Pros: - Location to subways Cons: - Pests (roaches, carpet beetles, rats) in units and common areas. - Massive water leaks which were not promptly addressed by management, damaging MULTIPLE units. - Laundry room is basically non-operational as 20-30% of machines don't work at any given time. - Terrible, terrible tenants. They leave trash in the refuse room, let dogs poop in hallways. They trash common areas, including the roof and laundry rooms. - Location is right next to the fire and police departments. Constant sirens. Good luck getting a good night's sleep! - Poor building construction results in proliferation of pests, expensive ConEd bills. - Management is non-responsive. Revolving door of property managers never resolving the issues. Advice to landlord: I wouldn't even refer my worst enemy to this building for a $500 rent credit.

Pros: somewhat habitable, but certainly unacceptable for the price Cons: slanted floors and asymmetrical rooms, bad indoor air quality in common areas Advice to landlord: please install HEPA filtration for air being pumped into the building!

Pros: Fairly responsive management and super. Easy to move in and out. Cons: I’m not the biggest fan of the area, but that’s a personal preference. However, it is very central to some of the best neighborhoods!

Each unit boasts premium finishes like quartz countertops and smart home integration, while the building's prime location puts residents steps away from boutique shopping and acclaimed restaurants. Cons: Despite its allure, 260 Gold Street struggles with consistent elevator maintenance issues, and residents frequently complain about the paper-thin walls that fail to block neighboring noise. The building's limited garage space leads to a months-long parking waitlist, and the hefty monthly maintenance fees, which cover the premium amenities, often shock newcomers. Advice to landlord: Better Elevator maintenance , sauna and stream room

Pros: Some of the amenities are nice like the gym Cons: Overall construction is cheap (not the managements issue, the builder) Facilities like sauna and steam were built out of ordinance or did not follow safety requirements and had to be shut down months after the building opened Some tenants are trash and have serious issues prompting the police to visit frequently due to noise, violence, smoking etc. Tenants not treating the property with respect Advice to landlord: Screen more more of the tenants coming in.,,honestly some belong in the projects.
