“The apartments size and price are relatively good, the area is centrally located and its easy to get to and from different parts of town. It is a friendly community of people who live here. The grounds are not well kept, there is frequently trash or dog poop lying around. The community garages are disgusting and there are almost 10 abandoned cars in one of the community garages that I have reported and nothing has been done about it. There is only one gate in and out that works, when i moved in there were 2 and now there is only one, it is frequently broken. The maintenance people are awful and do not care about the property when i moved in i had to submit more than 10 work request because they did not properly turn over my unit and then they said they completed them but they had not I had to put in maintenance reports 2 additional times to have all of them items fixed. Beyond moving in anytime I have needed maintenance I have had to submit the request twice to get them to actually fix the issue. The office staff is kind and when I have complained about maintenance they always get things done that same day, but it shouldn't come to that. While I do like the price, size, and location, the other issues for me personally mean that I likely won't be staying here long.”
— 5454 NEWCASTLE DR · HOUSTON“I have lived at this apartment complex for approximately three years and have maintained two vehicles on the property during that time. One of my vehicles was towed, leaving me without transportation and requiring me to pay out-of-pocket to recover it. Management later stated the vehicle was not properly registered despite it being added through the resident system that had been used without issue for years. I also want to formally document ongoing safety and access concerns experienced during my residency My vehicle has been broken into multiple times (approximately five) while parked on the property over the past three years. On several occasions, security personnel have stopped or questioned residents for walking within the complex after approximately 10:00 PM, even when accessing their vehicle or common areas. The most serious incident involved a break-in at our apartment, during which items were stolen from inside the unit. A police report was filed for this incident; however, no resolution followed.”
“I really like my physical apartment. It's very nice looking inside and good for my needs. But over time disruptive neighbors have tainted our experience here and we are ultimately planning to leave this apartment complex at the end of our lease as the office says there's nothing they can do about the neighbors.”
— 5454 NEWCASTLE DR · HOUSTON“I'm extremely disappointed with my move-in experience. My original leasing agent, Briana Holland, handled my tour and initial information well, but the process changed immediately after I submitted my application and payment. I was misled about my move-in date and pricing, and the leasing manager, Crystal, repeatedly acted annoyed and unresponsive to emails and calls, as if the miscommunication was my fault. Once Briana changed locations, I was told the issues were because she was "new," which felt like shifting blame rather than taking responsibility. I said many times that I would not have moved in had I known how unprofessional the process would be. The only person who made an effort to help was Alberto, who remained kind and tried to smooth things over, even after I finally moved in. Meanwhile, Crystal didn't greet me or acknowledge the situation when I arrived for my keys, let alone offer an apology. This review isn't meant to upset anyone or cost anyone their job. I simply wish I had been aware of what to expect from this community, and I hope this helps someone else in the future.”
— 5454 NEWCASTLE DR · HOUSTON“I moved into The Village at Bellaire, Apartment 621, only to find the unit in a completely unprepared and dirty state despite assurances it would be ready. There was debris, unfinished work, and even workers inside who were unaware of his scheduled move-in. Professional movers had to be kept waiting due to this confusion and poor preparation. Throughout the ordeal, neither staff nor the manager offered timely updates or help, and the manager's dismissive response further increased my frustration.”
— 5454 NEWCASTLE DR · HOUSTON“The tenents throw trash on the groud a LOT. They also don't pick up their dog's poop. But the maintenance team is great and usually fixes things as quickly as possible. The front office has been wonderful, polite, and easy to work with.”
— 5454 NEWCASTLE DR · HOUSTON“Name should be changed to The ------ of Bellaire. Management here sucks and does not care about their residents or the property. The property is dirty, landscaping is not kept up with, littered with trash, gates are constantly broken and cars wheels get stolen. The residents also don't care about each other and allow their dogs to defecate everywhere and don't pick up after them so if you walk in the grass you WILL step in ----.”
— 5454 NEWCASTLE DR · HOUSTON“Always going down hill. Changes management like I change shoes. Maintenance doesn't even bother to read a full request before showing up. The gates are broken more often than they work. Loud neighbors everywhere with loud cars and motorcycles revving in the parking garage. Dog poop is everywhere. Some buildings are better than others, it's luck of the draw.”
— 5454 NEWCASTLE DR · HOUSTON“To be honest I should have known this was going to be a horrible experience from day #2 starting with the leasing office. Since I've been living here it has been one issue after another with no care to the management office. You literally have to argue with them just about every day to get them to do the bare minimum. I would NEVER EVER recommend this complex to anyone. Everyone is just pure lazy & you can tell no one wants to do their job!! They have a nasty rodent problem that they will NEVER admit to if you don't have proof. They have a mice & roach infestation here. I would say DO NOT rent here unless it is a desperate time for you & this is your ONLY OPTION! You will 9/10 regret it. No I WILL NOT be renewing my lease here once it has expired. Good luck to all if they trick you into leasing with them. Right hand on the bible this is the honest truth!!”
— 5454 NEWCASTLE DR · HOUSTON“Love this community location and it has good livable floor plans. The property is not maintained well, unfortunately. A key distinguishing factor of this community is its trees. They provide beauty, shade, and aesthetic appeal. The management has cut many trees down, dramatically cut others, and then not maintained the sprinkler system so others die from lack of water.”
— 5454 NEWCASTLE DR · HOUSTON“On the positive side, the apartments are spacious and very comfortable. The garage parking is also a nice addition to the neighbourhood and is pretty walkable. On the bad side, the maintenance is pretty bad. I'm currently struggling with issues that haven't been resolved in almost a week. The cleanliness of the spaces, the trash everywhere, dog poop everywhere, the hallways are dirty, it's not a pleasant sight. The gates break constantly have seen a couple of cars broken in left with no tires, have seen cars with full families leaving after using the pool. The office staff can be pretty dismissive, with no sense of urgency.”
— 5454 NEWCASTLE DR · HOUSTON“Being able to have an apt with a yard is great and the remodeled apts are good but the bones of the apts are patched together instead of fixing actual issues. Theres always leaks, the wifi wires are outdated and goes out a lot, pretty sure there's mold they keep painting over. Management has changed atleast 5 times in the 3 years I've been here. The apts are good for the price and location, but staying here long term idk if I'd recommend.”
— 5454 NEWCASTLE DR · HOUSTON“Started in in June 2023, left by June 2025 after my wheels were stolen in Februray 2025 on a Saturday daylight. Keep in mind that no cameras nor they would want to install one for security as more thefts has been ongoing for years. It's not safe. Management has changed 5 times throughout my 2 years in the apartment. This was taken on top facing Building no.7.”
— 6301 ALMEDA RD · HOUSTON“It is affordable for the area. But, since the complex is small I feel the management can do better on maintaining its up keep. Too much trash, Turing over apartments for the next renter is dirty outside and inside. Pressure washing the halls looks too ------ and dirty. Charging for valet trash pickup and not picking up as directed.”
— 5454 NEWCASTLE DR · HOUSTON“The community itself is fine, currently more frustrated at the communication methods between staff and maintenance. Hard to get ahold of in case of an emergency, relies too much on residents taking initiative to report things in a proper manner instead of actually checking on the property and the quality of the repairs being done.”
— 5454 NEWCASTLE DR · HOUSTON“When I moved into this complex, it was a high-end, luxury complex. It remained that way for many years and was super secure because we had a guard 24/7. Throughout the years and a series of owners and management companies, things have declined. Right now the management team is very good, and the maintenance has improved dramatically. It is still a nice complex in a great location, but the grounds have deteriorated a lot. I'm sure this is because the owners don't want to spend the money on it. We also have a lot more crime than we used to because of spotty security, although this has also improved under current management.”
