This place used to be wonderful. If my old landlord, Metro National, asked me to testify for them several years ago I would have. However, since Hurricane Ike, I've noticed things. The Grade A service slipped to a fair C level in the 2009-2011 period. Now, with the new company, Lincoln Property, taking over in 2011, they lost their way and I'm thinking about leaving. Simple tasks like replacement of kitchen lights take them a week to deal with now. Long gone are the days when instant service within 24 hours was the norm--and at lower rent levels! What keeps me here are the even nastier reviews people are giving the other complexes in Houston on this website.

I can't say enough good about Memorial City Apartments. Great location, and office staff very willing to help. Always (yes, always) very resposnive and professional. Wonderful new manager about a year ago - really cares about her tenants. Security has improved 100% - not that there were issues that I was aware of.

Top 5 accomplishments of Lincoln Properties (new management/owners of this complex) 5. REMODELED THE DUMPSTER AREAS! Unfortunantely, they failed to finish the project in one day, and failed to let residents know that if they threw away garbage they would be locked inside the dumpster area. (My girlfriend was stuck in the dumpster and had to scream for help late at night.) 4. REDUCED COMPLEX TAFFIC! By shutting down the shuttle bus program that provided transportation to the doctor/pharmacy/grocery store and mall for the elderly residents! 3. SAVED US 100 DOLLARS! By only raising our rent 100 dollars instead of the 200 dollar rent raise some other residents got. Thanks! 2. HOSTED A 3 DAY HEAT FEST! with temps ranging in the mid to high 90's inside apartments. ( I believe this heat fest was the grand finale to their already raised caps on air conditioning-with the old management our apartment stayed at a constant 72 degrees, the week the new managment took over our apartment no longer fell below 76 degrees) 1. REDUCED COMPLEX NOISE- by firing the music blasting security guard who lived above me, thereby increasing crime 300%. I had never once seen the police here under old management nor had i heard of any break ins. Since the new management has been here, I received 3 break in notices, saw police here twice and had my own car broken into. Way to go Lincoln properties! You have managed to line your pockets while bringing down the safety and INTEGRITY of your apartments and the respect of your residents! I hereby nominate you for slumlord of the year! We had every intention of staying another year but since these fools took over we have given our 60 day notice. We got a 3 bedroom updated townhome a few blocks away for a few dollars less. Keep looking, you can find much better.

Yes, the move ins are great but once you renew your lease they jack up the rent by $100 that is why there are so many move outs. Kristina is nice while she is leasing you the apartment but once she does she as well as the other staff are not responsive. You have to call several times to get things done. There have been three breakins in apartments in the last couple of months since Lincoln Property took over. These break ins were in broad daylight. Several residents are moving out since the breakins are to both cars and apartments. Additionally since Lincoln Property took over there is no security and they did away with the shuttle which many elderly residents used. Residents are moving out and from what the maintenance man says it is due to the rent going up 80 to 100 dollars when you renew your lease and when new tenants come in they are given a lower rate than long time residents. The walls are very thin and kids hand out and have sex in the swimming pools. Kids also hang out by the park area smoking marijuana and there is still no security. Office personnel needs to be constantly reminded of work orders. The office is a zoo.

We've spent several years in this apartment complex and it comes from bad to worse. The only reason to stay there was that it close to good schools and used to be relatively affordable. Recently the management and the owner changed and it made the situation awful. The new management consists of professional liars, whatever you ask the response is "Leave us your phone and we'll call you back" and of course nobody ever calls back. They try to cheat on everything, don't make a mistake and never move in. What is really ridiculous that someone was impressed with Kristine. She is the worst liar I've ever seen!
