I will lead this off with saying Arise Equity Management became the new management company about a year ago. My experience with Briar Park over the last nearly 6 years has been ok at best. I was blessed to be able to at least have a roof over mine and my children's head and be pretty comfortable. I will say that overall maintenance and preventative care over the apartment homes was little to none. I have seen them come I. My apartment 3 times total for the so called "annual check" and they never addressed anything at those times. Anything addressed, I had to call in and sometimes they came and addressed it, sometimes they didn't. I just got used to the lack of care in regards to keeping up a property that you pay monthly rent for. 4/14/24 I woke up to my bathroom ceiling collapsed in. I am lucky I wasn't in the bathroom at the time as it was late morning. I called the visible leak in the week before and they did come and look, but did no temp patchwork or anything at that time. They said they would be back. So 4/15/24 I had many people (about 10 throughout the day) come and look at the condition of the bathroom. I was called by the office and went down there to Deena telling me I needed to move due to the condition of the apartment in 5 days. I was given the option to just vacate and find another place to live or move into another 3 bedroom on the property. I said I needed a few days do decide what moves I could make and that 5 days isn't enough time to move 6 years worth of life out while I work and kids are in school. I called on Friday 4/19/24 & told the office I would leave by 4/30/24. I opened a storage and started moving things out that day. They never sent me anything in writing so I had to go to the office and ask for that and got something on Monday 4/29/24 saying keys needed to be turned in on 5/1 & the unit needed to be cleaned and we would do a walk through. My last day was yesterday 4/30 and today 5/1 before I got a chance to turn my keys in, I received a call from Deena (property manager) who spoke to me in a very non-human and hostile and threatening way. I have never been spoke to like that in any way as an adult navigating this world dealing with so-called business people in the customer service sector (I have never had a non-cordial conversation with this office the whole time). Deena said "Chavon, I walked through your apartment and in 40 years I have never seen an apartment in this state and that you left filth everywhere. We are putting this on your credit. We saw you put your washer in the dumpster (which was picked up by someone on the same camera she saw me take it down there on). More than half the stuff I brought down there was picked up by other members of the community as I made post about moving out. I was so upset by how she spoke to me, so enraged, that my plan to bring the keys at 1pm turned to me leaving immediately after that call and going to the office to speak to her directly. She did email me her pictures and I have my pictures and videos. I will be posting all of that and telling my story through my social media profiles and I pray they go viral because this was despicable. So when I told her how unprofessional that was of her, she was taken aback as if she didn't just try ti talk to me as a child. She mentioned a hole in the wall (which is in my child's room and in 6 years you will have a wall or two in the wall) but she didn't mention the bigger body hole that they were suppose to fix from the 3rd time I had to call them about the stair rail coming down and my kid almost going through the wall with that. She also takes about the blinds in the other kids room (which again, you will have messed up blinds after 6 years). They have replaced my patio blinds before but never the bedroom blinds. They have only changed my air filter twice. Never addressed the messed up dishwasher that I was unable to use. Never addressed getting a new refrigerator which was visibly very old and the rubber around the refrigerator door was always coming off but they said they wouldn't replace. It was always super hot in the summer as if there was no air circulation upstairs and they never properly addressed it so I had to buy individual fans for my boys rooms upstairs. When I first moved in, the colony of roaches that lived up stairs eventually got addressed but they claimed they had already done pest control. I will say this new management company had much better pest control than any of the other management companies. I knew I had an issue with this management company when I went to renew my lease last year and they claimed I was on a month to month and didn't see my lease in the system even though they clearly saw what I was paying in rent and collected that happily every month. I never got any upgrades even though that was a claim in the new lease. I had to report them to the city, county, and state in order for me to get that new lease as I figured they were trying to be sneaky and find a way to get rid of me anyway. 0/10 would not recommend. Pick people to manage your properties who know how to speak to people, not people who could be detrimental to the name of your business. Good luck everyone.

