I'm in the office almost every other day picking up a package and I'm always greeted promptly, with a smile and most of the team knows me by name/apartment. The most impressive thing about this complex is the sense of community . I've been here for since October 17 and there has been an event each month and lots of people show up. It's given an out of towner like me an opportunity to make some new friends and really helped my boyfriend and I get acclimated to Houston. We originally planned on buying a house right away but may postpone those plans for another lease term. I'd like to give a special thanks to the manager who some of us refer to as "Julie the cruise director" and her wingman-ager Andrea who put a great deal of effort into giving The Grove that homey feeling.”

Over the course of my tenancy, I have submitted routine maintenance requests, and they are always taken care of within 24 hours. The staff has always been friendly and responsive to my needs and the management is top notch and cares about their community and shows it by living on-site. During hurricane Harvey, hundreds of residents transformed into a caring community. Harvey was the glue that brought about significant change in energy and a entirely new tribe dynamic. So many of the residents know each other, the staff calls you by name, and the maintenance staff waive and acknowledge us all. While reading through these reviews, you will undoubtedly ALWAYS find a few that are 1 stars. Their experience is typically not only a physical circumstance, but unfortunately an emotional tirade. I would take these lower ratings with a grain of salt. I have managed over 3000 single family homes and was raised by parents who managed multi-family complexes. The GROVE is not your typical apartment complex. If you're interested in this place....you won't be disappointed.”

Our apartment was in impeccable condition when we moved in the maintenance staff has gone above and beyond to make sure we are comfortable and moved in. The office staff has been extremely nice and accommodating with all of our needs. I have to say the maintenance staff takes pride in their job and it's so nice to see the grounds are very well maintained and the interior hallways and common areas are always clean, neat and smelling great! I haven't heard my neighbors at all which has been awesome. Every night When i drive into the gates security is on patrol monitoring which is very comforting. Overall I have to give it to the staff and owners this is a great place to live we love it and will be living here for years to come.”

Roaches 5. While we love the property itself and the front office staff is very courteous, there have been a couple of issues that have made the move-in process difficult. So early on, some good and some bad. First the bad..... 1) The property has a deal with a company called DirectPath, and if you want to use ATT/Directv you must have this company install. The problem is they didn't tell us about that during the leasing process. We already had Directv and had set them up to come and install TV and Internet the day after we moved in. When they came that day they quickly told us they were not allowed to install there, and left. Now, part of that is on Directv, but the complex should have let us know this would be the case also. In the end, we had to do without internet for a full week, and TV for a few days because of it. Not to mention we wasted time on 3 separate days being there for installation, that would have been able to get taken care of at one time had the complex let us know. Very frustrating process 2) At move-in the office tabulated our costs that were supposed to be for the last few days of April, and all of May. They gave me the amount, and we walked to the business office together and paid the exact amount they told us to. Then two weeks later, we get a notice on our door that we owe more money for the first month. There was nothing on the letter saying why we owed it, just that we owed. When we go to their payment portal, again no explanation, just that we owed. So I took off from work to go in and discuss and really didn't get an answer. Part of it was because if you get a lease special on your monthly rent, they do not honor that for prorated portions of the first month. This was never explained to us until we went in to talk to the accountant. Even then, the amount that I calculated and the amount the accountant calculated were exactly the same, BUT different from what the computer system said we owed. I could not get an explanation as to why we owed the amount, was simply told to pay that amount. Very frustrating. Our rent was supposed to be $1775 per month, not $1775 per month plus surprises that can't be explained The Good The property seems to be very well maintained. The staff up front is very courteous and available. They have monthly socials for the community, and the first one that we attended was well organized and pretty well attended. The pool areas and community room are top notch. Parking, which can be an issue at many complexes, is not an issue. The parking garage always has spaces available. There is a guard there outside the gate each night, and the gates to get into and out of the complex are very good about only allowing one vehicle into the property at a time. I think they had some security issues a while back and they seemed to have done a great job addressing them. Overall I think we will like The Grove. It's a quiet community which is something we wanted. It's just very frustrating when you have issues that could have been avoided had the staff been up front about things.”

Initially there were a lot of problems with crime as the property was not completely occupied but over the years it has been better. I have had issues with my neighbors being too loud and it was handled immediately after I reported it. Most work orders are handled within 24 hours. I have seen a few small bugs in my apartment but I schedule pest control regularly and that seems to keep them at bay. In my opinion you will not have bugs if you keep your apartment clean. It is true that the staff changes a lot but each group makes every effort to know the residents and are extremely friendly and professional. We have very cool events including recently the addition of food trucks on Thursdays. As with most apartments, you cannot control your neighbors but you can control your actions.At the grove management cannot control the people who live here actions but they do a great job addressing issues.”

