If I could I would leave no stars. This place has been an absolute nightmare since day one. Roaches, failing hot water, completely unprofessional management. The new management company that has taken over the property is somehow completely worse. Unprofessional, rude and disrespectful. It’s supposed to be a gated community but the gates have been wide open for months. That’s not even the start of the laundry list of issues with the property. There have been two gigantic holes in the parking lot where the plumbing has failed since November. Sewage regularly backs up onto the sidewalks across the property and the number of building code violations is staggering. Management has promised for months to get it fixed but that has never happened. When you go to turn on the tap, you never know if you are going to have hot water or not. There is mold in the walls, you can smell it when you walk into the room. The buildings across the property have areas that should probably be condemned. Don’t bother talking with management, they don’t care. Stitch to the script is what they do rather than addressing actual concerns. In the reviews they typically comments the typical bs of “thank you for bringing these issues to their concern� but management truly does not care. Management has absolutely no idea what they are doing, giving useless answers or “I don’t know�. Management is more concerned with the appearance of the property than actually listening to the residents. In their minds every patio, should look like something out of an hoa. If you have a grill or anything outdoors, forget about storing it outside on the patio. The management in charge wants nothing but plants and patio furniture on the patio. Bikes, grills, even something as small as rocks is a no go. They expect you to put everything in the outdoor storage closet, never mind if you have a washer and dryer and don’t have the space, it’s not their concern. I some point, it feels less like a home and more like a dictatorship. Anything that the previous management company said you could do, is off the table. Work orders, agreements with the previous rental managers, have all gone out the window. Throughout all this, management has offered NO reduction on rent, no compensation, no anything for the lack of basic necessities, the lack of hot water for months, the lack of professional, everything. At this point, some of the things that go on have to be a housing violation and would break the law. It’s to the point where someone should call the city and have this place condemned if it wasnt for the numerous families living here. The place is a ticking time bomb of fire hazard violation codes and building violation codes. This has been the absolute worst apartment I have ever lived in and if I knew then what I know know I NEVER would have rented this apartment, I never would have signed the lease, I would have run as fast as I could. In the tour they show you the newer building, try and convince you this is a nice place. Don’t fall for it. I cannot emphasize how much I would scream at someone to stay away. Any renters who may be looking for a cheap apartment, it’s about worth it. The rent is cheap but everything else that comes with it, it’s just not worth it. Run away from this property as fast as you can.

Don’t move here people. The trash that’s called staff in the office are horrible. We have been without hot water since May 5 and was notified that it will not be back in until May16. All while no water some tenants are still receiving eviction notices for rent not being paid. Where is the humanity? You can’t have a conversation with the trash in the office because they always have a nasty attitude because we the tenants are upset about the ongoing issue of the water and lack of communication. It’s been a disaster since I moved here. Take my word and others that has posted real reviews about this hell hole. The five star reviews are obviously PAID reviews and are total lies. Nord Management is no help either. DO NOT MOVE HERE, I REPEAT; DO NOT MOVE HERE!!!

I was stalked by a neighbor and my life was threatened. I immediately went to the South Gessner command station for HPD. I obtained a police report (650794323) on Tuesday, April 11, 2023. It was recorded as a terroristic threat. The next day, the same man was seen following me and eventually walking around my car again. In the previous encounter, the man told me that he was “tired of seeing my ---”. This was disturbing to me due to no interaction with this resident. This shook me enough to take my complaint to my apartment manager, Shaunette Zenon-Johnson. She informed me that she would look into it but did not. Several residents assisted me with their own series of events with this disturbed neighbor. She ignored all of them. On April 12, 2023, I was stalked, harassed, and had a gun pointed at my husband and me. My spouse and the man got into a physical altercation, with the man pulling and pointing a firearm at my husband. My spouse was able to disarm the man, however, he ran to the passenger side, brandishing another .45 caliber handgun. Yes, he had two semi-automatic pistols. My husband gave them to me and I immediately called 911. I was called back and given the lamest excuse for not coming to pick up the loaded firearms. I was transferred to non-emergency; repeating the same story. The time was 12:53 pm. No HPD officer came to my home within the 2-hour time window for the non-emergency line. Instead, I called back several times to check the ETA and was transferred to different people. I grew frustrated with HPD, so I called the South Gessner station to ask if I could bring the guns to the station. The officer informed me that it would be best to wait for the officer, which never came, to take away the firearms. I called the office and let them know what happened. They asked for the time this happened. Within 20 minutes, I was issued a 30-day notice to vacate. My spouse went to the office to ask why we have to move. He reiterated that the man was following, threatening, and vowed to shoot me on the previous day. He informed them that on his way back to the house, he observed the man lurking in the parking lot around my car. He approached the man and asked why he was intimidating his wife. The man stated that I was following him on a dating app. My husband laughed and the man balled up his fist and tried to strike my husband (according to my spouse). I called the office and got no answer at first, I called again and was laughed at by the office staff, stating that there were no guns involved, none seen on the video. I told them I had both of the man’s guns, cell phone, and keys. The items were abandoned after the man got away and drove off. I went to the office and was greeted by Alexis, the leasing agent. Before she could direct me, I was called into the property manager’s office. Still shaken, I let the bag slide off my shoulder onto the flat space in the office. I proceeded to undo the backpack, pulling out 2 handguns, a cell phone, and keys. I was asked, “Why are you bringing guns into the leasing office”? I proceeded to explain that I did not want the firearms getting into the hands of children and other residents. I thought they would assist me with a faster arrival time for HPD. She did not listen to one word I said, I told her she was of no assistance and that I would be taking the guns to the substation, filing a complaint with the owner, Better World, LLC, and contacting representation; I also informed her that I would share the story with media, advocates, and file a lawsuit for no protection (courtesy officer, security, and other things). I was wrong. Instead, the property manager called HPD and told them that I brandished a gun in her office. She claimed that I was hostile. The police arrived, and spoke to my husband, as well as myself. After waiting for 25 minutes. I was handcuffed and told that I was being arrested because of “Unlawful Carry of a Firearm- a misdemeanor. I was enraged. I was arrested after doing what was right, taking the items to the leasing office. I was released on a $100 bond and have court on April 20th at 9:30 am Criminal Court #7 at 1201 Franklin St. I am so confused about this entire ordeal. I have lived in the same apartment for almost 4 years. I have not obtained, issued, or been presented with a lease violation until this incident.

