“Where should I get started! From the beginning Cole had been amazing! He showed us the apartments, helped us apply, and has always been helpful and kind and communicative. He’s one of the best parts about the complex. 10/10 recommend communicating with Cole if interested in the property.”

“DO NOT MOVE THERE, AVOID THIS PLACE! Whatever you do, Do not move there, these are the most money hungry thieves in the history of apartments, they invent fees you don’t even know exist, please avoid this place at all costs, unless you want to be tortured and scammed out of you hard earned money. They add all these other fees that are not disclosed in the contract, so think of about an additional $200 to $300 more by the time you get your first monthly statement, I got the hell out of there!”

“For my first apartment, I am so blessed to have found an apartment that pretty much fits all of my wants and needs. The staff is so welcoming and nice, and the amenities are great. I find the private room in the business lounge a perfect environment for studying and the club room a relaxing space to chill with friends/guests and enjoy complimentary hot chocolate and coffee. Although I wish there were more machines in the gym, the space that they have is fine. The street in front of the apartment is rarely busy and the area around is very walkable surrounded by food places within a good radius. The management always addresses an issue as soon as they can which makes me feel assured as a college student. I cannot come up with a concern about this complex and recommend it as much as I can to others who are looking for an apartment in the future!”

“I have lived in places for years where the leasing staff did not have a quick turnover, and I was never greeted by name. I have lived at The Flats for some time now, and there has never been a time when my name wasn't used to say hello. This small detail goes a long way and never goes unnoticed or unappreciated. I tell anyone who will listen that Sommer, Nelly, Folarin, and Cole add to the experience of living at The Flats at West Alabama. The grounds are always manicured, the hallways clean, and there is ample communication to all residents. They take time to create a community newsletter, highlighting some of the cutest pets I've seen. There have been many community engagement outings like Food Truck vendors (most recently Kreole Soul Food). Brunch Therapy, Pool Parties with catered street tacos, Bingo Nights, a Superbowl Watch Party, Game Nights, a Rooftop Movie screening (with all the theater snacks included for FREE), and many more. If I were new to Houston, needing a safe home environment that offered chances to meet new people, this is the place I'd choose. There hasn't been a day where I do not spot the maintenance team on sight ensuring the place is running smoothly, while offering up a kind smile and wave of greeting. I hope to keep The Flats at West Alabama as my home. I hope whoever is over the property keeps all its staff the same. As a person who values being treated as a person and not a number, read and reread this next part, the staff here, were and are the difference makers when saying, "Yes," to The Flats at West Alabama. P.S. The location of this community is a "chef's kiss." Easy highway access, literally all the best grocery stores and markets for shopping. You can walk out of your apartment and take a walk through some of the most beautiful neighborhoods because you're already a resident in one of the most beautiful neighborhoods. Didn't cook dinner? There are many food places in walking distance- quite literally across the street. I won't see it, but you can thank me later for your next dream apartment.”

“The Flats at West Alabama is a phenomenal place! The area is safe, it has a great community, and Cole in the office went above and beyond always ensuring questions were answered. Cole's attention to detail, commitment to customer satisfaction and enthusiastic personality made it a great experience. “Been living here since November 2022. Recently renewed! I love the location, the staff, the maintenance team! Huge shoutout to Cole for always going above and beyond! He’s been super helpful with everything since I’ve been here and always has the best energy! The office staff provides top notch customer service not only as a resident but also as a realtor who brings in clients from time to time! 10/10 recommend.”

“I have had a great experience here, no issues at all and it is a lovely place to live at. Cole is always very helpful when any questions come up. The maintenance is also very quick to resolve anything.”

“The management notified me 5 days before my scheduled move-in date that I needed to provide my actual Social Security card to be approved for a lease--more than a month after I submitted my lease application. When I told them I was coming from out of town and asked if I could provide the card on my move-in date, they would not allow it, suggesting that I instead take time off work to drive 6 hours and bring the card myself. Not only have I never had to supply a Social Security card to lease an apartment before, they took a ridiculously long time to process my application and never let me know that they would be requiring this proof of identity. Every person in the office I spoke with about this was rude and unhelpful. I had to withdraw my application, cancel the movers I had scheduled, unpack everything I had already packed, and lose my application fee. I would not do business with this company.”

“The apartment complex is located una great location and looks relatively nice even though it’s an older complex. Unfortunately, that’s where the good things end. The first issue we had is that we can only get ATT internet at 25mb max because of the old wiring. The administration has been changed four times in the what I’ve lived here. The wall-in gates have been damaged since I moved and can be opened by pushing them. Now the worst problem. My bathtub started flooding when taking a shower. Then, water started coming out every time I’d run water anywhere else in the apartment and recently, feces have been coming out of the tub. I’ve complained about this for two months and they never send anybody under the excuse that they just changed administration and they’re understaffed. This is unacceptable, disgusting, and now I’m going to take legal action because of course, they don’t miss a day to take rent and complain about tenants. I’ve paid my rent on time every month, we don’t have parties or disturb neighbors, and treat the office staff with respect despite them not giving a crap (pun intended) about us. DO NOT RENT HERE!!!”