While the previous reviews look mixed my stay here has been nothing short of great. There have been quite a few changes within the office but during those changes the service I have received has never suffered. I know the previous manager left to work closer to home which you can hardly blame as turnover. We all know the Houston commutes can be rough. I do have to say that the current team has by far been my favorite. They have put forth a tremendous effort in building a sense of community with the monthly activities. My husband and I have been able to make friends within the property the last 6 months and while we are exciting about building our first home, it's bittersweet leaving The Grove. Hopefully we will have a chance to crash the pools this summer with our new friends that still live here. Our apartment itself has been very enjoyable and has some great features. The windows are triple pane which I was impressed with how little noise you can hear. My husband loves the walk-in shower and they had me sold at "wine fridge". My only gripe (and it's not major) is that I wish the hardwood floor would have been continued throughout the entire apartment. There also have been some challenges with my master bedroom closet being smaller than the guest bedroom closet. I feel like I should address aforementioned concerns on security here. I've come to take such pride in the place that my family and I have called home for the last 3 years. Yes, there has been some issues here and there. At the end of the day we live in a large metro area which doesn't make our community exempt from crime. However, this community by far has the least amount of incidents in the area and that is coming from a friend of mine that is an Houston Police Officer. You can call your local police department to get statistics - which will debunk a previous review mentioning a gunpoint robbery that never happened. It's a shame that people have to make such slanderous reviews in retaliation to whatever community rule they could not follow. This is a great place to live and I really appreciate the effort and sincere care that goes into making our living experience here a great one. To keep this review subjective and to help prospective renters I'd also like to mention some cons - if you have a pet there is not much of a green area on the property. Also, some neighbors tend to leave their trash inside the trash chute doors despite notices. At the end of the day I would recommend this community! And if you lease tell them - Julie sent you!”

The management and leasing staff changed at least 6 times during my 12 month lease. I agree with the person below, this place is infested with roaches and silverfish bugs. The property is not well maintained. And as a single professional woman, the lack of safety was very concerning for me. Most of all, the new manager ----- is horrible. I know there is nothing that can be done now for me, but the least I can do is warn new people before getting stuck in a lease with this horrible community. Another bad experience with this community is when I moved out. I was told that it would cost about $40 at the most to replace two of the floor planks that had very minor damage. Really it was one plank, but I was okay with $40 for two planks because I am a fair person. However, I called today to ask about my deposit refund and to my surprise I was told that $185 was deducted to pay for the floor repair that I was initially quoted $40 for. Even though I knew there was a chance that it would have costed a little more than $40, I was blown away when it went to $185 and I was never informed until I called. They said that they had to remove and replace several planks. This is not true. There was a small water stain on ONE of the planks. I was okay with replacing two planks just to be fair, but not several planks for a small stain and definitely not for $185.00! Even really really good wood cost about $14 a sq. ft. This cheap flooring should cost $8 a sq. ft. I'm not stupid. This is just their way of punishing me for not renewing my lease after they begged me to stay. I hate that big companies get away with doing this to customers. When I told the manager ----- how unreasonable the price is, she said "we can do what we want and pay whatever price we want with our property." How rude?! Plus, It's my money. I feel cheated and helpless.”

I complained so many times and all they do is send pest control out. I was told by pest control that the best thing for me to do is close or cover all my drains at night because the roaches come in when it rains and when it's cold outside. But even on warm dry days they come in, usually at night. I sometimes wake-up in the middle of the night to use the restroom and when I turn on the lights I am surprised with a roach! It freaks me out and makes me scared to turn on the lights. I am a very very clean person with OCD, so I clean a lot. I often see black roach droppings in my cabinets and in the tub. SO disgusting! I asked many of my neighbors if they have the same problem and they said the exact same thing, that there is an infestation. This is not a safe place to live. So many car break-ins, thefts and vandalism. Someone was robbed at gunpoint! We received a letter with tips on "how to be safe." They have a security guard (that is there for show), but even then, people are still getting robbed!? Crazy. Also, about every 4 months there is a new leasing staff and manager. It seems like with each new manager, the attitude gets worst. The new manager ----- is very rude and condescending. She doesn't have good conflict resolution skills. When she is presented with an issue that she doesn't have a good answer for, she says "this is not up for debate." Like who talks this way to a customer? Very unprofessional. The Grove is having a hard time getting people to move in. They will offer you a very good move-in discount. Don't move here unless you're okay with seeing at least 5 roaches a day, okay with being treated like a child by the leasing manager, okay with loud parties every weekend in the clubhouse, okay with not being safe, and okay with horrible maintenance. There are so many other better options.”

