“I gave 5 stars to reach the top …. Unacceptable Delay in Refund I am extremely disappointed with the service I have received. I have been waiting for a refund that was due to me 7 months ago, and there has been no clear explanation as to why I still haven't received my money. Other than we just got a new manager. That was 2 months ago and the manager has yet to call me back. This delay is not only unfair, but it also reflects a lack of professionalism on the part of the company. I expected better communication and timely resolution, but instead, I feel neglected as a customer. I urge the company to rectify this situation immediately. I should not have to chase after my own money for this long. While living at the community there was a multitude of break in as well as a fatal shooting incident. Residents have to block the street off just so that the kids can get on the bus safely. Not to mention the amount of times people cars have been vandalized especially if you live in the back of the complex. Let’s not even start with the Jurassic Park Roaches you have to fight in order to enjoy cooking in your own kitchen. Per the leasing office they are just “tree roaches”. So don’t leave your window open and they won’t get in. If I’m paying $1300+ in rent I should be able to enjoy a cool breeze with my window open in the apartment I’m living in. I hope others are aware of this issue before deciding to do business here.”

I had the pleasure to tour the property with Shonte. Shonte was just the person I needed to assist me with this process. She very informative and provided clear instructions. She is very kind and helpful. Never made me feel like I was going through such a stressful process(to me) alone. She actually made it a smooth and quick process. I came in on a Monday, by the end of that week I had the keys to my unit. She is hands down AMAZING!!! If anybody can make it happen, it’s Shonte!!!”

What totally voids all the positives about The Abbey at Grand Road is the awful roach infestation. We have done everything from calling pest control to spending hundreds of dollars on pesticides. Nothing works permanently because the infestation is all over the complex, and this is a fairly large complex. I’m afraid to eat here. I can’t cook because I’m paranoid that roaches will end up in my meals. This is no way to live. The property manager is great, but it seems as though there is only so much she can do. If you are reading this because you’re considering moving here, run, do not walk to another option. I am not far behind you.”

— 9611 GRANT RD · HOUSTON“It’s hard to write this because the staff is amazing! The layout of the apartment is amazing! The community has been great until recently. It’s just the roaches. They have a roach infestation. It’s very bad and the only solution is for pest control to spray but that only stops the majority of them you’ll still have a few here and there and then in about a couple weeks it ware’s off. Then you have to call again to use a solution that doesn’t work. During my whole lease I have not been able to put my daughters baby bottles and anything related to her on the counters. I had to create a separate contained space away from the kitchen to house all of her products so that the roaches don’t get into her stuff. I also put in for a tub repaint because it peeled shortly after we moved in but it was never handled. I wish they didn’t have this roach problem because my family and i would definitely stay. However that’s not the case and now i have to move after being here a year and worry about not bringing their roaches to my new place. I was going to wait to make this until after i left but i just walked into the kitchen to make my daughter a bottle and there was like 20-30 roaches all over the floor. Mind you we have to deep clean every night but they still come, I really believe the refrigerator they gave us to replace the broken one was infested with roaches. So this is my warning just don’t do it if you want a roach free place to live”

Very spacious for a one bed room apartment nothing small about any of the rooms and Closet space is to die for ????. The neighborhood is good my neighbors have nothing bad to speak on really that would make me nervous and I'm a nervous person so I would definitely recommend theses apartments to come and check out”

He is very polite, personable and very informative as to what he's doing and has done. Iran is always smiling and happy when he visits my apartment. He doesn't mind correcting requests that were serviced by others or himself. I put in a service request on the app or in the office, and someone is here within 24 hours. I called at 4:52pm, on a Friday because water had leaked from the upstairs bedroom; leaving my master bathroom saturated. I called the leasing office and Iran was here at 5:01pm (after work hours). He used his machine to suck up water from the bathroom, laundry and hot water heater rooms. Then brought in the blower for the rooms to dry. He didn't leave until 5:59pm and was not bothered at all!!! Cynetia N”

My observation is that it is filthy with dog poops, bugs, poorly built units, but at least you have a roof over your head. Drive around to ask real residents what they think before you sign your lease. Not the right place to raise kids unless you want them growing up around filth in my opinion. Seems perfect for those who need a second or third chance in leasing, better than living under the bridge I guess.”
