The management team went back on their word. I had an agreement with them when I moved out short of my lease period after the hurricane. I paid all fees, extra two extra months rent, etc. They ended up leasing my apartment. Yet still decided to charge me for months still remaining on my lease period even though we had a verbal agreement. 6 Months later I was sent a bill.... in other words it appears they tried to double dip at the end of the year to try and generate revenue. Very shady and now because of their dishonesty my credit suffers! As for the apartment... Not bad, loved the large porch, but very thin walls and cars broken in to all the time. And others reading 5 star reviews please be aware. Though some I'm sure are genuine most of the good reviews that you see are requested via email from the management to their tenants. We got the emails all the time.

WORST PLACE to live. Too many break-ins in recent times and response from management is really bad. No Security cameras and ZERO safety measures. Maintenance response is also very bad. I will not recommend this property at all

I have been in the community for almost 2 years now. There are a lot of kids in this community, so if you live on the bottom floor it can get a bit noisy. Especially around the pool area. Saftey was a little bit of an issue when I moved in with the gate being broken, but has steadily got better. After a few car break ins, the complex hired a security team that drives around the complex in the evenings. Their "Care Team" has come up with some good ideas over the past few months. Love the food truck coming to the complex. Even with Harvey stuff, the maintenance staff has been really attentive and finish their jobs within a reasonable time frame. No complaints there whatsoever. Great front office staff. They've always had a smile on their face when I stop in for anything. Location is a little west for me, but still have great access to i10 and the westheimer areas. Overall very happy with my experience here.

I visited this location about 2 months ago to look for a new place to stay and I was really impressed by the leasing office agent, Henry Perez. He was very helpful and he listened to what I was looking for and he showed what was available a the time and didn't rush in providing details. I want to say every time I went to leasing office they were professional, kind, and very helpful and decided to lease at this location, because the 1st time interaction was very impressive, and I love my new place and the location is quiet, clean, and family oriented. Well, I've given this place 8 months and it has gone DOWNHILL BIG TIME since my initial review. First of all, the hot tub has been broken since I wrote my original review SEVEN MONTHS ago. I emailed, called and spoke in person with almost every staff member including Amanda, the property manager. I had three people tell me three different stories within two days, obviously unaware I had spoken with their co-workers. Amanda has done nothing to address the situation. If the complex can't get the approval for the necessary repairs for an amenity that residents PAY FOR, I expect to be compensated in my rent. Anyways, on to more important matters like SAFETY. We have lived here for 8 months and have gotten almost a half dozen emails about apartment break ins. Some in the middle of the day, others at night. Just a few nights ago, a car was vandalized and they stole all four rims and tires. The gate to this community is always broken and I am feeling less and less safe. I have to check constantly now to make sure my car isn't vandalized and don't feel comfortable leaving anything slightly valuable on my first floor patio. Even spending hundreds of dollars on security cameras has not made me feel like my property is safe. PARKING is terrible. You are lucky if you can park in front of your building and even luckier if you don't get towed or vandalized. We have seen tow trucks circling at all hours to grab resident and visitor cars. DON'T LET THEM FOOL YOU! The "Visitor Parking" they added equates to about 4 parking spaces for every 2 buildings and is ALWAYS FULL. NOISE. I understand that with apartment living there will be a moderate amount of noise, whether it be voices in the breezeway or any of your many neighbors. We have had to deal with the most obnoxious noise from our upstairs neighbor. Banging on the walls, dog barking, what sounds like furniture being slid all over. Maybe our neighbor is just awful, but when we went to the office to let them know it has become a major issue, they said they would speak to them. There has been no improvement. You can literally hear everything in the walkways, stairwells and neighboring apartments at all hours of the night. CLEANLINESS. The dumpster areas in this complex are disgusting. I was walking into my apartment around 10 pm, after work, and something scurried across my path. I later smelled the most foul smell and realized it was a skunk. They are all over and it is because of the dumpster areas. This complex seriously needs to get the safety and waste area cleanliness under control. Maybe I am the only person that cares about the hot tub, but I feel that it is an expected amenity that should be fixed when broken. Also, Amanda, the property manager, has no real concern for resident issues and that is not how you want to feel when you pay your rent on time and respect your neighbors and property. I would not renew my lease nor recommend this place. We are literally counting the days until our lease ends. BEWARE!!!

I have lived here for about 4 years now. I recently had an issue with the ice maker in my refrigerator. Not only did they come to fix it immediately, they cleaned out the entire freezer for me and put everything back in for me. They went above and beyond and exceeded my expectations. I knew they would fix it; I never questioned that, but for them to go above and beyond and clean it all out for me too was incredible. This is just one example of how everyone will go above and beyond for you!

