“Shoreham is an amazing community to live in downtown Chicago. It gives you a perfect combination of residential area amidst the downtown. I chose Shoreham virtually and I am so glad I made this decision. My best ever! All the famous tourist attractions are walkable from here. The Lakeshore East park makes it more beautiful. I am totally going to continue with Shoreham as long as I am in Chicago. Love this place and the staff here is really helpful, reliable and friendly. ??”

Pros: The staff is outstanding, the location is ideal, you feel like you are in a safe neighborhood that just so happens to be downtown Chicago. You feel completely safe and taken care of by the various doormen(and women), tirelessly working around the clock, completely amenable in making your stay as convenient and comfortable as possible. Very diverse community, with young and old singles and couples, a lot more young kids than older and such easy access to the parks within the community and Maggie Daley across the street. Great views. Cons: There has been some construction most days of the tower next door but it's hardly bothersome. I wish we could have better blinds, but you get used to the full-length shutter blinds. Like most downtown high-rises the temperature control is very difficult. The AC will only be turned on once its warm for good. In the winter its extremely difficult to manage the temperature as you can only choose low/medium/high for air flow and you must turn it on or off once the air temperature is to your liking. This can make for a balancing act before bed (I have to be cold) and in the morning it can be fairly cold before you turn it back on. However, I did not find the need to turn my heat on frequently as the surrounding apartments kept mine warm already.”

You have to manually turn off the heat to prevent the apartment temperature too hot. If you turn on the heat to sleep and get up next morning, your apartment will hot like a sauna room!”
— 400 E SOUTH WATER ST · South Loop“I would not recommend this apartment complex. It's far from being professionally run. The biggest problem is that their building and walls are poorly constructed. As a result, if you live here, you will never be allowed to open any windows (AT ALL, NOT EVEN 1/2 AN INCH)during the winter months, even while you are cooking. To enforce this, every few hours, management has maintenance men roaming around using binoculars from the ground floor or the 16th floor where the common area is to peak into your unit (as well as the other resident windows) to make sure that residents don't have your windows open. Year after year, this is a common complaint. On the other hand, you will have neighbors complain of food odors and the like that creep into the hallways(since you can't open your windows in the winter due to their pipe coils in their heater/air conditioning unit freezing due to the poor construction and probable lack of insulation). Once any neighbor launches a complaint, like another Yelp reviewer complained, you will be harassed by management (numerous redundant calls, emails, notices) who do not want you to emit any odors outside your unit, yet at the same time, not let you open the window. This building is advertised as high-end but the paint, kitchen, cabinets, counter-tops (other than the kitchen island), fridge, dishwater, floor/carpet, tub, toilet, microwave are not high end. If you check the Yelp reviews, you will see that most long term tenant reviews revolve around management & offensive rent increases.”

I have lived here for 3 years in a convertible and I absolutely love this building and am super sad to leave when I am done with school nearby. The staff has always been extremely helpful and nice, and I have actually become friends with alot of the maintenance guys who are just super awesome guys! They really genuinely care about the tenants and treat you like family which is something I have NEVER experienced anywhere else. They especially look out for the young women in the building making sure they get a cab if its too late and always helping you bring in groceries or large items. Anything that has ever needed to be fixed in my apt which has been rare in 3 years, has been fixed in a couple days of me reporting it. Being a female living alone I feel extremely safe here in this apartment and all my neighbors are friendly. They provide alot of community events and free things like movies in the park over the summer that are really neat. The only real negatives with this place is the parking garage which is why I park two buildings over at north harbor parking garage because its cheap, secure, and climate controlled. But overall this place is fantastic, and for the money totally worth it! I love The Shoreham and if I get a good paying job once I graduate I most certainly will be back to rent here. P.S. THE VIEW IS TO DIE FOR!!”

Lived here 4 months and 40th floor view is beautiful, but problems are as follows: 1. Over $2,000 per month for a 1-bedroom and I'd expect: a garbage disposal, a digital thermostat, carpets without staples at every seam that hurt your feet, would be nice if either verizon or sprint got cell service anywhere besides directly beside the window. 2. One person in the main office is nice, the rest are condescending to bordering on downright rude. Issues do not get taken care of in a timely manner, sometimes it seems as if issues do not leave secretary's desk to even be directed to the correct person. Maintenance staff and doormen are all extremely friendly though! 3. $245 per month for parking in their garage which is NOT SECURE, has NO SECURITY CAMERAS. Vandalism to car and 1 bike stolen and NO SECURITY CAMERAS IN THE GARAGE!!!!! The following issues are not the fault of the Shoreham and may just be personal preference, but recognize that living in the neighborhoods (lincoln park, wicker park, etc, etc) is better if you're actually planning on LIVING here for any time longer than one month because: 1. After 8 pm, there is no nightlife on the weeknights; on the weeknights all you'll find are clubs suited for college kids to 25 year olds max... 2. Everything is overpriced and has a very generic corporate feel around here, no authenticity...neighborhoods are historic and charming just a little bit north of here, and you can still be close to the highway and actually save time even if commuting south due to avoiding the traffic mentioned below in #3. 3. Millenium park is great, except that with all the festivals and street closures, driving is frequently a nightmare and to go 7 blocks on michigan or lakeshore will take you close to an hour and you will want to tear your eyes out (if you ride a bike, this is not an issue). 4. Closest el stops are over half mile away, same with almost every bus stop...gets annoying if you don't want to drive everywhere. The previous list may contain things you didn't think about, but really start to be aggravating after a few months.”

