“I have been a resident at one of the properties managed by Historic Heights Property (J Conti Interests) since 2017. I live on Heights Blvd and the management staff and maintenance is very responsive and professional. The building is garden style with a small courtyard. I know my neighbors, and I am right on the walking trail on Heights Blvd. The building is well maintained. I would definitely recommend leasing from Historic Heights Property.”

I was previously living in one those giant mega-complexes and spending most of my paycheck on rent. While I didn't have much of a problem with my previous apartment, it was time to downsize. I found a listing for a one bedroom apartment in the Heights for under $1000 and couldn't believe it! I scheduled an appointment as soon as I could and its been great ever since. They made my application and move-in process supper easy and I am loving my apartment. Had one minor hiccup when my A/C wasn't working (uh-oh!) but they took care of it the same day. Awesome service. Everyone is super nice and if I have any silly questions they don't mind taking the time to answer them. I would definitely recommend this place if you're looking for a nice apartment in the Heights that is actually affordable.”

I stumbled across these apartments online because I was looking for something relatively cheap (since my college loans are not going away anytime soon...) and in a good area. I fell in love with the Heights immediately, it reminded me of my hometown. The management made my transition so easy and set me up in a cute little apartment right on Heights Blvd. I love my apartment and finally feel like I've made it home. Some of my coworkers are spending twice what I am in the same area and cant believe what a find this apartment was! I have recommended many of my friends here and would definitely recommend that anyone looking for a decent apartment in the Heights, to look these guys up!”

The apartments have visible roaches and mice. One of my neighbors filed a lawsuit against this company because her rat infestation was so bad! I saw mice in her apartment on more than one occasion. Management did nothing to help her so she broke her lease and sued them! Now, a year later, the mice have moved into my dwelling so I am out of here! The landlord is a cheap-o who will not invest any money in keeping up the property. The gates are always broken and you will find random people walking around the small community. I do not feel very safe coming in at night. Im glad to be out of here this month!”

The courtyard area is great and we have a pool which is really nice. Most residents are respectful of their neighbors and everyone seems to enjoy living here. I will remain as long as I have work in Houston. I moved here from the Midwest after finishing college. The location, the Management, and rent are really the best. There are a lot of new apartment buildings that are leasing for double what my rent is and I have a great apartment.”

This place is mismanaged, miscommunicated, and misrepresented. The owners are sketchy penny pinchers who do not provide the necessary services to keep up with basic health code maintenance. I lived here for 2 and half years, my first apt 1000 Heights, had major black mold that was painted over instead of addressed, along with structural damage that caused my roof & ceiling to cave in. It took numerous calls, letters and threats before they finally were willing to move me out. The second apt I thought would be an upgrade until rodents became my pets allowing insects to join my new apt. They promised several times consistent pest control would be taking place and of course nothing happened. Finally it was too much and it was time to move out.”

The buildings are very old and they continually take the cheapest and most unprofessional approach possible. Air conditioning and heat continually out,water leaks from outside when it rains,and you are of little interest to the owners after move in. I do not recommend living in any property managed/owned by J Conti Interest. I have since moved out and could not be happier with my decision.”