— 5454 NEWCASTLE DR · HOUSTON“Walking grounds is like walking a drug farm Smell is incredible. Perception is that building 6 had a meth farm in an apartment. Parking - get rid of unused reserved parking and free up parking. Gates never work. Replace them at this point - It has to be costing more at this point to continue to repair them than to just replace. Rent does not match what is provided We are charging in comparison to apartments that have landscaped property throughout the complex and not just around the leasing office. Plants die and they are not replaced just removed. Amount of trash on the grounds is unacceptable. Makes you question who we have moving into the complex. The parking lost do not match the number of residents. Meaning most of the parking is taken and perception is we do not have that many residents living here. A parking sticker needs to be provided and enforced. Emails are sent telling you have to remove lights from patio railing. No drapes. No grills. Parking. But nothing is truly enforced because it is still present. Does not seem fair to those of us obeying this demand when others are not. Building 10 first floor has a grill on the patio that is used regularly. They also have a container that is used typically for storing gas. This is an old complex - it would not take much for it to go up in flames.”
— 5454 NEWCASTLE DR · HOUSTON“Good apartment complex with large well lit and ventilated apartments. Pros: Good office staff Good and responsive maintenance staff Good school district. Large well lit and ventilated apartments. Cons: Free parking spots are limited near the apartment, need to pay to reserve one close to the apartment. Some of the residents with dogs done clean up poop after their pets are done with their business., it's an eye sore and stink. Roaches in the apartment, bet it's a Houston thing.”
— 5454 NEWCASTLE DR · HOUSTON“Love it here! You guys are great and quick to help when needed. I've lived here in 2 apartments and through five management companies and I have found you all to be the most helpful. I do wish the gym would be upgraded”
— 5454 NEWCASTLE DR · HOUSTON“There has been lot of wheels being stolen in the property. Our car wheels were stolen two months ago and it is still going on more car wheels are getting stolen every month. It would be good to have a security person at all times to prevent this from happening, and all the gates other than the main entrance should be always locked to prevent this kind of happenings. The management seems to not care about any of it. I called the management when my wheels got stolen, they said the manager would get I contact to talk about it, but there has been no follow ups on that issue.”
— 5454 NEWCASTLE DR · HOUSTON“Overall, the apartment is pretty nice, but they have a few issues. I am still very concerned about the mailboxes. They don't close properly and when I walk past them, I see that a lot of them, including mine, are left open by whoever puts the mail in. Also, maintenance sometimes does not fix everything when they come. Today, they fixed my door handle but broke part of the door.”
— 5454 NEWCASTLE DR · HOUSTON“Renters are getting better. Wish there was recycling of plastics, cans and cardboard (no glass). When they come to do inspections like extinguishers, they need to actually come in and do it. My ring doorbell is amazing ;)”
— 5454 NEWCASTLE DR · HOUSTON“The community is disgusting. Trash everywhere and dog ---- everywhere. No one picks up after their dog and management doesn't care. Would not recommend this place and will leave as soon as my lease is up.”
— 5454 NEWCASTLE DR · HOUSTON“This apartment unit was so lovely when I moved in. Sadly It has really deteriatrd over the years since then, especially the landscaping. There are dead plants in the landscaping near my apartment but they have not been replaced or removed.”
— 5454 NEWCASTLE DR · HOUSTON“You are paying for the location, but these are some of the worst apartments I have ever stayed in. The car break-ins and tire theft is out of control and management does nothing. The grounds are constantly soiled with animal feces and trash. These are old apartments so keep that in mind, but when something does break, maintenance will take their time fixing it, if at all. They will mark items as complete without ever doing the work. Roaches are insane and are a constant in the kitchen. The office staff is rude, unhelpful. There is a huge parking issue? 85% of the parking lot is reserved (paid parking) and there are a handful of unreserved parking spots open? literally makes no sense. Do NOT move here.”
— 5454 NEWCASTLE DR · HOUSTON“It has been ok. It takes a long time to get things fixed. There have been several broken water lines that leave us for hours without water with no communication from the office. The apartments are affordable for the area, but you definitely get what you pay for.”
— 5454 NEWCASTLE DR · HOUSTON“It have been okay. I don't like the flooding outside the garage. I think overall the complex could use improvements but it is not terrible. I have good good experiences with maintenance. However the building itself self is older. My apartment was painted several times and you can tell in certain areas .”
— 5454 NEWCASTLE DR · HOUSTON“Two giant pot holes that havent taken care of. So far 1.5 year here and mo one had done nothing about it and the residents cars are getting damages. 2023 groceries carts are pilling up in the dump trash cans and no one gets rid of them Walmart, Target, Whole foods, Home Depot too.”
— 10615 Meadowglen Ln · Houston“I had been living here for a little over 6 years..its not safe any longer. Very shady people they are renting to, Amazon packages are being stolen from your front door( never ever happened before), no respect for parking space, they block the driveway to garage.”
— 3411 Walnut Bend Ln · Houston“These apartments stole 500.00 from me. Never gave me a valid reason as to why my application was denied. They denied it 3 different times because they kept asking me for different things, never sent links to verify my identity even though I verified everything. They verified my job and said they couldn’t verify my job. These apartments are also roach and rat infested, horrible management horrible management and I repeat horrible management. They have many robberies there too and they are definitely some certified Scammers!”
— 6301 ALMEDA RD · HOUSTON“My experience was horrible I have been living a nightmare since moving in! If I could rate it 0 stars I would. The apartment was infested with both bed bugs and roaches not even 2 months in my lease. Management does not care about the residents and felt no urgency in fixing the matter. Management admitted they may have been spread from another apartment and still didn’t care to fix it. The corporate office isn’t any better as they don’t answer the phone or return calls. The whole complex is a scam. I would definitely look else where in finding your future apartment!!”
— 9701 MEYER FOREST DR · Houston“I have the unfortunate experience of living at the Villas at Hermann Park, and I must say it is nothing short of disappointing. From the very beginning, there have been discrepancies and issues that should have been addressed before I even moved in. Firstly, I was informed that maintenance and repairs were being conducted upon move-in, which meant I couldn't see the unit beforehand. This lack of transparency was already a red flag. Upon finally entering the apartment, I was greeted with visible gaps in the vinyl flooring and a rusted stove. It was evident that the entire apartment had not been properly cleaned, requiring a deep clean before I could even settle in. To make matters worse, there were numerous problems with the functionality of the apartment. The keyless deadbolt was missing from the door a promising amenity, compromising the quality of my living space. The outside patio utility room door couldn't even shut properly, and the exterior door to the apartment balcony was left ajar, leaving me feeling unsafe and vulnerable. Even within the unit, multiple doors were unable to close completely. Despite reporting these issues and the promised structural repairs, my problems persisted. The AC unit repeatedly malfunctioned, requiring multiple repairs and inconveniencing multiple times during the heat of the summer months. The stove continued to malfunction, making it difficult to cook meals. Furthermore, the promised keyless deadbolt was never repaired, leaving promises unmet for repair and a lack of quality amenities. Additionally, basic amenities such as the icemaker and dryer were not functioning properly, despite multiple attempts to have them fixed. It has been frustrating to deal with ongoing repairs and maintenance visits that seem to never fully be resolved. Moreover, I discovered cracks and structural damage within the apartment, indicating poor maintenance and neglect. The exhaust fan is now out of order, causing discomfort and inadequate ventilation. Even after structural repairs installed doors continue to have issues, making them unable to close properly. Overall, my experience at the Villas at Hermann Park has been and is extremely disappointing. The initial discrepancies, subpar cleanliness, and a multitude of ongoing issues with key amenities and apartment functionality are unacceptable. The lack of timely and effective maintenance response further exacerbated the problems. I strongly advise potential residents to thoroughly reconsider before choosing to live at this establishment. Attached are a FEW current photos of indoor structure damage following exterior repairs. It’s been promised to be fixed but seems unlikely with current repair trends.”
