I have been a resident at Avenue R for a year now, and am so glad my lease is up because I am ready TO GO! The positive reviews on here are from people who are paid to write good reviews...I know because they offered me the same and I declined! Let's get started on what Avenue R has to offer: -One of the treadmills in the gym has been out of order for months now. -The punching bag has been unusable for months now. -There is a roach/gnat problem; I am an extremely clean person and have had pest control come to spray and none of that works. Very large roaches were present when I first moved in and they have continued to linger throughout my stay at Avenue R and have not eased up no matter what I did nor how many people came to spray. There are gnats EVERYWHERE and no matter how clean I am, they continue to be in my dwelling and live in the pipes. -Only one out of the 4 grills at the pool is in working order and alot of people are present on the weekend so it's a race to get that one grill. -The stairways smell like urine and poop every single day that I've lived here and there are old pee and poop stains on the stairs and in the walkway. -The entry ways from the garage to the apartments are always out of order (I have been locked out of my apartment dwelling on multiple occasions for extended amounts of time and one time had an extremely important meeting I almost missed because of this repeated incident). -The gates at the back of the complex are always broken and out of order. -The pool furniture needs serious cleaning/dusting, etc. -The noise level is UNBEARABLE. There are racing cars on that side that make very loud ramping up their engines type of noises, extremely noisy motorcycles, ambulances, very noisy clubs blasting music at all times of the nights that can be heard from there, and ------ people screaming and fighting and slamming doors at all times of the night, not to mention the stomping that comes up from upstairs and the blasting music coming from neighbors below to the point that it shakes the wall. -The package delivery service is TRASH!! I've received other people packages NUMEROUS of times and still have packages missing to this day!! -People have had their cars broken into and expensive things STOLEN from their cars here and the office does NOT CARE! This is NOT luxury living!!!! -The people who live here are filthy animals and leave trash EVERYWHERE and vandalize the property, they will literally leave bags of trash in the hallways. Probably because there is nowhere else to leave the trash, considering the trash chutes on each floor are putrid, disgusting and full of house FLIES and smells like straight vomit! All of the above and they have the nerve to raise the rent $300 supposedly because people are coming in from out of state (NY/Colorado, etc) and they want to push native Houstonians OUT. That is a SHAME and is PURE GREED!! SAVE YOURSELF TIME, HEADACHE, and SLEEPLESS NIGHTS....don't let the exterior/leasing office fool you .....DO NOT MOVE HERE...RUN!!!!!!!!

I don't write too many reviews but after what happened I felt I needed to share my experience with everyone. 2 months ago my vehicle was towed from the garage for being considered abandoned because it hadn't moved. Apologies, I was under the impression that under my lease I was entitled to a spot in the garage. Turns out, that if I had moved the car to parking spot right next to it every week, it would not have been considered abandoned. I could almost consider this discrimination as a car has never been towed for being legally parked in a reserved parking spot regardless of the time its parked there. So word to the wise, if you don't drive much... make sure to pay for a reserved parking spot, that way you will not get towed. That's just the beginning... Not only was my vehicle towed, but I wasn't notified until over 1 month later due to being out of the country when the notifications came in and I was notified by the actual police, nothing from Avenue R. Long story short, I was not informed my vehicle was towed and the tow lot wants over $1.000 for me to get my car back. It isn't a fancy car but its worth maybe 1.5-2K. So the way I see it, it really isn't financially smart to pay over half the price of the car to get it out of the Tow Yard...I can put a down payment on another one with that much. In my humble opinion, this is the most ridiculous thing I have ever heard of... but its true. I have paid my rent monthly going on 5 years ... but when Management needs to get paid by tenants because people are late, they find tenants phone number, email, we even have a community messaging app that is used to get ahold of us. In the case of car towing in the garage, they feel its much less work to go and put a sticker on a windshield and tow our vehicles. Wakeup call to management and managing company ... If your clients, your residents, don't go to the car in the 8 day window... we do not see the sticker... An email or phone call is best, just like when you are trying to get paid. So in the end, I have lost my car, that was legally parked in my apartment complex, where I hold a lease contract and correctly identified with a parking sticker because management thought it was parked too long in the same spot and deemed it abandoned. If management sub contracts the garage monitoring service to a 3rd party... Responsibility still falls on the apartment complex for the approval of the removal of any vehicles. We are your residents, we are the people that keep you in business. A little more consideration to us would be appreciated... Can't believe in 2022 I have to be saying this. Having worked all my life in Customer Service I have to say, your Good Business Practice in regards to your residents needs a lot of work. And that's just the beginning. In the last 2 years, In this same garage where my vehicle was towed for not moving, my vehicle has been Vandalized and Broken into on multiple occasions even being parked in well lit, well watched areas. Again, Managements Help and Security on the resolution of my vandalized and broken into cars was 0 ZERO. I'm surprised how a residents car can get noticed and towed for not moving but doing something to help with security where I have seen Cars on bricks, vandalized, etc... on a Monthly if not Weekly basis gets moved to the backburner. Moving to the hallways of my actual apartment... got to love it to walk out of my apartment and see dog urine/feces in the hallways... Can we blame the management ? No... That's on the owners of the pets ... but I do have to say, that when the urine and feces are still in the same spot 3 days after it happened, than yes, management is responsible for the clean up. Clearly, the model apartments that are shown are on the opposite side of the building. Because of all this and more that I have let slide over the years, I'm giving a 1 star review to Avenue R. I think literally losing my car because of lack of good business practice and skills was the pin drop moment for me.

