I was in building 8. Just in my building alone, TEN different families moved out in less than 2 years! Imagine how many have left in all their other buildings on the complex. Why? Safety issues, roaches, and the incompetent property managers Jessica, Jennifer, and Gerald or whatever her name was. The water bill has been $150-200+ every month, for a 2bed/1 bath 900ft unit with a tiny stackable washer and dryer. They also charge other various stupid fees monthly, so expect to drop at least $500 minimum on top of the rent if you plan on living there. I am not exaggerating. I have lived at for more luxurious apartments than San Paloma, but never have I experience anywhere else that adds so much more on top of your rent like they do. Don't believe their lies when they say it is by usage. It isn't. They would always leave the gates open constantly basically inviting crooks in. My guest got their tires stolen off of their rental car during one of these nights. This happened to many others and multiple times. Nothing is ever their problem. None of the crime, none of the many giant roach issues everywhere, none of the many huge piles of poops all around the grounds, or the fraud water charges. You pay for amenities there you can only use when the leasing agents work which is ludicrous. Right now I live somewhere with far more amenities that stays open until 10pm except for the gym which is 24/7. They charge half the fee that San Paloma does. When I finally moved out and did an inspection of my empty unit with the assistant property manager, I recorded her signing her signature on the sheet of paper saying I would owe zero fees. I get a call a few days later saying they would be charging me $25 for a secondary mailbox key. They then mailed me a bill for several hundred dollars for paint and more water. They are pathetic and disgusting scum.

Here all the reasons people move out of this place. In the units around me on my floor, 4 different families have moved out, the 2 units next to me are leaving soon next (1 because of constant roaches and 1 because someone tried to break in while she was inside) and I just moved out. At least 3 unit have left above me, and another one will be leaving too after their balcony door window was kicked in and their home robbed. They also charge other various fees monthly, so expect to drop at least $500 minimum on top of the rent if you plan on living there. They hardly do any appreciation events for their residents, only giving them a couple of days notice if they even do and it is the bare minimum. Other complexes I lived at before have something every month. Their amenities that you pay extra for like the lobby and theater room closes at 6pm on weekdays, so are basically useless when you're not at work. My car had the tires stolen off of it. Many other cars did as well a couple of times. Management could care less. They are the ones always leaving the gates open all the time basically inviting thieves in. The management is the reason everyone I talk to leaves. I have worked for a leasing company before, and their managers would never allow multiple issues like this to happen under them. Here is the cherry on top of everything: Yesterday after I did the move-out inspection, turned in keys, and left with a paper that said I would be charged no fees signed by the manager, I get a call today saying they would be charging me $25 for a secondary mailbox key. I told them I never received two, nor does the lease say I would receive 2 for me to know that I was supposed to receive 2. She insisted they would charge me anyway, and now I'm done being polite to these people. I told Jessica or Jennifer or whomever that idiot person on the phone was to go f herself and hung up. Seriously, read all the other bad more recent reviews. Their response under each are as fake as their attitudes and just pretend for show. I moved in when it was a different management group, it is too bad the ones who are there now are so pathetic except for the maintenance team. I am warning you, the apartment is beautiful on the outside but you will not stay. Nobody does.

Because they don’t screen prospective tenants, you will likely have to deal with loud music and noise at all hours of the night. Police are a constant presence. If you are looking for a quiet safe apartment community.. KEEP LOOKING, DO NOT MOVE HERE!!

Maintenance staff did a great job always when it has been required, timely, professional, excellent technician. Very polite people when they come to home, and solve in timely time, high skilled and know everything.

a lot of weed smoking, reckless security guards who text and drive, gates ineffective as ppl follow you in, break ins still occurring, residents block flow of traffic into and out of property. mgmt unresponsive or dont answer

it is been so far. It is quiet most of the time except for neighbors upstairs. Maintenance is excellent and quick. Management is good in general. There is still an issue with the gate that is not completely fixed. The intercom keeps making a loud beep and it's impossible to open the guest door.

this is a great community. it is quite and in a relatively great location. staff and maintenance are pretty good. they respond to inquiries pretty quick and resolve issues relatively quickly. I think this is a great place to live.

My initial google review was great with Jazmyn. However upon walking the apartment I saw the level of standards that is used to make someone's new home livable during COVID. There are major issues with ALL the appliances in my apartment. I have submitted NUMEROUS maintenance requests after only being here for 2 weeks. Each time they show up there is some alternative excuse of why it needs it to be done a different way. But yet I am still with the same appliances in the same condition.