— 6301 ALMEDA RD · HOUSTON“This is apartment is managed by incompetence. My ac has been out for 11 days now. I reported this on the day it happened. No one looked at the a/c until 2 days later. The a/c unit was broken and I was told that they would order a replacement the same day and it should be arriving next Tuesday. I called corporate since I didn't even hear anything from the folks here and it was Wednesday now. Apartment manager reached out and told me they would install it by Friday (today), but I received a call from maintenance that the ac unit that came in today was defective and that they would receive a new on by Monday. I doubt they ordered the ac unit when they said they would, especially when the AC arrived conveniently defective.”
— 6301 ALMEDA RD · HOUSTON“I needed to speak to someone ASAP about a refund on a deposit of $300 for my daughter who did not get an apartment there. She paid Natasha, who has yet to respond despite months of leaving messages. Do NOT go with this property. Terrible customer service with no one ever picking up a phone to respond or replying to emails.”
— 6301 ALMEDA RD · HOUSTON“This community is finally going in the right direction! With the new staffing or management, I can say I have had fast response times to work orders, when I come in the office it is always warm greeting no matter how busy. Maintenance is not afraid to answer my question or issues, the property is a lot cleaner with the new valet service team! I will definitely be renewing my lease.”
— 10615 Meadowglen Ln · Houston“Like I said the place is quiet ?? ?? everyone to themselves but the managers, they need to do better. They will apply charges that are not necessary. Total --------. Happened to multiple people. Shitt”
— 3411 Walnut Bend Ln · Houston“The apartment itself is great. We love the location and the front office staff is very nice and professional. However, the complex itself focuses more on asthetics than safety. They had the funds to renovate the entire complex (painting, new locks?et ) but it took 7 different instance where multiple cars were broken into before they even purchased security cameras.”
— 6301 ALMEDA RD · HOUSTON“Unless you like getting broken into and then robbed by management don’t move in here. It’s unsafe and run by dishonest people. Watch out for Tammy specifically. She is the most unprofessional apartment manager I’ve ever dealt with. Also, there’s rarely hot water.”
— 10615 Meadowglen Ln · Houston“I moved into this complex in March 2022 and I, thankfully, just moved out in March 2023. This was my first apartment that I would be getting w/out a roommate and I made the mistake of trying to get somewhat of a bargain on rent. If you haven’t noticed, this complex offers lower rent and more square footage than usual for a lot of inner 610 loop complexes. It also (appears to) look fairly nice and kept up. Let me tell you, there’s multiple reasons for that!! I even came to this site and read the comments before signing a lease and I just thought, “well, these people were probably just asking for too much and being “Karen’s”. No, they were absolutely right. Firstly, if you have an upstairs neighbor, you will hear every single step they ever take and it sounds like stomping. I don’t even blame my neighbor much, he was a nice guy. The building is just terribly built w/ no soundproofing. It made me absolutely miserable the entire time I lived there and lose countless hours of sleep. Second, if you have ANY type of maintenance request - emergency or not, forget it. They have an online portal for maintenance requests that they do not read at all. I had to take off work to go to the front office to track someone down to ask when they would be getting to my urgent request. They literally told me that they don’t read the portal and that I would need to come to the office to track someone down if I needed something. I honestly don’t know what you’re supposed to do if you have a pipe break or a fire starts, just suffer I guess! They also have locks on the doors that you can only unlock w/ an app on your phone. I didn’t mind this upgrade and thought it was useful, BUT god forbid you leave your phone inside your apartment and lock the door when you leave outside of Monday - Saturday 10am-6pm when the office was open. I had to literally sleep in my car once because I was unable to get anyone to help me w/ getting access into my unit because the office was closed when I accidentally locked my phone in my unit. Using a neighbors phone, I tried to call the number to the apartments (which goes to the mgmt company’s hotline) and they were entirely unhelpful, per usual, and told me I’d have to wait until the office opened if I couldn’t get to my phone. Which brings me to my next gripe, if you ever have any kind of issue or request for maintenance, some billing issue, financial question/concern and you have to call the hotline, get ready to never be helped and passed around just to get nowhere. The mgmt company for these apartments has turned me off so badly, I will NEVER rent another apartment ANYWHERE if they’re the same mgmt company. I mostly blame all the issues on the mgmt company because I know the people on-site were always very understaffed and had a high turnover rate - no doubt because of their employer issues. Lastly, idk if this was entirely the complex’s fault, but I’ve never lived somewhere that had the electricity and/or water shut off for the whole complex “for maintenance” for hours and hours at a time more in my entire life. It happened at least 6-7 times in the short year that I lived there. I have now moved into a better, more expensive complex and it’s miles better than this -------- of a complex after just the short time I’ve been here. If you’re looking to move into this complex and you’re reading these comments, please take my word for it. I am the most low maintenance people I know, I don’t ask for much and I don’t go out of my way to leave bad reviews on places unless they were extraordinarily horrendous, like this place. Do not move here and give your rent to somewhere that will at least act like they want you to live in decency and peace.”
— 6301 ALMEDA RD · HOUSTON“Move in was amazing. I was helped during the entire process. Staff was very nice. Natoshia helped me a lot. She answered my many questions. Sorry if I spelled her name wrong. I love the community and how quiet it is.”

— 6301 ALMEDA RD · HOUSTON“The new owners have made a lot of unnecessary changes that personally reduce the quality of living here. Maintenance has gotten better in resent months. The floorplan is really nice though, and the location can't be beat.”

— 10615 Meadowglen Ln · Houston“The move in process was a hassle. Was told I could move in on one day and the date kept getting pushed back. I'm in a "removated" unit but some of the fixtures are outdated. Maintenance is friendly and swift with getting things done. Location is convient. Overall quiet neighborhood so far. Not sure yet if I would recommend this property yet. It's not a luxury complex but it's decent for the location and rent I suppose.”
— 6301 ALMEDA RD · HOUSTON“This is a very nice place to live. Large walking area around a pond with duckies! My dog loves having a dog park right on site. Brand new exercise equipment just installed. My unit is newly renovated, which cost a little more but I think it's worth it. Happy here.”
— 9701 MEYER FOREST DR · Houston“Although it's an old property I moved because it was close to my job. But the property owner doesn't seem to be interested in the well being of tenants and the property. Security should be #1 and it's not. Too much vandalism and no security on property.”
