Unit 11R Pros: Very clean, great door staff, functional gym (extra $) Cons: Management/super could be slow, thin ceilings

Pros: Great doormen staff. Generally clean living quarters and common areas Cons: The super is an oddball and very entitled. Brookfield recently acquired building and substantial capex being done. Results will likely be decent but in meantime there is a lot of noise and construction. Resultingly, prices will increase and will certainly not reflect fair market rent for the micro-market.

Pros: Very central location, renovated floors are nice , doormen are very sweet Cons: Bugs occasionally and takes a long time for anything to get done Advice to landlord: Don’t overpay

Pros: Overall this building is good. Clean, relatively well managed, good location, no roaches etc. Cons: I would say rent increases are high, management is not particularly agreeable for any issues raised (we had an issue with the payment portal which took a long time to resolve). Also the elevators had worked for years but then one broke and it wasn’t fixed ever I don’t think. Advice to landlord: Make sure elevators are fixed quickly & be kind / professional in communication

Pros: Minutes from main restaurants, bars and cafes in Tribeca - also close to Soho & Battery Park. Good sized apartment. Building maintenance is on it and everything works well. Cons: some floors can be outdated. It's always very loud due to protests happening, lots of traffic (near brooklyn bridge & broadway), and the noise insulation is not great.

I have been a resident here for nearly five years, and while there are many positives, there are also areas for improvement. The location is excellent, offering a quiet environment with a great rooftop view. Additionally, the front desk staff and third-floor management are consistently helpful, approachable, and professional. However, I have encountered persistent issues with Anthony, who oversees maintenance. Unfortunately, he is extremely disorganized and unresponsive. Reaching him is difficult, as calls to his number go directly to voicemail, and he does not respond to emails or listen to messages. This lack of communication has been a continual source of frustration, as it undermines the efficiency of the maintenance team, which otherwise consists of kind and dedicated individuals. The cost of using the laundry room has increased significantly over the years, nearly doubling from its previous rate of $3. Overall, my experience has been positive, I would live here again if there has been a change in who manages maintenance.

Pros: Management is responsive and kind. Doormen/Front office security are some of the sweetest people ever GORGEOUS rooftop views Cons: Can only move in/out on weekdays during work hours which is a HUGE struggle as you’ll have to take off work. They also say you can only receive large packages on weekdays, but we haven’t had an issue with this. Have to pay for the gym, but it’s at a good discount compared to nyc gyms
