Overflowing trash on weekends, dog waste accumulation throughout the grounds, and visible rodent activity are now commonplace. Hallways are marred by unfinished and recurring repairs that have persisted for months, and the trash chutes are consistently surrounded by unattended messes. These are not isolated incidents but systemic failures in upkeep and management. Photos available online do not capture the reality that residents face daily. Prospective tenants should not rely solely on what they see during a brief showing. If you are considering this property, I strongly urge you to: Request a guided walk of both buildings, not just select units. Inspect the dog waste stations, which are routinely overflowing, not as an anomaly but as a constant. Walk the hallways, where long-term repair issues remain unresolved. Examine the trash chutes, which regularly display neglect. The current conditions are so severe that multiple residents are moving out week after week, and we too will be departing soon. This rapid tenant turnover is not coincidental but reflective of a community that is no longer managed with care or accountability. We cannot in good faith recommend this property to anyone who has expressed interest in our unit. Until meaningful improvements are made, I advise others to explore alternative nearby options where management demonstrates a genuine commitment to residents’ well-being and property maintenance.”

The air conditioning did not work and I had to submit multiple requests for maintenance to address the issue. Maintenance did not fix the issue I submitted the initial request for. Often see roaches in the building and rats on the balcony. Maintenance used multiple of my personal things in my home, none of which addressed the actual issue. I would not recommend this apartment.”

You may feel dog urine odor at the hall front door because residents do not respect the community, and management can not do much. There is no care with landscaping either. Elevators are out of service frequently. Overall, this building needs a lot of improvement.”

Each looks me in the eye when speaking, this is noticeable :) and appreciated, Great Interpersonal Skills. Maintenance gentlemen are always nice, friendlt. Jaime and the gents are very smart, knowledgeable of problems and repairs (AC, plumbing etc) are made to fix/repair anything. I like they prioritize their work, great team work. Anna is so nice, smiling all the time, greets with a smile & asks how are you? She keeps the gym and other areas of the building so nice and clean. Maintenance works with what they have. Its the fault of Greystar Co., a company with Millions of dollars in US and Houston owned apartments, new and old. AC Units are Cheap Brands, Old and Outdated. Elevators are broken down for MONTHS at a time in both South & North Buildings; I've lived in both, HUGE INSULT& INCONVENOIENCE to residents paying K's of dollars for rent including Utilities. Trash chutes on each floor in South building have been out for approximately 2 months because the Compactor has been out of order; residents have to take trash to ground floor to empty in dumpsters by maintenance area. RealPage Program used for Increasing Rent, is Horribly so unfair. No fault of Office Staff, they are employed by Greystar, they don't make these decisions.”

I think I accidentally left my car unlocked. The next time I came to my car, I noticed that the following things were stolen from the car: portable battery jumper, tire inflator, >$50 car seat cushion, a phone charging cable & the coin purse that held a small amount of cash (about $20).”
