“STAY AWAY! My goodness this is a horrible place. I lived at Camden Holly Springs for over 5 years, this place has gone downhill to the absolute dumpster. Crime has become rampant, cars broken into on a weekly basis, tires stolen has become normal, even apartments are getting broken into. Not to mention the quality of the grounds is atrocious. Bats have now literally taken over and live in the top of virtuality all buildings. Mold is everywhere, literally covering the vents and windows, yet Camden won’t do a thing. After all this, we decided it was time for us to move on from Camden and despite being model tenants, we were hit with a bill for an obscene amount of money upon ending our lease. Don’t give this horrible organization your time or money, go elsewhere and be safe and treated fairly”

“I have lived here since 2019 and have been very happy calling this place my home. The apartments and townhomes are very nice inside. The office staff, maintenance staff, and our leasing agent, Jennifer, have been so helpful, professional, and welcoming. This is a beautiful property to call your home.”

“My fiance and I just moved to Houston and had an amazing year in Camden Holly Springs! It's probably the best apartment experience we've ever had. The facility is great and the location can't be beat as CityCentre is central to everything here in Houston. There's a half court indoor basketball court that I played at almost weekly, got a chance to meet other residents that way too. The pool is clutch too, you prob won't use it as much as you might think but it's still a nice to have. The staff are all incredibly friendly, especially the maintenance guys! Wanted to give a special shout to Arcenio, Mario, Jose Luis, Napoleon, and Leo - all of whom did an awesome job at fixing little things quickly and with positivity. We never had to worry. Also the front desk staff - Koti, Lydia, Dalia and one other lady with glasses who often worked in the same area and helped close out the basketball courts on evenings (never got her name).. thank you all so much for a wonderful welcome into Houston! One thing that was a concern to us when we moved in was safety/theft. Honestly, the apt is as good as it gets. It's gated with a lot of residents on site. After living in the city for a year, my observation is that crime cannot be 100% avoided even in the safest of areas, but it's really not that common if you just follow simple steps like not leaving your garage door open unnecessarily, keeping purses out of visible areas, etc. You can prob get an extra alarm system for the apt if you want, which we initially considered, but then decided we didn't really need it after acclimating. Last but not least - definitely be sure to register your car(s) with the front desk. We were totally good all year long with our one car.. but then we got a second one a few weeks before our move-out and forgot to register it because we always left it in our garage. It was literally towed the one night we left it out (on our move-out date, which was sorta a mini disaster).. Anyway, as upset as I was at the bill ($260 ish), I wasn't mad at Camden about the tow. It was my fault for not registering the car as I was asked, and in a way it goes to show that Camden takes safety seriously. So, that's our honest experience - hope you have a great experience there too! :)”

“I have been living here for two years. There is a lady who daily cleans the fitness area very thoroughly. The maintenance men are amazing and kind and prompt. We love the basketball court. The office staff are also kind!”

“Hi All!! I just wanted to say that it’s really been a neat experience living at Camden Holly Springs!!! I do currently work for Camden and that’s why I say this! Seeing the staff who care and know all of the community on different levels is amazing to me. If you need anything just ask for Jennifer B. she’s the one who helped me!”

“Airiel was amazing. Airiel was able to guide me through my entire move in experience. I started my process in sept and I was able to move in by December. Airiel made sure that I felt welcomed and I was apart of the community since day one. Thank you for going above and beyond and making my move in process an amazing experience.”

“Lived here for a couple of years and decided to move into another unit in the same complex. Mrs. Jennifer is amazing. She is very knowledgeable and quick to respond. Had the easiest transition because of her hard work. She is always there for us and listens to any concerns we may have. She is INCREDIBLE!”

“Staff is friendly, but this property is roach infested. Ive lived here a few months and I have run into an egregious number of bug/bugs in this unit. Pest control has been out numerous times, but there are no improvements. I’ve seen bugs in the bathroom, closet, kitchen, etc. It’s really disgusting and no one should have to live like this. I will 100% not be renewing when the time comes and will continue to let people know of the condition of this community on my youtube channel and when asked. There were bugs present at move-in, so this has no relation to my cleanliness, although I am an exceptionally clean person because of my fear of bugs. Ive notified the leasing team, and I understand there’s only so much they can do aside from apologizing. However, if you’re considering this complex and don’t want to live with roaches, do not sign a lease here. Take your money elsewhere and live in peace.”

