Pros: Great amenities nice area Cons: Poor management, issues with payment, they took an extra month of rent from us then claimed they never gave us a month free (they did we got our money back) Advice to landlord: Be more up front and responsive even during a pandemic

Pros: Good staff members, maintenance is great and responsive, large apartments Cons: College vibes ALL weekend! Noise and parties. The security company for the rooftop are horrible, racist and mean. Advice to landlord: Do something about the noise and parties. Get more gym equipment. Be more negotiable- I would stay there if my rent was not up by 600$

Pros: Roof deck is spectacular. Finishes and appliances are all relatively updated. Cons: Most tenants are younger college age crowd so they can be kind of noisy especially on Friday and Saturday nights.

Pros: Good online portal for anything that was needed. Quick and efficient with any work requests. Cons: Large trash (old couches and bulk items) sometimes piled up in the trash room.

Pros: This is a great place for early/mid 20s. Location is ideal to both seaport and fulton st station. The rooftop has unparalleled views, and the apartments are nicely renovated. Cons: Very young building, so once you’re out of that age range it can be a little noisy. Also they don’t allow flex walls to go all the way to the ceiling. Even pre-covid, they started being very strict about the rooftop and guests to the point where it wasn’t as enjoyable anymore. Advice to landlord: Go easy on the roof! Obviously no parties, but if a person has three guests instead of the allotted two then use discretion.

Pros: Management is very quick to attend to any maintenance or repairs that need to be done and the building has its own app which is pretty cool where you can schedule your reservations at the gym and see when you get packages. They are taking covid seriously and have closed the amenities to all without a reservation Cons: The water is constantly being shut off which is ironic since the building is called 200 water. Today it was off all day and still off at 6:30 pm. management is very money hungry and will charge for every little thing. They were not open to negotiating a lower rent price during covid and now rent in the building has plummeted. There are so many vacancies now they seem desperate for tenants. All the amenities are closed or require a reservation which can be very tough to get. Advice to landlord: Be willing to work with people on rent prices! Open the gym! Fix the key fobs so people can get into the laundry room! Open the resident lounge and roof deck. And stop turning the water off!