I've had no problems with anyone who works here- they're all very nice and pleasant. However, there are a few things that are complete deal breakers for me, which have made my decision to not renew my lease pretty easy. First off is the poor cooling system. They turn the a/c off in October. However, when they turned it off, it was still 87 outside. Pair that with my south facing view, and it was easily over 85 inside my apartment. When I called management to complain, they said there was nothing they could do, because "the a/c is turned off for the winter". I'm really worried when April comes around, because the same problem is going to happen again. The second issue, and this may only be me, is that my neighbors are extremely loud. I can't hear talking, but they play their TV/stereo so loudly that I can literally feel my walls shaking. And it happens EVERY night. I've gone down to management numerous times about it, and nothing seems to be done about it. The last issue, and again, maybe this is just on my floor, is that there is someone who smokes in their apartment, and it lingers in the hallways and comes into my apartment. It's completely disgusting, and another thing that management apparently cannot control. Overall, it's not a bad place. But like I said, those three issues are my deal breakers, so I won't be renewing my lease.”

My apartment is on an upper floor facing east and is unbearably hot when the outside temperature reaches 60 degrees. Yes, I keep my blinds down during the day. So much for paying a premium rent for a view I can't enjoy. I'm not able to use the stove or oven because it just makes the place warmer. Poor cross ventilation into the master bedroom so opening the windows doesn't help. The office staff just laughs when I called. I'm moving as soon as my lease is up and would not recommend it.”

They advertised our apartment for a fee of $500 and when someone decided to move from 15th I just had to pay extra rent for half a month. i had stayed in PT before and the staff is so rigid there. the staff is always friendly and ready to help u. Not to forget the AMC movies passes u get for a discount.”

For as much money as I pay every month I expect to be totally happy with every aspect of my home. Most door attendants are friendly but the management is unprofessional and harsh. When I moved in the shower didn't work and the tub flooded the bathroom. Pretty unbelieveable for a new "luxury" building. When I called to complain I received a complete attitude of indifference on behalf of the management staff. The island and cabinets are made of cheap material. There is a "premium" pay for the southern view of the park. I don't understand this as the northern view is exponentially better as you can watch boat on the river, fireworks from Navy Pier and some beautiful architecture (wrigley building, tribune). Don't fall for this scam. Negotiate everything before signing, once your a resident, they feel they do not have to do anything additional to keep you there. I used to live at McClurg court and they always held appreciation days and did nice things for the tenant. Here if you ask for anything, they are rude and unhelpful. I will absolutely be moving out when my lease is up, hopefully to a better caliber of staff where I feel more appreciated and respected. One more pointer for animal lovers. There is a great dog park in front. If you want a dog, you have to get "permission" from the management office and jump through hoops to get one. It makes no sense to me, but they made my life miserable for about a week, calling and harrassing me at work and demanding all kinds of crazy things. You will also need to pay $650 for the dog.”

There are tonnes of college students living in the building who hold loud parties at night. I think they may also be the ones I hear screaming in the park at night. Additionally the printer/copier room is now always out of paper with these students printing assignments etc. -Secondly at some point in time the building decided to change their dog weight limit and allow basically anything in. In fact, I've seen a rottweiller (sp?) in the building just recently. Speaking of dogs, people tend to tie their dogs outside of cafe rom (on the main floor) early in the morning and their barking wakes me up even on the 30th floor. -Maintenance also leaves something to be desired as they charge you, yes charge you for maintenance repairs. Talk about nickel and diming you - it's $6 if you want a light bulb changed. -Then there is the package room and their 2 hour lunch break, they also get in late and leave before you get to work, so you can never get your package, or they forget to tell you, you have one, or loose it. -Walls are very thin if your neighbor has on the TV, you will feel like you are in the room, and God forbid they decide to have sex, like next to my daughter's room -Also a big issue is the white carpet. Except to have it professional cleaned (at your own expense) 2-3 times a year -Heating is another issue. Since the building provides it there is two levels: hot and hottest. I try to keep it off as much as possible. Additionally you better get a humidifier for winter because it is just unbearable otherwise. There are some good things. Like the building is kept clean, the parking is decent and safe and the gym rarely has broken equipment. Also the new shuttle bus is decent from what I have heard. But given the prices I think they can and should do better.”

