Be careful of inaccurate fees added to rent especially a liability insurance fee. I’ve been charged for months despite the fact the leasing office has my renter’s insurance declaration page with the correct owner landlord listed. I have a paper trail of documentation yet every other month or so they send me an email claiming my declaration page does not list the landlord. Multiple times, I have sent them the declaration page which CLEARLY has the CORRECT landlord listed. Thus, we have to go through the hassle the refund process repeatedly. This keeps happening over and over. Other issues l’ve had are my tires stolen-all four while parked right in front of the leasing office during appropriate tenant parking hours. I’ve had packages lost/and stolen. Not to mention the deplorable water/plumbing issues and the plethora unresolved maintenance issues. Loud neighbors, filthy trash, and pet waste and odors everywhere. Tenants have loud, wild parties at the pool and clubhouse well past closing hours.

I love living at the VIV! Quiet and safe apartments! I feel safe and secure at all times. The office staff is nice and responsive to all of my inquiries . I look forward to living here in the future. Amenities are a PLUS!

This is a great place which offers everything you need for an affordable price for the area. It is super well located and management is very accessible. The apartments are very well maintained and have high quality appliances and materials. The common areas are also clean and well maintain. I only think hallways need a little bit more of care but not a dealbreaker.

The best location in houston. The friendliest staff. Beautiful Pool and club house. Lots of open space with lots of trees so it actually feels great. Perfect combination of city and nature. Many things to do all around. Museums, stadiums, restaurants, bars, parks. It really has it all. It really is the best location in all of houston even better than river oaks.

I moved into The Viv in March, 2023. It was a smooth move in, the office staff have been very friendly and helpful with all of my needs. Maintenance is quick to respond, there was one issue that took them a few times to get corrected, but they didn't give up until it was. Overall, it has been a good experience so far.

It's been good. The staff is professional and easy to communicate with. The property is clean and relatively quiet. It is also close to the things I like to do. The pool looks nice and everyone I've come in contact with has been friendly.

My experience so for with community has been amazing. The staff is understanding and willing to help with your every need. They are very pleasant and goes to extreme measures to make sure we are happy. I would recommend this place for people to move to

It is good for the amount of money that it is. The apartment is classy and well maintained, it really does seem that they try their best to make each apartment look nice. I haven't been here too many days though so I do not feel too qualified to give recommendations. It does have good vibes.

I love the community, location , management and maintenance staff are super friendly and respond promptly with solutions if needed. We have the best pool in montrose! Property is landscaped beautifully and kept clean!

Great Experience, property is well maintained. Only issue ever has been excessive noise coming from the pool - both during approved hours and after the pool has closed. Other than that - great experience.
