Unit 12D Pros: Great concierge staff and location Cons: Where do I begin. Consistently struggling to keep hot water working, especially in winter. Last winter we only had hot water 3/4 of the time and as soon as it got cold again this season, we are back to square one. I do not understand how a new building with 350+ units can get away with this level of negligence. Very poor communication and no permanent solution after years of this. Also, trash cans outside are uncovered and have led to a rat infestation. This is managed by the city but calling 311 did absolutely nothing. Trash often overflowing and blowing down the promenade. Who has uncovered trash cans in NYC!? Air conditioning was a nightmare this summer. Building neglected to maintain cooling tower which led to sediment and debris in water lines, and many residents without AC for days at a time. Building is falling apart after only 7 years. Nothing gets replaced when it’s damaged. Floors in hallways are rarely vacuumed, and even more rarely shampooed. Smoker on our floor has been given every chance to stop smoking inside and after 5 years of me living here, have done nothing to actually resolve his smoking. Maintenance team is nice but VERY inexperienced and a lot of learning as they go, often not fixing issues first attempt. In a nutshell, way way way more cons than pros here. If you’re paying market rate, seriously take your money elsewhere. Advice to landlord: Replace the entire management team, incompetence is worst I’ve ever encountered

Pros: AMAZING water / skyline views. Modern finishes, floor-to-ceiling windows. Well-designed amenities: gym, concierge, lounge / coworking spaces, waterfront promenade etc. In-unit washer/dryer. Cons: Delays when dealing with management. Hot water outages.

Unit 23n Pros: Clean, well-maintained and the front desk staff and porters are all wonderful. Apartments are stylish and well designed, and the views of Manhattan are pretty unbeatable with floor to ceiling windows. Cons: They charge extra for amenity use on top of already high rent. Living here can feel a bit like living in a hotel, and the high rises in this particular area have really changed the neighborhood and the types of people who live here.

Pros: The main two pros (as many other tenants will attest) are that the views are magical and the doormen/porters are super kind, attentive, and all around good people with integrity. Amenities are decent and there's laundry in unit. Cons: Since moving in, the quality of maintenance, management, and customer service has steadily declined to an almost laughable level. Despite living here for years, we’ve seen a revolving door of “resident experience” managers who are unresponsive and ineffective. You can visit the office, call, or email multiple times, but at best, you’ll receive a generic apology with no real action taken. Noise complaints are completely ignored—expect to deal with constant disturbances like door slamming, loud music with heavy bass, and stomping neighbors, with zero mediation from management. Smoking inside apartments and stairwells has been reported by multiple tenants (including us) on numerous occasions, yet nothing has been done. The overall cleanliness and maintenance of the building are just as disappointing. The hallways have a persistent, unpleasant odor, the carpets are stained and rarely vacuumed, and scuff marks and dents from impacts remain untouched. At least one elevator is always out of service—unacceptable for a high-rise with over 20 floors. The gym and kids playroom are barely maintained, with broken equipment sitting for weeks before being addressed. There is also a consistent issue with the water with no notice or acknowledgment. (water being completely off, running brown, or lukewarm/cold) It’s frustrating because the neighborhood itself has so much potential, but management clearly prioritizes attracting new tenants over taking care of current ones. Instead of meaningful improvements, they focus on signing new leases, sending out pointless newsletters, and hosting catered lunches while ignoring the real issues. If you’re considering living here, do yourself a favor and look elsewhere. Also, be wary—this management company oversees multiple buildings in the area, and their neglect isn’t limited to just this one. Advice to landlord: Start taking accountability and actually do your job. Automated apologies and empty responses—both online and in person—are meaningless when there’s no follow-through. Tenants have repeatedly voiced legitimate concerns, yet there’s little to no effort to resolve them. You need to understand that your employment exists because hard-working residents pay for these overpriced apartments and amenities. It’s time to prioritize the people who live here rather than just securing new leases.

Pros: Peaceful location, apartment gets great light and views Cons: Management has been terrible since starting the leasing process. Super disorganized, hard to reach people and get conflicting information when you can reach anyone. Multiple issues that take weeks to address. Systems set up for maintenance requests, etc. don't work. Advice to landlord: Not sure what to say other than get it together with your people? They're nice but seemingly can't or don't have the resources to do their jobs.
