In short, leasing staff is lazy and sloppy, leasing management is dismissive and rude, the property isn't well maintained and should not smell like urine 24/7, maintenance is laughable and I do not feel good about spending my money to rent here every month.”

I had chosen a different property initially (The Lofts at the Ballpark), but they were very slow to respond, while the staff at The Rice answered every single question I had within hours, sometimes minutes. They made the extremely stressful move during COVID-19 as easy as possible, and the way the staff has handled everything on the property has been nothing short of commendable. She was able to resolve some issues we were having. The new office staff has been very professional, and seem like genuinely nice people.”
— 909 Texas St · Houston“Our experience at The Rice has been absolutely miserable. The management team are like a bunch of sorority girls. They form little cliques with some of their favorite residents and punish anyone they don't like. We asked the concierge twice, and the office once to ask a young lady to stop putting her dog on the tabletops in lobby (health code violation and common sense). Either the concierge or the girls in the office told the young lady it was my wife that asked, resulting in the young lady getting angry and starting ridiculous rumors about us. This young lady, along with the girls in the office and their friends started telling everyone that my wife beats up homeless people when in fact, she was assaulted my a homeless lady near the building. The same young lady accosted us in the lobby calling us bullies and saying that I'm going to be deported.(I'm an immigrant) When we went to management to inform them of what had happened, we were told "Get over it". I was forced to hire an attorney to send a cease and desist letter to the young lady to get her to stop defaming us. This resulted in the office managers best friend sending my wife a hateful text saying disgusting things about our family and using incredibly vile language. These "Mean Girls" then tried to encourage our friends via text message or in person not to speak to us. They made our life hell and harassed us. We are now trying to get out of our lease for a multitude a reasons. The building is falling apart. The elevators are down at least once a week. Our A/C has been out twice. We were out of hot water for 2 days. We've had to spend the night in a hotel twice due to power outages. The common areas are disgusting and rarely cleaned. The hallways haven't been vacuumed in weeks. There are stains all over the walls. There are cigarette burns on all the cushions on the balcony. The concierge/valet hours have been reduced to 9am-6pm which makes the services useless. There is no security to speak of. Sometimes the homeless wander through the lobby without anyone to stop them. It took multiple incidents of vandalism and homeless people accosting people in the garage before they just recently installed cameras. It appears that the owners are cutting costs to try and make the numbers look better before selling this dump. We brought all of these issues to managements attention and asked to be let out of our lease to no avail. We were forced to wait 26 days for some sort of answer before the office manager finally told me to call the district manager for GreyStar myself. We are now hiring counsel to take care of this. Just about everyone in the office should be terminated. Do yourself a favor and don't move in here.... you will regret it. Sadly, everything I said is absolutely true.”
— 909 Texas St · Houston“I have had my car vandalized three separate times in the parking garage I have had two separate occasions when I had no power for multiple days and had to move into a hotel I have also had a couple weeks when I had no water or intermittent water the valet and concierge services have been cut back by 75 percent since I signed my lease the elevators break every weekend there is no housekeeping staff for the common areas and there are 30 units they rent by the night for less than 100 a night. I have been here 8 months.”