— 6301 ALMEDA RD · HOUSTON“Let me start with why I liked the complex initially. The location, the units are spacious with good storage space, it appeared they had adequate amenities. None of it was worth it with my moving out experience. Management changed some time last year to Haven Residential. For months the elevator was out, common areas inaccessible, the security gates often fully open with no night time security whatsoever. I personally know of two tenants who had their things stolen and gotten absolutely no help from management, including permitting to review security footage that is available for limited areas within the complex. Regardless. The straw that broke the proverbial camels back was when it came to renewing my rental contract. Due to prior lease terms being 13-14 months, I had only 7-8 months left before moving for a different job. Anticipating a hike in rent, I reached out through the resident portal requesting a renewal quote, especially since I wanted to avoid moving for such a short period. Not only did I not have the option of leasing for 7 or 8 months, the hike was quite steep. They forced me to have to renew for six months with the new rent & then pay month to month fees for the remainder. This when new tenants can sign for any lease term, as confirmed on their future resident forms. I requested a negotiation, while trying to find a new place. Notably, despite reaching out few weeks before the 60 day mark/move out date, they did not respond till I only had 45 days left to move out. So between that and having to figure out an alternative, I couldn’t give a 60 day notice. They pushed my move out date by a month. Sheree attempted to push it another month halfway through claiming I hadn’t sent a notice. At this point, I’m paying approx 700$ more than my previous rent, without accounting for amenities. Any attempt at contacting them is shot down immediately. The only way to reach is via their resident portal - where I’ve rarely received a response, or via their phone number, which is also not a direct line to the office. There is never a direct connection to the office. Lastly, the month I was to move out, despite me staying only 10 days, I was charged the entire months rent with other charges, crossing 1000$ of my original rent. I noticed this unfortunately when I tried to pay rent, which was a weekend. I calculated the approximate amount that would be rent for ten days and submitted that to avoid late charges. However with all the additional charges and rent in my apartment, I overdrew my account while doing so and the transaction was declined, which came to my notice only 3 days later. In the meantime, I called the office every day requesting they give me the right amount that I can pay for the month. Of course, they added further fees but never corrected the rent to reflect I’m there only for ten days. I went there in person several times, as much as my schedule permits, often to be told that the person who does finances is either not in or won’t come in till the middle of the day or whatever. Eventually you end up in the managers office, Sheree McGowan. Unfortunately there is no reasonable interaction during with her. She does not listen to your full sentence before blaming you for not doing something. When you try to reason, upset due to the inefficiency, she tries to police your tone, drag witnesses into the conversation to gang up against you and refuses to engage. There is absolutely no way to go above her to the landlord or her supervisor. Every thing you do is not enough - why didn’t you make an appointment. Why didn’t you keep contacting? Why did you come here? Direct quotes from the worst leasing staff member I’ve interacted with include “I am all you get” “It doesn’t say anywhere in your contract that we will respond on time. It’s your responsibility to be on time.” “I don’t care. Read your contract and tell me where it says that.” I’ve tried to reason with this person at least five different times, each time her interrupting me and refusing to engage any further. I’ve been reduced to tears every single time, to the point outside of her office her other staff members are consoling me. In her absence every one is reasonable but the moment she is there, they cannot say a single word, except forcibly agreeing to her manipulative responses. This being a private property with a brand new management, they do not care one bit. For me the extra close to 2000$ is distressing, and not from lack of trying to reason with them initially with not being given a renewal quote on time, and second by not correcting the charges for the month I was to move out despite contacting them every which way. The charges that you incur for each day is automatically added. All in all, do not get fooled into their rent specials or claims of services, they will more than double the amount you owe them when you move out. The amenities are terrible, the premises are never clean, the elevator is always out, there is no security, there is no consideration for a loyal tenant who lived there for 3+ years always paying rent on time, and no humanity. Do your future self a favor and keep looking for other apartment complexes. The psychological trauma inflicted by their callous management is not worth it.”
— 6301 ALMEDA RD · HOUSTON“The staff is slow to respond and does not always complete requests. The gate is constantly broken and locks anyone inside until maintenance comes to release it. The property never answers the phone and the call is always forwarded to an offsite location.”
— 6301 ALMEDA RD · HOUSTON“Service requests go unmet, the pool is closed more months than open, including at the start of every summer I have been here, and people don't clean after their pets. As of currently, there has been an alarm going off outside of my apartment for weeks. But you can walk to the med center.”
— 6301 ALMEDA RD · HOUSTON“On-going theft and rodent issues, had several bikes stolen, vehicle vandalized, and my outdoor patio burglarized and although the rodents are not seen as much during the day they still exist. Rodent urine smells.”
— 6301 ALMEDA RD · HOUSTON“I absolutely do not recommend moving here. It's noisy and things get done at a glacial pace. It is cheaper than all the other apartments in that area for a reason. I should've listened to the bad reviews online before I signed my lease.”
— 6301 ALMEDA RD · HOUSTON“This place has a lot of potential, and the units themselves are nice but it is not worth coming here at all. For the rent they charge you can get a much better place that is secure, has adequate parking space and actual amenities in the same location. The management also changed recently so a lot of the older reviews are for different staff, the current crop are rude, play dumb and are not responsive at all. Regarding the property itself: - the parking garage is so tight, you have to pray that you don’t run into a speeding car each blind turn because often you have to drive between the two lanes to avoid hitting pick up trucks and bigger vehicles parked in the restricted space. You will also have a lot of body damage in this apartment as each space is very constricted and you or the driver next to you are likely to scrape by the beams or cars next to you. Literally every car in this garage has dents or scratches - Terrible security. Things get stolen and you’re on your own. A neighbors personal items were stolen and some of it retrieved from an empty apartment months later. Also gotten stuff stolen from cars. Apartment provided no form of assistance in the first case, including allowing to review security footage. The main gates are constantly open, and there is no onsite security personnel or tools - Frequent water outages - Frequent fire alarm inspections . They are courteous to let you know half the time, so good luck getting some sleep in after a night shift - really sparse amenities. The gym has barely 3 working equipments. The common area is not accessible before 10 am and after 6 pm on weekdays. They do not keep the corridors clean at all. Overall if you care about amenities this isn’t a good place for you - access issues from the garage due to needing steps to get into each individual building. Elevator is almost always out, so if you have something heavy to get to or from your apartment and you don’t live on the ground floor, good luck - hiking the rent. No room for discussion. Worst case, if you have to renew your lease for anything other than 6 or 12 months, they will not let you do so . This means, if you choose 13 or 14 month leases and are left with only 8-9 months for your last year (eg you’re here for limited time, near the medical center for whatever reason) you do not get an option to renew the lease for 8 or 9 months. They will force you to sign for a 6 month lease and then charge a much higher month to month rent for the remainder. However, they offer various lease terms for new tenants. Any discussion is met with “it’s in the contract” so you’re on your own. I was not given a renewal offer within the 60 day period and reached out earlier to plan accordingly. Not only did they not respond till 45 days before the move out date, they refuse to budge on the 60 day notice because I’m supposed to blindly decide if I’ll leave or stay regardless of what prices they offer for the rent. Completely selfish, inhumane and heartless management, and I wouldn’t have written this review if I didn’t feel so strongly misled by their initial presentation. If they were available easily for discussion it would be another matter. I would strongly avoid this complex and it saddens me to say this. No offer they give you is worth it, you will pay for it in other ways”

— 9701 MEYER FOREST DR · Houston“Although I feel that there have been some good updates to the property since the new management took over, the amount of new fees on my apartment is horrendous. Not only am I now paying a "community fee" for the SAME amenities and also building insurance on the exterior, which I didn't have to do before. But I also can't do a free credit card transaction when I pay for my rent. All of these things add up, and now my rent is significantly more than it would be for other facilities in the area. Also, when renewing my lease I got very frustrated because the manager could not give me any better price then a brand new resident, even though I had been at the complex for 5years and nearly the whole place was under construction. haven should be more considerate and flexible when it comes to raising their residents rent. As for the staff, they are great.”