UPDATE: It's been about a month since I wrote my review and they have since added an additional 20+ visitor parking spots in a variety of areas. They have also worked to improve the lighting (e.g. a light in my building's stairwell that I've never seen on before is now on). I am changing my rating to 4 stars. ---------------------- I've lived here for a little over 4 years and it has had its ups and downs. The staff has changed several times and there's been good people and horrible people... but that is expected at any complex. It can sometimes be difficult to get a package (someone isn't always available to help) but that is very minor. If you are nice and respectful, they will be the same to you and help you get any issue you have resolved. I've never had a problem with the maintenance staff and they've always responded in a fairly reasonable amount of time. The community itself is pretty standard. It's not a fancy brand new community but for an older complex, it isn't terrible. Exterior: They take care of the front of the complex more (e.g. landscaping, painting, etc.) than they do the back but they did just recently make an effort to fix up the back areas so that is appreciated. My biggest complaint, which I have had for the entire time I've been here and expressed several times, is the lighting at night. There are always building lights that aren't working and it makes it darker than it should be at night. It's not entirely safe. This part is not a complaint but rather something worth noting: there are SO many speed bumps and they are a nightmare to go over. If you have a low car, you'll hate it. There is also an entrance gate in the back that has been closed for years, so don't expect that to open up. To address the dumpster concerns people have expressed - there are technically 5 dumpsters. 2 are near the back, 2 are near the front, and 1 is in the very back (trash compactor). They do get very full but that is because there are 2 together and people only throw their trash in the first one and then pile it outside of the door instead of using the very accessible and empty second one right next to it. It is gross but is the fault of the residents. To address parking concerns: parking used to be a nightmare but a year ago or so (maybe more?) they added several more spots which resolved that. There are NOT a lot of visitor spots (and yes, they tow) so if you have a visitor coming, it might be difficult for them to find a close space. I think there are only 9 visitor spots for 8 or 9 buildings to share in the back. There are about 5 more toward the front for the front buildings but otherwise, your guest has to park outside of the gate. Be prepared for them to walk. To address 'being near a school' concerns: the school traffic can get heavy but if you come/go before it starts, it's fine. Interior: The appliances are old but usable. My unit is a little outdated as far as the flooring and paint because I've been there so long but I've seen the newer ones and they are not bad. You get what you pay for. I have had a roach problem before but they came and sprayed and it was no big deal (although I still use my own bug-preventative methods anyway). They offer a free carpet cleaning once a year, too but you have to ask for it. Compared to the other complexes in the area, the pricing is reasonable. I am giving 3 stars because while it's not the best place ever, it certainly isn't the worse. If you are a level-headed, realistic, reasonable, self-aware person, you will be fine here. If you are a princess who complains a lot, you won't. (That applies to every apartment complex ever, though.) It is in a good area and comfortable. I'd probably bump it to 4 stars if the exterior lighting was improved. Perspective: I have no kids, I have 1 dog, and I live in the 1 bedroom/1 study layout.

I've only been here a short time, but the complexes are clean, community is friendly, staff is helpful, and prices are good too. Would recommend to friends. Prices are VERY reasonable.

Been here for 15 months. The only negative is the parking. If you don't rent a garage or covered slip plan on parking a ways from your place. On the positive side, all of the leasing staff are friendly and helpful. I want to mention Chris in particular, helpful and goes the extra mile whenever I need anything. Amanda the prop Mgr is great and they stay on top of the property resulting in a clean and polished community. Price seems reasonable and I appreciate that it is quiet and safe. 1 last item which has 0 to do with the complex. Hwy 6 which is fairly close is absolutely TRASH. Strip clubs, tat shops, liquor stores and a ton of pan handlers. Apts are far enough away to avoid that garbage and I recommend this place to associates. Overall they do a great job.

TERRIBLE PARKING for VISITORS Was visiting our niece last night and was in the impression that the entire side was for Visitor parking area, but unfortunately it wasn't my truck was towed, there's not even a sign in the spot I parked that for Permits ONLY, and the Visitor Parking was marked at the Cement and not much readable, there's should be a stand sign stating VISITOR PARKING ONLY and tenants shouldn't be parking there and they too should be towed, and there's should be a sign stating information of the towing company's phone number to call or which impound lot the vehicle is taken, seems to be this is an extra business with the apartment management and the towing company, I was able to catch up with the tow truck in front of the Office building and was able to recover my truck for $ 155.50.
