i love the apartment but we just moved in about two weeks ago and we are already having a major bug problem....Spiders are everywhere and in the kitchen cabinets they have super tiny brown ants that are all over all of your dishes... also they have fire ants in the apartment as well. we pay way to much money for that!!!!! also they have the huge flying roaches all over outside your doors but overall the apartment is very nice we have had no other problems except for the bugs

Horrible, I have never bothered to write one before but it too bad I have to. Rats are everywhere, look around the outside of buildings for proof, nothing ever gets fixed, the office smiles at you but it's all a joke here. Don't let the model fool you, ask to see what unit you will get and look carefully. Cracks in the foundation make it easy for rats, roaches, bugs to come in easily. Your electric bill will be sky high because of the old windows, my car was broken into, I am approached by homeless people late at night when I get home from work. Do not move your family here. Most other residents have gotten discounts to keep quiet, but believe me it's bad!,,

Do not move here even if they let you stay for free. they fix things with scotch tape and paint over problems like mold. Its the worst apartment complex in houston and have switched owners three time in 16 months. They would be better off selling the units and letting people help themselves.

the Mansions is the best apartment, they keep the property in top shape ,the management is the best I have ever seen, I have lived in many apartment through my life and this with out doubt the best one ,they are very helpful and resolve problems in a expediently way ,all who is looking for a apartment should start here

Do not move in here!! management will tell you what you want to hear but will not follow up on anything. The maintenance is one of the worst I have ever seen. they use illegal immigrants for everything. do not plan to get any rest in your own home-between your neighbors, and ground crews you will be woken up at the crack of dawn. They will show you a perfect model but the apartment you will live in will be completely the opposite. lowest quality I have ever seen in any apartment multi family dwelling in the entire city of Houston. They will misrepresent everything and just plain lie to your face - for the same amount you might as well live at the villas or Waterford on Wertheimer at least there they are new. the Camden are cheaper - this place is high rent for cheap!! do not trust this management company on any level. The management company is WestCorp MG - Stay away only the lowest quality is here!!

You do not want to live here. Management is a joke. Maintenance is a bigger joke. It takes 3 months to get anything fixed and then it is fixed wrong. They will TOW YOUR CAR AND YOUR GUESTS CAR without hesitation. So happy I left.

I know most reviews are written by disgruntled tenants with bad experiences but I challange ANYONE, who has lived here more than 6 months to write a positive review. Do NOT move here. I have been here several years and finally made the decision to move when my lease is up. For the past two months I have had roaches (big ones) and ants. My place is clean, I am not dirty or messy, do not leave dishes in the sink or trash out. I am still waiting on extermination yet we are charged every month for pest control (tenants look at your invoice). Also the noise is a HUGE issue for me. I live in a downstairs unit and am constantly being woken up from people going up and down the stairs and slamming the entry door at ALL hours of the night. There is no respect from neighbors. I have tried talking to my neighbors directly and the staff but nothing has changed. Once, one of the neighbors physically threatened me. I placed a cordial note on the door asking neighbors not to slam the door just to have it torn down and was told by one neighbor I was doing this based on the race of the tenants in the building. NOT true at all but that is the mentality of the people around here. In the past year and 1/2, I have had 9 different neighbors move in and out. 9! That amount of turnover is ridiculous. The office staff is....well, who are they? I have yet to see the same staff memeber and/or MANAGER for more than a few weeks, month at most. It is impossible to establish any kind of relationship. My AC has gone out 3 times in the past 4 months and it took them 3 days to fix it the last time. They will not reimburse you for a hotel so you have to suck it up and endure the summer heat until fixed. Emergency maintenace is a joke as they do not respond at all. NO Security even though they tell you there is a courtesy office that patrols the property. As for the price, it varies. I live in a 2 bedroom and pay $875.00 water and trash fees (average $40mo). When I had a 1 bedroom, I paid $725.00. None of my neighbors pay the same rate as me. We all pay different amounts for the same apartment. It depends on the special you get at lease signing. It disappoints me to leave because I really like the interior and size of the apartment but not enough to stay here without any MAJOR changes to staff and/or caliber of tenant. Pay attention to the recommendation rate at the top of this screen. It says it all. I am eagerly awaiting the end of my lease so that I can leave here and never look back. Trust me... You don't wanna live here! My first year was great, no major problems. Anytime I had an issue... They were ontop of it! However, after I renewed my lease for my 2nd year, everything changed. NOISE - the walls are paper thin. I'm on the first floor, because I had to have the wood floors. Big Mistake!!! In the 2br 1ba the master bedroom shares a wall with the foyer. You can easily hear the door slamming shut at all hours, people talking, and what sounds like stomping up and down the stairs. I don't know what upstairs is like... But I can hear my upstairs neighbors stomping around often, even as I type this review it sounds like they are rebuilding above my head. I also live by the pool... And any given time people are at the pool way past pool hours. I'm talking 1 and 2am on a week night. There's no one to enforce the hours so people do what they want. PARKING - its not bad, but far from good. I had my spare car towed for an expired inspection sticker and had to pay $250 to get my car back. Granted... My inspection sticker was expired for approximately 10 days before it was towed. No warning at all aside from what you sign on your lease agreement when you first move in saying that you understand your car can and will be towed for any offense. I've seen them put orange warning stickers on some cars... too bad I didn't get that same courtesy. Additionally, if you have guest they will have to park on the side of the street or risk being towed. And trust me... THEY WILL TOW!! My BF had his car towed from the parking lot during the day in the midst of packing his stuff in it. OFFICE STAFF - Whoever was in the office at the time you signed your lease, you'd be lucky if you saw them by the time it was time to pay your first months rent. In my 2 years I could easily name 10 different people I have had to interact with. Also... at one point you could pay rent online for no charge, but now they charge $15 to pay online. Additinally, I'm glad they stopped putting threatening "friendly reminders" on your door on the 2nd day of the month. It would say friendly reminder but would be telling you that you owed $1,000 if you paid after the 3rd day. WATER - for 1 person I have been charged $50 a month on average. They go based on how many live in your unit. Personally... I know for a fact that I have never used $50 in water for any 30-day period. But know this, if there if a water leak on the property you're gonna pay for it. I've had some majors issues since living here, that of which I won't get deep into... From the towing of the car... Being without a working bathtub in my home for a week... To the noise from neighbors keeping me up at all hours of the night. This partictlar neighbors was finally evicted but chose to move out of his upstairs unit at 3am on a Monday morning. I have only a few months left in my contract and have already given my 60-notice. I've always considered leaving a review but would never actually get around to it. However, now looking for a new place to live I see how helpful truthful reviews are when searching for the right home I felt it was necessary to give truthful feedback. I hope you do your research before moving here, or anywhere else for that matter. I can't wait til I am freed from this place.

