“I am having a great and positive experience with the apartment comunity and the management. Especially, Josseline stands out for her warmth and welcoming nature—she is always helpful and ready to assist with a smile. Truly appreciate her support. The team always try to do fun things for the residents, like last week we had super fun playing Bingo and winning goodies ?? The maintenance team is always quick and ready to provide the solution which makes our experience even more pleasent. Special mention for Mr. Leo and Alex, they are really good and know their job.”

“I’ve been a resident here for six months, and I honestly cannot wait for my lease to end. The only redeeming thing about this complex is the concierge and maintenance staff — they’re professional and helpful, even though management clearly isn’t. I recently had an air quality test done in my apartment, and the results showed elevated mold levels. The test was done out of my own pocket because per the leasing office, "if I wish to conduct a mold test, I need to do so at my own expense." I immediately notified the leasing office and sent them the report, but no one has responded. I even left a voicemail with corporate and still haven’t heard back. Ignoring documented mold concerns is not only irresponsible — it’s a potential violation of local health and housing codes, which require landlords to maintain a safe and habitable living environment free of mold and air quality hazards. Meanwhile, the “short-term” renovations that were supposed to take just a few weeks have now dragged on for over six months, with zero transparency or updates. To make matters worse, the gym equipment is almost always broken, yet we’re still charged $50 every month in amenity fees for services that are barely usable. Between the ignored health concerns, ongoing construction, and broken amenities, this property feels completely mismanaged. Until corporate takes responsibility and fixes these issues, I would strongly advise anyone considering moving here to look elsewhere.”

From the very beginning, the process was smooth, stress-free, and welcoming” largely thanks to the incredible leasing agent, Rosalyn Valeriano. Rosalyn truly went above and beyond to make my move-in experience seamless. She was professional, patient, and attentive to every detail. She answered all of my questions thoroughly, kept me updated throughout the application process, and made sure I felt comfortable and informed before signing my lease. “Camden Downtown has an incredible staff and facility. Staff was available to help us through leasing, the concierge was super accommodating and when we had a change in life plans, they had a 30 day satisfaction guarantee! I am sad to say we are not living there now bc we would have absolutely loved it. Even with an early move out (and no penalty), they treated us like valued tenants with no lapse in service, incredible place, genuine thanks. If life takes us in this direction again, will be reaching out to Camden as my wife loved it also.”

Camden was willing to accommodate my needs and the team involved in the entire process, from selecting specifications, scheduling the work, demo, installation, professional cleaning, and check-in, I felt respected and cared about throughout the entire process.”

“Deciding where to live can be a daunting decision, but Camden has helped make it easy particularly Alejandro who offers first-class assistance and support from the first visit to the day you arrive and of course the experience of living here. Fully recommended!!!!!”

“The exterior of Camden Highland Village is impressive, and the surrounding neighborhood is quiet and pleasant. Some of the amenities within the building are also appealing. However, beyond these points, my experience has been far from satisfactory. Let’s start with the leasing office. They’re very helpful during the move-in process, but once you’re settled, it feels like you're forgotten. Communication becomes a challenge, and it's difficult to reach anyone for assistance. This was my first major red flag. As for the concierge service, some staff members are friendly, but overall, they could show more genuine care and attentiveness. Now, about the "technology." The complex uses the Chirp app for nearly everything, and it’s incredibly frustrating. The Terrace building still uses key fobs, but for everyone else, the app is unreliable. If not for the option to use a pin to access units, the app would be an absolute headache, with frequent connection issues and delays. Regarding the building itself, the insulation and foundation are disappointing, especially considering the rent prices. I can hear every conversation, sneeze, cough, and toilet flush from neighboring apartments. Despite reading reviews before moving in, I didn’t expect it to be as bad as others described. The insulation is poor at best, and it feels like the apartment’s exterior is designed to resemble something upscale, but the interior quality falls far short. The noise issues make it feel more like a low-budget apartment complex than what was promised. To make matters worse, security feels lacking. Within my first two weeks, I received notifications about a forced break-in, which raises serious concerns. Guests are required to check in with the concierge and use key fobs to access the building, yet security seems to be inadequate. In conclusion, I’m extremely disappointed with Camden Highland Village. The amenities may be its only redeeming feature, but the poor communication, lack of insulation, unreliable technology, and security issues make it not worth the price. I truly regret choosing this place and wish I had looked elsewhere.”

