“Unfair Towing Incidents - Urgent Attention Needed Dear Bateswood Manor Workers, I hope this message reaches you with an understanding of the frustration and disappointment we are currently experiencing as long-term residents of [Apartment Complex Name]. Having lived here for over 17 years, we have never encountered such distressing situations. On Friday, January 5th, my brother's car was inexplicably towed, and despite promptly settling the matter, we faced a recurrence on Wednesday, January 10th, when my mother's car was towed from her designated covered parking spot. Notably, her vehicle is fully compliant with all registration, insurance, and licensing requirements. The involvement of LC Towing, particularly the incident with the driver Bryan Miller (TDLR #15759), has left us bewildered. It appears that these actions are arbitrary and lack consistency, as we have observed other vehicles in the parking lot without proper documentation remaining untouched. While we appreciate the refund for the erroneous towing incidents, the lack of uniformity in enforcing parking regulations raises concerns. We have photographic evidence with dates clearly indicating the disparate treatment of vehicles. They changed water companies without letting anyone know and it increased rent by more than $50 on a one-bedroom, now they want to charge for parking that used to be free. Crime is increasing. It takes weeks to get work orders done and you have to ask multiple times. Half the washers and dryers don't work. These people are borderline criminals. They just don't care!”

There was a leak at the patio door in the living room in early July of this year. They got it "fixed" about two weeks later. What comes after a leak for two weeks? Mold started forming where the leak was. It got so bad to the point I couldn't be in living room where the mold was because I was coughing up brown stuff. Btw it STILL leaks when it rains. It took them ANOTHER week to come out to confirm there's mold and then ANOTHER week for some to remove all the mold. It rained a couple of days ago and of course the leak is back again. So now the the cycle is starting all over again. Don't move over to these horrible apartments management haven't done anything about the mold problem. As a matter of fact I'm sitting here waiting for them to come to the apartment clean out a/c air ducts because they told me the maintenance people will be here this morning. It's now about 2pm and when we called around 11 to check on them, they said they would have to call us back.”

Initially, I thought that it was possibly a hiccup in protocol. Then I was told that management changed and I was hopeful that things would be better. Well....surprise! New manager, same old problems. Let me give you a brief list of the things that I have experienced since I moved in: a lack of adequate parking, my HVAC has broken no less than 3-4 times, my water has been shut off without warning, my bathtub ran water for over 8 hours after no one responded to the work request and in the dead of winter, the hot water was out for over three days. This is absolutely unacceptable. I completely intend to seek legal remedy as I am absolutely sure that my lease has been breached on their end. I wouldn’t recommend this complex as a dog kennel let alone an apartment complex. Sheng Raamco should be ashamed have this property in their portfolio. If you are seeking living accommodations, make this an absolute last resort. You’d be better off in an extended stay hotel until a better property becomes available. The only upside is that the reception staff is pleasant and until now they are the only reason that I have not made this post.”

She is very through with her leasig methods so, expect her to be on top of all the paperwork on your behalf. Which is definitely great for anyone who has a lot on their plate. Overall, these apartments are very clean. The space is a definite to plus! The price is exceptionally great for the amount of space given. I highly recommended these apartments to anyone looking to save some $ and gain some extra space. I decided to live here temporarily until I buy a house next year. I am very happy that I picked this property. Don't let the outside fool you! The inside is newly renovated. The leasing agents make a point to coordinate with the maintenance personnel to ensure all residents are happy! Very satisfied with my move-in so far.”

The expected move in date was pushed back by 01 week due to the negligence on proper resident notification regarding the policy of renters/other vital documents needed to complete move in! I own a business and I understand the need for proper documentation - however, to push back move in date in order to obtain the documents is horrific. I have lived in luxury apartments all my life and never have I experienced a complex who rather loose a potential leasing resident over documentation that can be well obtained in the proceeding days. I have experienced many challenges with the attempt to move in to this complex. It will seem that moving into another more suitable property is my best option. I rather wait a bit longer and pay a bit more to get what my family deserves. Customer service at bateswood is a underscore negative! In other words, if you are looking for a smooth move in process. do NOT pick bateswood. The reviews are on point. I am usually not one to review however, I have NEVER experienced this kind of delayed approach until attempting to move in to bateswood. Which, now I am relinquishing my position to move in and will be moving into another property with immediate move in capabilities.”