Seriously this is the WORST place I have ever lived. I was skeptical to even rent here because the office staff was weird back in 2016. In 2017 we decided to give it a shot because it was zoned to the school we wanted our kids to attend. Bad decision. The first red flag was the fact the amenities were always locked. You’re paying for this stuff and can’t even use it. They guarded that sky lounge with their life and was quick to throw their weight around about “how we reserve the right” to lock up our stuff any given time we feel like it. Well that’s welcoming being that I’m paying almost 2000 dollars per month to live here. ?? And then here comes the worst of them all; Jaime assistant manager comes in a totally profiles my husband! He’s a musician and was in the sky lounge one after with some equipment. There was another random guy in there (whom he didn’t even know) and apparently she looked on the camera and saw this random guy drinking a beer, racially profiled, burst into the club room and started yelling at everyone like a psycho path because they were apparently “throwing a party.” WTH??? Now if that’s not profiling, I don’t know what is. I guess music, beer, black people… yeah. Mind you, they didn’t even know each other. My husband works for a gospel music website and was there working. Now, if she had come in and said you can’t have music equipment here or whatever, no problem. But to come in with assumptions and disrespect like that is totally out of order. I don’t know where they find these people I swear. Now we all know if it had been two white males, this incident would have never happened. At that point for me, I was completely turned off and spent the remainder of my years feeling uncomfortable. Like how is this ever ok??? We pay, you get paid. Anyway, the random guy that was there ended up addressing her about coming in like that and guess what? She calls security. Yep. Because she was called out and angry. Sound familiar? I don’t need any further explaining. But it goes deeper. Apparently she was notorious for profiling all people of color. I have read other reviews that have stated the same. Apparently she targeted Indian people too. I can’t believe companies employ people like this but at the same time, I can. I can believe it. Because racism is blatant and real. Time goes on. By the time the pandemic hit, things really went downhill. Office staff became a revolving door. All the people that held things together were gone. Elizabeth was the glue there for me. She was always personable, professional, kind, and pleasant. I think she picked up coverup slack for a lot of mess going on behind the scenes. But the worst was yet to come. A new manager came named Chassity, and even though she was unavailable, she was professional and had excellent customer service skills which was much needed. Needless to say though, her stay was short. I think if she had stick around for a few years, there would have been a turnaround and hope for this place. But- the assistant manager OJ was by far the worse. She and Jaimie both were bad in different ways. Jaimie was just blatant racist but at least she could handle office duties, be organized, and do her job. OJ was just flat out incompetent, unprofessional, unorganized, and a disaster. When she came, so did the confusion. Again, I don’t know where in the world they find these people. Everything was ALWAYS messy and she had a very bad customer service lacking attitude. After the pandemic hit and I saw the worst of the worst was yet to come, I said I’m out of here. I don’t care if I have to sleep on the floor at my office. I was sooo relieved to leave. This was the WORST experience I have ever in my life. I mean just wow. The maintenance staff was nice though. I liked them a lot.

I am at a loss for words. I have literally lost my at home job because someone stole my packages sent to me for work, and other personal items, for my birthday. Those gifts were meant to help me during some very difficult medical issues and for my birthday. I filed police reports as requested, contacted FedEx and UPS and I am out $2000. I NEVER RECIEVED MY $300 bonus for resigning a lease this year and lost so so many people these pay few years. It was really the last straw but I have kept being understanding and even hustling my tale of to get money together when I was struggling with health and my jobs clerical error in pay. I still kept trying to stay here and giving chances, forgiving the fact that sometimes we cannot control what bad people do. It has literally costed me my health and my work. I originally moved here due to concerns that most single women who live alone fear. Being robbed, raped, and murdered. Now I know this place is not worth the price, I truly truly tried and even defended the staff the complex the everything! I just can’t believe that this has even happened aand am heartsick. Tomorrow I will be filing out another police report that will not help me one bit to get any assistance it seems like all that can be givin are apologies. Passive aggressive attitudes about safety, office closer and a need to dismiss resident angst just because you feel empowered to do so and pass the responsibly back to the resident and move on with your day. This time I won’the foolish enough to just trust everything will work itself out.

When I first moved in this was a beautiful complex. Over the past almost 2 years the property and the residents have gone majorly downhill. The management is constantly revolving and ineffective; and their response during the pandemic has been seriously lacking and devoid of any responsibility (they even have residents sign waivers promising not to sue them if you get sick due to improper protocols). The mail room is a joke, as is security (there is none). Maintenance operates in a fix one thing, break two more method and expect a lot of he said/she said games with the leasing office.

