Pros: Great building that is well maintained with fabulous management. Really nice rooftop as well! Cons: Nothing specific that I can think of; the location is not the best but it is close to a lot of other great areas! Advice to landlord: None.

Pros: -beautiful building that has started to be filled with young people and a young energy -Doormen are very helpful with packages -Convenient location to the 4-5-6, Soho, Chinatown, Little Italy, Nolita, and Tribeca -The roof Cons: -Doormen are not very attentive at preventing strangers from entering unless people “look” like they “don’t belong” -Management & The Super, Anthony, along with the building rules. They are some of the worst people I have ever interacted with when it comes to any unit repairs or moving. In regards to moving, you are not allowed to move larger items in or out before 9am and after 3pm (impossible when you work full time!). We hired movers to come at 12pm and got the approval from Anthony. When the elevator was broken, he sent the service elevator workers to go get lunch. We were prohibited from using the normal elevators and movers were not allowed to pile items in the hall outside the elevator for fear of “scratching the walls”. We were paying the movers by the hour, essentially to sit there and twiddle there thumbs until the service elevator workers returned and Anthony let us move. When we asked for a dolly to move out the mattress at the end of the day (~7pm), Anthony threatened to call the police on us for not “following the rules”. Absolutely ridiculous, rude, and impossible to do when having a tight work schedule.

Pros: Staff works hard to keep the place clean and everything working. Maintenance requests handled in a timely manner. All the staff is extremely nice. Cons: Cost of the gym is a little high Advice to landlord: Make gym cheaper

Pros: Overall, building is extremely well maintained. I never had a pest problem and water pressure/temperature was never a problem. Concierge staff at the front was nice and Anthony got the job done. Cons: It was a hassle to get furniture delivered and picked up because of restrictions around using the freight elevator Advice to landlord: Renovate the apartments, better responsive time over email, better coordination around the freight elevator

Really enjoyed my 2 years in this building. I am moving out to a lower rent apartment but only have good things to say about the building, management, doorman and maintenance. The location is fantastic, doorman are always friendly and helpful, and the maintenance / super are always quick to respond to the few issues that we had in our apartment.

I have been here over 4 years and have not had any issues whatsoever. Great clean building, friendly staff, reasonable rent for the value/space, and I commute to midtown in 15-20 mins by taking the green line up two stops to grand central. the gym was just renovated, great outdoor space on 3 different floors of the building, can't say enough about 111!

This is a great building, no question. I lived there 2 years and would still be there if I hadn't gotten a job on the west coast. Apartment: 2 bedroom, 2 bath, granite counters, SS GE appliances, well updated door hardware, bathroom fixtures, shower heads, etc., pretty hardwood floors. We had absolutely no complaints about the physical quality of the unit, especially for the price. Common areas: Great roof deck with deck chairs and tables, views of midtown, the bridges, Brooklyn, FiDi, and the WTC. Another balcony on the 15th floor facing worth street--not much of a view other than the street and foley square (and the federal building!) but a clean, outdoor space to hangout for those of us without private balconies. Laundry facility is clean and definitely has enough laundry machines, although $3each is steep. I never used the gym in the building so no opinion, sorry. Staff: No complaints at all about Anthony. He is capable, helpful, and no-nonsense. He also seemed to be good with kids. Every single member of the maintenance and doormen staff was polite, charming, helpful, and unfailingly friendly. They made a huge difference in our quality of life and I still appreciate it. Location: The 4/5/6 station in foley square was a 2 minute walk and perfect for my commute. It's 1 express (4/5) stop from union square but if you need the 1/2/3 or A/C/E this isn't the perfect location for you, but you already know that. There's not a lot of night life or restaurants right near by--mostly just government buildings. This actually suited me because it was quiet at night and I'd rather go out in the village or LES anyway. The Duane Reade and Starbucks right downstairs were enough to make this a convenient block to live on. Bottom line: We had a great experience. It will probably be many years before I live in a building this nice again. Would go back in a heartbeat.

Do not live here if the apartment is below the 7th floor and facing Worth street. there is so much noise coming from Worrh you can't sleep. The windows are very thin. I literally feel like I'm on the street instead of inside a building. You can smell other peoples cooking through the apartments. They also make you pay a 400 fee for gym. the location is next to Chinatown which makes the building way over priced. there is a half way house just two blocks away on the way to the subway.

- fee for crappy gym - high electric bill ...coned - can hear everything from worth street into the living room...to the point where i feel like i am outside literally - dont let you move in on weekends - overpriced for location...everything closes at 6PM and canal street (closest subway) is full of scary looking characters - there is a HALFWAY HOUSE THREE BLOCKS AWAY ON LAFFAYETTE (rescue mission) - only allow Time Warner Cable (no other provider and everyone knows TWC sucks) - service is good to great