She was really amiable and had extensive knowledge of the property and its numerous amenities. Without a doubt, Tonia succeeded in finding me the ideal place to live. My apartment was prepared, spotless, and even had a tiny basket including small necessities like trash bags, soap, and a sponge. I'm overjoyed that I signed a lease here, but even more so that Tonia served as my leasing agent. She exceeds expectations.”

“The maintenance team at Camden highland Village is always outstanding! I put in a request late last evening, because my tub was draining very slowly and because of a foul smell in the bathroom. Gerardo waited for me to come back home from work and took care of everything in minutes! he even went ahead and did the air filter drained the AC line and replaced the battery of my door lock while I was here since they are scheduled to do so next week but I have dogs and it’s always difficult for me to schedule with work. It out of the thank you so much ! You are absolutely amazing.”

Marissa, Kat, Tisha and Cherie have always been professional, friendly and attentive, even after I signed the lease. If they didn't know the answer to a question, they got back to me after researching. Mary, Jose and the maintenance team immediately respond to requests, usually the same day. No complex is perfect. The positives outweigh the negatives.”

Then I was taken back to speak to Tisha Mendez who made time for me despite having a busy schedule with clients she was waiting on. I just loved her bright personality! She provided me with information and I was able to tour the property. The location is extremely convenient. The amenities are plentiful and clean (now that I’ve lived here, I see them clean daily!) and are always available when I need them. I feel extremely secure in the building and everyone is very friendly. Tisha and Ana (Ana is in my building) have also been extremely helpful with any additional questions I may have and I believe this location is absolutely perfect for my husband and I as we transition back to apartment living while selling our home. I’ve always loved Camden prior to being a home owner and coming back here reminded me why I love them so much! The property is outstanding and the people are amazing. The Management Team has treated me like family ever since my first tour of the property, and they do not waste any time when resolving concerns that have come up in this past year. The site-wide amenities are always well-maintained and truly leave nothing more to be desired for the residents. “For at least 4 of the now 6 months we have lived here there can been another resident who throws dog poop onto the sidewalk from thei balcony, this happens at least every couple weeks or more. I talked to a manager and they act like they will take care of it, but days later nothing changes. Called corporate and a different property manager called and again assured me it would be addressed. Days later more poop Looks like they may have cleaned the area once and then the following week, more poop. I’m embarrassed for Camden. What would be a beautiful property is not taken care of. Tried to call today and was in a queue for 10minutes before I gave up. Can’t wait till my lease is up. Be aware before you move here. I would not recommend this place.”

“High rent, lowest grade appliances, grounds not kept up, crime increasing esp car break ins, staff only wants to raise rent and not help. This is not “luxury” living, property has gone down since Camden bought the property.”

“I moved in January of 2021. I noticed the great difference of care and compassion that the staff showed their residents immediately. I had all of my paperwork signed and ready to go before I moved in so that all I had to do is get my keys when it was time to move in. The apartments are spacious with updated appliances, cabinets and hardwood floors. There are spacious closets and a big garden tub for people who like to take long baths. I had a situation where my granddaughter had to come stay with me and I needed to transfer to a bigger apartment. The staff worked very closely with me to get me transferred out of my old apartment and into my new apartment with ease and with the least expense possible. The community is very quiet and all of the residents respect the rules and each other. The residents are friendly and the community is well kept. If you do have a maintenance request, it is handled in hours, not days. And the staff is so nice. Sometimes they call just to ask how things are going. I really am happy here.”

