This was a horrible place to live! Management is sleazy and unprofessional. Would not recommend when there are so many better options in the area. It felt like everything was an uphill battle, especially getting a leak in the ceiling fixed! It was one problem after another.

I lived in this building for three years. Here are the pros: renovated apartments with responsive janitorial staff and exceptional doormen. The cons of living in a building under two trees management don't really hit you until after your first year of tenancy or during the move out process. They may lure you in with a free month of rent but if you plan on staying in the building for more than a year you will quickly learn that they care nothing at all to keep tenants in the building and their sole motive is profit margin. They jack up rents exorbitantly each year and turnover is extremely high. They would rather have new tenants move in than keep reliable tenants in the building (even if it's just a difference of a few hundred dollars). God help you during the move out process. They will nickel and dime and frankly bully you to get whatever they can out of your security deposit. The women in the management office are unprofessional, rude, and frankly unethical. Additionally, the building superintendent is condescending and creepy, often attempting to access your apartment at inconvenient times for very suspect reasons. Despite being robbed by these cheap slum lord scammers on my way out, I am so relieved that I left and will never have to live in a Two Trees building ever again.

This is a rent stabilized building but they don't follow the law. Most of the tenants are getting rent increases way over what is allowed by HPD. Watch out for mold and water leaks in many apartments as well

I recommend, when you read the review in any site about this building, you ignore the ratings that's more than a year old. The staff members all changed, and it's under the new management. There used to be very nice lady and a man working in the office. They have tried to make our living as comfortable as possible within the limitation with the company's policy. But now they got inhumane people who just follow the role.

This is in a wonderful location and has the amenities you need (concierge, new apts) without paying for all the extras you never use (movie rooms, etc.). I've always found maintenace to be super responsive and have never had any major issues. I have to move out for a job relocation, and I'll miss it!

We are currently living at the Courthouse apartments, and while it has been decent, it is certainly not something I would recommend to everyone. If money is not a problem at all, then you likely will find the apartments at least liveable, although there are still other problems. It is definitely a luxury apartment in terms of rent, but there are still many other extra expenses to factor in when you consider living in this building. The cost of utilities is astronomical. In a studio apartment we pay approximately $250-$300 a month with A/C off when we are not home and lights turned off when we are not in that part of the room. This may depend on what side you live on, but we face the sun most of the day. The track lighting light bulbs are very expensive to replace, about $10 if you need one in a pinch at Bruno's. We have had 4 light bulbs burn out in a 4 month period. If you move in, I suggest buying a bulk pack online to always have on hand. There is also a move out fee of $250 even if you complete your entire lease. They say this is to provide use of a staff person at the utility elevator, but that still seems like a pretty high expense. The fee is also $150 per person for a credit check to rent an apartment. Although having doormen is nice most of the time, though there are a few that are extremely surly and walking by them can get pretty awkward and annoying. Even though we rarely hear our neighbors, the street noise is extremely loud. Having windows open at night to sleep is impossible unless you also run the fan to drown out some of the noise (at night its mostly loud trucks, but there is still honking into the early hours of the morning) During the day it is just irritating to hear people constantly honking. So if you want peace away from New York traffic and noise, rent a unit in the middle. A major concern we have had is with maintenance at the apartment. The maintenance guys are not very personable and never seem to do a complete job. We have had issues with the tub draining, so their solution was to just remove the drain and throw it away in our trash so we can't take a bath, only a shower. They prefer to close a ticket than to do the job right. There have been other major issues in the apartment with which we have had similar problems with maintenance. There is an internet based complaint ticket system, which I would suggest tenants use instead of asking the office because they never write down the full issue, and sometimes take weeks to pass it on to a maintenance person. This is frustrating because if you are in the office for other reasons, it seems you should be able to expect them to write down a problem instead of taking more time writing an online ticket for the 3rd time it hasn't been fixed right. Basically, although these apartments are new, they are already showing some signs of shoddy repairs, such as floor glaze all over baseboards, baseboards falling down, and poor paint jobs. And finally, there is a constant garbage smell when entering the building because the trash chutes for the north and south side are right behind the doormen's desk. The good things about this apartment are people to sign for your packages, $35 a month prewired very fast internet, and being close to many things (although there is not a 24 hour pharmacy nearby unless you want to go to the seedier neighborhood toward Jay Street-Metro-Tech.) We don't use cable, but there is also a decent cable package. There is also pretty good storage in the apartment and moving in was very simple because of the elevator and back entryway.

While the management company leaves something to be desired, the building itself and the doormen make the whole thing worthwhile. The current building manager, Alexandra Barnes, really doesn't care if you want to live here or not. We were trying to rent a unit without having seen it and asked basic questions, like which side of the building it's on and what the sq footage is. She could care less. She answers emails with two words at most. The directions on their site are not the actual procedure for renting so there are constantly miscommunications. They are not open enough to even tell you what you need to do. Just give them all your most pertinent information and hope for the best. I am pretty sure that they just like receiving paperwork. In the end we got the apartment, but they never even called to let us know, instead we constantly had to check up on them. The whole process was exhausting. If I never have to talk to her again it will be too soon. Now, when you finally move in it's nirvana. The units are nice, with large windows and AC/heating units in each room. The doormen are wonderful and most tenants are stopping by to chat with them. They immediately learn your name and which apartment you're in and are sure to let you know about your packages or laundry. Truly wonderful guys. When things break down you call and they are very prompt to repair anything that is wrong. My apartment is over Atlantic avenue, a very busy street with trucks and police vans passing by all the time making a ruckus, the windows are very good at keeping 80% of the noise out. The halls are cleaned a couple of times a week and the lobby is always neat and tidy. It is expensive, very expensive to live here, but the rates are comparable to the rest of the area. We also have a parking spot at the building garage in the basement. They are pretending that they have nothing to do with the building, but they are a subsidiary of the management company. We asked for a discount saying that we live in the building and they took $75 off the going rate. They were very nice and even come to help out when you need your car jump started. The neighbourhood is wonderful. With a new park on the piers under Brooklyn Bridge it is even more family and outdoors friendly. The building is much like the neighbourhood that it is in: expensive and pleasant. It has all the amenities you could ask for, but they will cost you. Just stay away from the management office if you don't want a headache.

I couldn't be happier. Anyone looking to live downtown should consider this building. Clean, modern, staff is great. It's not cheap but everything you want is outside your door.