When I found this apartment (600 Heights) I though it was a gem. --- int he office seemed very accommodating in the beginning. That all changed about two months after I moved in. The place is not taken care of at all. My A/C has gone out more than four times since I moved in, 9 months ago. It takes anywhere from 48 hours- a week to get a technician out. I have had to be very aggressive via telephone and emails to get any type of correspondance. I live in a tidy apartment and cannot get rid of the roaches and now mice. Pest Control comes once every 2-3 months and they use a very cheap company. I had my employers pest control company out (on my own dime) and that seemed to help for a few weeks. As far as others comments about the electrical problems, I have had to have them replace each and every outlet in my apartment in order to avoid frying my electronics. The water is often rust colored due to old pipes. If you dont mind showering in redish water, its fine. A bath would not be a wise idea. I have called the City of Houston but because this problem comes and goes there is not much they can do about because it was not acting up when they were out there to inspect. I have now contacted the city and Houston Apartment Association to get help due to the lack of communication available from the staff of Conti Interest. The list goes on and on, my advice, DO NOT MOVE INTO ANY PROPERTY MANAGED BY J. CONTI INTEREST!”
— 918 Heights Blvd · Houston“This place has gone down, unfortunately. Used to be ok but has too many issues now. Stray cats roam the complex. Apparently some resident registered them, so can't get rid of them through animal control. They sleep under cars, sometimes found sitting on top of cars, inside patios, on roof, in swimming pool, etc. Spreading fleas inside homes - had to get the leasing office to get professional pest control to spray the chemical and get rid of the fleas. They realized they could get sued. Wasn't a good feeling to be devoured by the fleas. There are rodents inside the walls, probably entering from the drain pipe or some opeining in the roof. Multiple complaints but still no action. The leasing office always has some excuse, like checked roof with no problem, can't put traps as stray cats can get hurt etc. Maybe not all apartments are affected by rodents. Or maybe that's why someone prefers to keep these stray cats around - to get rid of the rodents. Have received several notices that residents should not feed stray cats as the food also attracts rodents. Covered parking for residents is ok, parking for visitors is ok too. Only one break-in that I know of in recent times. Leasing office and maintenance guy are polite. Many small bugs get inside somehow (and die), but that is expected due to the lanscaping. It's not a problem. I see a big roach every ~4 weeks (dead in the kitchen or living room) - again, not a big problem. Everyone's situation is different, so this may work out for someone. But bring flea bombs and mouse traps, and have the patience to withstand these stray cats that are everywhere (even taking shelter inside your patio).”

If any of my employees turned away a customer I would tell them they need to find another place to work because my business is sunccessful because we pride ourselves on customer service and when we are having bad days we leave our problems at home. I'm shocked that this property has good reviews and I got such rotten service. I rearranged my plans to come here and I was not even given a floor plan pamplet.”

One of my windows was a very, very old slat design the never closed completely. They put a peice of cheap plexiglass over it. The front windows are old and cheap so the heat from the sun heats up the apartment in the summer. My ac ran constantly and never got under 85 during the day. The kitchen is a safety hazard. The pilot light from the stove kept the stovetop so hot I got a burn when I touched it. The cabinets were falling apart and homemade with cheap plywood. Overall the only way to describe the complex was cheap and in need of demolition. The owner won't pay to repair anything and until he does it will continue to go down hill. Stay away from this place.”

My ac unit was broken all the time and they would have someone come over and say it waas fixed and it was definitely not. Then they say the wires were crossed. How in the crap do you cross wires!!?? The washer and dryer were always taking my money... And the bottom dryer never drys your clothes completely so in turn it takes more money !! We have had problems with other things as well like the water being so rusty it left a rust stain on my bathtub !!And also in the bathroom the sewage was awful!! The bathroom always had a smell to it. When I found a bigger place and let the office know I would be moving out their whole attitude changed. I was a very good tenant and never was late with my rent. I cleaned the whole apartment from top to bottom!! I was appolled to the fact the office staff starting acting like a few things in the aprtment that needed to be touched up was the wrost they had ever seen or something. It actually made me insulted and then I just got plain pissed off !! We were doing them a favor by going to the apartment, when we still had a day on our lease, because they had someone that wanted to move in. Oh not to mention the fact that had someone come in and look at the apartment the apartment was still mine even though I had already moved. To my knowledge no person should be in my apartment if it's still in my name !! They never left notes to say they were in my house and I wouldn't have even known that someone else was in house. This is completely unacceptable !! I did my walk through < as A favor for her time, and she started acting like a completely different person. Plus I add again the apartment was in great shape !! There must have been a few cleaning supplies left over in the sink and I was told her we would come by after we got off work. She said ok and they would leave the door unlocked, because I wouldnt have given them the keys otherwise, and when I went back over the door was locked and I couldnt get in to wipe the out which is all it required. We made a call to the office but of course no one answered so we called the next morning and she said they locked it we had plenty of time to clean !!! I was so offended that I did everything in good faith and the favor spit back in my face !!Never again will I be nice to people like this I thought everything was fine and come to find out they are just greedy and have no respect for other people or their time> I am so glad to be done with [place and if your looking for a place that doesnt every have in their to refund your deposit this is the place for you !! STILL APPOLLED !!!!!!!!!!!”

