It's a gated community and we've not personally had any issues and neither have our guests. It's very close to the medical center and that's why we chose to live here.”

Never met the guy only his brother and they don't want to fix anything. Every time they send the maintenance guy he tells us they still haven't paid him. We pay our rent on time every month and the landlord who we can only contact thru email tells us we need to fix it. He says it's due to tenant neglect and if he fixes it he will raise our rent. Most of the bad reviews are for Hearthwood, the brown-colored complex on Hearth Drive. The newer positive reviews (and photos) are for Hearthwood II, the complex on S Bartell Drive with green roofs and fences. I live in Hearthwood II and love it. It's now very safe and quiet, with a mostly older/retired population. Security is great and they constantly prune and vacuum every inch of the place. The location is amazing and perfect for UH or Rice students as well as anyone working in the TMC.”

And honestly the reviews can differ for each particular condo since each condo is owned by different individual "owners"..before moving in I noticed the "condos" advertised looked "remodeled" and updated... however, when signing the contract at the actual apt, the apt was totally run down, different flooring. Some appliances needed fixing... I spent a whole 2 days fixing up the place and nailing areas together. The plus is you dont have to pay for any additional utilities, except for the electricity, YAY! Its close to the med center, and rice univ a plus. The maintenance crew is good at keeping the place clean, but I am still fighting trying to get rid of the disgustingly toxic cigarette smell. Maintenance crew is friendly. However, forget about having an office you can call and ask questions to, because their offices are closed literally all week and can hardly answer any questions or concerns you have regarding the property, useless. The reason I didn't give this place a full-on good review is due to the PEOPLE that live here. Seriously. I have only been here for a short amount of time, and I have seen 3 cops cars arrive on different occasions. Last night someone was getting handcuffed and cursing at 3 AM (Hello! some people have work in the AM!!) the people (not the maintenance) but the TENANTS THAT LIVE here are freaking disgusting!!! They cannot pick after themselves, have terrible manners, they have no regard for other tenants, as all i hear is FIGHTING FAMILIES!!! UPSTAIRS, NEXT DOOR, AND OUTSIDE!!! I AM SO SICK OF THE TENANTS THEY LEASE THESE CONDOS TO!!!! IF THEY PAID CLOSER ATTENTION TO WHO THEY LEASED THESE CONDOS TO- I GUARANTEE YOU THIS PLACE WOULD BE almost great.. You can think, well maybe I can get by if its just the tenants that are awful, but heck no, not if your safety is in your home. The tenants are mainly African American and as a Caucasian I get very mean looks, someone was parked behind my spot and I kindly asked, "hi excuse me, this is my reserved spot." and the woman replied with, "So? you can go park somewhere else." Uhm no, my spot is reserved, and right behind my condo so why should I move? so rude. not the place you want enemies at. I greet my neighbors, and all i get is seriously disturbing devious looks.yesterday I heard my neighbor telling his girlfriend, "fu*k you bi**h, ima kill you bi**h" ...the previous night, I witnessed a mother locking her kid outside at 830 PM and screaming maniacally at this 4 yr old with no regard of the noise and sound level of her freakishly annoying voice. Only good things are the distance to med center, and downtown, and maintenance. Otherwise the tenants "run this place". if this place doesn't pay attention to their tenants this place will definitely not be successful in the next 5 yrs.”

I would have to say they have done very well with keeping the complex a safe place. The maintaince crew maintins the complex very well as the pool is always clean, the apt hallways are always clean and there is harldly ever any litter on the apt grounds. My issue with the place would have to be the numerous sightings of roaches. In this particular building there seems to be a high population of them. No matter how clean we keep our apt we see the pest from the stairway, too the hallway and in the apt. My second issue with this complex is the way you have to enter into the building. You insert the key, turn the key and you have to pull the door open with a key. There is no door handle which I find odd. If they can get control of the pest issue, this could really be a great apartment complex.”