— 6301 ALMEDA RD · HOUSTON“We personally had our car windows broken twice which has cost us over $800 total to repair. I have personally seen 2 cars on blocks where thieves stole all their tires. We used to have a Security Guard walking around when we first moved in, but I guess it is not cost effective for the apartment complex. Instead, they email us a canned email saying to get friendly with our neighbors and to get video cameras which are cheap to purchase. I see video cameras around the complex, but do not know if they work or not. They finally did add more lighting (our complaint after our first break in (which they did nothing about at the time). They did announce that we can meet with the local Police in a meeting, but that was all that seems to have been done.”
— 6301 ALMEDA RD · HOUSTON“My two suggestions for making the move-in process smoother down the road for future residents is to schedule the move-in time as far in advance as possible and communicate, communicate, communicate AHEAD of time (not the day before the move-in). I was not communicated with about a time I should arrive for my move-in until an email was sent 2 minutes before the leasing office closed the night before my move-in date. That is unacceptable. The only reason I rated my overall experience higher at 3 stars is because the staff present the day of my move-in were friendly and accommodating.”
— 6301 ALMEDA RD · HOUSTON“Mostly positive with a few exceptions recently. I like the location close to the med centre but also on the other side of Hermann park, which is a great location for runs/walks. This is probably the apartment's best quality. The unit is nice too; I like having fibre internet, and there's a good amount of space here. Issues I have mostly surround recent decisions that were not communicated with the residents before being made. The first has to do with changing the locks on the doors from conventional keys to app-operated electric locks. One day we got an email that this was happening, and no one asked if we wanted it. It takes longer to unlock than regular keys, won't work if your phone is dead, and makes it possible for you to lock yourself out, oof. The second is that the apartment recently decided to get rid of its mail room entirely, opting for a third-party service that brings packages to your doorstep. This means that we have to send our packages to a different address and wait for someone from there to bring it to us from outside of the apartment, which obviously means that a package will take longer than if it came directly to the mailroom. It also makes it easier to steal packages because they will just be sitting at our doors rather than behind a locked door in the clubhouse. This is a minor addition, but I find it inconvenient that if a friend wants to send me a package, I have to give them the address of some warehouse rather than the place I live. Once again, the landlord company never asked if this was something the residents wanted, and from checking google reviews of the delivery company (Fetch), I am very disappointed. Last, thing: maintenance requests have been slow lately, but the maintenance team is nice, and I can't say whether the wait time is representative of everyone's experience. Bottom line: great location near the med centre + Hermann park (grocery store also super close) with nice units and lots of trees, but be wary of poor communication with staff and (likely) corporate-decision shenanigans.”

Currently the new owners have moved office employees in and out over the past 5mo. improvements have been made but communication is at an all-time high horrible as well as trash pick-up is the worst. NO TRASH CANS ARE PROVIDED FOR THE TENANTS NOR IS THERE TRASH PICK UP FR,SAT OR SUN . SUNDAY IS A CONSTANT HIT AND MISS there is one guy for all the complex and he puts trash inside and on the roof of his car to transport the trash to the large bends. Trash falls all over the complex and street. loud cars race in and out of the property. the main gain has never worked it remains open 24/7 roaches and wild possums are at my door and in the bushes looking for garbage.”

— 10615 Meadowglen Ln · Houston“I've lived there for almost two years and since day one I've had trouble with management. They add on extra charges and lie so much it's comical. Maintenance issues go unanswered for MONTHS. It literally took them Two months to even come look at my tub. There was a shootout in front of the office during the day and two people got killed a few nights ago in the apartment complex. The deaths in my opinion could have been prevented if the gates were closed like they're supposed to be. Also the pool has been closed for over a year. All last summer and the year before. Worst living experience ever. Stay away and save your money”

Diana (Manager) and Jenni are absolutely AMAZING!! They are very respectful and courteous at all times. They know their tenants and they treat our concerns as top priority. The maintenance team is the best ever!! Whenever there's an issue, which has been very few, it was handled within a timely manner. We've never had to wait more than 24 hours for an issue to be taken care of. They are always on top of everything which makes life easier. The property and buildings are well maintained. We've NEVER had a pest problem during our 8 yrs of living here!! We just signed another lease on yesterday!! We look forward to continuing our stay here with the best staff ever!! — 10615 Meadowglen Ln · Houston“I live in apartment 2303 since 2017. I PAY for 2 "reserved" parking spots, 379 and 390. My car was towed last night saying that I was double-parked, and I was. However, once again I PAY for both spots. There are no signs posted that say you can't park like that or your car will be towed. I have video proof. I was told by Michael at the towing company that this a new contract for them that they received week ago. Once again, there was no communication given out to the residents regarding this. I was told by Pollet in the leasing office that I was responsible for getting my car back, and she threatened to take one parking spot away if I didn't need it, which I feel is absolutely ABSURD, since I pay for both spots. It is astounding as to how rude, disrespectful, and inconsiderate the leasing office staff is. I pay TOO MUCH MONEY to live here to be treated this way. What am I paying for if I can't park in the 2 spots that I pay for, and WHO am I hurting? It is ILLEGAL to tow a vehicle without POSTED signs. This is causing me to miss work, losing wages all while we're already in the midst of a pandemic where so many people hours have been cut already such as myself. The staff here is HORRIBLE! Your money can be well spent ELSEWHERE! Oh, and let's not forget, you have no hot water at least once a month.”

They never fix anything and the security here sucks I've been harassed by hoodlums in the parking lot . Alot of tenants have pit bulls not on a lease me and my small dog have been attacked several times. Management here is terrible.”
— 10615 Meadowglen Ln · Houston“This is a nice complex the staff is awful. Extremely unprofessional and unorganized. The manager is never available for calls and the staff are so unconcerning is pathetic. They need to clean house, get rid of that staff and hire a new one including a manager.”

— 10615 Meadowglen Ln · Houston“Not a great place to live if you want anything done without a fight. Broken stair handrails, crooked sidewalks that are not wheelchair friendly, oh yeah, and raw sewage leaking out from under apartments. The driveway/road is also full of holes and broken concrete. The pools have been closed since just after we moved in. Every time I ask if they're going to re-open the pool they say they hope soon. If you want a remote for the gate, they charge $75.”
— 10615 Meadowglen Ln · Houston“I was just wondering something. Which landlord would not take more than what we owe on rent, according to this bill we get every single month we lived here for almost 4 years? --------------- said they will not take it unless we prepaid them for May rent. May is not for another 7 days away. Not going to pay them May rent when there's a chance we will not living there on May 1st at 12:01am. Today is April 25th. How in the world? It's not even May yet and they are refusing to take according to the bill we owe. They still filed for writ of possession, even when we had the full amount all paid for in money order. That to me, spells 'illegal eviction'. That's not right!! They can't illegally kick us out! See ya in court!”
— 3411 Walnut Bend Ln · Houston“Don't trust the staff! The staff that newly acquired the year 2014 was horrible. The staff they had before was much better. I had several problems. They left me without water for eight hours and without no notice. They will also have your cars towed without warning. Another thing is I put my notice into move and they told me they lost it. Luckily I took a picture of it. Then I asked someone would they do walk around my apartment before I left my key . The leasing agent told it wasn't necessary. Now they put a charge on my credit report without notice to me. Don't trust these staff or leasing agents.”