“I’ve been a resident at Camden Holly Springs for over a year now and am happy to call the place my home. I moved here in the midst of the pandemic last year and they ensured the safety of the move in and ensured a sanitized clean apartment. They also provided me with a welcoming gift, which was very generous. I’ve never had that type of experience at previous apartment communities. As a dog owner, this is a very dog friendly community and even has a fenced in dog park available for my dog to run around a bit off the leash. I believe one of my most favorite aspects of the community are the grounds. Between maintenance and the landscapers the community stays clean and nicely kept. Speaking of maintenance, I they are absolutely great and efficient when it comes to maintenance issues and are usually prompt despite their busy schedules. Lastly, the property manager, Koti, and the office staff are just great! At previous communities the staff were not always great or friendly for that matter, but the staff at Camden are always friendly and always willing to help in any way possible. Koti is a great manager and has always been a huge help if I’ve ever needed anything or had questions. I say all of that to say this, I have lived at 3 other apartment communities in the Houston area and was never completely happy with how the community was running. So, I’m giving Camden the review they deserve because this is a great community to be apart of.”

“Poop everywhere from pet owners not cleaning up after themselves. So gross. Nothing ever gets better with this issue. I do like the post office boxes in the safe room though. The staff are very friendly l.”

“Living at Camden Holly Springs has been a wonderful experience. I love how the grounds are kept up to part, the leading staff are very nice and informative, it’s pretty quiet, rarely have any issues, and most of all I love how well the maintenance crew does their job. They are very fast to respond, efficient and go beyond your expectations of customer service and satisfaction ! I would like to give a big kuddos to Mario Torres who is the Asst. Maintenance Supervisor, I reported my issue and he was at my door in less than 5 minutes. He went above and beyond to fix my maintenance issue within 5-10 minutes and I was very satisfied. Thank you Camden :) -highly recommended”

“I must say, that I've moved here in August and this has been the best decision that I've made. I am 5 mins away from my job, and this apartment complex is so quiet. My family seems to think that I am depressed because I'm always in the house. But I come from Chaos and this complex is so calming. I assured them that I'm not depressed i'm just enjoying the peace and quiet that this complex seems to give me. Now I would say, I kind of made a mistake in picking an apartment upstairs as I have a knee issue but its still the best decision that i've made. I have not tested out the gym or the pool as of yet, but I will eventually get there. The maintenance staff is so friendly and great at their response time. Its AMAZING. The leasing agents have been nothing but SUPER nice. From Alex who originally sold me on the apartment to everyone who I've come in contact with. What I really love is when I walk in the office and they know my name. It puts a smile on my face. Due to user error, I know can access the mailroom gate, I learned from the staff that I had to shut off my wifi and just use bluetooth. I haven't had an issue as of yet. I just wanted to express my feelings for this apartment complex. And bonus points, I have not seen any roaches. (That was my biggest fear) but I keep my house very clean and bleached and sanitized also. Thanks Camden Holly Springs staff and maintenance for making my stay here enjoyable.”

“I love Camden Holly Springs. This is my first apartment, and Camden Holly Springs is the best. The location is great if you like to go out, and around a ton of great restaurants. Not too far from the galleria. Even though it’s in a busy area, Camden never fails to make me feel safe. The maintenance team is SUPER helpful, and same with the front office staff. They always tend to my needs right away and get me an answer when I need it. We have a community wall where they are constantly posting important information as well. Jennifer is super super helpful and is always there for me, even after hours. I can always count on her to be super responsive and solve any issue I’m having. This is a great place to live!”

“I have lived here since 2017 and have been very happy calling this place my home. The apartments are nice on the inside and there are options depending on what you like. You can also get a garage for parking and extra storage. There are two swimming pools, a gym, dog park, and a basketball gym. Overall I am very happy living here and am not planning on moving until I’m ready to buy a home!”

