— 12055 Sabo Rd · Houston“The apartment interiors are nice and in great shape in my view. The fake wooden floor is good and the appliances provided are a bit simple but reliable. In my time here I've seen different personnel at the leasing office come and go but they have been usually helpful and have replied promptly to any inquiries I had. A big plus in my experience compared to other places has been the maintenance response time, which thankfully has almost always been reasonably quick. And just like the office staff, the maintenance crew has usually been helpful and polite. Kudos to Mr. Pedro. As for the location, it can get a bit noisy during daytime because of the public places nearby, but at night it is mostly quiet. The place is conveniently located across a metro park and ride, so bus rides and/or the HOV ramp are right around the corner. Concerning the facilities, landscaping has always been taken care of, parking asphalt is in good shape, as well as the sidewalks. You can also rent a garage which are big enough for most cars. There are Amazon Hub lockers available as well, accessible 24/7 with your remote. Now onto the negatives: as per other reviews it seems that safety has always been a problem. One year I had a car stolen from the parking lot inside the complex and the security camera at the gate was unsurprisingly useless. Management at the time wasn't really helpful, but then again when it comes to property loss most places shield themselves from any responsibility with their lease terms, so take that into consideration. Only recently (read: late 2019) I noticed that they were finally installing cameras around the complex. Also, while you need a remote to open the gates or use the dial pad, they constantly break and are left open. Sometimes they are fixed quickly, sometimes they are not. For some time management used to pass general notifications of crime activities in the complex but I haven't seen one in years. Parking tends to get full at night, including the visitor spots which I've seen some residents use everyday. For some time around 2014-15 they started requiring permits and enforcing parking rules but then stopped. There was even a patrol car for a while. Again, only recently has the management decided to resume enforcing the rules. The trash dumpsters always get overfilled the night before pick up day, so more dumpsters or more frequent pick up days would help but expect higher trash fees with that. I haven't had roach problems thankfully unlike some other reviews claim, but I can see how the trash problem can contribute to that. Price can be quite high for the area and distance from the city. Still, for what you pay you get a nice and mostly clean place to live, friendly staff at least in my experience and usually fast maintenance service. Though a bigger gym, better control over pool usage (some residents seem to bring unlimited guests at times) and most importantly better safety measures would make the high prices feel more justified. In summary: Pros: attentive staff, fast maintenance and mostly well kept complex Cons: security, parking, and amenities available for the price you pay”

I've reported twice to the police, also heard she's not actually on the lease, AND SHE IS STILL HERE! IN APT. ----.......LOOK OUT! Apparently attempted "aggravated assault with a deadly weapon" and "threat to life" of people who actually are on a lease here is perfectly fine.”

They have added security cameras around the complex. The office staff are all so nice especially with the children. Ms. Debbie and Grace make sure all the children are safe when they get off the school bus in front of the office. They also hold small events in the office which is a good way to get to know your neighbors. The maintenance staff is very efficient. Normally the following day after i put in a work order they come out. Great place to live. My children and i love it here.”

Great location and pleasant staff along with renovating/repainting the fence-even though it was an embarrassing splotchy orange for about one month after management changed. Recently there has been a switch in management and problems have arisen with both the beauty and safety of the complex. 1. One of the front gates is always open at all times morning and night. 2. Grass is overgrown most of the time and use to not be this way. 3. Dog bag stands are almost all empty at all times which has led to accumulation of poop 4. Dog park walkway is unsafe-have twisted my ankle a few times trying to avoid the deep holes going on along with weeds overgrowing the track. This use to never be the case. 5. Dumpsters are overfilled with trash many times now-don't remember this being the case prior to the switch. Overall, maybe they need another worker to accomplish all the tasks at hand. Hopefully things will continue to get better and they already realize they are struggling to keep up with the property otherwise rent should be reduced for the embarrassment.”

Just don't get a first floor with kids running over your head. I resigned for another year having problem with kid over me not trained to walk he runs back and forth in apartment until 11 pm sometime not good. I lived here twice, I moved out and went to another complex and it was terrible so I ended up going back. The only reason why I don't live there now is because I'm in a house now. While I was there I found that the maintenance guys were always quite friendly and more than happy to fix my issues. I did have some problems with a certain maintenance guy but when I voiced my problems to the office he stopped being so rude so I guess they said something to him. One thing that kind of was a problem was the noise from people walking above my apartment but it usually didn't last long so I just learned to live with it. Also it could sometimes be hard to find a parking spot on the weekends during certain hours so it sucked when I came home from work late at night. Lastly, I would complain about the dumpsters and people not putting their trash inside but that's not the fault of the complex. It was generally pretty quiet outside, it didn't flood, I never had mold or anything inside, I never had issues with bugs, the staff was friendly, they never tried to charge me for fees that I didn't owe and maintenance did their job in a timely manner. All in all I would recommend this place and I would rent there again.”

They changed our mailbox key within the past week or 2 and telling their supervisiors that they changed them in april. The office staff does not care about the residents. You can never get them on the phone and you have to document everything because they will "forget" to do things. The apartment was gross from the day we moved in. The floor had a hole in the fake wood and all they did was fill it with this ugly putty that did not match. The air doesn't heat the whole apartment. The bedrooms and bathrooms are always hot. The bath tubs leak and the toilets run constantly. Worst complex I have ever lived in and is NOT worth the money.”

I received an email that I would go month to month automatically if I didn't renew. However, they fail to provide the month to month cost. I gave them 45 days advanced noticed to manager and receptionist (verbal and written). No one communicated to each other in office . I receive my April rent statement in my mail. Paid on time . Days later I have a notice of a 414.00 balance due. I asked for explanation and copy of charges. It was in accurate, did not shows fees charged. They email me a corrected one 2 days later with a message stating I will still be responsible for daily charges. Till this moment I am still fighting off charges. Manager does not even care if it's not your fault. By the way these apartments flooring is not wood floors, they are Vinyl. They tend to have a huge staff turn around. Yet same manager who is the problem. Rude, careless and will tell you multiple different answers for the one question you asked.”