“Property manager is rude and doesn’t know or care about customer service. Everything is nice on the surface, but the actual place is put together cheaply. Floors shifted and had wide gaps. Appliances malfunctioned constantly. Maintenance staff tries hard, but the management didn’t care to actually fix any of the issues. They don’t enforce parking rules nor do they enforce the no smoking policy. It constantly reeks of marijuana in the building. Security is lax and the residents don’t respect the common areas. If you want to live in what looks like a college party house, this is your place. But it’s not luxury living by any means, even though they charge luxury prices.”

I smile every morning at the adorable pets I meet as I walk through my building. The staff is wonderful. Our maintenance team is hard working and handles any issues efficiently. Every concierge makes the extra effort to know me and anticipate my needs in advance. The valet staff is friendly and eager to help. Management, leasing and events work hard to solve problems, create fun and unique experiences to make this an extra special community. “For those that skim reviews: -Building is brand new (I think in Feb. 2020). The building is understated and beautiful. -Amenities (pool/gym/media rooms) have a very high level of quality. -Apartments are beautiful including kitchens that have awesome gas commercial stove tops if you love to cook. -After Move-in Care and attention from staff: A+ After care service, which, in my case if you move a lot makes all the difference. The apartment is beautiful. I chose one of the largest 2 bedrooms corner apartments and it really doesn't disappoint. With ceiling to floor windows that drape around the entire main room space letting in all the natural light is pretty amazing. Two large bedrooms with ample closet space and wood floors throughout are great. My experience with the staff, (if you have time): Excellent The first point of contact was Christina Orta who hand-held me the entire apartment selection process during a time-sensitive international move with a lot of factors and deadlines to consider and she did it in record time. Both Christina and Ebun Barker (Assistant Manager) and the rest of the staff have held this level of professionalism and attention to detail even after my move, which is a strong factor when considering apartment communities. I move frequently for my job and its common that after move-in, you don't get the same level of treatment as you do when you are a prospective mover. However, with the Camden Downtown staff this has not been the case. They have created a nice ambiance and for a tenant, and you feel 'taken care of'. Christina, Ebun Barker (assistant manager) and the rest of the staff have provided a warm welcome and I'm very very satisfied that I chose Camden Downtown. There are a lot of nice new apartment communities downtown Houston and Camden is a real gem with great apartments and facilities, however, what helps differentiate them in my experience in moving so often, is the people and staff who you interact with daily. The extra level of after move-in care has been a real refreshing surprise. The building, the apartment and the community amenities are very nice but the people working here make the difference.”

“I toured this new downtown community because downtown living appeals to me as an interesting change. I also visited several other new downtown apartments. This one was definitely the prettiest. Great location near Toyota Center and the GRB. The leasing staff did an excellent job of giving me a great tour experience even during a pandemic. I look forward to being able to walk to the Toyota and Minute Maid, and to the restaurants. Also, being near Discovery Green is a plus. Looking forward to moving in.”

The city has made Downtown into such a cool place to live with all the restaurants and attractions nearby, I decided I wanted to be in the center of it all. I toured most of the apartments in the area and thought Camden Downtown was the best of the options-cool building, great amenities. What sealed it for me was the office staff who are so nice and accommodating, they make me feel like a VIP every time I see them.”

“Marcelle Marks 2 minutes ago I moved in to the Camden Royal Oaks this year. My first impression of the complex was how sincerely kind the staff in the office were to me. They not only took me on a tour they told me all about the extra activities the complex has at no charge. After I moved in the people living at the complex all residents said hello to me or waved. I really feel better here than when I was living at my house.The maintenance gentlemen keep the complex so clean and if I should have a problem in my home they are there for all of us 24/7.”

I didn't even think twice about signing because if i can live in a place where I'm treated with respect and literally like Family...then what else do i need?? She worked with me for 2.5 hours to finalize on a floor plan and apartment, and stayed till 7:30pm (2 hours past closing) on signing the lease. On the day I moved in, --------- & the staff also made sure my apartment was cleaned to my expectations which I appreciated! ---- contacted me every day leading up to my move-in date to make sure all my needs were met and issues resolved prior to moving in. The fact that the ---- & the staff went out of their way to reach out after I had moved in to make sure I was doing well shows their individual characters as well as their dedication to the job. It's a good feeling to know that the staff truly cares for its residents and goes out of their way to make things right if its not.”

