I’m a current resident who moved into “Hermann Park Lofts” a little over 3 months ago, here’s my review: Absolutely do NOT move into these apartments. Is it possible to be catfished by an apartment because that’s certainly what happened me. First, THE ELEVATORS NEVER FREAKING WORK. In the tower building where I currently reside there 3 elevators if you’re lucky on most days 1 will work, but absolutely never all 3 at the same time. They also have a tendency to be covered in dog urine and feces on most days. So that’s a nice touch. The hallways nearly always have a beautiful scent of rotting trash mix which again most apartments have trash chutes on every floor yet this building produces the most heinous stench I’ve ever experienced. Again something that can be fixed but again they’re too cheap to do something about it. Lastly, I mean I have a laundry list of issues with this place but within the first few weeks of me moving in both my dishwasher and dryer decided to stop working. You would think it would be an easy fix right? WRONG. I put in upwards of 5 service requests for my dryer only for them to come in and clean the air filter did that fix the problem? Of course not. Then my dishwasher needed some sort of part, I was initially told that there was no ETA on the part because it backordered but I should get an updated in a few days. Welp you guessed it, did I get an update absolutely not, it took me emailing their corporate office and the property manager directly to finally get them replaced after not being able to use them for nearly a month. PLEASE FOR THE LOVE OF GOD, MOVE ANYWHERE ELSE BUT HERE. If you have a 2nd or 3rd choice pick those instead. This is literally a rat motel with in unit laundry. I’m only 4 months into my 14 month lease and I regret it everyday!

First off, I have lived here for 2 years. They units themselves are so outdated... All appliances are 14 years old. Our oven has gone out twice and they keep putting a band aid on it to get back to running again. The dryer you have to dry your clothes 2-3 times to actually get everything dry. Our microwave is like a $25 one you'd get at Sam's. Full dinner plates do not fit in it. Maintenance is very nice and they try to fix what they can but we have been told that the apartment will not replace anything until it is 100% not working. They advertise you pay $25 for trash valet but you actually pay $50. Car break ins happen often. An apartment at the front was broken into last year--thieves broke through her glass door & the gym was broken into through the glass. Management has changed about 3 times since I have been here. I have stayed because it was close to work and reasonably priced--but now they have raised rent $600 if I were to sign for another year. I wouldn't mind paying that if the units were updated. They updated the lobby & gym last year and didn't touch any of the units. Also, during the freeze, almost all the units in the smaller building had pipes bust--so there was significant water damage in a huge chunk of units. The high rise elevator goes out all the time and their fire alarm goes off constantly.

The Marquis Lofts @ Hermann Park was my home for 3 yrs. (2015 - 2018). The place was amazing when we first moved in but went downhill. When our lease was due for renewal the Manager at that time worked with us to allow us time to decide if we wanted to stay/renew or vacate. At the end we decided to move to a way better place for the same price. (memorial/upper Kirby area). Hopefully the new management (Broadstone Lofts) turns this place into what it should have been while under the name of Marquis Lofts. Pros: . Proximity to beautiful Hermann Park and the Houston museum district , all within short walking distance or a quick Uber/Lyft ride away. . Don the personal trainer, he's freaking AWESOME. . Most parking is covered and reserved spots are available. . Workout classes available Cons: . We started to notice that random people who are NOT residents use the pool, we know this because we saw a whole group of people come use the pool, leave their trash and walk out and get in their car and drive away. . The smell as soon as you walk in to the building is sickening!!! Pet urine is everywhere! . Elevators are ALWAYS broken, pretty frequently . The walls/floors here are very poorly insulated you will hear your neighbors or hear heavy walkers . Multiple car and apartment break-ins (thankfully not mine)

Loved the place for about 1-2 years until Harvey came. Elevators are still broken after 7-8 months after Harvey , residents have to walk to the opposite side of the building in order to get to their apartments unless they want to take the stairs.. Residents can’t walk 20 bags of groceries to the opposite side of the building because they failed to finish elevator construction? I don’t know how elderly people can deal.. Office staff is okay but new office management is not for the consumer at all. Never a late payment or complaints until I was wrongfully accused of smoking marijuana in my apartment. Very big issue. Emails everyday until I had to prove it was’nt me. They charged me $75 because I did not send in my updated renters insurance policy. The policy never lapsed and I was never notified that it was about to expire .. Just bad experience the last year and I won’t be renewing here for the price you can get a better bang for your buck

I will be moving Iin a few weeks. This place has gone down!!! The smell as soon as you walk in to the building is sickening!!! Smell of rats and garbage!! The management goes back on everything they tell you.

Great place to live. I see a lot of reviews on here talking bad about the property and the staff, it's all lies. Disgruntled residents who didn't get their way. I highly recommend this place. Great location and the loft feel makes you feel like you are in New Yrol

The apartment itself is nice, but there is no security and it is not safe. A few weeks ago over 50 cars were broken into including mine which cost me $1,700.00 to fix the window and all the damage and they acted like they would reimburse everyone and they never did. The customer service is horrible, especially Dilynn and Robert. The only helpful one is Patricia. I would recommend spending your money elsewhere. The only positive thing about this place is the location because it is close to everything.

These are right in the medical center and have great staff and very nice apartments. Plenty of parking and very safe, I have no complaints so far.

The Marquis Lofts have been my home the past two years. The place is amazing. I was attracted initially to the area of the apartments, the proximity to beautiful Hermann Park and the Houston museum district , all within short walking distance. These facts alone make the Marquis worth living here but the apartments are beautiful, the grounds are maintained and most of all the entire staff , from maintenance to the wonderful people in the office make Marquis a home. It's a great place to live. I highly recommend it.

I am very HAPPY here ! I highly recommend the leasing and maintenance are on top of it . I live in the tower and have been happy since the day I moved in.