— 918 Heights Blvd · Houston“By far the worst place I have ever lived in my life. The two places I rented out in college were light years better than this place. I moved into 600 Heights Blvd. in May 2010. Seeing as this is Houston, Texas, the month of May is when things are really beginning to heat up. This is also the time when my A/C was not working. I had to make several phone calls to the office because each time one of the maintenance staff was sent they pretended to somehow fix the A/C, but it still was not working. There was even a time that maintenance came over to respond to my phone call about the A/C, stepped inside and immediately said "Brrr it's cold." I finally had to type up a formal letter citing the property code that states the wrong-doing in refusing to not fix the A/C in Texas and that gives the renter the right to hire his/her own repair service and send the bill to the landlord. Things immediately changed when that happened. In no time at all they were calling me to inform me they would have an outside repair service come fix things. So after almost 2 months of no A/C in Texas summer heat, I finally had cool air again. Another consistent nuisance was the landlord not leaving notifications inside the apartment after they have entered while the renter is out. The lease they write up and require the renters to sign specifically states they must leave written notice of times they enter an apartment. They never ever do this. NEVER. The one time they did do this is when the aforementioned A/C incident was going on and I cited the lease in the letter that I wrote and articulated that I would be expecting the written notification. There is no proof that any maintenance work is done that is requested by the tenant when they are gone for this very reason. There is also no way to know how often or for what reason they may or may not have been inside your home which is extremely unsettling to me. Roaches were also an outrageous problem in my apartment. The little roaches were an almost daily occurrence. But it didn't stop there. One evening I found a total of EIGHT two-inch long cockroaches in my bathroom and bedroom. I called the next day and requested an extermination and they assured me this would be done in the early afternoon - while I was at work. As usual, there was no written notice/proof whatsoever when I returned home that this was done. I called to assure it was done and was only met with a response along the lines of "there should have been a note left that it was completed." Nothing else. For a 30-plus complex, there was only 2 washers and 2 dryers. That was a huge headache. Coupled with the fact that at least half of the time one or both machines (usually the washers) was broken was just a nightmare. The laundry experience leaves much to be desired. The manual walk-in gate is to be unlocked with a key for an added safety measure. 90 - 95% of the time the gate was held open with a rock or some type of paper or stick was stuck in the hole to prevent the lock from closing. Due to this the door would frequently not open at all until maintenance came by to fix the problem. The buildings also do not seem to be kept up well. Granted the complex was built in the 1970's, but simple repairs seem to not be made. Outlet covers are left broken, random holes are covered up in the cheapest way possible that will cause the hole to reappear within the year, etc. The rent is next to impossible to find anywhere else inside the loop - but there IS a reason for that! Unkempt and unprofessional. Absolutely would not recommend this company to anyone.”

I called the office at least twice a week about my AC in the summer and my heater in the winter, neither of them ever worked and they would send someone out to look at it for about 2 minutes then they left. I also went almost a month with a shower that had BOILING hot water. After the 10th call I made for them to fix it, it turned out to be freezing cold water. Since I moved out right before a weekend, my electricity could not be turned off till the following weekday, so in 3 days they racked up an electricity bill that was more than what I paid in an entire month, and who had to pay for it? Me. Got none of my deposit back, I had no idea that RE-cleaning a stove and fridge cost over $60... They are completely rude and do not care about their tenants, and all the apartments are old and dirty and way overpriced. Save yourself the hassle!!”

You need management who is actually on the property as stated business hours. Management who takes care of the needs of tenants and I am just sick of it. Staff appears to be helpful in the beginning but constant run-ins with them and they brush you off.Parking is great for tenants not guest. Management means alot and the current management seems to forget that.”

