Pros: Nice location, but I would wait until there’s a different ownership and management team. It could have been a great building if management took care of the units that are falling apart, with mold, dysfunctional HVAC in many of the units, leaks. Instead, all they focus on is renovating the lobby to lure new tenants in while doing very little to keep exiting ones. The cleaning staff is nice but management are incredibly rude and will ignore for your months if your repair request means they need to spend any money. Cons: The units are falling apart - many tenants had no dysfunctional HVAC in the middle of the summer/winter. Some tenants had leaks and mold that was completely ignored by management. It just feels like management is 100% focused on attracting new tenants, but once you’re locked into a lease forget about ever getting a response from them. Management is incredibly rude and very shady Advice to landlord: Learn how to treat your existing tenants

Pros: I can’t find any after living here for 11 month during Covid, it’s really bad, staff dissent wear masks, and they started doing construction to “fancy up” their lobby. Can’t wait my lease ends. Cons: Too many, shady management, they don’t even tell you the roof too will be closed from Oct - May, especially when all of us locked in, they did not care, never seen them cleaning the gym, always mask less people walking around. Some tenants here think Covid doesn’t exist, when you politely asked them to wear a mask, they said I don’t got germs, WTF. When we moved in, apartment was not ready, no hot water, and floor is dirty as hell, we have to ask them twice to clean it out. Loud party non stop during the pandemic, never thought would live in a place like this, I have to triple masks when I’m in the building. Asked management about the protocol, they did not respond. Careless. Advice to landlord: Your business will go down, this is not how you act when all the people in the building complaining. Do business like this, lie to your tenants and lock them in to lease, and threaten them to shut up, not a good idea.

Pros: Location is great. Lots of amenities. Very clean. Friendly staff. Cons: A frat house. The building is falling apart and needs some renovation. Cheap appliances and materials used. Advice to landlord: Filter your tenants better. Kick out the ones ruining the building. It's time to renovate.

Pros: Friendly doormen and staff, rooftop was great during lockdown but always crowded, the building location is perfect Cons: Where to start... the management and landlords will literally steal money from you. When gyms closed during the pandemic, they continued to bill for the amenities that we couldn’t use. They’ll keep your security deposit and make up lies to not pay you back. We lived in the apartment for 2 years. General wear and tear happens. Management insists that everyone wear masks in the building but they walk around maskless. The rent is astronomically high for how dated the apartments are, and the appliances are the cheapest you’ll find. The hallway fixtures are falling apart. The speakers on the wall are so 2008... you’ll also have to figure out window treatments yourself because they have custom windows. Get ready to shell out close to $1000 - the cost for shades and the labor to install. You won’t be able to take these to your next apartment. The building is more than 50% empty at this point. Everyone fled because the building is managed horribly and you can get a lot more for your money these days. Advice to landlord: Stop squeezing every penny out of people or they will continue to leave. Respond to emails in a timely manner. Lower your rent.

Pros: Rooftop, amenities, doormen Cons: Management is horrendous! Would avoid living here at all costs. Very greedy and will nickel and dime you when you move out. They apparently had to stain my floors and replace all flooring due to “a scratch” that was left behind. They sent me an invoice stupidly and said the price was less then half of what they were asking. Also, there is little to no upkeep to this building and they are letting it fall apart. Advice to landlord: Stop being greedy and respect and listen to your tenants.

Pros: Great location, staff is nice, amenities are pretty good. Cons: Management does not keep up with maintaining the building and amenities. They are dishonest with charging you for damage to your apartment and withholding more than they need from your security deposit. I caught them over charging me by $700, took them to court and won! A bit of a frat house vibe and they did not regulate the rooftop as well as they should. Advice to landlord: Don’t be dishonest!

Pros: Space, location, amenities, some nice people work here Cons: Management doesnt budge, HVAC fees are exhuberant, staff are treated so poorly all end up leaving Advice to landlord: Make deals with your tenants during a pandemic, stop overcharging building fees and costs, management just poor to deal with in general

Pros: Staff responds quickly, apartments are ok size Cons: Expensive, no cost flexibility during COVID, thin walls, amenities are extra cost Advice to landlord: Lower the rents, you’re not inline with the neighborhood

Pros: Great rooftop views Cons: Building nickles and dimes you and provides less service and amenities while costs increase. Doesn’t feel like a luxury building when A/C doesn’t work, elevators out all the time, massive and unexplained increase in HVAC bill. There is zero mask policy for the building with tenants and building staff not wearing masks, often in elevators. Advice to landlord: Be more transparent