They took to long to fix issues, when going to the office to speak to a manager I could see the manager on the computer but would not get up from the computer to speak to us, and this happened more than 2 times. When we moved out, we were supposed to get our deposit and we got it after more than a month but it was not the whole deposit. And when I went to ask about this, well, again the manager would not speak to me when she was right there in the office and said she will call back later. Still waiting...”

People leave trash everywhere. Lots of roaches and they are hesitant to spray total buildings, only your apt if u ask I had a hoarder in my unit who unfortunately passed away, unleashing a flurry of clean-up, and a flurry of roaches spreading to other apts (mainly mine) convenient neighborhood but not worth it....”

When we first moved in we were told three different amount for our dog. We ended up paying a $600 pet deposit, and we were quoted $200, $250, and $300. At move in, we didn't have a choice but to pay it. The front office people all go to lunch at the same time or they're out on the property at the same time, I've had to sit and wait for them to come back for over two hours several times (one time they said they were at Taco Bell and did not apologize). There's large groups of people waiting for the staff to come back. If you leave a message with the answering service, they will not call you back. The lady with the ------------- is one of the rudest ladies I've ever encountered at an apartment complex. When you walk into the apartment and go straight, she has the desk on the left. She's the lady who lied about the pet deposit. She's just terrible. Our bathroom tub leaked downstairs every time we showered, and it took 3 months to get it fixed after several requests. We could not use the shower at this time. Our stairs from to the second floor started falling off. It took 5 months to get fixed. Our apartment flooded every time it rained from both doors. The doors started to sag, and the locks didn't work. It took 5 months to get fixed and continuous follow up to get it fixed. The power and A/C will go out every other day in the summer. While sitting and waiting for the office staff, all of the neighbors say this is a common thing here. The maintenance crews are continuously fixing A/C units. They do not have time to fix anything else. The second floor of the townhouse is impossible to keep cool. We had the A/C on 68, and it would stay super hot up there. We started sleeping in the living room during the summer months. We had a car window broken about three weeks after moving in. The two swimming pools at Regents Walk never opened up this summer. There's one main pool for all three complexes, and it's filled with trash people. The gym has been closed at these complexes since I moved in, too. The trash is constantly overflowing, and it smells super gross. Our toilet takes 4-5 flushes to get anything down in both toilets. The water from the facets is often yellow. The neighbors in the townhouse are not too bad (some are bad), but the two sister complexes have gangs and trash people. It's like walking in a 3rd world country, and we just had a break in by a 22-year-old. The cops had to shoot the kid, because they didn't catch him the first time and tried to break into the same apartment right after they left. These young adults are in gangs and walk through the park next to us to sell drugs. I was walking through the park one day, and they threw fire crackers at me while yelling "come here b****." They live in units right by the leasing office, I saw them as I walked to the park. We've had issues with the breaker box. It's smelled like burning wires several times, and the maintenace crew told us not to touch it ourselves for safety reasons. They never replaced the box. We cannot keep a light bulb good for more than a month, because there's weird power surges. It's just been bad. It's not worth the money you save and lately the people are getting worse in the apartments. We've had a guy walking up and down the parking area screaming on top of his lungs for several nights in a row into his phone. He was screaming all sorts of curse words, and there's a lot of kids here. The kids are sweet, but there's a ton of them everywhere. They knock on your door and run away in the summer which makes my dog so mad. It's hard to get her to stop barking after they do that... Please do yourself a favor and don't move here. Oh, the Kroger and other places near by are staffed by the crappy people who live here and can walk to work. It's frustrating.”