The unit I live in is wonderful and shaded which helps with the cooling cost in the summer. The structures are well constructed and we don't hear our neighbors through the walls. This is our second time living at this complex and the only reason we moved the first time was we went out of state. There are children around but they do not stay out late and are not very noisey. No one hangs around outside and the gates at the complex always works. When we lived here last time the complex manager was Diana and she was great. Since we moved back there is a new complex manager and she is equally as good. The office personnel really tries their best to keep the tenants happy. I had a couple of repair issues the last time we lived here but they were handled quickly and efficiently. I am very pleased. Houston doesn't have many complexed that rank past 40% on this site and I know why they are usually pretty challenged (to put it nicely). I would recommend this complex.”

It is quiet most of the time and very pleasant. Many of the condos are owned which makes it a community of caring tenants. I would highly recommend to anyone who wishes to live on the West side. The only drawback is that the closets are smaller than I would like. UPDATE: 2013 - There is a woman who has rescued cats and I believe she is one of the owners (as opposed to renters). In the building where I live, I haven't seen rodents or fleas. We really enjoy living here and the latest manager is wonderful. The property itself is quite lovely and landscaping is done on a weekly basis.”

The grounds are kept up, maintenance issues are taken care of, the property is extremely quiet. There isnt any kids or adults just hanging out because it the 'it" thing to do. Assigned parking is a plus. You don't have to worry about nosey neighbors or loud neighbors...unlike alot of other apts in 77077. Alot of the residents are older which is a great thing, in my opinion.The gate works, I've been here for a few months and the gate was only broken once, but fixed a few business days later. The gate is remote controlled which is an A . Therefore, tenants can't just pass the code out to their friends causing a parking issue and unneccessary traffic. If you like all the things I have stated this IS the place for you. The rent is reasonable however the floor plans can use more closet space and larger dining room. Units come with w/d so no need for a laundry facility. If you like loud, noisy properties and are or like loud people. Maybe you like to have parties all the time and let your kids run wild through the complex this is NOT the place for you!!!!In all honesty myself and alot of other tenants moved here to get away from that.”

But the complex is extremely quiet and maintenance issues are taken care of in a timely manner. The grounds are kept up well, except for some other residents that refuse to pick up their dogs' poop. The surrounding area is not that wonderful but the complex itself is very nice. Very convient if you work in the energy corridor. The complex is small with lots of elderly/retired residents that stay home in the day. We have had 1 reported robbery incident that has occurred over the last 6 months, but I say crime has not address (especially in Houston).”

— 2211 S KIRKWOOD RD · Houston“i thought that my boyfriend and i had finally found the "perfect" apartment when we saw these. when we moved in, they never gave us a pet addendum to sign and never told us that dogs over 30lbs were not allowed until 2 weeks after we had moved in. had we known this we never would have moved in. we filled out a pet addendum which the leasing agent APPROVED but the homeowners denied. they wanted us to get rid of our dog or move out. we refused to get rid of our dog on account of the leasing agents mistake. we couldnt afford to move out- we just paid over $1400 to move in!! a white pit bull knocked a lady down in the parking lot- she said she was going to pursue legal charges- they blamed it on our black pit bull. the first week we were there there was no hot water and half the lights and outlets in the bedroom didnt work. it took over a month to replace a mirror that had black splotches all over it before we moved in. our a/c was messing up which caused a leak in the carport- it was not fixed and 3 days later the ceiling fell on top of my boyfriends new harley- it also scratched up a 3 month old paint job. the property manager had the ceiling sitting on my husbands bike for 2 days before sending someone to clean up the mess. the property manager (who was rude and a complete b----) and the leasing agent (dumb blonde and just as rude) were beligerent and didnt want to accept the fact that lakeside was responsible for the damages to the bike. after 4 months we had had enough and moved out. after moving out we stayed in contact with the leasing agent to get them to pay for a new paint job- $350. how ironic that the damages to our apartment "because of our dog" were also $350. our adult dog was well behaved and house broken-they claimed he ruined the carpet and that they needed to replace the carpet and treat the concrete- im almost positive that was complete b.s. they said that they would just call it even and zero out the invoice for the damage to the property if we would do the same and not bill them for the bike. although i believe that they shouldve paid, it was good riddance to people i dont want to deal with anymore.”
