My experience has been below average. The apartment needs a lot of work. I know it's an old building but it could be better. The cleanliness and appearance isn't up to par. There's major issues with raccoons and other pets people have. Animal poop on the stairs, walk path and parking spots. There are roaches and walls seem to be coming apart. Apartment fixtures aren't in good shape, some are chipping and broken. I will say this is a safe, peaceful and quite community.

Unfortunately, started off bad. Got worse for a few years, with lots of office staff turnovers creating accountability and resolution issues on tenant concerns and followup. Tenants, some long-term, were fleeing out of here due to crime in the complex. Woodlake Oaks was, it seemed, renting to just anybody at that time to try and fill capacity. It got terrible here for a while. Luckily, most of those anybodies didn't stick around and for the last two or 3 years or so, it's been pretty good. Still some minor issues with maintenance requests being addressed without tenants having to make repeat followups. I do really wish they would invest in some minor cosmetic refreshment of both the exterior and interior of their apt buildings. While they've done a fairly decent job of putting lipstick on the pig, it's an older property from the 70s and it does show. I've lived here for over 6 years, and aside from if-needed structural or weather repairs and a couple of apts getting their patio wood walls replaced, I haven't seen much effort made on beautification of the buildings in my time here. My one bedroom is huge. Hard to find in Houston, for the rent I pay. All in all, I'm currently enjoying my time here.

In January 2022 I reported that my dishwasher is out of order (apartment 2206). It took several weeks to finally have someone check it. Since then I have been calling the office to have it repaired/replaced. It still hasn't been fixed. I've talked to the manager and other staff many times, and I'm tired of being told lies and nonsense.

Animal died in walls or ceiling, and management told me it was in the room. They would not investigate. When I could enter the room, there was no dead animal in my room. It had to have been in wall or ceiling.

The property has raccoons everywhere. Management is slow on repairs. There is no security and the a lot of things need maintenance and upgrading. Will not hesitate to charge you more for the place. Could be a nice community, but there's no investment into the upkeep.