The appliances need to be updated for the price you pay here for rent. The pools are nice one was recently updated. They would be nicer if people would control their kids. One would think the kids would be a little more controlled with 3 nearby parks. As far as management goes they seem to never answer the phone. You call and the answering service says they are out on property, funny thing, they arent on property, you only see maintenance out and about. You go in the office and they are sitting around chit chatting with each other, laughing, using off color language(Malaka), Farrah is usually in the back but if she is in the front you can get help. Iris tries to help but mostly doesnt have any answers. Christina is very helpful and polite. You can always go to her and get assistance. The grounds need to be picked up consistantly, people seem to throw their trash around like its nothing. Sometimes the porter picks up and sometimes he doesnt. The mail area especially. The walls are thin and you can hear your neighbors. The manager rarely comes out of his office when people are in there. The laundry facilities need updating. There is quite a bit of updating needed to make the complex in line with the area, the fitness center is a joke, most complexes in the area have a better one and offer a business center too.”

I recommend that be fore you move in that you get an inspector out to look at the apartment itself. The Air Conditioner in most of the units is about 30 years old. It is either down with no air or heat, or it leaks as if it is raining. It will do damage to your bathroom and can pretty much bet that there will be damage to the bathroom ceiling, counter top and cabinet shell as well as mold behind the cabinet shell. Water pressure is less them minimal, more like a trickle. I would also recommend a water filter. Some Refrigerators have a shelf in the freezer some don't. Also, even if you complete the "Inventory and Condition form" after you first move in and state any repairs/malfunctions they won't even start barely an attempt to fix until you been there a month or later. Even when you send a Legal Written Notice. Also beware of the fees. There advertisement states $200 deposit but they will come back and say it is $350, then a $200 pet deposit with a $300 pet fee. They advertise in that Water, Trash removal is free but they will send you a bill for it. The only good thing about it is that the apartment units are a good size and the area is nice. Overall, I recommend that you think twice before renting. Also, per the City of Houston they have had issues with this complex and the management company Raamco.”

The office doesn't care . Whenever there is something wrong the office tries to fix it but but they always do it wrong. For example today 6/8/15 the manager in a very rude way with no professional work ethic With a very disgusting language he answered me that if the bathroom falls to the first floor the insurance will take care of it. I think he is not capable of having his position as a manager . 2 years ago these apts were very calm but now there is gangs and they broke in my friends car I don't recommend this place to anybody”

The staff that I have encountered haven't shown themselves to be rude for now. However, the manager seems stand offish and secluded behind his four walls he calls an office. He has never stepped out to greet anyone that I have witnessed. The apartments I am living in could stand to be updated. I would suggest they knock them down and rebuild. I noticed during my intial move in the walk through of my apartment was completed like a patch job such as the doors and cabinets in the kitchen and restrooms. There is a serious foundation problem here that needs immedate attention. I would have to pull with both hands to open my front door. If you ever need any kind of manteneice done, don't expect it to be completed right away. The response takes a little over a month no matter how many request you fill out. ROACHES are a serious issue here and it doesn't matter how clean you keep your apartment, they find there way in and I blame the foundation. By spraying every night I am seeing them less than before and if I do see them some are alive and most are dead. The surrounding schools are great for your kids. The pricing for the apartments are very reasonable. If you want to stay anywhere near the schools these apartments are the most decent in pricing for a 2bd 2ba and up. The prices are ranging between $770 - $900 depending on what they have available. AT&T U-VERSE, DISH, DIRECT TV & now XFINITY COMCAST as of May 2015 all serve this area. Bateswood Manor has the most up to date furnishing and fixtures for a decent apartment for the price. Every other apartment complex they service are a bit outdated. I hope this helped someone looking to lease here.”