Update 3 years later after initially giving a 5 star review 2 years ago. The place has really gone down hill since my first review. I agree with most of the comments. Listed. From noise, car thefts, new management I've found to be less than interested in being helpful and at times I've felt like I was disturbing them from something. We flooded 6 times on 1st floor and had to be moved to a higher floor. We pay a lot of money to look at trash and hear constant in & out of moving trucks, garbage trucks, etc. and a squeaky gate. Neighbors that are not considerate about noise levels all times of day & night. To the point I couldn't even take zoom calls during pandemic. I lost several accounts due to this. I have a list of things I could share that's happened but I'll refrain for now. It's an extensive list. We have asked for over a year to get a 4th floor apartment and we were told we would be notified when one was available. We found one but we're told now by the new management that even after 3 years of paying rent on the first of the month, every month, and going through what we have...that we would have to apply as a new tenant, wait 60 days after giving a letter of intent to move, rerun all credit etc. and this was told with a real "we don't care about our residents" attitude. When asked about who our new management was the response being that turnover is common here. Funny because the first 2 years other than the flood issue, we had no qualms with the team. Morgan group should really step up and do something because this is unacceptable. Pandemic or not, if your agents are not answering the phone or emails...we should not be receiving curt messages about they are over-worked and should not come to leasing office because they have 400 occupants to assist. Yet when you look in the office they are all around one desk laughing at something they are watching online. Not a good look. Then go to website to pay rent today and apparently the domain hasn't been renewed. So...yea...that's telling. I wouldn't recommend anyone here unless Morgan Group gets it together. This is awful and we will not be renewing if things don't improve. We will see if they care. I'll update with outcome. Changing that 5 star to 1 now. It's hard enough dealing with a pandemic. We should all be able to be happy where we live. No excuses! Stay tuned. 5 star review given 2 years ago. Really like this place more than any other Ihave been in. You really feel at home, yet with the lounge, club house, gym and pool area with gazebos and grills feel like your at a resort. The staff is friendly and attentive! I plan on making this my home for a while. Left 5 stars 2 years ago.

Calm and relaxing place to live. Recommend! Love the location! Right in the middle of The city! staff is super friendly and helpful when you need them! I have lived here for almost year and haven't had any problems. Parking was so important to me prior to moving in and It has been a breeze getting in and out everyday to my vehicle.

The experience I have had today has irked me. I have dealt with the dirty surroundings with dog droppings, my mailbox being cluttered with previous owners' mail, the loudness outside and upstairs interrupting my work from home days with the constant construction of other rooms at the expense of my peace but last night I was towed. I came to the office 2X in the months prior to let the office know up front that my car was in the body shop and that I would get a rental. I attempted to get a temporary tag and was told it would be fine to wait until I actually had the car. I came in late last night and went this afternoon to get my tag. I went to put it in the car.... no car. I called the office back and instead of empathy, rude Jaimie Christine spoke to me as though she was speaking to her CHILD. Telling me "well you must have known you couldn't park there or you wouldn't ask for a tag".... OR maybe, I was TOLD to get a tag because I would have a rental for 3 weeks and hmmm, idk, I LIVE HERE? So I asked what can I do? I had no way of getting a rental tag because the office was closed and the signs say GUEST PARKING on the 5th floor and up. I am not a guest and that was NOT communicated to me to act as a guest overnight. I follow every rule to the LETTER, so if I knew, why would I willingly commit such a costly mistake? Save your money. Speaking from 230 dollars later. Horrible service and a dirty place to stay. I believe out of it all, I am more aggravated by how I was spoken to. I went from being addressed as ma'am in the office to being a child over the phone. Why the rude customer service? Its not your car being towed and no skin off your chin. Edit: to add, in case you are wondering why it didn't occur to me as a RESIDENT to park on another floor. CRIME. I have personally called several times about crime, strange people, etc., and received notifications about crimes on higher floors with NO follow up calls or care. I live on the first floor and came back with bags and bags of groceries. Do you think I am going to risk that? I think NOT.

DO NOT CONSIDER AVENUE R AS YOUR NEXT MOVE!!! My experience was horrible. Everyone is nice and they show you the best units, but once you move in: You will not get what you were told .You will have issues with break ins!! my car was broken in to last week, and has many scratches from other residents or visitors who are not carefull because they have crappy cars. Property is very dirty, I have found used condoms and dog crap on the stairs and hallways many times. Residents here are either strippers or pimps. Be ready to smell marijuana in the hall ways ALL THE TIME. Dog owners never pick up after their dogs and they will wake you up on Sunday mornings with their annoying barks. Two packages were stolen and nothing was done about it. If you want to use the business center or any other commom area, just know that the cleaning lady will be there talking on the phone for an hour as loud as she can, not caring you are in the middle of a meeting. No peace and quiet anywhere!! When you finally get to move out, be careful not to leave a trash bag behind because they will charge you up to $200 for removing ONE trash bag. Hard wood floors are a ´ll understand if you decide to move in....My best advice: RUN AWAY AS FAST AS YOU CAN!! There are so many new properties who still care about their residents and who they let in.