I love my River view, the floor-to-ceiling windows, spacious balcony, myriad of included amenities and on-the-ball, responsive staff. Being transferred out of state for work and as I am searching for apartments in the city I am moving to, it occurs to me how spoiled you can get living here! As I write this review, the current recommendation rating stands at 64%, but I really think that of all the people I've ever met in the building (all who have loved it)- probably no one thinks to write a positive review... so take the 64% with a grain of salt. I think if you asked EVERYONE to write a review, it would come out in the mid to high 90%'s... Granted, not everything is perfect-- I've smelled meatloaf/ other random disgusting meals of flesh cooking (through the vents) more times than I care to think about- but even as a vegetarian, in the realm of things that actually contribute to liking/ disliking a place-- smelling other people's meals waftig through the vents is probably the most minutely negative thing I can think of! Don't hesitate to move here!”
— 400 E SOUTH WATER ST · South Loop“I've now lived at The Shoreham just over a year and to be honest, I don't know if I'll ever be able to leave-especially if staff stays the same. Yes, this building is expensive, but you definitely get what you pay for. The views are incredible. The building is always kept very clean. We hear very little noise; except when walking down the hallway, and we live on a floor with dogs. The park outside is wonderful for pets, children, ect. Most of all-I feel completely safe in this building, and it's in the middle of downtown Chicago. The staff is always very friendly. The best part about the staff is the maintenence and management office. I'll call to have something fixed. I've never waited longer than 5 minutes for someone to come, and it's always fixed. There is a great fitness center that's not very busy, except for peek hours, and they also have some fun events for residents throughout the year. I paid cheap rent up in Lakeview area, but sometimes would wait for months for things to be fixed. My friends area all envious of our place-and they should be. We encourage all of them to move in :) There are a couple cons. The doors and cabinets are not of the highest quality. Parking is very expensive but reasonable for the area. There is also less expensive parking if you don't mind walking a bit. The biggest con is probably the infrastructure of the neighborhood: Meaning, there aren't any really close grocery stores, convenience stores, restaurants, or bars. Also, they have been saying construction on the Village Market will start soon (we've heard this since last year), they still haven't started working on it yet. :( Cafe Rom is now open, which helps-but they close by 7pm. Taxi drivers also don't all know the addresses very well yet. Once this place gets established and fully built-it will be great.”

Pros: -Clean, newer building -Great amenities -W/D in unit, A/C(ice cold if you want) & heat included, Cable included, Decent updated workout room, pool deck on 16th floor w/bbq's -Friendly doormen -Leasing office easy to deal with (Debbie was her name) -Live on mini-park so plenty of green to look at -Very close to Millennium Park Con: -Parking is $225/mo, but that's expected in this area -Rent is slightly high for area that is still working to be developed into a full-fledged neighborhood -Cab ride is required to reach nightlife In the picture, the shoreham is on the far left.”

It is a great neighborhood near the park and river, my view was great and although expensive I felt the door staff and location made it worthwhile. But I just hate the fact that my guests get to come to my expensive apartment in a Freight Elevator most of the time. In California you are limited to when you can move into and out of your apartment. The freight drapes were not put up in the elevator until 9:00 AM and they were taken down by 5:00 PM. That way tenants and guests could enjoy the apartment. At the Shoreham they just make you ride in a frieght elevator. You want a nice neighborhood with a young vibrant crowd it is an OK place. You want class for your cash, go someplace else”

The noise others complained about, is no problem (maybe I have just great neighbors), I can hear the front door of my neighbor closing but that's about it.<br><br>Still having a nice view of Lake Michigan (apartment with E/S view), top-to-floor windows and lot's of light in the apartment I just cannot complain. <br><br>The facilities are nice (whirlpool, billiard table, large fitness center, outdoor pool), clean and fun to use, doormen are really friendly.<br><br>The location is great. Close to Michigan Avenue and the Loop, a bus stop one block away, a little park in front of the house but still in a relatively quiet area with hardly any traffic (mainly cabs and delivery services).<br><br>The only point to complain about is the smoke detector which they placed like five feed away from the stove (no thinking done here at all!!!) and which goes off regularly (a LOT of noise, not really fun for your neighbors if you are baking waffles at 6 am)”

— 400 E SOUTH WATER ST · South Loop“When I moved here in September, 2005, I didn't mind paying nearly $2600 a month for one of the top floor 2 bedroom apartments with an absolute <br>fantastic view of Lake Michigan, Oak Street beach, Navy Pier, etc. However, that has all changed with the towering condos they are building. Soon I will have a view of a living room of the new condo that was just finished.<br><br>The staff is great and Debbie Graf is very professional.<br><br>Walls are not sound proof and you will hear every bass note from your neighbors stereo. For what they charge - they sure built this and the condos going up very CHEAP! and cut corners everywhere they could.<br><br>I feel sorry for the people purchasing the condos on how they are built compared to City Center, etc.<br><br>You can do a lot better renting or buying for this price!”