I'm being brutally honest about this apartment community. Leasing Office Personnel: The NEW manager is a coward! He will not show his face to his tenants. You can only speak with him through his office workers. I have been a loyal tenant making timely payments for what is now going to be 5 years. My contract renewal included a $35 increase, plus we now will be paying water and sewer utilities. I went in to request a better deal on my contract upon renewal, and the ------- would not even talk to me, even though we were in the same room and I could see him though the glass window. He sent his leasing agent out with an offer that was an insult to my loyalty in this community. This jerk presented me with a $2 discount off my lease renewal if I signed an 18-month contract. What a slap in the face!! How about that for customer service?? STAFF: The apples don't fall far from the tree, because the new manager has trained the new personnel to be the same way. POOR CUSTOMER SERVICE TREATMENT. Don't even make an attempt to request maintenance. It will NEVER happen on the first request, or the second, or third. You literally have to wait there in the office until someone decides that they have seen your face too many times before anything actually gets done. So, again, whoever wrote these reviews with more than 2 stars for maintenance and office personnel, MUST work in leasing office. (Hmmm) I only ask that I get what I am paying for, or at least be entertained by a timely attempt. GROUNDS AND COMMUNITY: This is a nice community and a great location. There are great schools all around, there is a community center and park that is ideal for young children living here. The problem is, the past few years the leasing office has allowed anybody to move in. This has cause a declined in the property upkeep. I think if there is better screening of the tenants coming in, the property can continue to be nice (or at least decent) for THOSE THAT DO CARE about the community.”

I should've known that this place was terrible because the first day we even moved in, our townhouse was not ready to even move in to and they failed to call us to even let us know, so we show up basically without a townhouse ready. Luckily- they did have a spare place available and ever since then I have been living in it. The management here is terrible. I feel like all the maintenance workers really do is just ride around in the golf carts and smoke cigarettes and take up parking spaces needed for the residents. The neighborhood has slowly been declining and i actually fear for my car to be left out in the streets at night. The management doesn't care for the residents, they only care about whether or not the rent gets paid on time. They will yell at you and make you feel like an idiot for asking for a simple request. I could go on and on about how terrible this place is, but i won't. All i will say is that if you are looking for a place to live, this place is not the place. Turn around and run far away from it because they will make you think that this is a great place but trust me IT IS FAR FROM IT. MANAGEMENT IS UNPROFESSIONAL, MAINTENENCE DOESNT FIX ANYTHING AND ITS FILLED WITH TROUBLE MAKING KIDS. Please look somewhere else when trying to find a place to live.”

Not too happy about the pool for our property being shut down but they did manage to refurb the one at Countrywood. It was shut down for 7 years I was told. I actually like that one better its quiet clean and open area. They also finally upgraded the laundry areas with new washers and dryers. I will be renewing in October for another year. Hope the improvements keep happening. Last but not least they got new pool furniture. Well hopefully it stays nice and all the hood rat bratty kids dont destroy it.”

The first time 2 years ago they let anybody to live there, so there were people outside most of the day doing nothing, and one day when I was trying to park in one of the spots, there was a guy, who just had shot somebody, and was trying to steal my car and run away, he did point me with the gun, but I could leave the please, he did follow me, and thanks God nothing happend to me, It was like 3 hour of CAOS, nobody could live their apartments because the police was looking for this guy, at the end, the police did not catch him and the management never said anything to anybody. The second time was, this year, and this time, it was not only me in danger it was several families, and what happend is that this management do not care what neighbors do, and some of the neighbors they had their old cars parked under the covered parking spaces, those old cars been there for days, and never removed, Their owners always trying to fix them by themselfs , one saturday moning around 5am, that car got fire, and all the flames were under the apartments, and it was a miracle that somebody were walking around and could knock our doors to wake up us , we were about to lose everything, because this car was in flames, imagen if that car had explode? and make the rest of our cars the same. Again the mangement did nothing about it. All this facts are real. you can verify them. Please think twice if you want to live there, you can save a few buck, because rent is cheap compare to places around, but your familly is worth much more that a few bucks”

The unit is clean, maintenance requests have been completed very quickly, and I have not seen or had any pest issues. I love the space, assigned parking, and quiet neighborhood. The only complaint I have about this property is the buildings are a little older so the floors are loud, when you walk across the bedroom floor it creeks and squeaks a bit, but aside from that I'm happy I chose Regents Walk for me new home in Houston!!”