I moved out Memorial Day weekend and I'm still waiting for my deposit to be returned. I spoke with the office July 5th and was told they had someone leave the corporate office. This was causing the delay. I was assured they were working on cutting checks and would receive mine soon. Two weeks later I spoke with the Corporate manager, who apologized and assured me she was sending out a check that day. Three weeks later I am still waiting. I have left multiple phone calls, which are never returned. I have also called at all times of the day and my call always goes to voice mail. While I would like to recommend these apartments, beware you may not see your deposit returned to you.”

My realtor was able to get me a good deal, so after work I headed over there to see the place for myself. It was a very old property as explained, nothing special but it had what I was looking for which was space. Plus it was located in prime location very close to my place of employment. Upon meeting with the leasing agent who was very nice, she informed me that in order to have the new black appliances I would have to pay an additional $25...this was not what was told to my realtor but I was like ok fine. My realtor let the agent know that i was still undecided so she stated to him that if i sign the lease she would not charge me the additional $25 for the black appliances. So a week later and after a second viewing, I decided to bring my sign lease and $40 application fee along with the $250 deposit. I was informed that the original agent I met and spoke with only worked on weekends now. Well, as I was letting the agent that i met on my 2nd viewing know that the original agent said that i could have the new appliances at no additional fee, the property manager comes out and was like that townhome is renting for $900. I was like, that is not what i was told and actually my only reason for leasing with you guys is because of the price I was quoted and the square footage of the place. Other than that you guys are not offering anything because originally I wanted a place with new amenities/upgrades. The manager was like the property is about to under go renovation. It will be luxury, all kinds of upgrades will be installed so therefore, the rent is $900. My question is how does one charge for upgrades that are yet to be installed???????? I was not going to pay that amount. They said they would only lower the price by $25 since that is what was written on my paperwork and signed by the original agent. So, I finish signing the lease and before i leave I provide the agent with "TheWorkNumber", so that she could verify my employment and income. For those who don't know, The Work Number is America's leader in automated employment and income verifications. I also provide a special code call the Salary Key so that she can access my info. The agent calls me multiple times while at work because she was unfamiliar with The Work Number. I tried to walk her through it but apparently she learned that there is a fee charged in order to obtain this info. She called me back to let me know that per her manager they were not going to pay a fee to access this info and therefore, they could not approve my lease because they are not able to verify my income. WTH! I provided them with the info in order for them to access it, it's not my fault that they are too cheap to pay for it. I cannot help that this is the only method my job uses (most corporations do). I find it hard to believe especially located in the area their in, that they have never encountered a future tenant whose company uses this method. So fine, if they don't want professional people living there then just give me my money back including app fee. The agent refused to give app back, claim they had already run the background check. I don't believe her, and even if she had she still did not complete the application process which was no fault of mine. This is a scam! first they lied about the appliances to get you there, then they try to change the price of rent, now they refuse to give me the app fee back. Normally, I wouldn't care about that fee but they did not complete the process. That money can go towards the app of a better property that is use to having professional tenants. Personally, I think once the manager learned her agent quoted me a lower price than what she was asking for that townhome...the manager just did not want me to lease it. I should of followed my first mind when i read these previous reviews and passed this place right on up but see what i get for giving then the benifit of the doubt...SCREWED!!!!!!!!!”

There are holes in the walls in all rooms that have had a board nailed over it, instead of fixing it right, and even cardboard over some, that they painted over. 85 degrees inside at night with my 3 children and wife, my youngest is 16 months, do you think he is sleeping, nope he's all sweaty and sick running a fever with no a/c. Called emergency maintenance and they said get this it's priceless , they can't work on a/c at night because they can't see, and because their insurance doesn't cover night a/c work, as if that's excluded, I wonder if their insurance covers me suing them for harming my child? The fridge leaks water, rust colored, like the a/c all over the place, the door won't close, and I'm sick of wasting money on food that goes bad. A/c is still out, The bath tub and toilet wont drain. One window won't even close. Loose rats nest of wires instead of a breaker box, when they catch fire, they come 3 days later and cut the burnt parts off and leave it, still no electrician or plumber (they are in between them, ha ha sure that means they didn't pay the last one, same for exterminator, apparently they couldn't find one in 3 months)! They lied and said they would take care of all of this before we moved in and they still haven't fixed anything, one day they say they ordered the parts and it will be a week, then they say oh we have to order the parts, it will be 2 weeks, wait you said you ordered them wtf is wrong with these people! P.S. Janessa is a total Liar, don't listen to here, don't move here you will have to call 30 times to get something fixed and they still won't come, and when they do, they just make an excuse and leave and never come back until you call them complaining 3 days later, then they do the same come and then make an excuse and leave! I hope Janessa and all these creeps lose their jobs ! The funniest is when they say that they can't come because they are busy with an emergency in another unit, but I look out the window, and the ------- are sweeping instead of fixing things! Worst part is I paid 6 months ahead, If I hadn't I would be gone!”

