Pros: Apartment units are generally nice Cons: Management simply does not care about tenants. From ignoring alarming safety issues to introducing mystery charges, they are out to make money, not provide tenant services. In addition, despite claiming to be a pet friendly building, they do not provide a pet relief area and repeatedly send out emails scolding tenants for their dogs relieving themselves on the property. Not sure what they expect without providing a designated area… Advice to landlord: Stop nickel and diming everyone and figure out a system for appropriately responding to tenant feedback and requests

Pros: Beautiful lobby, very kind porters and front desk staff. Package pickup works well. Gym is really nice to use. New building so the units are all in great shape and condition. water pressure rocks. Cons: I was charged $750 an hour to have >2 guests over in the large amenity rooms. Good luck making ANY use of those spaces without paying what are frankly insulting amounts. North tower 8th floor completely flooded in the winter of 2024/5, many residents had to move out and many have had concerns about mold (I did not personally experience this). Make sure you have renters insurance (it is required in the lease and honestly you should have it anways). Gym is located on the 7th floor and south tower 5th and 6th floor apartments underneath it are impacted by the noise of people dropping weights - it shakes the floor. Dog poop and pee all around the building entrance; there is no pet relief area and the driveway is extremely long.

Pros: Gorgeous new high rise building, new appliances, great views, helpful and kind staff, great amenities Cons: building flooded and elevators went down - scary situation and building didn't notify us for hours so we were stuck on a high floor with no water/phone down/no elevators to get down or up amenities are $250 per month and some break fairly regularly, insane fees if you want to have people over in the common areas, all amenities close at 10 pm for some reason, walls are fairly thin Advice to landlord: cut it out with the insane fees for "renting out amenities" and let people have friends over, gym and fitness amenities should be open until 11 - this isn't kindergarten, fix things when they're broken - especially the elevators

Pros: Some appliances are great (stove, microwave, fridge), roof decks, gym has Peloton and is great for dumbbells. Cons: Far from the subway. Endless problems getting USPS letters, some slapdash construction (windows don't work properly or keep out rain even after multiple maintenance tickets.) Can hear neighbors but luckily they are quiet at night. Lots of noise across Newtown Creek carries into the unit. Generally disorganized building management. Driveway is chaotic.