I called the office to report this on Thursday the 10th and they said that no one else had complained. Hard to believe since the entire complex is out of hot water. Then I found out on Saturday 1/12/13 that the plumbers had been trying to fix it and that it is a MAJOR problem with the boiler that can not be fixed. The manager said that she needed to contact the corporate office on Monday to find out what they are going to do about it.So in short, We are going to be without water for a VERY LONG TIME!!!!!!!!!! Spread the word maybe we will be able to do something about it.”

I have been here for two years and have a good experiences and no I am not related to the manager for God Sakes. My maintenance requests have all been handled promptly the emergency requests. I can go in and everyone is friendly and ready to help so dont know what everyone else is talking about. The pools have been clean, the workout room was recently renovated as well as the club house. No rats or roaches or any vermin here who ever had them were probably nasty a_____ any way and brought them with them from what ever hole they crawled out of. I will probably renew again.”
— 777 Bateswood Dr · Houston“I have lived in regents walk for 5 years now and to be honest I have not seen any mice or rats, and I have not had any garbage issues like I have read listed on other peoples reviews. one thing that i do have a issue with is that the courtyard look horrible because when the drought came they cut down all the dead trees and they have not replaced any of them as of yet so it just looks horrible and then we also have a bunch of little kids that we never had acting like BEBE's KIDS leaving garbage all over the place and just breaking up stuff( But this is lack of home training)I told the office about it and they seem to try to look out for them but these kids are just bad as bad can be..... As for the office staff their is atlease 1 good person in there who will help she is really a cool person. The maintence always comes and fixes what I need fixed in a timely manner sometimes it takes alittle longer but it's not much longer than expected and the guys are all friendly. So my stay here has been good for the most part, some parts of my townhouse floor plan needs to be updated but it's still nice...Oh almost forget the windows are horrible in this place though they are not inslated so your townhouse upstairs will be very hot in the summer especially if you live on the street side.”

Lets just say it was the best thing I ever did because I absolutely love my apartment. I love the space, the yard, the quiet. I been able to get all my maintenance issues fixed in a timely matter. The new manager Danny Martin is AWESOME and will do anything he can to help you. Very glad they replaced that old B Norma with him. This man truly cares and the office staff is really nice and helpful too. I will be staying here for a while wont be able to blast me out with dynamite.”

It takes a miracle to get maintenance done on your house and there are more cockroaches in my apartment than before, they crawl from my neighbor upstairs who used to have dogs and has moved on since so i think they are hungry, when i reported i was told the next fumigation will be in Jan 5th. I went to the office 4 times and sent an email as requested about my dishwasher staining my glass dishes and ruining my babies plastic cups by deforming due to the hot water temperature. The last time a maintenance guy came about the dish washer he told my wife to buy dish washing fluid like she is dumb and then pretended to fix the sink dispenser which was not on my request. I am now saving to buy my own dishwasher and install it since i just cant seem to get the urgency of my need through to the office.”

My next door neighbor was robbed right in our breezeway, maintenance does not come out to repair anything and management lies to you to be able to collect more money from their tenants. My fridge and oven were not working at all a few months into my lease. I called many times and put in 4 requests and no response from anyone. The management team then proceeded to say that I had a $93 credit and then told me 3 months later that wasn't true and I needed to pay them an additional $93 on top of my last months rent. I shouldn't have to pay for their mistake. The walls are very thin as well and you can hear screaming kids and couples fighting all the time. They also are accusing me of having pets in my apartment and I never owned a pet there and so they decided to charge me an additional $200 anyway. Plus they are charging me for a weeks rent in November when I moved out October 30th. It's a very shady place and I would recommend finding somewhere else to live.”