At first look (when you pass by) you may not feel it's secure or new but honestly best place for the price and locality hands down. Just off 610 E/W and very close to US-90 and Reliant (NRG) stadium. Kirby/Bufflalo spdwy is blocks away and with all the supermarkets, restaurants and strip malls around the locality is just perfect for anyone. Not to mention, the proximity to TMC. On metro route 14, 10 and 18, so no issues even if you don't own a car. With new security cameras (and gated keycode entry/exit + Exclusive resident key to enter building), they are probably very secure. My unit had no problems whatsoever, but it may vary. Bedbug was an issue, may be for a month and they disappeared with some treatment (specifically my neighbors also did treatment). @Roaches - We are to be blamed, as we encouraged them by leaving leftover food, otherwise nothing at all. Efficient and timely garbage disposal and ample parking space all year around. Common areas were ---- and span most of the days. Only minus (nothing is perfect) is crowd/Traffic jams during Rodeo months/events in stadium. Built in 1980, so the age shows up in exteriors. If you find a good owner and a good unit, don't hesitate at all.”

But honestly the place is being well maintain and you can see a lots of new works and remodeling being done around the property. I moved in here last year around OCT/NOV and had to pass a background check! I haven't had any problems at all since I moved in here! If you want to live in the loop you might want to take a look at this place!”

I will admit on certain individuals get live here back then, now they allow ---- to live on site. Within the last 7 years, the property has turned horrific. The property is super trashy a major clean up with the owners is needed the property has really went to the pits considering the area and this the worst looking property in the area. I'm afraid in 2 to 5 years this area will be totally ------. Its salvageable right now because you still have some owners who care about their property or investment but its not gonna last for long unfortunately! Its a shame I really love my unit unfortunately I hate my bldg the repairs are horrible we now have the worst maintenance crew ever. Yeah it may sound like this is not my favorite spot and will say its not......lets just say its very affordable for what I want to pay right now and very convenient for me.”

The landlord was nice but i should've been wary when she gave me a bottle of mace to carry with me (supposedly a "gift"). My 1 bdrm 1 bath was very spacious (approx over 800 sq feet). It had a huge walk-in closet, big bathroom with garden tub & large counter space, large linen closet (i used it to store my vast collection of school books & notebooks)& the kitchen had lots of storage and counter space. The view from the balcony was nothing to look at & i wish at times that i could put privacy covers but that wasn't allowed. Otherwise your view is the parking lot & traffic. the storage was a decent size and i loved having the washer & dryer connections. i only felt safe from the inside. from the looks of the hallways, the apartments look as if it may have been an old Holiday Inn. Every so often i would find someone's left over drugs (a joint or coke baggy) in the stairwells. the tenants weren't so great either. there's nothing wrong partying on your balcony on a weekday afternoon but please go throw up elsewhere other than over the balcony. one of the neighbors thought it was funny to unleash his pitbull and watch it dart & chase after my little dog around the court yard (and it was obvious from the start that my dog wasn't interested in associating with the other dog). on one late night, some drunken idiots thought it would be a good idea to break their empty glass bottles of 40 oz onto the entrance parking lot. The only time i felt safe was when rodeo came to town but beware of high traffic & the traffic during large events in the Reliant. It's too bad ------ people ruin this place”

The parking in great since since we have assigned parking . The grounds, and grass is well kept.Gate access is great gates are always working .. If the gates are broken they are repair within a few days. I have lived here on the property for two years. Now the negative: Since this year of 2009 .. There has been five cars broken into.. One of the resident was rob at gun point in the middle of the day . There is a serial raptist on the loose in this area . The manager is rude and un- professional .The building is falling apart and the car ports in some area are falling.. Which is quite dangeours to the resident and vehicle.. There is also a pumping problem in my building .. When it rains there is water in the hallway under the carpet.. My point is if you like to feel safe don't move here.. My lease is up the frist of the year I will be out of here.”