“My time at Camden Holly Springs has been wonderful! The best part about it is definitely the dedicated and caring office staff and maintenance team. The property has two awesome pools with grills, a lake, a dog park, and lots of grass and sidewalks. I have chosen this as my home for years now and would highly recommend it to anyone!”

It is a great and safe community in my experience, I found many of the complaints I heard on the web did not align with my real experience. I am very glad I chose Camden Holly Springs and would recommend them to any one who is looking for a place to rent.”

“I am writing in about the responsiveness and dedication to quality of the maintenance staff. All of the maintenance techs are really good, especially Leo and Fernando! They do not just come in and put a band aid on the issue, but truly try to fix it. In a world of people not taking pride in their work, Leo and Fernando are not those people. Quality matters! They go above and beyond to fix all issues, not just the one you call in for. It is refreshing to see that customer satisfaction matters to them. Gustavo and the others are very good as well :)”

“This is my first apartment that I moved into by myself. Apartment was spotless when I moved in and staff were extremely courteous. I love that everything is modern and accessible by phone. Place has great perks including a pool, gym, and bball court. The entire move-in process was easy and painless.”

“We have lived at Camden over a year. The grounds are always kept clean and attractive. I am proud to say I live here. The office staff are always friendly and helpful. Pre-covid, the staff would host resident events to encourage neighbors to get to know one another and fun food trucks once a week are super cool!”

“My husband and myself found ourselves moving into an apartment after many years of being in our home. I can honestly say, Camden and the staff made it very easy! We have been here over 2 years, as we are about to exit, we feel sad. The apartment has been wonderful to live in, very quiet, great neighbors, and always a camden person scooting by on a cart, keeping things well taken care of. We did have a slight increase in undesirable activity, immediatly Camden hired staff to be on patrol at night. They reacted to our needs fast! Maintenance is non-issue, they always get you taken care of and office staff are great. A new gate access system recently added that works wonderfully! Fun too, often having a food truck out front, well organized, menu in advance, grab dinner when you grab your mail. Bottomline a move that started as a dread, is now just the opposite, we will miss Camden tremendously! Koti the manager is great! Koti thank you for everything.”

“I have been here for 17 years. Obviously I like it. It is a pretty community and very well maintained. Maintenance issues resolved quickly. Security is an issue as I suspect it is everywhere. We have had one or two murders since I have lived here. Camden has used security services at times, has security systems in the units, and added exterior cameras and lighting as well as hardware to exterior front doors to help. I use Ring doorbell and have a security monitoring service. Parking has always been an issue. Cars get vandalized and not enough spots for residents and guest. I recommend renting one of their garages, though garage rent is on the rise. Noise has never been an issue for me, but I rent an inside unit facing courtyard and off of the parking lot. More and more families with children are renting here these days so children bring some noise but no loud parties or blaring music. This is a pet friendly community so there are complaints about residence not picking up after their dogs at times. Is a nice location with easy access to the beltway and City Center shopping and dining area. But Sam Houston Pkwy is a one way street and only way in or out so if there is an accident or street light problem at Briarforest you can get delayed at times. We did NOT flood during Harvey or at any other time since I have lived here! Whew!!! Just north of us did and we had to convert Sam Houston Pkwy into a two way road from Briarforest to get in and out since we could not enter from the North. Most serious problem I have had is that pipes in upstairs units have broken and flooded my first floor unit twice since I have lived here. Maintenance came quick. Not pleasant but nothing of mine was ruined. I did have to use my renters insurance and live at a hotel for a week this last time in the midst of COVID while unit was dried out and repaired as was unlivable and unsafe. Unit is never the same after this happens, ceiling is uneven, flooring and molding is marked with caulking and just not neat appearing. Camden upgraded all units in 2014-2015 and we all had to relocate to new units when that happened. I was only one who had lived in this unit after that renovations and it was neat and nice. Not so much now with the water issue which is disappointing but certainly livable just not perfect like it was after renovation. Generally I think you would be happy here though.”