They have twice chewed through the dishwasher water line three times, causing flooding every time. The first time, Webb Pest Control came in and said they would set poison traps....I said no, because we have dogs. They did so while I was at work, and as a result, we ended up paying hundreds in vet bills because the dogs were poisoned. The manager (--------) told us 'Well, you need to cover up the dog's food, because that's what they smell'. After the second complaint, we were told 'Well, we're thinking about changing pest control companies.' Obviously, they haven't, because I have plenty of video of the rats running through our home. The maintenance staff works their a$$es off....but management and ownership refuses to deal with the problem.”

The residents are OK, it's the office and maintenance staff that are unbelievable (in a bad way). The 2 years that I stayed there my apt. was constantly infested with roaches, after begging the office girls, they would send an pest control company out to spray, which did absolutely nothing! I received my 'last bill' in the mail a week or so ago and they charged me for a weeks worth of rent for April ($199) plus a $100 day late rent fee. I moved out 2 weeks before the end of March and had submitted my Vacate Notice in Feb. When I asked Farrah (she wrote up my final bill) why I was charged for rent when I didn't live there she said, 'we didn't walk the apt. until a week after you moved out, so we charged you for rent and a late fee for not paying.' WHAT??? Did you seriously just tell me that?? I will not pay an additional $300 just because you fail to inspect the property until a week after I moved out. NOT MY PROBLEM! Needless to say, The apt. staff can not be trusted - I HATED living there and counted the days until I moved out. It was the worst experience of dealing with an apt. complex I have ever had. I would not only Not Reccommend this complex but I would suggest you RUN THE OTHER WAY!”
— 777 Bateswood Dr · Houston“I put up with a lot from this management company, the phones that went off every time there was a storm, the brown moth infestation, the worst of it was when they POISONED TO DEATH my pet rabbit and cat. They sprayed, sanded and painted the neighbors unit causing very strong fumes which killed my pets which were in the back yard, racking up a huge vet bill which I was forced to pay myself. Not even an apology for that. They were very, very lucky they did not catch an involuntary manslaughter charge as the neighbors CHILDREN often liked to camp in the back yard in a pop up tent. They'd have inhaled fumes in their sleep all night and woke up dead. (Which is exactly what happened to my pets) It was a slow and agonizing death, and I watched in tears, totally helpless, as they twitched and writhed on the ground. Management only sneered at me and denied paint fumes are harmful. (Which is why it says right on the can not to inhale the fumes.) After I got fed up and moved not only did they refuse to return my deposit but - This apartments makes it their policy to slap you with a $150 fee after you move and then turn you over to a collection agency. They do this to absolutely everyone, regardless of how neat and clean you leave your apartment. Many people report brazen lies such as the ones that were on my report claiming non-existent damages and demanding money. (Even if these damages weren't make-believe, shouldn't our deposits have covered it?) Lots and lots of Furious people, yet no way to get it taken off our credit reports. We've tried writing to the credit agencies but can't get the stain cleaned off. Before them I had near perfect credit, and had always paid my rent on time. Scr*w you, Bateswood.”

The leasing tries their best to get the guys out. If they cannot they explain why and try again the next day. I like my apartment and so do my kids. We have nothing but compliments for everyone. They are getting things done and upgrading at the same time. I wish that people would take into complex their complaints and if you don't like what is going on talk to the manager of the leasing office. The fitness keys that someone previously talked about. When they changed the lock I gave them my old key and they gave me a new one. Did you by chance have your old key? My kids have enjoyed the pools and whenever I need something done in the apartment the maintenance guys come quickly. My ac was out and they were there the same day. My lights were out in my kitchen and they came within 2 days. I am just grateful for where we live and hope everyone can feel the same. Have a good day!”

I came out of a divorce and needed a place for my children and I. I was a stay at home mom to then and wanted a place close to their school and where I work. I work off of the beltway and then I found Regents Walk. The leasing staff is awesome! They handled my situation with such care. They put me in a 3 bedroom town house that would fit all of our stuff plus some. My kids walk to school and home. Then the community center takes my youngest to all of his sports games. Right now he does basketball and I couldn't ask for me. We go on our walks at night to Kroger or McDonalds it is so neat. We truly love it here. I couldnt thank everyone enough for finding us our perfect home. Thank you again.”

