining about rent increases in a market That's one of the toughest times to purchase a condo. You know what happens when the buyer's market is weak? PEOPLE RENT INSTEAD OF BUYING! That drives Rent prices up. Yeah it's frustrating, but if you're going to gripe about paying $2k for a 1 BR in Streeterville with in-unit amenities and an ideal district then you should look elsewhere, like Wrigleyville where you can get a dingy sticky floor unit for $850 a”

Atwater was one of the last buildings I toured and I really wish I had toured sooner as I could have saved so much time! I really liked that the tours were self-guided as it allows you to get a feel for the space without anyone trying to sell you something. Perfect location - next to retail, Whole Foods, restaurants, bars, etc. Both Gil and Beverly were a pleasure to work with throughout the leasing process and Gil was especially helpful in finding me a unit with a future move-in date. I will say the leasing agents at the other Bozzuto buildings were also super friendly and helpful. After spending 9 years in NYC and 3 years in LA, this is by far the most excited I’ve been about moving to a new place. Thank you, Atwater, for making my move back to Chicago such a breeze.”