— 10615 Meadowglen Ln · Houston“This place trash . Don't move here . You get what you paid. They always charging extra fee. So many robberies in the past month, but no security , the second complex they have is empty. Just a terrible place for new families or people trying make it. Simply dangerous.”
— 10615 Meadowglen Ln · Houston“When I first met --------------- (Man agement) they were very informative and accommodating. Made you feel like you were already at home. Maintenance is amazing, they keep to themselves and do their job very well. The property is immaculate and beautiful all the time. I love most of all that it's pet friendly. Considering this area is right off of Richmond Ave. You can hear a pin drop day or night. I'm considering extending for one more year because I can't find a better place to live. Number one in places I've lived.”
— 3411 Walnut Bend Ln · Houston“I have been living here for about a year and so far it's been a great a great experience. The staff is helpful and friendly with their residents, both ----------------- take pride in their jobs. The community is very safe and affordable to live in. Overall I would highly recommend anyone to live here. The only thing I could negatively comment on would be the parking. Because it's a small community, parking is constantly in high demand and can sometimes be a hassle to find a spot but overall I still think it's a great place to live in.”
— 3411 Walnut Bend Ln · Houston“I had lived at these god awful apartments for 3 1/2 years out of pure laziness. The parking lot FLOODS all the time. This is BEFORE harvey. I lost 2 cars already in that parking lot. During harvey, it completely wiped out the first floor. They just recently started the renovations on it. The entire time I lived here my bathroom ceiling would leak when it rained hard to the point where I had to put buckets under it. If I wasn't home when it started to rain then the clothes left in my bathroom were screwed. They came and "fixed" it 4 times. Never really fixed anything. My entire apartment was covered in mold. The walls were molded, my ceilings were molded, my bathroom was molded. Just very disgusting mold everywhere and thats ultimately how they let me out of my lease early. Now comes moving day which is already a really stressful day and the leasing office decides its a good idea to make it even more stressful. They call and tell me I have to be out by 6pm. This is news to me as they have never relayed that message to me. The next day was New Years Day and they were going to be closed so she told me if I don't turn it in by 6pm then I will be charged an extra 3 days because THEY dropped the ball and THEY will be closed so I have to pay for that closed day. Total bs. NOW ON TOP OF THAT I'm having to pay THEM for a crappy carpet cleaning job that they did. I'm being charged $150 although THEIR cleaner did NOT properly clean my carpets, was on his phone the entire time and I kid you not, he took less than 5 minutes to "clean" my entire apartment. Management here is an absolute joke. They are extremely rude and incompetent. Not to mention these apartments are NOT safe - multiple car break ins and a girl was followed into her apartment and RAPED here. DO NOT MOVE HERE”
— 9701 MEYER FOREST DR · Houston“Diana, the manager was excellent. Meeting her was the deciding factor when choosing the apartment. She was clearly in charge and was attentive to the appearance and safety of the units. I always fely safe and satisfied in my unit. Further note, I never saw any bugs in my unit; I maintained proper cleanliness and did not leave food or garbage or dirty dishes out to attract insects.”
— 3411 Walnut Bend Ln · Houston“When I first moved in 10 months ago I discovered an issue with roaches on a lower level apartment unit. I was not able to be let out of my lease but did move to another building where there were fewer bugs. Since then, new management has taken over and while they have renovated apartments and raised prices, the same sub-level service remains. You definitely get what you pay for. I guess I should've taken note of the surrounding neighborhood as well. Cars are broken into, amenities are often out of service for long periods of time, maintenance takes forever to complete requests and once they do come, you house is left DIRTIER than when they first came! Management of course makes them take zero responsibility for it and moves extremely slowly. You as the payee is left to do all of the follow up in order to get anything completed. I have extensive water stains and damage on my walls/ carpet from the hurricane as water got in my walls. It took many days for them to respond to my plea to even set eyes on the damage and they still to this day have NOT returned to analyze the situation and check for mold. Huge health risk. They do not seem to care about that at all. Moral of the story, if they give you a rent price of less then $750 / month then MAYBE it is worth it... anything beyond that is extremely overkill. You're treated as a section 8 community. Please be advised. The pictures do not do it justice but hopefully it will give you a better idea of the sort of conditions they are okay with their residents living in. As a nurse, I am very disappointed to spend all day taking care of others and still come home to a community that is putting my health at risk. I will definitely be speaking to someone higher up to resolve this matter.”

I was approached by Tevin with such a pleasant and awesome attitude I was convinced to lease an apartment with Meyer Forest before I looked at the unit. Let's not leave out the Property Manager Amber Bond her personality was sooo awesome as well, fine example for staff members too appreciate, she made me feel welcome. Great community, great property and awesome relaxing scenery. I honestly and truly recommend leasing from Meyer Forest. I don't know what type of management was like BEFORE Amber and her staff came on board, but anything less than a 5 STAR is NOT Ambers staff. My name? Don't mind saying who I'm am Ms. Brenda Williams. Tevin and Ms.. Amber thanks for the hospitality. Imagine what' it will be like when I become a resident.”
— 9701 MEYER FOREST DR · Houston“The office staff are friendly but inefficient and not knowledgeable also the manager lacks empathy, customer service and people skills she is not friendly. I placed numerous work orders for maintenance and they never dispatch them in a timely manner. The community has a serious pest issue although you pay a monthly pest control fee. When we first moved in there was metal and wood debris all over the carpeting in our unit. The grounds and landscape is well kept. Tenants however leave their trash outside of their doors in the walkways which is very unsightly. Maintenance access your unit without prior approval. Had a issue where they knocked twice then used their keys to access. They also enter with the shoes and walk on your carpeting tracking dirt indoors. They have one entry access gate which serves the whole community for walk in and drive in and its always opened.( this gate has to be used for entry and exit all other gates are chained. I would not recommend this community to anyone. They look great on the website and from the outside but it has been a nightmare for the amount of money they require.”

The manager name KELLY is a disgrace to GREYSTAR TEAM. She doesn't know how to hold her staff accountable. just to name few issues we encounter from day one---We move in 5 months ago, and it has been a disaster from day 1. After we sign our lease they told us to wait for a couple of hours for our place to be ready. I told them the moving truck is outside with all my stuff in it and the driver is charging me every minutes. The leasing staff told me that i should have called to make sure the key is ready???? But I just sign the lease and the lease start today and it is 11AM ALREADY. I reported this to their manager Kelly, she said she will investigate and call me back and i never received a call from her. i don't want to write a book but PLEASE STAY AWAY FROM THIS PLACE. I wish i read the reviews before we submit our applications. Greystar needs to send a secret renters to this place or do something. — 9701 MEYER FOREST DR · Houston“This community without a doubt is the worst community among all communities I have rented an apartment from for the past 7 years. The staffs are really rude, uneducated, and do not care about the residents, but always make sure to put 100 layers of make up on their face. Most of them live in the same community and you cannot usually find them in the office.I have been to the office several times to ask about something (package, apartment issues, etc.) and have seen new people looking for rental apartments waited for them for 30-40 minutes and then left. If post deliver a new package for you to the office, good luck, you have to go there and ask them 2-3 times so that they finally find it for you. Pest control is just a joke and fruit flies are in every apartments. Small/big cockroaches visit us 5-6 times a week. All in all, you'd better to stay away from this community, you can find much better one BR apartment with $1100-1200 a month. I am so happy that I am leaving here this month.”