In the short time they've been here I have seen them do an awesome job. Getting things in order I was ready to move due to the lack of customer service skills the last Manager had. Yes it was like pulling Wisdom teeth without Novocain to get anything done when we all know who was in the office. You d swear you told her to come fix something herself. Now I'm very optimistic and hopefully! I think they will continue to do a great Job here. I also have my fingers crossed that they will shuffle out or add some rules for all the ------ people that were allowed to slip through the cracks and move to this property.”

They always give you the run around and they will be there but you have to stay on them to get them to do anything around here. This place is so old they shouldnt even be renting to anyone. The will not do anything about it and execpt me to live in an a apartment that has mold and mildew everywhere, which everyone knows that its bad for your health but what to they care! The maintence staff in inconsiderate, i went out of town one weekend and had all my lights off and when i came home they were all on and the manager of the apartment had nothing to say. they dont pay my electric bill so what makes them think that they have the right to run up someones bill knowing that prices are already high. it took them 3 days to fix my air condition after i complained over and over again. The roaches are horrible, you ask them to come spray and they dont. they only do what they feel is nessicary and it isnt very much, but yet execpt you to pay your rent on time!!!! I would never recomend these apartments to anyone...”

There is raw sewage that flows in the parking lot.....floods the whole lot. They're constantly shutting the water off without warning for hours at a time due to repair. The city of Houston gets all their roaches from this place....it is INFESTED with them. And they tell you it's YOUR fault. When every building has them. Our dishwasher has been broken the whole time and they're STILL waiting for some company to deliver a new one...it's been over a year. Go figure. We have had nothing but problems here.......and it is due to poor management. The area is great.. but DO NOT MOVE here....this is lower than living in the ------.”

The maintnance staff is great, professional, fast ,and always right on schedule. I have never had any problems with my neighbors. Management is great and very easy to get along with. They care about there residents. The landscapping is beautiful and very well maintained. The best part of living here is the location. Plus Wisteria has the most unique and spacious floor plans of ALL the other local apartments. I AM VERY satisfied living here! I would recommend to everyone and anyone who is looking for afordable and unique place to live.”

— 611 N Dairy Ashford St · Houston“Electrical issues - a BUILDING burned down in November, 2007 and is still standing -and an electrocuted - yes, killed - child who evidently touched a live a/c unit wire - this was maybe five years ago. They are now permitting people to leave open trash recepticles outside - hello, rats. Broken windows are a norm, vacant apartments - a whole level of one building was molded due to running water, which extends to the upper level, which does have residents. They continue to rent lower level units which flood everytime there's a good rain. There is insufficient drainage for rain water. Management does not even make an effort to pretend they care about their vict- er, tenants anymore. Mikob reps do not return communications. Don't know why they bother w/electrical gates. Once when notified the laundry room was flooding, they responded that it wasn't their problems. Hello, what if someone was electrocuted? You have to call the city (411) to get them to do anything. They supposedly don't allow pitbulls on property, but there's at least one on property as I type this in. There was some gang tagging several months ago, but instead of using Kilz & painting over the black grafitti, they spraypainted white right over the tagging, so now it's white tagging, as opposed to the original black tagging. All of the long-term tenants are moving and many who've only been here a couple of months. The only reason there's lighting in one of the parking lots is because the neighboring strip mall leaves their parking lot lights on. My heating unit hasn't worked properly in 3 years. I'm leaving as soon as my lease is up.”

