Pros: Nice lobby, good location, great views and amazing staff Cons: Apartment can get very hot. Some small bugs.

Pros: Staff and lobby are super welcoming. Service requests are handled quickly. Gym is well equipped and free during covid. Views are amazing and so is the little outdoor sundeck with a view of WTC 1 Cons: Storage is scarce and expensive. Heat in the apartment is difficult to manage. Our unit isn’t renovated yet. Firemen tend to use all the parking in front of the building with can make it challenging to load / unload Advice to landlord: Try to work something out with the fire department to improve the parking situation

Pros: Well managed with very attentive help. They pay attention to the residents’ needs and very hands on. Impressively professional and they do their best to make everything convenient. Cons: Pet friendly so you will see lots of them. Advice to landlord: Thank you, I love the building!

I am a African-American PhD educated Doctor Who went for a tour at Tribeca Tower it was the most humiliating the most uncomfortable situation I've ever been in. A woman name Sarah who toured me from related leasing she asked me all sorts of questions made me feel like I didn't qualify for this place I thought so embarrassed and I thought Sean comfortable and so unwanted here because of my skin color I would never recommend anyone to ever visit this place due to the poor management and the poor the very poor service that these people give and it's disgusting how us successful minorities are viewed.

Pros: Best lighting and views of lower Manhattan Cons: Needs washer and dryer in units. Shared laundry on HC floor isn’t that convenient Advice to landlord: Adjust pricing for lack of laundry in unit

Great place to live! We are absolutely loving the building itself and the location. It is awesome to be so close to the water, multiple parks, historical sites, and subway stops. The staff is very accommodating and we are excited to spend extensive time in the area!

This place has deteriorated beyond average to almost unsafe. The elevators are terrible. I can get to midtown faster by subway, than I can get to the lobby by elevator. The exterior is falling apart, my walls are cracked, floors buckled, faucet leaks. You will regret moving here. Building staff is nice, and thankfully there's a fire house across the street. But other than that this place is the worst building in tribeca, possibly below Canal. Enter at your own rick.

An old building (although they have made attempts to renovate it recently, but it can't compare to newer properties in the neighborhood.) Dark and smelly hallways. The gym is small, with the equipment that regularly breaks down, and you have to pay $500/year to use it, even if you are a resident. The pool area is dark and feels dirty. The attached garage is crazy expensive at $650-700/month, no discount for residents either. The location is not great either, impersonal and surrounded by huge government buildings. It is not really in the Tribeca proper, more like north end of the Financial district without the charm/history of either. The apartments on lower floors are pretty dark (and probably have views higher up, but it does not make for other shortcomings of the building IMO.) On top of that, my neighbors smoke non-stop, and despite frequent complaints to the management, the smell of smoke has thoroughly penetrated the apartment, so I am going to move out as soon as my lease if up in a few months. For prices they charge, you can find much better buildings in the neighborhood.