MAINTENANCE TAKES FOREVER to fix stuff or just doesn`t come, Ive waited more than a month after going 3 times to complain to the office to come fix my clogged sink, and my broken sink in the kitchen. because everything is so old and crappy . roaches keep coming no matter what is done to stop it. i keep everything clean, Ive used traps sprays foggers and an exterminator nothing work. im really mad about all this ---- my husband is tired of going to the office with complaints and they just don't care, the ladies in the office are rude, we paid for the key to use the fitness center and they keep changing the key they and they want me to pay again but when i try to go it was always locked. and yes WATER IS DIRTY AND SMELLS AWFUL you have to wait a few minutes to get clear . you don't have any idea how nasty that is, and we have to shower and wash dishes with that. when i first moved in they take more than a month to come fix my jack to use my internet . i don't recommend at all this apartments. ive been reading the comments and it true.”

THE WATER IS NASTY!!!!!!!! called maintenance to fix numerous time but didn`t. water would clogged in the shower by pieces of something they could never tell me what it was. the water in all faucets would come out nasty and smell like sewer and have a brownish tinge to it. windows wouldn`t close all the way and had to tape it to keep animals and insects out. roach problem are HORRIBLE can never get rid of it. people leave their trash outside with nothing done from management. overall horrible experince.”

I have lived here for 10 years and it just keeps getting worse. 3 of the 4 pools are moldy, green, disgusting. For most of this summer, there has been only one pool open for all the residents of these four apartment communities. When I called to complain, I was told very matter-of-factly by Margaret (manager or asst. manager, not sure which), that the pools are amenities and can be taken away at any time. We have had two of our cars broken into in the past two years, and the same has happened to several neighbors. The dumpsters are often overflowing and the stench literally makes me gag sometimes when I have to walk out to the parking lot. I would not advise anyone to rent here or any RAAMCO managed property.”

I have lived in years past in a house between a drug dealer and a crackhouse, got burned out by a meth fire in the apartment above and that crap couldn't compare to this spot. First, what other complex do you have TRIPLE CHECK if a maintenance order is being dealt with' The upstairs bathroom leaked and ruined several hundred dollars worth of items. They immediately patched it up, but took a month to repair it. Then, they said I had to move my damaged items before they could repair the roof damage. I moved it and the guy who was supposed to repair it took a week to get it done. Next, the crime. There are frequent break-ins - and a robber that ran by the elementary school was caught here. I would recommend if you are going to rent here, invest in Kevlar and a Saturday Night Special. Next, the wildlife. Roaches call this place home. Silverfish everywhere - in closets, in cabinets ... Every night, I see and hear squirrels and rats battle it out. Some nights, the rats win. Other nights, the squirrels pull it out. Next, the creaks. It's old and you can't walk upstairs without hearing cracks. And you can hear all sorts of sounds. It makes me wonder with each step am I going to fall through. Lastly, the lure. You will be duped as I was by the size of the apartments/townhomes, the location, the good school Meadow Wood and the closeness to shopping areas. Don't believe the hype. This living experience has been the worst experience since an attempted suicide attempt about 20 years ago. Two years worth of hell is enough for one man. When my lease is up, I am leaving on the first thing smoking. And the brown water - the silverfish - the times without air in the summer (pray your dinosaur of an A/C doesn't go out) and water (and how they'll close up shop early to avoid customers) - and the general lack of caring is enough to get your blood pressure up. One of the maintenance guys, David, was complaining of stress-induced headaches and I haven't seen him around lately. Folks are moving out, evicted or and just fed up. The good news is - they didn't go up on their rent this year! The bad news is - I still live here. And with summer here, pray your A/C doesn't go out. Two neighbors complained to folks in the office and it was like they were speaking Swahili. I know one of them moved out and I wouldn't be surprised if the other followed suit. Break-ins, untidy pools and the sense you are on the set of 'To live and die in LA.' Please, understand I have nothing to gain by lying - but I wish I would have seen this site before I moved in. Make sure everything that was agreed to be done to the place is completed before you sign anything or you will have to wait weeks before they even give you an answer after they give you the run around, place you on hold and forget about you and make up excuses. Even -------- who claims to be the property manager seems -----! After leaving a message for her she claimed to not have received it and then when I explained to her the situation she supported that the problem had already been fixed, uh how did you know about the problem if you never recieved the message in the first place?! And then when you report an after hours 'emergency' it takes hours for the staff to come by, after you have already taken matters into your own hands! If I would've known this was going to happen, I would've never signed the lease to begin with, but I will take my lesson learned and not recommend this place to my friends!”