“My husband and I downsized from a house to an apartment and the transition was a little difficult for us but the staff at Camden Whispering worked with us and made us feel at home. Anytime we need something fixed, the maintenance has been great about the completing it promptly. I love that we can pay rent online and it doesn't matter if we pay in advance. We had a little issue with a missing package but the staff worked with me in figuring out how to get my package redelivered. I would recommend this complex to my friends and family. They treat their residents as family and we love it!”

“I am not a person to write reviews but Camden deserves one because I love this community. I lived there for almost two years until I moved into my own house in a different area and I never had any problems. Everyone at the leasing office is always polite, welcoming and willing to help, and they make you feel comfortable and safe in the community. Oscar and Mauvi in the management area; and Heather and Garret in the leasing area were always very attentive to my needs and requests. The team is amazing and their amenities are even better! They offer a beautiful business center, a fitness area, a swimming pool with deck, and a pool/kitchen common area that opens when the leasing office is open. Their cleanliness is exceptional as well. I am glad I was able to get my own place, but Camden will always have a place in my heart because they gave me a place that I could call home in the meantime.”

“Love the property, how it's designed. But I have had Management issue since the third week I moved in. But lately the property has gotten a new Manager and the assistant manager was moved to a new location. They were the two main problems. Hopefully the new Manager will be concerned about the property more than draining every penny out of the residents. Time will tell. But as far as office personnel Brandy does a great job helping the residents.”

“I was a resident at apt 10303. Here s my experience similar to the ones they have been residency at camden whispering oaks. Your real nightmare would begin right at the time of move out even tough you would face some other minor non sense conflicts made by management. Want to jump the most possible nightmare of yours if you prefer to live in this complex. Right at the time of move out, even tough they automatically charge $100 cleaning fee, they will charge as much as they can like around $50 along with carpet change, painting etc. without any exception. They expect their place back once you move out newer than you moved initially. Everthing has normal wear/tear and this mgmt has no "normal wear/tear" in their dictionary. (By the way i dont even wear my shoes inside the place i live in and ask for to take off from my guests)... Imagine and i let you decide on this. These below reasons would be solely  enough for you not to sign the contract and stay away from this property. The hospital across the street is going to be your real nightmare since ambulances in and out of the hospital any time of the day/night... You would start feeling lack of sleep at work because load sired ambulances disturb you while you re trying to sleep at nights, by the way, plus helicopter ambulances hover with eartquake shakey noise before landing to the hostital. So choice is of course yours but i would definetely not recommend any friends and stay away from this place since there are bunch of apt complexes newly built around the neighborhood definetely fit your budget better than camden whispering oaks because their rent is as high as newly built same sq feet apartment. There have been lot of robberies lately and management started to put cameras all over the complex specially back side (kirkwood st.) Always some kind of incident happens at mid of the nights, and Police is called to the complex which it s not safe looking when you see the police almost every night.”

“I just moved into Camden Stonebridge earlier this month and I have thoroughly enjoyed my stay so far. The apartments are clean and spacious, and I have not had any issues up to this point. I would definitely recommend this complex to a friend. Noise: Since Camden Stonebridge is a smaller community, I have not experienced any noise issues. My unit is near the front gate, and I haven't noticed cars entering and leaving, so the units must me fairly sound-proofed. Grounds: Throughout my stay, the grounds have been well kept. I have yet to see trash around the complex or in the parking areas. Safety: No issues here. I feel 100% safe at Camden Stonebridge. Neighborhood: There are many neighboring apartment complexes, but it seems like Camden Stonebridge is located in a nice neighborhood. I work in the Westchase District and it takes me no more than 5 minutes to get to and from work. At times, traffic on Richmond can make it difficult to turn left out of the complex. Maintenance: I haven't had to request maintenance up to this point, but all of the maintenance guys have been very nice when I've interacted with them outside of my unit. Staff: The staff members have been very helpful throughout the leasing process and since I moved in. During the leasing process, Cynthia helped me a ton and she continued to follow up with me to make sure I have a great stay here at Camden Stonebridge.”

