“We’ve lived in this community for 2.5 years (including a unit transfer), and it’s truly been a wonderful experience from start to finish. We’ve always felt safe, well taken care of, and genuinely supported throughout our time here. The management team, Sommer, Flo, Nelly, and Cole, have all been exceptional. They’re responsive, professional, and always go above and beyond to find solutions quickly and with kindness. The maintenance team is equally impressive, every service request has been handled promptly and done right the first time. The community itself is in a fantastic location, very safe, quiet, and close to everything. The amenities are clean, well-maintained, and thoughtfully cared for, which makes daily life here even more enjoyable. It’s rare to find a place where both the people and the environment make you feel truly at home. We’re sincerely grateful to the entire team for making our 2.5 years here such a positive and comfortable experience.”

The apartment did not have the best reviews when I moved in but the location was good for me and the only reason they have better reviews now is because they went around and asked residents to write good reviews because they were having a competition to see which employee can be mentioned the most. I’m sure they will come back with a response to this claiming their charges were true and fair, but it’s all false. They claimed I had the gas turned off in my apartment and never had it during my 15 month lease term(which is ridiculous because I used the stove 3 times a day) so they charged me over $900 to “have to turn the gas back on”. Not to mention they don’t let you patch up little nail holes so they can get someone in there to do it and charge you for that too. So many different absurd charges. Just read the other negative reviews saying the same thing. The only reason they even get one star is because the maintenance team was good. Choose another apartment.”

The staff is so welcoming and nice, and the amenities are great. I find the private room in the business lounge a perfect environment for studying and the club room a relaxing space to chill with friends/guests and enjoy complimentary hot chocolate and coffee. Although I wish there were more machines in the gym, the space that they have is fine. The street in front of the apartment is rarely busy and the area around is very walkable surrounded by food places within a good radius. The management always addresses an issue as soon as they can which makes me feel assured as a college student. I cannot come up with a concern about this complex and recommend it as much as I can to others who are looking for an apartment in the future!”

I have lived at The Flats for some time now, and there has never been a time when my name wasn't used to say hello. This small detail goes a long way and never goes unnoticed or unappreciated. I tell anyone who will listen that Sommer, Nelly, Folarin, and Cole add to the experience of living at The Flats at West Alabama. The grounds are always manicured, the hallways clean, and there is ample communication to all residents. They take time to create a community newsletter, highlighting some of the cutest pets I've seen. There have been many community engagement outings like Food Truck vendors (most recently Kreole Soul Food). Brunch Therapy, Pool Parties with catered street tacos, Bingo Nights, a Superbowl Watch Party, Game Nights, a Rooftop Movie screening (with all the theater snacks included for FREE), and many more. If I were new to Houston, needing a safe home environment that offered chances to meet new people, this is the place I'd choose. There hasn't been a day where I do not spot the maintenance team on sight ensuring the place is running smoothly, while offering up a kind smile and wave of greeting. I hope to keep The Flats at West Alabama as my home. I hope whoever is over the property keeps all its staff the same. As a person who values being treated as a person and not a number, read and reread this next part, the staff here, were and are the difference makers when saying, "Yes," to The Flats at West Alabama. P.S. The location of this community is a "chef's kiss." Easy highway access, literally all the best grocery stores and markets for shopping. You can walk out of your apartment and take a walk through some of the most beautiful neighborhoods because you're already a resident in one of the most beautiful neighborhoods. Didn't cook dinner? There are many food places in walking distance- quite literally across the street. I won't see it, but you can thank me later for your next dream apartment.”

When I told them I was coming from out of town and asked if I could provide the card on my move-in date, they would not allow it, suggesting that I instead take time off work to drive 6 hours and bring the card myself. Not only have I never had to supply a Social Security card to lease an apartment before, they took a ridiculously long time to process my application and never let me know that they would be requiring this proof of identity. Every person in the office I spoke with about this was rude and unhelpful. I had to withdraw my application, cancel the movers I had scheduled, unpack everything I had already packed, and lose my application fee. I would not do business with this company.”

The first issue we had is that we can only get ATT internet at 25mb max because of the old wiring. The administration has been changed four times in the what I’ve lived here. The wall-in gates have been damaged since I moved and can be opened by pushing them. Now the worst problem. My bathtub started flooding when taking a shower. Then, water started coming out every time I’d run water anywhere else in the apartment and recently, feces have been coming out of the tub. I’ve complained about this for two months and they never send anybody under the excuse that they just changed administration and they’re understaffed. This is unacceptable, disgusting, and now I’m going to take legal action because of course, they don’t miss a day to take rent and complain about tenants. I’ve paid my rent on time every month, we don’t have parties or disturb neighbors, and treat the office staff with respect despite them not giving a crap (pun intended) about us. DO NOT RENT HERE!!!”