But when I came to move in I was told that I had to sign the lease before I get the keys. I never viewed the apartment and made several calls requesting to view the apartment and was told that I could not because the town home was not ready. I trusted that management was being truthful with their assertion that the floor plan was the same as the one I did view but after I signed the lease the town home was different. Now to add insult to injury management is refusing to honor their own word and allow me to move into an apartment that I actually like. Based on the fact that management has not returned my phone calls, have not been responsive to my requests and the heavy push to have me sign a lease for an town home that I never saw and that was different from the one that was told I would have I am forced to view and deem the management team of Regents Walk as poor at best and dishonestly negligent at worse.”

The worst part is every time it rains over here you don t have phone service. Because their phone lines are old and they refuse to replace them. I wish I could stay, but I cant sleep at night and I am afraid to go out to my car since the armed robbery and the police could care less. IF you move here, bring your own weapons.”

First it was nice with 24 hr security and locked gates, fountains, all bills paid.Got to pick wallpaper, carpet and colour of appliances, and very good appliances were offered self cleanin ovens, frost free whirlpool fridges with ice maker, brick floors walls, builtin shelves, cornice boards,shoe trees in closets, lighted closets, mirrored walls, sheers and good drapes, cable included and maid service, 3 pools, outdoor play eqpt. for children, all changed in 1980. building sold no more maid service, no more security, rent went up each year, no more or rare maintenance, Townhouses sold first. In 1982 Bateswood Manor- one floor apartments sold, rents climbed here cheaper appliances put in, no more cable, rats got in apartments from trash bins in parking lots. Finally left in October of 2007 when it got to horrible to live here any further.Fountains turned off filled in with dirt, all the time fight over assigned parking slots.Burglar broke in apartment in 2001 stole stuff from apartment in daylight.Had to keep extremely well written records staff in office did not keep records back as many years as we lived there.”

I have heard that when you go further into Bateswood, it can be kind of ------...and I would not disagree with that. I will say that the washer/dryer area is a joke. There are 5 washers and 6 dryers and usually some of them do not work. The management, I can't complain much about them because I rarely interact with them, although I do see the apathy they exude while speaking with them. I submitted a maintenance request and it took them a month to fix a running toilet. Also, I was VERY weary of the fact that they came while nobody was home. I know that is standard for an apartment, but I specified that if nobody was home, i did not want anybody showing up. Much to my chagrin I found the maintenance papers in my first floor bathroom when I got home from work and my roommate had already gone to work before they showed up. But those are the ONLY problems I've encountered, other than that, I have to say I'm quite satisfied here. Again though, I live in the complex closest to Memorial so I'm sure things might be a little better. I do see some "questionable" people walking around and it has nothing to do with their ethnicity more so as it has to do with their demeanor. I feel safe in the townhome I am in and love the fact that it has a courtyard setting. Only other complaint I have is we were supposed to have a back entrance by the parking and for some reason they gave us a townhouse without that, but hey, I love the townhome. I do sometimes hear the neighbors, they might be playing the music a little loud but I enjoy that (I make music myself) and it's never too late while it's playing really loud. Only other thing is that they argue and fight a lot and we can hear that, but they're screaming at each other and that's why we hear them, other than that things are pleasant. I see myself being here for a while...at least until I find something better...the price is right and so far I have no major complaints.”