VERY NICE FLOOR PLAN... VERY NICE STAFF !!! THEY ARE STRICT ON RENT BUT I MEAN WHO ISNT !!!! THE REVIEW BELOW ARE A BIT EXTREME.... I MOVED HERE FEBURARY 2012 AND I AM IN LOVE!!! UNDER NEW MANAGEMENT AND THAT PICTURE UP THERE IS A LIE !!! VERY QUIET AND NO BREAK END !!! LOVE WHAT I SEE I RECOMMEND THIS PLACE !!! : ))))

Having lived at The Mansions for over 12 years, I feel I am qualified to give an honest opinion. When I first moved in I loved the place. I knew my neighbors. I had a great relationship with the office staff, maintenance and the manager. The property was well kept, issues were handled immediately. Long term tenants were rewarded by the way of good renewal rates and incentives to stay. After a few years, the property was sold and the awesome staff was replaced. Since then, the place has had its ups and downs. Unfortunately its been down for far too long now and doesn't look like change is anywhere in sight. I couldn't even tell you the current managers name or even name a staff member as it changes so frequently. Because of this, EVERYTHING suffers. The maintenance is a joke. I had to wait 6 hours for a call back from EMERGENCY maintenance and am still waiting (3 days) on another call made to them for a serious issue that needed immediate repsonse. Once when they came to repair something, they used my towels to clean up their mess and then left them in a pile on my floor. They are extremely unprofessional and I seriously doubt their qualifications. Management offers ridiculous move in specials ($200 less a month than I am paying) to get people in and these same people are moving out in the middle of the night when the regular rates kick in as they can't afford it. Then when my renewal comes up they want to increase my rent. Where is my incentive to stay, my reward for being a great tenant who pays their rent and doesn't cause problems? My last two neighbors were both evicted for non payment. One of my neighbors was dealing drugs from his apartment. Management told me that I need to call the police. Come to find out later, the guy was actually a friend of a staff member. The entry halls are trashed. They used to have housekeeping come in and clean once a week but that is long gone. I will sweep the entry and pick up trash left by neighbors but I dont know why I bother as they just keep trashing it. There is staff that picks up trash from the parking lots but they don't pick up trash by the dumpster or trash in the bushes. My entry door intercom system (one of their key selling features)in this apartment has NEVER worked. After numerous calls to the office I just gave up. Noise is an big issue. The walls are thin, the ceilings are thinner. When I call the office to complain about EXCESSIVE noise (I live downstairs so I am used to normal sounds), they tell me to call the police. I have seen several posts about rats and theft and thank GOD I have never experienced either of these issues but I can honestly say that the ways things are going its just a matter of time. I am not surprised by the rats as our dumpster area is always full and people place things behind the dumpster that the trash men don't pick up. I have seen the same trash back there for over three months. Yet my trash/water fees keep increasing (almost $50 a month). I am having mold issues that have yet to be addressed by management. Parking is great for tenants. I can usually find a spot in front of my building. Unfortunately my guests have to park on the street and can never find a spot close to my building. It is also difficult to see oncoming traffic when exiting the lot due to all the cars parked along the street. Twice I have almost been hit. The sad thing is that I really like the layout and upgrades of my acutal apartment. That is the ONLY good thing about this place but it is not worth staying here. My lease is up soon and after many years, I will be leaving. Your loss Mansions. I was a damn good tenant.