They did not informed us properly, just start sending threatening emails saying anyone who parked there would be towed. It generated a lot of confusion. Now you have a lot of opening spaces and everybody fighting for the few spaces you can actually park. We also had a rat inside our apartment and they denied to pay overtime to help us deal with it at the time, so we had to sleep with the rat inside our apartment until the next day.”

They're strong arming their residents out of money, do not move here.”

They just completely blew up the parking situation here. You now get to pay $50 bucks a month for the privilege of parking at your own home. Forget having guests park here. The small amount "uncovered" parking (which used to be visitor parking) is now the only parking available for people who aren't willing to pay the extra $$$. Cheap tactic to raise the rent without actually raising the rent.”

Last fall we had countless power outages- not in the area, but just our apartment building- pretty much whenever it so much as drizzled due to an electrical problem that they didn't see to for 3 or 4 months, despite lying and saying it was fixed while trying to dupe me into renewing my lease. There were also quite a few water shutoffs as if power outages weren't enough. The apartment was always extremely poorly insulated, and the AC never worked as it should, and the electric bills were often enormous, but the situation became considerably worse this spring. I have spent the past five months persistently trying to get the landlord to fix the AC without success. That's right- FIVE MONTHS I have spent without functioning AC, throughout a pandemic, a stay at home order, and a scorching Houston summer. I have paid my rent on time every month only to become essentially homeless and couch surfing during a pandemic, heat waves, and most recently a threat of a hurricane, because my apartment is uninhabitable and my slumlord is giving me the runaround. The staff turnover is bafflingly high, even for right now, so tenants are forced to deal with a revolving door of people who don't know what they are talking about and take a "that will have to be your problem and while your at it, here's another one" approach to all issues, nothing gets resolved, and I expect many if not most tenants just give up eventually. The one upside to this place is that it is conveniently located to a variety of places that at any given time have running water and reliably functioning power and AC, but that doesn't really help much during a pandemic and quarantine, and certainly doesn't warrant paying any rent, let alone that much, for an easy-bake oven of an apartment and the unrelenting nightmare that is this apartment complex. I would guess that you already have enough problems, so I strongly recommend that you avoid adopting a whole mess of new ones by leasing here.”

They neglected to inform us until the day of, secondly, we have a multitude of issues with our unit and were told they were going to be fixed in July it is now mid-August and nothing! However this new management they are not very efficient and lack understanding. I feel as tho I'm lost in translation when speaking with office staff. The new office hours are inconvenient for tenants that work an average day. I'm not sure how they can lease apartments when they are not open often, their has been a rent increase. IT IS NOT WORTH IT these apartments was an affordable value if you moved in 2018 or earlier but these apartments are old with janky upgrades. It's not worth the fuss I know they are trying to compete with the area, but they have a sorry excuse for a fitness center and inaccessible community area after hours. Now packages must be picked up within 3 days which I find unfair due to unreasonable business hours. They open later than most and close fairly early then some. Hopefully I will not have to renew my lease another year. I am so ready to move!!!!!!”

There are several restaurants within short walking distance. I enjoy both the exercise rooms and the swimming pool is long enough to swim laps. Dea, Renee and Vanda are the third front office team that I've interacted with and they stay on top of things. Lighting and landscaping and other updates and improvements recently took place which have been scheduled for some time but delayed due to unexpected more urgent maintenance issues which were addressed. This is an older complex but a jewel and a real bargain.”

From security to management to common areas. There is gated access but the doors next to the gates are unlocked/open 24/7 so why have a gate? People cleaning the common areas are getting lazy and not replacing the pet droppings bags. Therefore people who have pets just let them go and don't pick up after them, leaving many areas smelling horrible. Also they got new management about halfway through my duration. The manager is very rude and she does not care about the well being of the property. She also does not understand everything in the lease so if you have a dispute over anything she will try to find a workaround to prove herself. Very unprofessional. Does not treat their tenants with respect Maintenance requests are subpar. When I first moved in what they claimed to be a "new dishwasher" kept leaking for several weeks after multiple maintenance requests and multiple claims saying it had been fixed. Also every request I made I told them to contact me before entering. They never contacted me once. Overall I give this complex a barely passing C grade just for the location and decent pool area. But considering the Greenway area it is definitely on the lower end of the spectrum.”

I'm living here for 2 months and already got broken into my apartment. They stole so many things.. and I'm 99% sure it was someone from this building.. I told everybody who works here, no help. Nothing, they are not even trying to figure out who it is to avoid others to get in trouble. The staff is EXTREMELY useless! They don't care for your problems! AT ALL. Now we are trying to move out because we DON'T feel safe and they are not being helpful. Also a terrible problem with cockroaches. If you don't believe me, if you end up checking the condominium ask to check the pool area and barbecue.. it's disgusting! Plus the ones you will find inside of the house. Ah, one more thing, 2 months living here and 3 months since we came to check it for the first time, and since that there is a few machines in the "gym" not working, and they said when I came to visit it was temporary ???? please, avoid your self trouble, do not move in here!”
