I Recently moved to Olympus at Memorial from Arizona. Cynthia G. has been the most accommodating and helpful staff member during my moving transition. HUGE THANKS to Cynthia G (and Kika B from Arizona). Cynthia G (at Olympus on Memorial) and Kika B (from Plaza Taos) worked together to help me move from Arizona to Texas and I could NOT be happier! I can’t thank you enough. Aside from the incredible staff, the property itself is awesome and very convenient. I love the assigned parking, parking garage, fitness room, coffee in the lobby. I also love the areas to walk your dogs and the dog baths!! Thank you Olympus at Memorial, and special thanks/props to Cynthia G!!

I'm not usually one to spend time writing reviews or anything like that, but I feel like I should this time. I lived in this apartment for almost five years, from 2019 until recently before moving. Overall, it's not bad living here, but there were some continuous issues. We had water line issues, so the water got cut off once every two to three months, and sometimes even a few times a month. This was sometimes related to the fire alarm; if the water pressure drops too low whenever, even in the middle of the night, the fire alarm goes off. When that happened, it's too noisy to stay indoors, sometimes for as short as 30 minutes to several hours. The apartment's gate frequently malfunctioned, sometimes remaining open for weeks at a time. This used to be a safety feature that attracted me to this apartment, but I felt less secure. Additionally, the elevator often broke down, and vendors took a long time to deliver parts, prioritizing the building's management efficiency over the convenience of residents because if they paid for to expedite the order, it would not take that long. Rent has been increasing significantly every year, so I recently moved out. Upon moving out, I was shocked to be charged over $350 for cleaning the apartment's shower booth ($250 for 4’x4’ shower booth) and bath sink stains ($100). The shower booth and bathroom were not in a shining condition even from day-1 when I moved in with water stains on glasses, tiles and marbles. However I accepted because I knew we were within hard water aquifer and the water stain was inevitable. And the leasing office manager at the time had said that when moving out, only regular cleaning needed to be done, and any stains from daily living would be deep cleaned by the apartment management before a new tenant moved in, so this is quite bewildering. The previous management was reasonable and responsive, but with several changes in management, communication became inconsistent, not only had the rules been altered, but the extent to which they were enforced kept changing as well. They noticed the management had been changed, I signed for my renewal forms. What else I could do as a tenant? I was not ready to move out at the time. Overall, it wasn't as comfortable. It felt like the changes were increasingly disadvantageous for the tenants like charging maintenance items and it's frustrating to see the terms that were verbally confirmed with the previous management when I signed the lease not being honored in the termination of the lease. Taking all of my deposit, $400, and charging an additional $92, despite verbal agreements of the extent of cleaning, felt unfair from the tenant's perspective. While everyone may handle such situations differently, I found these circumstances increasingly unpleasant, which ultimately influenced my decision to move out. While my experience may have highlighted negative aspects, I hope it can still be helpful to someone else.

I am posting this on behalf of a resident who feels retaliation would happen if they posted this review on their own account: Read before you rent at Olympus The apartments were sold mid 2022. Reviews older than mid 2022 are meant for Parkside at Memorial. The previous owners/management/staff were professional, kind and clearly took pride in delivering great service. Now, the poor treatment of tenants is unreal - see recent reviews. Poor communication and lack of experience needed to manage a property of this size are the leading issues impacting the community. Unfortunately, there’s always something that needs to be raised management. Other irritants are: (1) They notify the community the night before inspections - fees apply if they can’t enter per their notification. (2) No response to emails - you must call or visit the office to confirm they received your query. There’s no escalating issues because this place is ran by a family. Commitment to change is part of their script. Unethical maintenance practices are common. Maintenance issues impacting the livability of your dwelling are not met with empathy, but avoidance. Again, see recent posts. Brenda and Enrique need to do better.