“This is the place for you if you need a great location and access eateries and freeway and you can't find nothing else. However, this a big but if you like being ignored and lack running hot water and non existent fitness room. If you would like to drive to post office for your packages this the place. If you like speaking to a rude incompetent leasing staff and pay for valet trash but not have your trash picked up this the place. If you like leaky pipes and holes in ceiling that was there before pipes burst during the winter storm you got it this the place for you.”

“The apartments are okay but the new management is horrible. From nowhere, in the middle of a pandemic, they decided to start charging for parking. They did not informed us properly, just start sending threatening emails saying anyone who parked there would be towed. It generated a lot of confusion. Now you have a lot of opening spaces and everybody fighting for the few spaces you can actually park. We also had a rat inside our apartment and they denied to pay overtime to help us deal with it at the time, so we had to sleep with the rat inside our apartment until the next day.”

“Terrible management, piss poor management. Keep finding ways to abuse their residents and make them pay more. Implementing policies out of the blue. People in the office lie to you and are unprofessional. They need new personnel. Employees use the few spots available for free residential parking.”

“New management finds new ways all the time to raise the cost of living. They don't allow you to mail rent check; you have to use their web portal, and they charge $35 just to pay rent. Then, they started charging $55 for parking. They give no notice and do not communicate clearly with tenants. If you come here, expect to pay more than they say you will pay.”

“New management is the worst. Advertised free covered and uncovered parking, and now is charging $55 monthly for ONE guaranteed parking spot. Residents when did not opt to pay this are frequently forced to park on other streets entirely, at present. Guest visitation is somehow not allowed at all, now. Management is awful at timely response, and frequently fails to inform residents of fire alarm tests, power and water outages, and more. Maintenance takes weeks.”

“Was advertised free, gated, covered parking and uncovered parking for guests which became optional paid reserved spots. As of September 1st, The Place at Greenway cut its parking down to 42 uncovered spots to be shared between its 200+ units, unless each car owner pays a ~$600 annual fee ($55 a month/first month free). They're strong arming their residents out of money, do not move here.”

“Worst place to live!! Dont move here, You Have to Pay 55 dollars for parking white you live. If you Have two cars you Have to Pay 110 every month. A lot of people is moving out. When we move in we were told we could Park on the covered spots we Have a baby and we decided to move here becase that was very helpful for us now we were told we Have to Park out side the complex or pay extra 110 every month. Pool is always closed and dirty, The yoga studio smells horrible The managment is so mean they just ignore you. We are just about to move out tooo and we know of people is moving out too. They day they will charle you if you dont Pickup up your dogs poop but they dont Have bags in the stations”

“The property management is terrible here. They say they offer pest control yet there are bugs everywhere. They do not offer parking (what apartment doesn't offer parking?). Their pool is always closed. They are unresponsive if you have any questions”

“These are decent, affordable apartments for the area. Affordability comes with a price. It takes a lot of work to get maintenance issues fixed if they aren't simple. They just completely blew up the parking situation here. You now get to pay $50 bucks a month for the privilege of parking at your own home. Forget having guests park here. The small amount "uncovered" parking (which used to be visitor parking) is now the only parking available for people who aren't willing to pay the extra $$$. Cheap tactic to raise the rent without actually raising the rent.”

“This place has been an absolute nightmare, particularly since it was taken over by Avan Property Management. Last fall we had countless power outages- not in the area, but just our apartment building- pretty much whenever it so much as drizzled due to an electrical problem that they didn't see to for 3 or 4 months, despite lying and saying it was fixed while trying to dupe me into renewing my lease. There were also quite a few water shutoffs as if power outages weren't enough. The apartment was always extremely poorly insulated, and the AC never worked as it should, and the electric bills were often enormous, but the situation became considerably worse this spring. I have spent the past five months persistently trying to get the landlord to fix the AC without success. That's right- FIVE MONTHS I have spent without functioning AC, throughout a pandemic, a stay at home order, and a scorching Houston summer. I have paid my rent on time every month only to become essentially homeless and couch surfing during a pandemic, heat waves, and most recently a threat of a hurricane, because my apartment is uninhabitable and my slumlord is giving me the runaround. The staff turnover is bafflingly high, even for right now, so tenants are forced to deal with a revolving door of people who don't know what they are talking about and take a "that will have to be your problem and while your at it, here's another one" approach to all issues, nothing gets resolved, and I expect many if not most tenants just give up eventually. The one upside to this place is that it is conveniently located to a variety of places that at any given time have running water and reliably functioning power and AC, but that doesn't really help much during a pandemic and quarantine, and certainly doesn't warrant paying any rent, let alone that much, for an easy-bake oven of an apartment and the unrelenting nightmare that is this apartment complex. I would guess that you already have enough problems, so I strongly recommend that you avoid adopting a whole mess of new ones by leasing here.”