Heather, Kristina, and all of the leasing consultants gave me multiple apartment and rate options that fit within my budget. The entire complex is very quiet and peaceful. I have lived at Whispering Oaks over a year and have yet to experience one bad disturbance. I receive weekly updates on community events hosted on site and any maintenance services that will be conducted. One of my favorite perks about Whispering Oaks are the Food Trucks that arrive on site to serve our community. The complex is also near great grocery stores, restaurants, and some beautiful neighborhoods which adds to your positive living experience. Along with the leasing consultants, the maintenance staff does a great job sanitizing and beautifying the complex. Very friendly people all around. Proud resident of Camden Whispering Oaks!”

“I lived at Camden Whisper Oaks for two years. I enjoyed every minute of my time spent there. The staff is beyond courteous, Christina Sumrall is especially helpful and does everything in her ability to make sure you have a great place to live. I felt the complex was very safe. I also appreciate how quiet the complex stays, I was never woke up by any noise from tenants. If I ever had any problems, which were very minor, the maintenance staff was Johnny on the spot.”

“I lived at Camden in 2012-14 and i absolutely loved the staff and community. After living here the past year and half, i have had so many problems with my apartment and staff. The maintenance is great, they're quick and fast. However, my apartment was full of roaches in the kitchen, never fixed it. I had fruit flies coming from i dont know where, never fixed it. Tried, but they still came back. I paid pet rent for 2 dogs and they still took most of my deposit when i moved out because of some bull ish fee for pet treatment, which i dont get why the f they charge you pet rent if you still get charged at the end. Also, management is so clueless and unprofessional. Some of the staff is rude, but Mauve is really nice and helpful. She would be the only one i recommend, or Heather. But when i first lived here in 2012 with my bf, it was perfect! Now, the management is just making everyone want to live somewhere else. No wonder half the damn place is empty because of all the move outs. Lets not forget that if you run a history on how many robberies they have had there, its insane. If it wasnt for my apartment being broken into and me making a HUGE deal about it, they wouldve never put in the camera towards the back. Which, DOES NOT even help see the back of the apartments which is where most robberies have occurred. I made a huge deal because the safety of the people in the community is IMPORTANT! And if we are paying so much for a damn apartment, then why cant you get cameras throughout THE ENTIRE damn community! It ridiculous. If you ever need assistance about a problem, contact Corporate, dont bother with the staff. Because they say they will do it and hardly EVER do it.”

“Met some new neighbor when we move here, and become good friends . Love it at first but then it slowly has a lot of failure in the management department. Such as no drinking in the pool, friends that was here b4 said they never had a complaint about it b4. Things has change a lot that what one of my neighbor said. No staying late. Pool closing time is getting earlier and earlier. Some time I could here ppl swimming late like around 2am but I got complaint n got kick out at 10ish. One of my good friend move here with his family live under us, they had to move out in only less than 1 year. Due to stupid complaints. Such as they throw to much party at the pool or have too many friends over. The management said only 1 to 3 friends can be invited by each resident. When we told them there two residents is here in the party so each resident can invite their friends right so that why we have a big group. Then the management said still it you big of a group for one party. Then I said just think as it two different group then. But still they said no. Another things is that when I ran out of cup bc the kids keep on throwing their cup n getting new one so Therefor, I ran out so I went to the office to get some cup and the next day I got some one came to tell me no to take more than 3 cups.. Like really. It is not like I do that all the time. Sorry I gotta say this place has no hospitality. Seem like they don't want to keep their resident to stay longer I guess. There more n I can go on and on. But from all this you can tell what I'm trying to say about this place.”

I visited a friend who lives at Camden Royal Oaks, and I liked what I saw and chose to rent a two bedroom/two bath apartment. The facility is very pleasant with courtyards and gardens that are well maintained. The club houses are well maintained. The staff from top to bottom is very courteous and helpful. Maintenance requests have been dealt with promptly. The many activities provide socialization. There is a fitness center and a heated swimming pool. It is a good solution to my housing needs.”