Brair Park Apartments the apartment are very quiet and not a bad place to live. The maintenance is terrible and the office manger Irene can be very rude and lies to cover herself. During COVID they had contractors come in the didn’t have mask on. The apartments are ok but dealing with office management makes living here horrible

If I could give 0 stars I would.. they couldn't moved me to a worse apartment they had! when I moved in i was 6 1/2 months pregnant with my second child, within a day of living there both my rooms smell like marijuana, specially coming from the restrooms. I complained time and time again email, text even gone to the office but all they wanted to do is give me another apartment with a new lease so i basically had to restart a new lease to get out of that apartment, NOPE specially when there gate is always breaking and people go in and break into cars. and some thieves even live in the apartment complex. kids in the same apartment complex go to the play ground and go smoke weed where kids play and ----. smh they charge you for everything!! pool key $25, lose it its like $150 to replace it might be more. lets not get started on parking either! they never have parking FYI and if you have a truck like I do be prepared to have your vehicle have dents and scratches all over it! the parking they have is for cars not trucks. i complained about that and "its the legal space to have it" smh putting a claim on my insurance will only make my insurance go up so i cant do much there. if your looking for a place to rent try somewhere else specially if you have kids around

I am Adina and I lived at Briar Park Apt for almost 7 yrs and I love it living her. Its a good neighborhood and for the most part is quiet. I haven't had any problems with anyone and its a comfortable place to live. Rosa the leasing manager is an awesome and lovely person, when there is an issue with the tenant or property she does everything she can to get the issues fixed. She does best to keep her tenants inform about any changes that is going on here and she is dedicated in her work and responsibilities. She looks out for the community complex, especially the kids if she sees a kid acting up, she will address it and tell the parents. Her first thought is always the safety and well being of her tenants, that is why I know people here love and respects her. So if you are looking for first home then look no further this is the place.

These apartments have a good location near walmart,Aldi,Kroger. Im renting a 1 bedroom apartment that is spacious. It is really nicely painted, has nice flooring and I have never had any bug issues. Rent is affordable and water expenses are reasonable. The Office and mantainance staff are friendly and responsible and it is easy to get in touch with them using the online residential portal. I am enjoying living here.

I have lived here at Briar Park Apartments now for almost 3 years and I have to say that it has been a great place to live.My neighbors around me are like family.The location is great because the property is off to it's self and conveniently located across from the Metro Park & Ride, Beltway 8 , F.M 1960, pet friendly and elementary schools in walking distance. I have been here to see a new owner take over and excellent professional staff put in place.Even with all the changes ,this property has continuously worked toward keeping the property safe, eliminating those who do not have others' best interest at heart.Of course, no place is perfect but I highly recommend Briar Park.I love the staff and my neighbors!!!!!

The apartments are overall okay with the exception of the office staff who's NEVER in the office to answer any kind of concerns , they never answer phone nor return calls the apartments are basically being mangent once a month and that's close to the tome rent is due to collect rent . so if you need to catch them that's the best time other then that you can forget it. Oh and the mail room is terrible residents personal mail everywhere

The apartments are nice from the inside, the only problem is that the cabinets are really old. I haven't had major issues with roaches running around, but Rosa needs to get it together. She never answers the phone and when you need maintence to fix something they forget all about it, so you have to be reminding her. Also they need to check their cameras more often, there's residents smoking weed in the parking lot with their friends and they leave the "swisher sweets" wraps all over the parking lot. But other than that the place is pretty safe.

My daughter and her husband live here and they cannot wait until their lease is up! The woman in the office always has the office door locked and NEVER answers the telephone! And when she does, she just brushes off anything you are complaining about or any question you have. My daughter has had maintenance issues since she moved in that have not been taken care of. They do not handle their maintenance issues in a timely manner at all and I have just about had it. I am about to find out the management or owner information and let them now how their property is being managed. This is not good customer service at all!

I've lived here less than a year. Everything was on point until the move in which was promised but wasn't delivered. The apartment wasn't ready but we still moved in because of how patient we had been waiting and because we were promised. Maintenance is very slow! Half work done! Still till this very day I've called and waited patiently for other work to be done but it has been taking a long time until you constantly have to bug them. Ridiculous! They need more maintenance! If they are on people's butts about over due rent well then they need to do their part and do actual work and get it done for the people who are actually on time with rent. Everything is awesome except the slow half --- work done by maintenance.