About Today’s Event- An amazing experience… Definitely another one for the memory books… The Management and Staff definitely love, respect the Residents…. I love it here… Best place ever to reside,…..

I been running around driving 35 minutes to these apartments for almost three weeks to not get the apartment after I got approved for them and was told it needed to be painted and then they wasn’t answering no emails or phone calls so when I contacted corporate they forward my email to ms Shaun which is the manager at Toroplace and she called me trying to check me and told me that I would not be allowed to move there since I done that and told me to come get me voucher back after she held on to it for about 4 days and after that she told me that I’ll get my money back but 30 days later which wasn’t right because I didn’t take 30 Days to give it to you so please no one move here they Full of games and for the record I gave one star

The property is under new management and they are doing a great job. They addressed all the issues in my appartment and they are hosting nice events. I also love that they gave me $500 for referring my friend.

I am satisfied with this community even more so due to all the wonderful updates, to include new management staff, painting and the whole nine. I also appreciate getting the opportunity to chat with office manager, Ms Sierra she has a pleasant personality. Kudos to all the new staff.

I wouldn't recommend a dog to move over here let alone a human being management over here is worse than a 2 year old. My family and I moved here in January 2017 and our upstairs neighbors have been giving us hell since the day we moved here. We weren't here a full week and asked management if we could be switched to another unit just to get away from the noise the neighbors upstairs were making. They informed us that we would have to pay a 235 fee to be switched even though we had just moved in. We have been asking the neighbors upstairs to stop the noise now don't get me wrong I know these are apartments and you'll hear noises which is fine and all. But being woken up out of your sleep at 2 AM due to nonstop stomping, fighting, them having sex loud as ever, etc. Management knew everything that was going on and still did nothing to stop them. Called the police countless times and nothing was done about it. Let's not forget to mention the various drug deals and prostitutes walking around. Security over here is a joke. Management is worse. If you can move elsewhere I would strongly advise you do so because living over here is a joke. Also my upstairs neighbors put my car on flat and the office knows about and did nothing because turns out that's one of their cousins by marriage

Foundation is horrible. There's a bad mold and roach problem. And The manager is basically running a cartel. She is pure EVIL. She does drugs, her sons and "security guards" sell drugs. The staff and security are all her family or friends. They are VERY DISRESPECTFUL! They walk around with guns and most of them recently got out of jail for long sentences. They curse you out, talk crazy to you and if you say anything, they'll have a notice on your door the next day. I've watched the manager walk around with a gun. She's even pulled her gun out on minors! She is not fit to run an apartment and her manager Michael needs to be fired too because THEY ARE HAVING SEX and doing drugs together. She needs to be jailed. Especially for fraud because she takes people money. Have her security go in peoples apartment and take whatever they want. And even basically give apartments away to her "friends". She gave one tenant a lease with no name and rent was $100. She takes money under the table. She'll even tell you, you don't have to pay your late charges and all of a sudden you're getting kicked out for late charges. SHE IS THE ----- HERSELF AND I ADVISE NO ONE TO MOVE THERE. And NEVER do business with the evil Danielle Muse!!

Never in life move into these apartments. I had been staying there for about 6 weeks in January of 2014. I left to go out of town and stopped in the office on my way out to pay my rent. Mentioned to the 2 ladies working in the office that I had an emergency and had to go out of town for 2 days. When I returned to my apartment 2 days later my apartment had been broken into by some one with a key. They unlocked the door with a key, stole all of my property, and had nerve to lock the door behind them. Being that the lock to my apartment was a dead bolt, it could only be opened with a key. When I called the manager and told her of the incident and that her or her staff were the only ones besides my self with keys, she told me to call the police and she was not going to do anything and if I didn't like the way she ran her apartments I could move and she would definitely file an eviction. So I personally would not recommend these apartments to a homeless dog. We work to hard to get the nice things we have for people to think that its okay and acceptable to just take what you have and have no remorse about. Never move there.