Complex is terrible after the new ownership. They delete reviews off of google too. Can’t find it on there. Everyone from the top to the bottom are bad. Don’t feel like putting any more thought into this review in case it gets deleted hah. Leak issues, water issues, cleanliness issues, front office rudeness and are inconsiderate. This is a investment fund property and would never recommend anyone to live her. Look at the people that leave good reviews, some are after tours, some are people that review all the Olympus properties. They aren’t real. Look at the negatives, they are very specific and tell the whole story.

We are #OlympusProud! Go team go! But here are three ways we prove our blatant hypocrisy; STEPS CHALLENGE: We throw a lot at you on a daily basis. From our National Nonsense Days to our cracked-out use of hashtags to our infantile resident activities where you can dress up your dog like Madonna for a chance to "win" a $50 gift card; we inundate you with non-property management related malarkey every single day; One of those is our #StepsChallenge where we shame our "team" members into losing weight and being fit as part of our #GoTeamGo #OlympusEmpowers nonsense. These should be private healthcare choices, not an office parade. At the same time, we make sure residents patronize our weekly food trucks which often have greasy, high cholesterol and fat content choices which kills all of your #Steps, innit? In addition, whenever it's National Custard Day or National Pork Rinds day we make sure we invite you to the office for a sample. Nevertheless, again, where did all those #Steps go? GO GREEN: Not even able to enforce basic parking and community-wide conduct policies, we at #Olympus sure have no problem mandating that you recycle and limit your electric usage to “save” the planet. At some communities we leave the pool lights off at night to save money oh, I mean, the environment. Which seems strange, since the majority of Olympus leadership still drives gas, pollution inducing vehicles hence compromising the environment every day driving to work. It would seem fair that we only drive Hybrid and electric cars as to lead by example. (Especially this really expensive "Green" campaign we take part in every December where we fly in all our employees from Coast to Coast to Dallas). We might consider sending them all by train or electric car this year since #GoGreen and air travel do not go hand in hand. TRUST: One of our five cliche and overused core #Values (stolen from decade's old company word salad) and the one we emphasize more than others is #Trust. If you keep quiet, walk a tightrope, never complain, leave us only happy gilttery reviews, we will offer you unfettered trust and integrity in return. However, the second you leave us a bad review, challenge our hypocrisy, make us look bad to people we can't control (the outer public) we will make sure we put you in your place. Don't believe me? Research the debacle at Mosaic Dallas where people were literally evicted or placed on a non-renewal for exercising their First Amendment rights. At Mosaic, we targeted brave residents for doing nothing more than voicing the truth and participating in a FB group about how horrible things genuinely were at this property. This is all publicly documented and there's even a YouTube video where management employs harsh intimidation techniques to a gal who is asking legitimate questions. We just don't like our feelings to be hurt, is all. But at the end of the day, it's all about celebrating our #Culture and our #Teamwork and being one of the #BestPlacesToWork so please ignore our shenanigans. We are #OlympusProud!

New to the community but I have not been disappointed yet. The apartments are beautiful, well kept, and the amenities are fantastic! Hats off to Kamilla in the Leasing Office who has been nothing but helpful from the time she showed me the property, through my move-in, to now. I am so happy to have chosen such a wonderful location!

Community is great, lots of amenities that I don't plan to use, but are available to residents if needed. Rented here due to location of Hershey park, only other apartment complex that has the park access is located on dairy ashford.

Denisha was amazing through the entire process. I love the apartment however there were a few things that could have been better. I saw that other apartments I looked at had issues with bugs (apparently that's common in Houston) but Parkside did not. However, there was a large roach in the master bathroom. Not sure where it came from. Also, the apartment could have been cleaned better upon move-in.

Very friendly community with a very comfortable atmosphere. And I love being right by the park! There are many communities to chose from and this one just felt more comfortable and personable than others even though there are more than 300 apartments in the complex.

This unit was a model unit but still it should not have been leased with gas permit in place, dryer not working and bathroom taps not working. Been here for almost a week and still don't have gas. The staff are doing their best but I think the management team can do better. Great location and seems quiet and safe.
