— 3525 Sage Rd · Houston“I recently moved in and want to share my experience so far. I will review again in a few months. I was initially excited about moving in to my furnished unit. However, in the first 24 hours, I realized that the thermostat won't kick on the heat (and it's chilly out right now), there is no water pressure in my unit (especially problematic when showering), the ice maker in the freezer doesn't work, and the mattress had pee stains in it with no mattress cover ( GROSS!!!!). Needless to say, I haven't been comfortable and barely even functional these first 48 hours. I did bring the issues to the management attention so we'll see how well it gets resolved. Here are the positives as I see them overall: -Location, location, location! (Right in Galleria district) -Assigned parking (though I feel like I need to go back to drivers school just to get into the illogical angle parking spaces) -Nice views from high up -Some upgrades -Concierge is mostly friendly and good at anticipating needs. -Mostly quiet on my floor The negatives: -Smaller than average units (I think they are smaller than advertised) -Older than Methusalah OLD building -Lots of wear and tear from neglect and lack of maintenance (I.e. Peeling paint in common areas and patio) -Parking is too tight and illogical -Lack of privacy - have to walk by concierge when you come and go Thankfully, I only did a very short term lease to try things out, which I won't be renewing...obviously. It's not the place for me long term.”
“I have lived here one year. I will not be renewing my lease. Positives are the lobby area, location and views if on a higher view. Nothing else. The negatives are many. Property management is incompetent. A new management company starts July 2015. Perhaps that will help. The building is deteriorating. Elevators don't work often. Especially the elevator which is needed to move large objects. A definite pain if you are trying to move in or out and that elevator is not working. There are only 3 elevators for use. 3 elevators for 300 units. A terrible ratio. It is very common for electricity and water to be interrupted for hours at a time. Hot water is intermittent at times although it has gotten better in May/June 2015. I love dogs. Unfortunately, you will frequently see dog excrement in the elevators and lobby areas. Finally, the parking garage. Many parking spaces once were marked for compact vehicles. They are now used by any size vehicle. It is difficult to get in and out of cars. When it rains hard, the garage first floor and lobby floods. It was beyond horrible during the May 2015 rainstorm. They knew it would be a problem in advance and were not proactive. They don't appear to be proactive in general. Do yourself a favor. Do not rent here. You can do much better elsewhere. Especially don't buy here. I doubt their reserve funds are adequate and the building is aging rapidly.”

The unit's AC was installed incorrectly with the filter facing away from the unit. Most of the residents are from good backgrounds but there are residents which have businesses which a family wouldn't want around. It is uncomfortable when their "clients & vendors" are around during weeknights and weekend nights.”

Then he realized that he was confused and said sorry after he drove me to the edge At last if you made a request for any maintenance, expect to be ignored at least for 2 days, it's overpriced for nothing Don't be fooled by the fancy lobby, you won't be living in it”

Will end up paying major hoa, tax, utilities, ... Doesn't worth the trouble. Besides the location and the pool everything else is a disaster here and applies to rules and more rules. Everybody sticking their nose in your business. Maintenance takes two to three trips to finish the repairs. Always somebody bothers you at the least convenient moment. This building needs to be demolished and cleaned up off all trash that live here. The concierges are dumm and looking for presents other wise they will make your life miserable literally. Way overpriced.”

It has a good diversity of age groups mostly young professionals. Great pool , billards area and clean safe environment. How Btw I also bought my unit and before taking a tour of the place i did see the reviews were not good so I was confused. When I did take a look at the place I was very pleased. And could not understand why the reviews were so low. I think it might have been during the time of the older management company and old HOA board. Plus I heard from the residents they were doing heavy construction in the lobby about 2 years ago or so which took some time to complete.”

Seriously, and not to inflame but if you would very much like to live in a showcase of diversity, this is it. Everything else is average. The building is old and showing it's age and there is much nicer stuff around ( though admittedly higher price or not a hi-rise ). It's not hard to get approved for, so it might be OK for some in a pinch. But if you really look hard and seek out value you can easily do better.”

I wouldn't live here for free if I would get an offer. Me and my wife can't tAke poor management, crazy consierges, specially the one that loughs loud like at horse stable I guess his name is Steve. Or the oriental guy, he managed to provide a next door men's club girls to my neighbour apartment. We just happend to be next standing to witness the deal. My wife can't take it anymore, and I am following. We are selling this dump, compare to what we had years ago, it s turned out a very bad place. Even though we going to sell this apartment and reviews will damage the price but I in particular dot care and fed up with the building. So if you are a drug dealer or a crook come forward to buy. This place is not for family people.”

First off, they've been having construction in the lobby for over 6 months or so-great joy to wake up to the noise every freaking morning- it's been mortifying to come in and out of the lobby! A couple of residents had serious accidents and the elevators break down all the time. There's dog poop EVERYWHERE outside and yes people should clean after their pets but if they didn't they should get fined and someone has to clean it because it's so bad that the side area smells like crap when you open the outside door! Also, MUCH TO MY JOY, they have been approving carpet installations during the weekend and that means you get to wake up at 9 am on a Saturday morning with a hammering noise through your skull.. Joanne is such a bad manager, she has no care to build any kind of personal relationships with any of the residents and dismisses people with complaints. Also, break ins in the garage became common. Overall, the residents have all been so nice, but we put our unit up for sale because there's no way we can stay here much longer..What a disappointment”

The only reason why nobody sued their --- yet is because it is not Worth retain an attorney against the same amount. I went throught the hurricane and yes, there was a lot of damage done, but it has all been repaired now and I think that it is much better than before. Everyone keeps writing that we have poor management here. That may have been true before, but the current management staff is very professional and have treated me very well. I asked ocassionally about the repairs and they were very upfront about the process. They gave me a temporary membership to 24 HR. Fitness until our fitness center was up and running. I have just renewed for another year again. For those fo you that always seem so unhappy and upset, I am just happy that you have found a place that you can call home. So please... just leave it alone finally and move on!”

They are letting anyone move in to this building, but they have to apply for a renters bond in case they don't pay there rent. The other day, a couple was evicted just after 2 months of living here and they couldn't even afford to pay movers to move their furniture, so they tossed it in to the dumpster out back. Pretty sad. This use to be a nice building. Too late now to clean it up. Smoke and mirrors is right.”

Do not let the pretty lobby fool you, it all goes quickly down hill. The elevators don't ever work, and the third elevator literally has been broken for years. The hallways smell and the neighbors are noisy. Oh, yeah and don't touch the grass unless you want to walk to dog feces. I feel very sorry for anyone that owns a place here. The only reason peole move here is because they can't afford the nicer highrises, trust me it is not worth it and you will regret it every day. Since then, repairs have been made not only to the building, but the infrastructure as well. We have a strong management staff who strive to enforce the HOA rules to give everyone a safe environment to live in. The building is beautiful and in a great location in the Galleria. We have a beautiful pool and the gym has all new equipment. The grounds are well maintained with nice landscaping. I have made great friends in the building.”

I agree with the previous reviews about how ------ this place is becoming. The people they are allowing to move in here look like gangsters,rappers or katrina leftovers. I was told that they are making people get "renters bonds" in case they can't pay their rent. If they don't pay their rent, the bond covers it and they will be evicted. Beware.....I am moving when my lease is up in 2 months. I don't know about you, but I don't want to look at, live around or have my guests look at or ride the elevators with jail house tatooted looking people with sunglasses. It is too bad because this use to be a nice building and everyone was screened before they let move in here. The galleria area seems to be infiltrated with these types of people now. We all have choices and I will be moving soon.”