— 9701 MEYER FOREST DR · Houston“Management at this complex is very poor. — 9701 MEYER FOREST DR · Houston“DO NOT MOVE HERE!! My cousin and I had just moved to Houston and was looking for a place that was affordable and not too much of a drive from restaurants, shopping centers, and all of the other hot spots in Houston. While the Westchase District is the perfect place, these apartments are not! We should have known better from the way the apartments look on the outside, but I believe that you should never judge a book by its cover. However, with this place, what you see is exactly what you get!! There are loud disturbances throughout the day such as loud music, people arguing and fighting, children screaming and crying, and all of the other things that disturbs peace. The staff is not as attentive as they were when I first moved in. They are very lazy and you have to constantly stay on them about maintenance issues or else it will not get fixed. Every night around 8pm up until 1a.m. or later, my neighbors would blast loud music from their door step and have a fiesta outside while I tried to sleep. I complained about loud disturbances that I was having from them and no one did anything about it. I had to resort to self help and call the police, who took an additional hour to come. Besides that the gate is usually always broken and the water cuts on and off throughout the day. Although they are constantly landscaping around the front of the apartments by the office, the back of the apartments are very dirty and smelly. The floors are very uneven. I have carpet, but I can feel very hollow areas as I walk throughout my apartment. The only good thing that I can say about these apartments is that I didn't really have a problem with parking.”
— 3411 Walnut Bend Ln · Houston“I disagree with this review about pest. My spouse and I lived there for a good while and we never had any pest problem. These apartments are in great condition unfortunately my spouse and I moved to another area for our jobs otherwise I'm sure we would still be living there. But management is always on top of everything , even the littlest things.”
— 3411 Walnut Bend Ln · Houston“DO NOT MOVE HERE THEY HAVE A HORRIBLE PEST PROBLEM THE APPLIANCES ARE VERY OLD AND YOU HAVE TO RENEW YOUR LEASE BEFORE THEY COME CLEAN YOUR CARPET AND THAT'S NOT UNTIL JAN 2016 FOR ME PLEASE PLEASE DONT RENT FROM THIS COMPLEX”
— 3411 Walnut Bend Ln · Houston“My experience here was overall a positive one. My family and I have lived here for about 3 years. Con: Roaches, roaches, roaches!! I am not a fan of these critters, the complex does have pest control, but it's not very thorough, they just spray in the cracks in the kitchen and bathroom. So, afterwards my husband would set off bombs and we sealed everywhere we could-needless to say we did a better job of controlling the critters. Privacy is minimal. The walls are super thin, I always heard children wrestling, babies crying, phone conversations and there were tenants above us who always woke us up by having SEX and it was always at the same time. Up until they moved out!! The surrounding apartments are not really appealing, neither are some of the people walking up and down the sidewalk. Parking always available if you PAY for an assigned spot, free parking is hard to get at the complex aftter 5:30p. Office not open on Sunday, not convenient at times, things happen or you need to explain something and you gotta wait till Monday. Pros: Property relatively quiet at night. Did not have a lot of the power clicking on and off. The complex is well groomed. For the most part I had piece of mind, my unit was never burglarized (though there were some, but that's in any apartment complex ) and my car never was broken into ( and I accidentally left my car unlocked a couple of times and nothing ever happened). Anytime something needed to be fixed it was in a very reasonable time frame, if possible it would be the same day!! Front office staff--love,love,love them!!! Heidi was very concerned about the residents and very helpful. And Diana, for a manager, was very approachable and concerned about the residents and would work with you if you had any problems . I mean they were a big part of the reason we didn't move sooner. Overall, as far as apartments go, this complex will do nicely.”
— 3411 Walnut Bend Ln · Houston“I have been here about a month now. The upgrades are quality, everything is brand new, and the floor plan (760 sq ft - 1 bedroom) is great, for me. ------ is very nice and is super helpful. I usually never stay in an apartment for more than a year, but already I can tell I will be here until I'm ready to purchase a home (We'll see). I have not run into anything bad, no bugs or creatures, besides my upstairs neighbors who like to run track up stairs. That's what you get when you live in apartments, so I really can't complain. It's clean and quite for the most part. The only other downsides I can think of is that parking is horrible, so I made the investment into renting a covered spot. It's worth spending the extra $25. Also, the complex is so small the kids don't really have a set place to play, So when I come around the corner in after work I have to be super careful that they aren't playing kickball in the middle of the driveway. Overall, I think I will be here for a while.”
— 3411 Walnut Bend Ln · Houston“Don't do it! I wish I could post more pictures of how horrible this place is. Roach infestation, mice, staff is incompetent. For the amount being charged anywhere else would be better. Don't be fooled by the aperance really look around. Search in cubbard look at the back wall in there. Around windows be thorough I wouldn't want someone else to go through what we've had to for a year.”
— 3411 Walnut Bend Ln · Houston“I have lived in this Complex for over 6 years now, and cannot say enough good things about the property, staff and community. I live in a three bedroom apartment . I have family of four, so safety is very important to me when choosing where to live. The Main entrance gate is locked at all times on the outside entrance, and it required access to get in - it is surely safe and comfortable. The fixtures, carpeting and kitchen are all top notch, and some of the best I have seen in visiting my other friends' apartments locally. A few things that I really love about the Residence at Westchase is a very small quite complex/community. My neighbors are quiet yet friendly and I hardly ever hear them make noise. I was reading a few of the other reviews and I have never had a problem with the maintenance staff or getting anything fixed in my apartment. They usually have it taken care right away . I have never had any packages stolen. In fact, the management will call me if my package was left there. You are able to pay rent online or by phone which is so much easier than trying to remember to bring down a check. Truly, cannot imagine living anywhere else. The convenience to freeways and downtown is unrivaled. The staff is always accommodating and helpful, and even remembers my name and apartment number without me asking. I recommend living here. It is worth every penny!”
— 3411 Walnut Bend Ln · Houston“These are the worst disgusting apartments I've ever lived in. The apartnents are filled with roaches. The Paint on the tub is spray painted and will eventually pill. There is always a leak either from under kitchen sank &bathroom, or right over your tub & bathroom sank. The management staff is very rude(---------- especially ) she will do whatever to get you in and after that she don't know you. I would not recommend NO ONE to live here. This is no lie, the gog honest truth, coming from experience”
— 3411 Walnut Bend Ln · Houston“I have stayed here for almost 2 years and it has been a pleasant experience. The management is very friendly and does more than asked for, always with a smile. Also, the neighborhood apartments are little old but management has done enough to make these apartments stand out. I would definitely refer apartment. Thumbs Up!”
— 3411 Walnut Bend Ln · Houston“I recently moved from Residence at West-chase apartments. I lived at this apartment complex for approximately twelve years and I have to say, it has always been very pleasant. When I first moved in the apartments, they were under a different management group, but not a lot changed. I never had any problems in my almost 12 years at this residence. Diana and Haydee were always very helpful and polite. I always felt like the apartment managers kept the tenants concerns as priority. There were a few incidents that occurred, but they were quick to keep the tenants informed. I never waited very long to have anything repaired. I am a very satisfied former tenant and I would like to thank Diana and Haydee for making my stay at Residence at West-chase a enjoyable one. Tenant Apartment #811”
— 3411 Walnut Bend Ln · Houston“I have enjoyed it for most of my stay. My A/c has broken down on several occasions. It's very calm and quiet. Besides the green letters informing us of burglaries. It's been a good stay just like other places you will have problems. Overall not a bad place. I just hope my a/c doesn't break anymore, costing me hotel fees again. My biggest issue is that a lot of tenants allow their pets to poop all over the place. A lot of the tenants don't pick up after their pets and the whole back sidewalk by the fence reeks of poop.”