The common grounds are so beautiful. The staff is friendly and helpful. Maintenance is prompt and efficient. Activities are geared to senior fitness and enjoyment. We've been here almost 4 years and have just renewed our lease. It is like living in a vacation resort but you have all your belongings with you. We have found living in a community with people like ourselves is very rewarding. We have found friends and love. It is a gated complex and I feel totally safe, no matter what time I venture out. “We have lived here at Camden Royal Oaks for 31 months now, just recently signed up for another 15 months and I can't think of a better place for us. The resident staff is always available and always helpful, without fail. Our maintenance staff is the best, recently our dishwasher went out completely, they ordered a new one and within 10 days it was received and installed by Hazael and Santos, who, as usual, were great. Of course, this has always been the case with both the maintenance staff and the office staff. The residents here are always friendly and helpful in any way they can be. Can't think of anything more we would need than what we have. A great place to live!”

“First off this is not a true 55+ complex! Only one person has to be 55 they can have children as young as 18 living there also! And I have seen many younger Adults or should I say Kids? living here since 2012 Which was not fully explained to me when I moved in. I have of recent found this out and I am not happy! I didnt move in here to have to deal with young children running around. When I have brought up issues I have at times been treated and spoken to as if I were a child. The person above me has been noisy ever since they moved in with young kids running jumping ect til late hours. At one time when I complained at after midnight there were over 7 young people up there with several babies also. And the Cockroaches ever since the person moved in above they appear on a regular basis. They even swept them off the porch down to my Patio. As of last weekend they were bounching a ball on the floor and running ect. I reported this and my response from the office was I was complaining to much? Bounching of a ball on the floor above me shouldnt bother me? I had my truck broken into and things stolen. I didnt get much of a response from the management . It is a nice place but when I moved in I was never told young kids could live here in fact the opposite.”

“I am a home healthcare provider for one of the residents. In my many years of experience going to different client's facilities or residences whether it be a gated posh residential country club, retirement community, nursing home facility, gated apartments/ town homes, residential subdivision, etc. this is the ONLY place where if you are not zone of their residents and you are a guest or just visiting, this place is NOT visitor friendly. They will tow your vehicle in less than an hour and you don't even know what hits you. They won't even give you any fair warnings that you are on a towing zone area. They Do Not have all the towing signs displayed on all their towing zone area where a visitor or guest will be warned. They have all these numerous parking spaces that have no towing signs and they assume that the visitors/ guests would know the rules provided to their residents and that the residents should be the one to inform their visitors, caregivers, housekeepers' relatives, friends, etc where they can park. You would think an apartment like this could afford to put signs in their towing zone areas to warn guests and visitors. I am guessing that to visit someone in their complex they expect you to guess where to park first and once you reach the person you are visiting he or she will tell you then where you can park so you can go back to the parking lot and move your car so it will not be towed (IF they haven't called someone to tow your vehicle yet) since there were no towing signs in a lot of their parking areas where guests couldn't park. For a person just trying to make a living, trying to take care of someone, being towed without warning is like getting robbed especially when you were gone less than an hour (this seems worse than parking in downtown Houston where at least in downtown you would see the signs). This is like setting speed traps for unsuspecting guests. I don't think I would highly recommend this place to my family or co workers who would want to find an apartment and prefers to be frequented or visited by friends.”

“Went to visit a resident. I parked in a space that had no reserved sign or painted curb indicating a reserved spot. Came back 30 minutes later and my truck was towed. This experience cost me $250 and lost and about 3 hours. I could not imagine the management towing elderly residents and family members cars. Poor communications as to where to park and not park. Based on my experience with the management, I would not allow my parents or even my dog to live in this complex. I spoke to several residents who have complained about the towing at this complex. It appears to me that the management cares more about towing cars and the associated compensation than their tenants. Really disappointed in Camden Properties!”
