Pros: Rent stabilized, aspects of the neighborhood (so many grocery stores!), the layout and closet space is amazing Cons: The walls are super thin, some issues within the building (people smoking in the lobby, the buzzer in the apt didn’t work, less than responsive mgt, packages get stolen) Advice to landlord: Better insulation, faster maintenance, the super needs to address some of the tenant behavior

Unit 4M Pros: The building has beautiful bones, and so much potential. It’s a good community of neighbors! Cons: We have lead in our tap water coming from lead pipes in/just outside of the building, which the landlord has not yet replaced. The lobby area, stairs, halls, and elevators are rarely (if ever) cleaned, and we would love to see that happen! The courtyard is almost always filled with trash, in spite of community efforts to keep it clean. Packages are stolen regularly. Advice to landlord: Hire a weekly cleaner for public spaces (clean floors, windows, mirrors), hire a plumber to identify and replace lead pipes, replace shattered window on second floor that’s been covered with plywood, add a trash bin to the courtyard for people to dispose of their trash, repair out of order washers and dryers. I’m happy to update/improve my review when these circumstances change!

Unit 5j Pros: Generally neighbors are decent but some play VERY loud music in the middle of the day and at night Cons: ROACHES, ROACHES, ROACHES, also management is not responsive. I've had packages stolen from my doorstep multiple times and management refuses to look at the cameras Advice to landlord: sell the building to owners who actually care

Unit 6N Pros: Our apartment has plenty of closets. Cons: Our packages constantly got stolen because people would jam the front door open. They would shut off the hot water without warning. You have to exit the building and go around the side to do laundry and the ground isn’t even so there’s often puddles and planks of wood in the puddles to use to step over rather than just fixing the uneven ground. We complained about water leaking into our windows and water damage on the ceiling since we moved in and there still hasn’t been fixed after two years. Advice to landlord: Get a lock put in that isn’t so easily broken and jammed. And distribute tap cards to all the residents so they can access the building when the keys aren’t working.

Pros: Convenient location, access to Prospect Park Cons: Building management never addressed building-wise issues including: - tremendous water leaking (were told on multiple occasions that it was an overflowed bathtub - but when you talk to neighbors and we are all experiencing water leaking from our ceiling, it can't be one bathtub) - german cockroaches were everywhere. pest management was atrocious. - an electrical fire in the walls knocked out 8 units when we were living there - I found the door to roof locked (this is a fire code issue!!) - Landlord goes by about 6 different names, has been listed as top 10 'slumlords' by NYC Public Advocate and deals in incredibly shady business funneling city funds for a "non-profit" he runs to pay for the rent of certain tenants (that he charges ridiculous rates for). avoid this building at all cost. Advice to landlord: pick one name. let's start there.

Pros: New appliances, good size apartments, a lot of natural light, renovated interiors, it has an elevator, laundry in building Cons: The neighbors are crazy! In more than one occasion we had issues with unattended teenagers smokings in the halls/elevators, verbally and physically attacking residents, package thefts by residents, pets peeing and pooping in the lobby, and rodents in the laundry room Advice to landlord: Take security issues more serious. Their advice was to always to call the police. I never felt safe living in this building

Pros: The super is great! The porter is too. Like any prewar building, the temperature control isn't great but it's definitely never cold in the winter. Good water pressure and consistent hot water. Cons: There are a few neighbors who can really make it hell for those around them. Trash is often overflowing. People smoke and drink in the hallways. Packages get stolen often because the front door lock is often broken. Advice to landlord: Fix the front door. Hold problematic tenants accountable.

Pros: The best thing was the amount of space and storage and the super was friendly and responsive Cons: Public areas of building not maintained well by tenants and management Advice to landlord: Maintain building better

Unit 2F Pros: The apartment itself is large with lots of storage, especially for a 1 BR. That's literally it. I recommend you to google this building's address and the landlord. My mistake was not doing my research because I was in a rush to find a place. Hopefully I'm doing a favor for whoever's thinking of moving here. Cons: Lol. Well, my kitchen got demo'd 5 months after moving in because of a leak in the lobby that was "coming from my sink". By the way, the lobby was leaking when I moved in, so it was already an issue they didn't resolve. No warning on the construction by the way, they just started and went on for 6 hours without giving me any sort of heads up. But before that demo, they tore up my closet floor in the hallway as well to see if it was that pipe. It wasn't. The patch up job for both of those were absolutely terrible and disgusting. Leaving moldy, dusty residue all over my items. My downstairs neighbor came to me asking about sink flies. Yeah, my kitchen was infested too. I'm currently on my 3rd ceiling leak within two months. They won't fix it though, they'll just patch it up. The radiator poles go off at 5 am every morning, so you won't get your 8 hours. Hmm.. Oh one of the neighbors uses industrial speakers to listen to their music, which vibrates through my apartment. Which I've complained about, but nothing has happened. About 25% of my packages have been stolen because the lobby door doesn't lock, and it never has. Oh it's the first two freezing days of the year? Don't expect the heat to be on. It's really trashy outside your window if you're looking for a view. Elevators smell like piss. Each floor's trash unit is the size of a small hallway closet, meaning the trash and smell piles up. Meaning you'll have a couple roaches visit you here and there. Advice to landlord: Quit your job?

Pros: The unit itself wasn't terrible but the building is disgusting. Cons: Roaches, mold, trash, pee in the elevator. In the summer it's not bad but in the winter it stays 85 degrees with none of the radiators even open. Advice to landlord: Do better for your tenants.