— 3411 Walnut Bend Ln · Houston“Moved into The Residence at Westchase April 5th 2014. Haydee, the leasing woman helped me with my move from San Antonio and made me feel at home with her honest, courteous service. Apartment I moved into is one of there new "deluxe" upgrades which I love. Noise level is minimum and neighbors are friendly. If your looking to live in the west chase side of Houston take a look at The Resident at Westchase.”
— 3411 Walnut Bend Ln · Houston“From the moment my husband and I walked threw the doors at ''The Residents at Westchase'' we were treated like family. We signed a 12 month lease and stayed in Unit 734,paying $850, we also initially had one garage and one covered parking spot, due to the motor dying in the garage they switched us to the garages attached to the apartments so not only did we ONLY pay $65 for our initial spot we gained a parking spot totaling to three,WITHOUT AN INCREASE IN PAY! During our 2nd year I became pregnant and labored at home in that AMAZING TUB for 4 hrs all to give birth to our daughter in our truck at Richmond & the beltway lol! I've only had to call maintenance two times and on both they came the following day!The ladies Heidi & Diana WERE AMAZING, SO AMAZING that we even signed for a 2nd lease of 12 months totaling to 2 years at these apartments with NO INCREASE IN RATE! My husband and the security guard even became good associates! Parking is horrible IF you dot pay for a personal spot, guess parking is minimum because it is a small complex. I rarely heard my neighbors, and their were a couple of people (2) who got robbed while they were outside and people who got their apartments broken into, I can't really speak on their unfortunate event that occurred but I can say this, My husband and I often left our apartment door unlocked because we SERIOUSLY felt that safe.......EVEN last week we came back to visit Diana, she of course remembered us and asked about our children. We stayed for a whole hour just talking! If it wasn't for my husband job we would have stayed a 3rd year.”
— 3411 Walnut Bend Ln · Houston“I been living here for about 6 years love my floorplan I have a pretty normal size sunroom with my own desk. I have to say parking is limited but if you have your own spot you really dont have to worry...the staff in the office are always thoughtful and helpful... I would definately recommend living here to anyone.”
— 3411 Walnut Bend Ln · Houston“I have lived here for about a year now. I like it. Yeah, there has been incidents of people getting broken into or robbed, but that happened across town in the most expensive neighborhood in the city when I lived there also. It is part of living in a large city. I have never had a problem with bugs (they will spray your apartment on request on wednesdays, so I have mine done about once every few months just for safety sake!). The management office is nice and always remembers me by name when I go to pick up my packages from the office. The pool is nice. Small but nice. I pay $25 for a covered parking spot, so I can see my car from my living room window. The maintainance people are always touching up the paint and exterior in the summer. Whenever I have a maintainace problem (my garbage disposal went out and once my patio door bolt wouldnt lock all the way) they have been over to fix it the next day! I even ask them to switch out my air conditioner filter every 3 months or so because I have allergies and it's always done the next day, free of charge. Yeah the apartments are not brand-new and either or the appliances but the apartments are nice and cute and convienent to everything!”
— 3411 Walnut Bend Ln · Houston“I moved in here with my boyfriend in '09. We both knew we were probably gonna get what we paid for and it proved to be true. It's an older apartment complex that hasn't aged very gracefully. Now granted we have lived in 2 units in this complex and the second one was nicer than the first, it has a digital thermostat, a ceiling fan in the bedroom and *some* of the kitchen appliances aren't 20 years old. I am a woman in my early twenties and I don't feel comfortable walking around the complex after dark, and my boyfriends car has been broken into. I know there is plenty of pot getting smoked here. I know there is a weight limit on pets but I don't think it's enforced at all. Lots of big dogs, and dogs that are not leashed. I would like to complement Perfecto and the rest of the maintenance crew though. It takes forever to get work orders processed but I know once they get them they do a good job and I know they have their work cut out for them at this place. It was very strange with the name change to "el sol del prado". we got a letter dated 8/31/2011 that the name was being changed effective the next day (9/1/2011). When one of my other friends who lived in the complex tried to pay his rent with a money order with the old name on it, they refused it, which is ridiculous since we had only the one notification. I know they are trying to upgrade the complex, but unless they upgrade the residents and staff, it probably won't work out too well. As for myself and my BF we are moving forward and OUT!!”
— 10615 Meadowglen Ln · Houston“I looked to lease an apartment here. I really think it was a virtue that I walked away...always trust your gut. Jenny in the leasing office was the worst when it came to customer service. I called 3 times to check the status of my application, I yelled my last name 4 times spelled it 3 and she still didn't get it right. Never recieved a call back, had to call to check the status of my application. I had some identity theft on my report, that was supposed to have been cleared up a year prior. They wouldn't accept any other form of documentation to prove that I had good rental history. When speaking to the other leasing agent (also RUDE) she butted in. Bottom line management should probably select their leasing agents more carefully. I came to collect my deposit only to find they had placed it in an UNLOCKED drawer. Despite me coming in politely to collect my deposit they still made me feel like a criminal. They asked for the $45 application fee in another money order. I will be calling the management company tomorrow for the lack of service.”
— 10615 Meadowglen Ln · Houston“I been here for 7 years I moved into Residence At Westchase in 2004, I live in a one bedroom one bath with a sunroom and I love it, I have a desk in my sunroom where i get to have my small office area to do paperwork when I take home from work which is perfect! I been here for 7 years and I can tell you Im happy I know my neighbors they are great people I know when I call in for maintenace they take care of it I never had any pest issues! The staff in the office both are caring and sincere there is good customer service, the only thing to be honest is sometimes it's only one person in the office and it can get really busy but they do return calls or make appointments to attend to your issue and better help you. I recommend Residence at Westchase I can trully say I am happy here, no we do not get green notes on our doors every 2- 3 months and the person below me says he cant wait for his lease to be up? My question is to him...Do you know you live in Houston? ...if indeed you been here for 2 years it sounds to me you have been happy because you signed another lease...you heard a gun shot the first day you moved in and yet you stayed here 2 years? ...and THERE IS a courtesy officer here he lives in my building.. I can honestly tell you I been happy, satisfied and I feel safe. I have see worst crime at my job as a teacher.”
— 3411 Walnut Bend Ln · Houston“1ST OFF THE APARTMENTS OF CHANGED THERE NAME TO (EL SOL DEL PARADO) 2ND THE OFFICE CARES ABOUT ONE THING AND ONE THING ONLY... MONEY. THEY DON'T CARE YOU APTS HAVE VERMIN, YOUR WALLS ARE LEAKING, YOUR APARTMENTS HAS ROACHES OR OTHER VERMIN, AND IF YOU'VE BEEN ROBBED. 2ND THE MAITENECE IS A JOKE. IF YOU WANT SOMETHING FIXED YOU HAVE TO FIX IT YOURSELF OR HIRE SOMEONE ELSE. DO NOT RENT HERE IT'LL BE THE WORST MISTAKE YOU EVER MADE!!!”
— 10615 Meadowglen Ln · Houston“Do not be fooled. The Meadows Apartments is now called El Sol Del Prado but the situation is still the same. I have lived there for year now and refused to renew my lease because there was a huge leak in my downstairs restroom that they said they were going to fix but didn't. They also came and fixed my refrigerator 4 different times and its still broken. They said they were going to fix it and didn't. Its ridiculous and i would not recommend it for anyone.”