We were not given a remote..and were told to check back with them...for the mean time we were told to park in the back parking lot (the gate is broken and open to the public). When moving day came we had to move carry all of our things through the complex to get to our apartment...not very fun! Now lets talk about roaches...The apartment was freshly painted, in some areas like the kitchen, they just went ahead and painted over the roaches! Like nobody would notice...hmmm. Within a few days the whole apartment was covered in roaches...we did our own pest control..but that was no good..I never brought anyone I knew to this apartment because of the embarrassment. Next, the trashy management..I am not even going to comment on how unprofessional they are... Next..Windows broken...If you take a gander around the apartments you will notice tenants windows broken...they never get fixed.. Pool...ok, the light has been floating in the pool for months, and is never treated, sometimes is a lovely shade of green, it always has trash floating in it from the tenants..need I say more..the parents of the kids let them swim in the pool with the trash and floating light hanging out. Paint...they finally scraped part of the falling paint off months ago..but that is the new and continued look......oh The faucet in our bathroom broke and was shooting across the floor...soaking the carpet in the next 2 rooms...The Managers never thought that was an immediate issue..so a few days later they fixed it.. The carpet...not cleaned when we moved in...so make sure you wear shoes..your white socks will turn dark brown... My Dog goes to the vet regularly, always on medication for fleas and such...but fleas weren't the problem...Hook worms were...the vet advised me to move asap or I might be dealing with worms myself! there is not much grass and no drainage inside the complex so water just sits...a breading ground for all kinds of fun stuff! The first day the maintenance men were carrying a shovel, with the remains of a cat from a vacant apartment...they just put it in the dumpster...when they clean a apartment they don't have the electric turned on so they leave the patio door open. This allows for pest and animals to come in..as well for the wet carpet to "reek of dampness". Now the last thing that was ever so fun were the children whom would play in the dumpster toughing rotten milk at each other and so forth leaving the grounds full of trash. They are very destructive, a few times the tore down the wall that gave the tenants privacy from the dumpster. ....I like kids but this was a little too much! Now I lived here for 3 months...and I could go on for days about how bad these were. I broke my lease, bought a house without roaches..”

You see when i moved in the bathroom faucet was leaking, the thermostat for ac was broke, the stove had two drip pans missing, one of the cabinet doors had a knob missing, window screen missing, drawer in bathroom was cracked. I complained to the manager Bridget and Assistant Mgr Velvet and it took about 5 days to get fixed what should been done before I moved in. Also there were roaches too. Some of the neighbors leave something to be desired. Most are nasty and drop there trash and cigarette butts where ever, makes you wonder. I think this could be a great place if the current management were replaced with professional management. The price was definently right but if things don't change this will be my first and last year here.”

— 611 N Dairy Ashford St · Houston“My wife and I moved here in May of 2006 because of the price offered. A three bedroom apartment with 1200 sq ft for 805 a month! Whatta deal! Turns out that this is the worst apartment complex we've ever lived in. The management is constantly changed and shifted and never leave notes or communicate with each other so any time you leave a message with someone other than management at the office you are guaranteed to not get a response. When we moved in we had these immediate problems: the doorknob on the spare bedroom was missing and replaced with a lock only so the door was never able to be closed and we never had a key, air conditioning issues of leaking and unable to reach the entire apartment so some rooms would be freezing and others unbearably hot, the tub in the master bedroom would constantly fill and drain when the upstairs neighboors would use their washer and dryer, and other issues that weren't life threatening but just things that should have been taken care of before we moved in. Also, this complex WILL NOT let you attach a dish satelite to ANY part of the building including your patio making it impossible to get satellite if you prefer it and having to get their crappy cable, which they have a deal with. It is now February of 2007 and the pipes of the building are STILL not repaired or working correctly. Woke up this morning and cannot flush the toilets and have to wait for maintenance to get here. Ashley told me they were in the office at ten 'til eight AM and that he was coming over at that time, a walk of about 100 yards. It's now 9:46 Am and still nothing. My wife has to go to the apartment office to use the restroom. The shower in the master bath goes from freezing cold to scalding hot in seconds, causing us to dance and leap out of the way and take twenty minutes for a ten minute shower. Also the locks on the gates around the complex are either broken or completely missing sometimes so all sorts of people walk around the apartments who don't live here at all hours of the night. Our front window of our apartment was broken one night while my wife and I and son were away for a couple of hours on Friday and after calling and leaving a message with the answering service on Friday, then with Chris on Saturday and again with Chris on Sunday, I call today and find that Ashley knows nothing about it.<br>These are just the things in the front of my mind. The management of this complex has got to be the worst I've ever encountered. My wife and I pay our rent every month on time and good, quiet tenants yet we're treated badly any time something goes wrong and we have to bring it up. I will definetly tell anyone and everyone about this property and when I find out who the owners of this property are I will complain to them and also to the Houston Apartment Association. <br>DO NOT RENT FROM THIS PROPERTY! I warn you!”
