Make every complaint in writing. Get a copy of every receipt of your payments. Do not trust these people to care about your safety and well being. Springfield has a very slick lease that they have you sign, which basically says they can ignore your complaints if you don't put them in writing. It's standard for Texas, but it is NOT standard for the property manager to stand there and call you a liar when they haven't fixed things properly and it directly made way for a break in. You can break your lease if they fail to hold up their end of the bargain, and that means not fixing things within a reasonable amount of time. Get it in writing or pay out the nose. These people hate their tenants.

Management is very unprofessional their rude,they don't fix anything and they place you on hold and never click back over. The new manager Andrea Jackson takes her position of authority to careless well-being of the tenets.

The management is ignorant and the staff is ignorant as well with the exception of the gay boy. Everyone has attitudes and rather argue than fix the problem! They dont fix anything!!! I been here for a year and in this year's time I have seen the staff change maybe 2 or 3 times!! I have been with Reliant for 4 years and the day I signed my lease I brought my electricity information and they constantly charges me for electricity the manager says she fixed it and I continously get harrassing threats to be evicted like its a lap of luxury to live there. You cant never find nowhere to park and you pay rent there the neighbor's children run all over the place and are extremely disrespectful and loud. I would not reccomend this place to anyone it is a constant migraine dealing with these people my lease is up March 31st and they are trying to find ways to keep me in the lease until April but I will be out before March is over and done with I promise that!!! This is the most unorthodox place I have ever lived!!!

I actually came on here to give a good rating on the property, and i am glad i did because it is a shame when black people are in a authority position other black people wish to tear them down, I commend the manager and staff of this property for the hard work that they are doing to improve the property. Everyone has to realize that rules and regulations must be followed by whereever you go. Improvement does not happen overnight. We as tenants and BLACK people are so quick to judge others and wont give a compliment. I personally think that the office staff is working to improving the apartments and the community; dont get me wrong all my issues doesnt get taken care of quickly as i would like them to but they have been taken care of. I dont agree with everything but I do see a positive change. I have been here for one year, and would recommend and refer others to live here.

I moved here December of 2011 it's only been a month and a Half, these apartments SUCK!!! I pregnant and they did not care that I had mold all in my restroom. They never fix anything. The people upstairs are always making loud noises and play the radio all hours of night when your trying to sleep. Management is so dumb. Maintenance men smoke weed rather than fix your apartment

I'll give Springfield this much: The rent is kind of cheap for Houston. Other than that? The area isn't fabulous. I've had someone jump up on my balcony and try to get in. The police are called frequently. There is noise every night, there are roaches (I did not bring them), and the AC and heating takes turns breaking. The complex is also dirty. I wouldn't go in that pool if I were on fire. We have a fence, and I think its only purpose is to make it difficult for me to get things to and from my car, because they don't lock it, and the DOORS HAVE BEEN TORN OFF on my side of the complex. This is right next to the street. But the people, given what they have to deal with, are okay. I think the handyman is nice but overworked, and I guess some of the problems are beyond his skill level. The problem is the management. They threaten to kick you out at a moment's notice when the gap in payment was due to their failure to manage their paperwork (they won't call you or even knock, just slap something on your door for you to find), refuse to take your checks arbitrarily (All of my checks have cleared. Why can't I just fix this with a payment now?), change their phone numbers, are generally unfriendly and uncommunicative, and as a last straw, since they can't be bothered to give tenants parking decals, they will tow your car without any notice. There is a lot of cheap housing in the area if you absolutely have to have this neighborhood. Choose one of the other complexes if you can. It sucks being poor.

I have, much to my own unwillingness to play the moving game, have lived here for 10 yrs! When Lincoln Properies overlooked this complex it was a great place to live. Unfortunately, due to two new management companies since, it has gone down hill faster than a sled of ice! It's really sad because it's a cute complex, but management here treats everyone like garbage, have no customer service abilities and never, ever address issues. I was speaking to police officers who came through on their bikes and their comment to me was "and so have you seen a great improvement over these past 10 years?" That was total sarcasm.. My apartment has a 12 yr old carpet, falling apart, walls that have been injured by three hurricanes, etc. I get absolutely no help in trying to pull this place back up. Guess I will have to do it myself - and will probably do a better job than the morons they hire to make repairs

There was another shooting in the parking lot at these apartments. The person was badly injured. I guess he was to embarrassed to go to the hospital so they carried him into the closes apt an closed the door. It just seems odd to me. You get into a huge brawl then when bullets come zooming by an hit you no one calls 911. The same group who always has incident started the fight. The group right across the parking lot from build 7.. I think that building is no 17 or 18.. Too much drama. Kids stay out hours of the night sitting on the steps. It just looks bad. The staff are to afraid to do something..

ITS HORRiBLE POLiCE OVER HERE ALL THE TiME.... ROBBERY PRONE !!!!!! BREAK INS FIGHTS VERYYYYY LOUD AT NiGHT.... NO SAFETY AROUND HERE GATES ARE ALWAYS BROKEN.... THIS IS A HORRRIIIIBLEEEE PLACE TO LIVE.... DONT LIVE HERE THEY DONT FIX ANYTHING.... ITS GROS OVER HERE.....

theres are the worst apartment in cityview. the assult,robb, jack cars,and do drug late at night. one night we heard gun shoots.then, the last time,their was a police shoot-out.
