Also, very close to things to do like the zoo, large park, numerous museums and public transportation to access downtown in a few minutes and NRG stadium.”

Also, I hear every move from the family living above me, so it doesnt help that there are children and babies stomping around early in the morning and late at night, screaming, etc. I am not comfortable in my own space and I pay 2300 a month to live in a place where I cant sleep and my personal belongings are getting destroyed”

However, the security issues in the parking garage are deeply concerning. A neighboring complex hired security after their second car break-in. Here, they refuse to hire security, and state that they must increase rent if they do. So these break-ins will continue with no intervention, and all the other good things about this building will not be enough to keep me here unfortunately.”
“I absolutely love the Plaza community. I have lived here for multiple years and enjoy the location, amenities, and the staff. It is a very well-maintained property, and the maintenance team resolves most issues in less than 24 hours. However, I feel it is important to make others aware of a series of recent break-ins in the garage. The latest incident resulted in over 20 cars being damaged, and unfortunately, management has not yet taken concrete steps to prevent this. I have high hopes for the management team, but they need to take immediate action to resolve this security vulnerability.”

On the negative is the apartment noise level. Our upstairs neighbors are constantly bumping and stomping all day, night and early hours. Very irritating. The issue does not resolve with complaints to management. Would be great is there could be some type of soundproofing of the floors.”
— 1615 HERMANN DR · Houston“There have been multiple large-scale (20+ cars) car break-in incidents at our complex. Berkshire keeps suggesting they need "better cameras" but the cameras do not prevent or solve crime. This type of crime is usually not investigated nor is there really much that can be done legally. Also, the perpetrators typically cover their face anyway. The ONLY solution to prevent this is to hire a patrol officer. This will cost about $30/hr for 9 hours at night, which will cost 150 residents (a conservative estimate I believe) $55/month. However, Berkshire surely should cover part of this cost. If residents start paying an extra, lets say, $30/month, that could save more money than the cost of fixing these cars, the cleanup, and the stolen goods (guns, cash, etc) from resident's cars. It can also be an extra safety feature to keep women and people safe at night. This could be an excellent marketing point for the community as well. Please seriously consider this option rather than waisting our money on "better cameras"...”

The maintenance team will do their best to fix whichever incidents you have within your apartment. Over the last year I have seen none but respectful and cordial neighbors. However over the last months we had minor episodes of vandalism and fights which came as a surprise considering our great environment we had so far. Cleaning of the common areas like halls, grilling area and garages is average at maximum and I never used the grill due to its poor conditions. Gym is average/good. The mail room has lockers partnered with parcel pending but recently many misplacement of items are happening. I had a good experience so far but would not renew the leasing.”

That's very different here. When I was here for a viewing another tenant was shouting "we love it here". Now I know why. Even small things are being taken care of and rules are enforced to make this an enjoyable place for everybody. Bery grateful to have found this place!”

Security needs improvement; occasional car-related incidents (broken windows, stolen wheels) occur, and cameras are inadequate. Neighbors are generally respectful and quiet, with rare exceptions who disregard rules. Area is quiet on weekdays but noisy on weekends due to nearby park, party venue, and museums. Overall, living experience is very positive; we encourage courteous, respectful residents who follow rules.”

Are they response, do they care, are they kind, do they respond to maintenance requests in a reasonable time (they always do). The team members of the Plaza get an exalting yes! Second, location. The location is the best in Houston. Literally across the street from the Health Museum, Children's Museum, and my favorite?Hermann Park. Third, the pool (very clean and excellent), the free parking garage that includes free guest parking (roof top view dazzling), and the workout room are all beautiful. Fourth, fellow residents are friendly, respectful, and maintain a quiet and peaceful atmosphere. The residents are mothers, fathers, doctors, nurses, and other professionals. A good diverse group of people. If it's between saving a few hundred dollars on rent or choosing this place, pick this place. You'll gain more than you can possibly imagine.”

They unfortunatly did not have any for my move in day, but I was so impressed by the cleanliness and feel of the place in addition to being right across the street from Hermann Park, I am considering renting a 1x1 with a study. The model i looked at was spacious and the closet was huge. The assistant manager, Leslie showed me around and she was awesome. Answered all my questions and gave me info I did not know I needed. I will refer this place to anyone I know looking to move in the area.”

The location is the best possible for both young professionals as well as for families and older residents ( proximity of the downtown, Hermann park, Medical Center, universities, easy access to the highways, etc).The layouts of the apartments of any size are excellent, with maximum utilization of the available space and much better than in some newer buildings. The management and maintenance teams are outstanding, the building is very well kept and all requested services are timely and efficiently executed. Water damaged door molding was simply painted over instead of being replaced. Back door, and windows, leaked excessively during the last hurricane. The "dog park" is too small, and its' gates don't close securely. 4 times since I lived here multiple vehicles were broken into, or wheels were stolen, in the parking garage. There is excessive traffic noise in building 2 from Binz Street. Valet trash pickup occurs late at night and is very noisy.”

When security footage was requested from the leasing office, residents were told security cameras were not working.”
