Pros: Awesome management, very responsive maintenance, super quiet, tons of light Cons: Has become quite pricey over the years. Had a brief bout of small roaches during renovations, but other than that very pest free

Pros: Good building for Columbia students when I lived there 2019 Cons: Sometimes there are homeless people on the walk from Amsterdam to the building entrance

Pros: Very nice clean beautiful place to live in. No pest issues. Has multiple elevators. Management team and families team are excellent. Cons: Just very expensive to live there now.

Unit 507 Pros: Beautiful apartments and views, and maintenance is so timely. In all my years here, I’ve never dealt with any pests at all. Cons: Honestly, I have no complaints! I’ve been here for almost 15 years and I’m very grateful to live in such a wonderful building. Advice to landlord: Just stay consistent!

Pros: In-unit laundry, friendly staff who are all super helpful. Maintenance team who responds immediately to your requests. Proximity to the park. Cons: Occasional pests (roaches!), not the best amenities and yet an amenity fee that pretends so.

I lived in 1-bedroom at Avalon Morningside Park for a year (2021-2022). I had to move out recently because of a baby but I miss living here. The location is great! Close to 1 and C trains. Great delivery options. Pretty close to Whole Foods (10-15 min walk). The staffs are super friendly and helpful. The best thing about my unit was the space. Plenty of storage space in the kitchen and the bathroom. The closet is pretty big.

My wife and I have lived at the Avalon since our son was born about a decade ago and we truly love it here. The staff is excellent, and highly responsive. We would BUY our unit if it was for sale (alas, it isn't), that's how much we love it here. We feel we lucked out moving here years ago. Perhaps the only thing I might improve upon is the gym, which is a tad basic, but serves our needs and its convenience and low cost surpasses having an outside gym membership.
