Absolutely love this place! Management was awesome especially (Megan Roberts)! Very professional and informative! Made me feel so comfortable! Great job Avenue R!!!

I've just started renting with Avenue R. The staff has been a huge help and is very friendly. I would definitely recommend this incredible property!

I have lived at Avenue R for just under two years. In my honest opinion, as there are pros and cons with every apartment, that applies to Avenue R as well. Here is what I think: PROS: * Cleanliness - grounds are cleaned daily - I see the guys sweeping the parking garage, taking out the trash dumpsters, power washing where it is needed, and doing lawn work weekly. I can't speak to the pet situation because I don't have a pet, but I see TONS of dogs around the apartments, it is very pet friendly. * Pool is AMAZING! Kid friendly, parties aren't excessive, but sometimes there will be people down there playing loud music at night in the summer (curfew is 10pm), people are always at the pool and using the BBQ pits which is nice and gives a community feel. * Maintenance is good, I have never had a problem with them. They come to change out lights, filters, smoke alarm batteries or anything else you need. * Staff is good. I don't love everyone in the office, some of the women can be a bit unaccommodating, but Gilbert is AWESOME, obviously my favorite! * I pay for parking and storage and like the convenience of having them both on-site. They charge $35 for each. To me, to have the reserved parking space is especially important. In all the time I have lived here, I would say there have been 3-4 times where someone took my spot even though it was reserved - very rare that it happens. I thought that $35 was a lot for the parking but other places charge upwards of $50-75 which I cannot imagine. Storage size is also great! Without remembering the exact dimensions, I think mine is 4ft x 10ft? * Location is unbeatable! You are on the verge of getting into sketchy territory any further out you go, but Avenue R is in a good spot, right next to some older apartments as well as a nice neighborhood. Doesn't hurt that there is a Shipley's within walking distance either! * I have not had too many issues with neighbor noise. I can sometimes hear people in the hallways or hear my neighbors on either side close their doors and cabinets, but have never had issues with hearing peoples voices or a TV that is too loud. * Activities - the staff post a calendar in the elevators and send out emails on the regular noting the yoga classes, food trucks or social events. * Security - this is absolutely the most important to me. There is a security guard that walks the grounds on some nights and has a post at the gate. * Storarage in the APT - they did plan out nice storage, there are even cabinets you cannot reach, so won't likely use, but it is nice to have them. * I have only once ever had my refrigerator go out on me and it was fixed right away. As far as any other major problems, I have had none. CONS: * I was possibly going to renew with my lease, but got a bad taste in my mouth when the exact apartment I was leasing was listed for $125 less than what they asked me to renew at. That was the straw that broke the camel's back for me. * The materials they use within the apartments are SO cheap! **The doors are painted particle board and need some extra coats of paint because you can see the grain underneath. **The floors chip and are IMPOSSIBLE to keep clean! They look pretty when you lease and move in, but will never look the same thereafter. I have found that if I use water and vinegar to clean them, that is the best bet, but it lasts about an hour before there are marks all over again. **The counters are the same - IMPOSSIBLE to keep clean. I have found that buying product specifically made for stone and steel works the best, as far as not leaving streak marks. **The dishwasher sucks! You wash a load of dishes and there is a soap film left on them and they don't get dried, so you have to hand dry again after washing. **The apartment is insanely dusty! This is probably my biggest pet peeve. I literally have to wipe down the entire apartment daily if I don't want there to be a layer of dust on everything. There will be dust bunnies on the floors and the baseboards are impossible to clean. The dust seems to stick to the paint and live there forever. * Parking - I pay for a space, so I don't have a problem. But what really PISSES ME OFF is when I pay for a space and know for a fact that others park in the reserved parking when they don't pay. They have figured out which spots are not taken and felt so entitled as to park there daily - ALL THE TIME. So when I pay and play by the rules, I get upset that the rules are not enforced and they get to park for free. There are also people that park their cars in the garage and leave them as if it is a personal storage, for weeks! It is ok with me if they park on the upper levels, but when I have to drive by your dust covered car with parking warnings on it daily, it is an eye sore. * Management is lax - although they are very attentive when you need something, they are not proactive in addressing the concerns that are brought to their attention. Whether it be on this forum or via email. I have emailed with my concerns and received no word back. I have simply chosen to pick and choose my battles and not wasted my time getting upset. They give out bright green parking warnings and threaten to tow but NEVER have I seen anyone towed. It is basically a threat so people do what they want to regardless. So in a nutshell that is everything. I ended up moving out simply for more space and less money to a sister property that is closer to the galleria. I was not IN LOVE with Avenue R, but I was overall happy there and appreciated what I was able to get. I hope this helps those looking! =)

Most expensive apartment I've ever lived in and the worst. The detriments outweigh the benefits. Benefits: Free boot camp and yoga, valet trash (which isn't even unique anymore), some events the management organizes including happy hours, tequila tastings, christmas parties, proximity to Galleria??... Detriments: The "luxurious" features are actually crap. I HATE HATE HATE the bamboo flooring with a passion. You CANNOT walk around barefoot or even in socks if your feet are even the tiniest bit humid. It will stain. Washing dishes is difficult because if some water splashes on the ground, it stains the floor. You can't just wipe it up with a paper towel, it will leave a streaky stain. You have to use wood floor cleaners and your arms will be sore after that because of the 1000 lbs of pressure you have to use to not leave any streaks while cleaning. My boyfriend is far from a clean freak and he hates the floors, too. The quartz counter tops are a pain as well, just a little less worse than the floors. Water stains after 1 day. Closet and W/D room doors are tough to open and close and scratch the frame. Walls are as thin as any other apartment. You can hear your neighbors running their dishwasher. The absolute WORST part is that for as much as you pay, you have NO SECURITY. I have been living here 7 months and there have been 3 apartment break-ins, as well as a stolen car and motorcycle!! WTH! How hard is it to use some of our rent money to install some video cameras or hire a security guard other than the one who literally sits at the gate all night. The thefts are getting so bad, my friends/neighbors and I are now FIGHTING to drive whenever we go out. No one wants to leave their car in the garage. Oh, the garage is a death trap as mentioned before. Despite the price of rent, there are some people here who you would think don't have half a brain as they speed around the corners of the garage. And for some reason, management says they can't put some speed bumps in. Parking is also non-existent after 8-9pm. "Classy" neighbors leave pet pee/poo in halls/stairways/garage frequently. Management doesn't clean it up. I would NOT recommend this place to anyone.

The worse apartment ever since new management!!! The maintence is horrible and comes days later after you call. You pay to much for nothing. They have a lot of break ins BEWARE. My apartment got broken into door kicked in and all and the office didn't even come to speak to us at all!!! They don't care. No cameras on property at all and very easy for any strangers to get in. Past two months more than 5 break ins!!!! Not safe at all here