“The apartments themselves, love! BUT the management here is another ballpark. Upon moving here a month ago, they did not have our apartment ready. They neglected to inform us until the day of, secondly, we have a multitude of issues with our unit and were told they were going to be fixed in July it is now mid-August and nothing! I am genuinely irritated and encourage apartment shoppers to look elsewhere!”

“I love this community because it is easily accessible to the freeway and I have entertainment options within walking distance. However this new management they are not very efficient and lack understanding. I feel as tho I'm lost in translation when speaking with office staff. The new office hours are inconvenient for tenants that work an average day. I'm not sure how they can lease apartments when they are not open often, their has been a rent increase. IT IS NOT WORTH IT these apartments was an affordable value if you moved in 2018 or earlier but these apartments are old with janky upgrades. It's not worth the fuss I know they are trying to compete with the area, but they have a sorry excuse for a fitness center and inaccessible community area after hours. Now packages must be picked up within 3 days which I find unfair due to unreasonable business hours. They open later than most and close fairly early then some. Hopefully I will not have to renew my lease another year. I am so ready to move!!!!!!”

“I feel safe here. There is a sense of community because so many of the residents have lived here several years. There are several restaurants within short walking distance. I enjoy both the exercise rooms and the swimming pool is long enough to swim laps. Dea, Renee and Vanda are the third front office team that I've interacted with and they stay on top of things. Lighting and landscaping and other updates and improvements recently took place which have been scheduled for some time but delayed due to unexpected more urgent maintenance issues which were addressed. This is an older complex but a jewel and a real bargain.”

“I've lived here for around 11 years. The location is awesome and the value is great. The staff is very helpful and responsive to any and all needs. The residents are a good mix of families, younger college aged students, and some older residents as well. The environment is relaxed and friendly and I've always felt safe here. It just feels more like home than any of my previous apartments I've lived at previously.”

“The office staff (Dia) is very helpful and courteous,,,,The neighborhood is perfect, near everything and very convenient. Maintenance took care of all my needs when things were reported. Its a great place to live.”

“One of the lower quality apartments in what is considered to be a good area. I lived here for almost 2 years and it has been progressively getting worse. From security to management to common areas. There is gated access but the doors next to the gates are unlocked/open 24/7 so why have a gate? People cleaning the common areas are getting lazy and not replacing the pet droppings bags. Therefore people who have pets just let them go and don't pick up after them, leaving many areas smelling horrible. Also they got new management about halfway through my duration. The manager is very rude and she does not care about the well being of the property. She also does not understand everything in the lease so if you have a dispute over anything she will try to find a workaround to prove herself. Very unprofessional. Does not treat their tenants with respect Maintenance requests are subpar. When I first moved in what they claimed to be a "new dishwasher" kept leaking for several weeks after multiple maintenance requests and multiple claims saying it had been fixed. Also every request I made I told them to contact me before entering. They never contacted me once. Overall I give this complex a barely passing C grade just for the location and decent pool area. But considering the Greenway area it is definitely on the lower end of the spectrum.”

“Its nota safe at all. invaded an apartment and stole all of them and the condominium did not give any support. Theo says "The staff are completely incompetent, they don't care for your problems related to their building"”

“I wish it was possible to give 0 star. DO NOT chose this place! It's the worse place I ever lived in. I'm living here for 2 months and already got broken into my apartment. They stole so many things.. and I'm 99% sure it was someone from this building.. I told everybody who works here, no help. Nothing, they are not even trying to figure out who it is to avoid others to get in trouble. The staff is EXTREMELY useless! They don't care for your problems! AT ALL. Now we are trying to move out because we DON'T feel safe and they are not being helpful. Also a terrible problem with cockroaches. If you don't believe me, if you end up checking the condominium ask to check the pool area and barbecue.. it's disgusting! Plus the ones you will find inside of the house. Ah, one more thing, 2 months living here and 3 months since we came to check it for the first time, and since that there is a few machines in the "gym" not working, and they said when I came to visit it was temporary ???? please, avoid your self trouble, do not move in here!”

“Everything is fine inside the apartment, but the common areas are really dirty, we don't want to invite anyone, the stairs and hallways floors are so disgusting. Trash is everywhere, because Admin. doesn't control the days of placing the trash out, and we must have containers out of the apartments to place the trash...looks so ugly and is smelly all the time.”

“The process was rather quick and painless. Vanda and Wanda from the office were very quick with answering any questions I had, and were able to get me moved in without any issue. 10/10 would rent again.”

“This community is very nice. Especially the office staffs are friendly and the workers are efficient. Location is also very good. Although I never use the gym, I like its huge swimming pool. I think I will recommend this apartment to my friends.”
