I understand past reviews addressing the construction noise but I think that only applies to those living below Floor 15 or 20. We are lucky to be on a very high floor and the noise does not reach that high. Since the surrounding construction will last 3-5 years (World Trade Tower Four Seasons Hotel) you need to be sure you rent on a high floor preferably South side of the building. As far as service and amenities, nothing tops Barclay Tower. Friendly and competent staff along with tentative management staff who are very pleasant. Location is ideal for most major subway lines and express buses. Whole Foods, Barnes & Noble, Bed Bath & Beyond are all two blocks away. Parking is way too expensive but that is everywhere in lower manhattan so dump the car or park it uptown and take a subway, bus or taxi.

I am a native New Yorker and have lived in 2 rental buildings and most rececently a condo building--(bought and sold at the right time--Woo--Hoo!) --all on the UES-- before venturing downtown to Barclay Tower--I work on Wall St. This building is incredible! The doorman,staff and management are unbelievably nice and helpful--none of the buildings that I have ever lived in before ever--ever had their act together --like they do here. It is not the least expensive building downtown at all and yes there is construction going on --but there was construction going on across the street from my UES condo when I lived there as well--and looking around--there is construction going on EVERYWHERE in NY!!! When I saw the comments about the Church bells -I laughed--I like the Church bells!!-I think postings on sites like these need to be taken with a grain of salt--If you see this building for yourself --you will agree--not much compares to it downtown.

Beautiful building, good service but the noise (traffic, construction at 7:30 am, garbage trucks all night) in all directions makes other similar buildings in the area more appealing. Also, not offering price breaks as good as other nearby buildings.

We fell in love with the building on our first visit--you will as well. It is brand new, well decorated, and just over-the-top. However, you'll move in and soon realize that the leasing woman totally lied to you about the noise. We are south-facing and look onto the world trade center site. There is a huge jack hammer running from 7am through 11pm EVERY SINGLE DAY. We are home a good deal during the day; it is so loud that there is no way you can even read while in your apartment. I cannot describe how the intense noise has just ruined our apartment. We've tried noise canceling head phones, a white noise machine, and turning up the volume on the stereo. It is freaking unbelievable.

On Friday night our bedroom started to smell like a smoking lounge (it must have come through the vents). We called the valet/management office, and they told us they couldn't call the superintendent unless it was an emergency leak or a fire. We explained that it's an emergency; they claimed to have paged the superintendent but no one ever came. After repeated calls, they told us we have to wait until Monday morning. Glenwood prides itself on being a "white glove," fabulous service building. As evidenced by this incident, they are far from it. We could not put our infant child to bed in the smoke filled room nor could we sleep in our own bedroom. Not only is this building loud as stated in the other reviews, the service is awful and unacceptable.

Nice building, amenities, and staff. Unconscionably LOUD!! Construction noise, jackhammer noise, digging, blasting from WTC and Church Street and Broadway going around at all hours, weekends included!

I love the building. It's beautiful. The staff is great. I'm not so bothered by the WTC construction although they do tend to jackhammer late into the night. It's the 99 Church street that drives me crazy. How could they start at 7am? You can't work from home and I can't even imagine if I had to take a sick day and stay home. I did get the special windows installed but they don't really do much. Not like the heavy duty ones I have at work (I work near ground zero). The church bells are annoying but I'm glad I'm never really home during the day to have to hear them. The walls in the apt are also a little on the thin side. I hear the couple next door fighting all the time...I almost want to intervene. This is a great place to live but not a place for people that work from home or are pregnant or just want quiet. I knew that living downtown would be loud but I just thought a luxury bldg management company would be able to create some sort of oasis for their tenents.

I absolutely loved living here the past year. I hear a lot of people complain about the noise but I am on the 20th floor and the noise has never bothered me. Everyone who works here is so nice and accomodating.

In this building you will be up late into the night and early in the morning listening to construction noise and hammering. Through most of the building you can hear loud church bells every hour from the church next door. No peace in this building.
