Pros: Building is clean and management helps with service request relatively quick (typically day of - three days depending on severity of issue). Doormen are really nice as well and handle all packages. Cons: The laundry room could be cleaner and gym is very small.

Pros: Maintenance is always on top of issues. Doormen are the best. Super is awesome. Cons: There really isn’t any cons I can think of. It’s a great place

Pros: Doormen are friendly and helpful, super is responsive, location is amazing just blocks from the 6 Cons: They basement is amazing and well maintained but sometimes the washers could be a bit dirty

Pros: Amazing views on the higher floors Felt safe Young professionals Pelotons in gym (but not well taken care of) Gym open 24/7 I believe Package system at front desk Most doormen are really nice Cons: They raised the rent by 10% Gym is not taken care of - pelotons are starting to rust and foot petal straps fell off, yoga mats gave me a rash twice because they're old and falling apart Sometimes the hot water doesnt work in the shower The night doorman is friends with a creepy guy who I dont think lives here but hangs around here and has asked for money and for me to let him in and commented on my outfit in a weird way so now he remembers me when I see him, gives me the creeps Advice to landlord: Take better care of the amentities and don't let people hang out in the lobby/outside the building if they don't live here or are creepy towards others!

Unit 607 Pros: Location & Convenience Super close to the subway—super easy to get around the city. Just a short walk to Target and Trader Joe’s, so groceries and random errands are no hassle. Right near Grand Central, so commuting or heading out of town is simple. Building Perks There’s a doorman around the clock, which is great for safety and getting packages. Elevator building—no dealing with walk-ups. Super responsive and friendly maintenance team Laundry in the building, so no dragging your stuff to a laundromat. Pet-friendly, so your dog or cat is welcome. Apartment Stuff Kitchens are updated with decent appliances. Layouts are pretty spacious for NYC, so you’re not totally cramped. Lots of units get good natural light, which is always a plus. Neighborhood Vibes Murray Hill is quieter than a lot of downtown areas but still has plenty going on. Tons of restaurants, bars, and cafes nearby. Safe area with a mix of young professionals and families. Cons: Building & Layout Issues - Converted hotel – The building wasn’t originally designed as apartments, so some units might have awkward layouts or less storage space. - Thin walls/floors – Some residents report noise traveling easily between units. - Older infrastructure – Since it’s a conversion, certain parts of the building might feel dated or have occasional maintenance quirks. Living Experience - Elevator waits – With a lot of residents sharing a few elevators, it can get slow during peak times. -No in-unit laundry – While there’s laundry in the building, not having it in your apartment can be annoying. - Small kitchens – Some units have compact or basic kitchens without fancy upgrades. Neighborhood Drawbacks - Murray Hill can be sleepy – It’s safe and convenient, but not the most exciting nightlife or trendy area. - Tourist traffic near Grand Central – Depending on how close you are, foot traffic can get busy. Other Considerations - Mixed reviews on management – Some people have had great experiences, others say maintenance requests take a while. - Pricey for what you get – Depending on the unit, you might find better value outside the city. Advice to landlord: Upgrading hallway lighting to brighter warm-white LEDs (2700K-3000K) would enhance visibility, safety, and ambiance while maintaining energy efficiency. Recommendations include high-lumen bulbs, dimmable fixtures, or motion sensors for a more welcoming and functional space. A small change with big impact!

Pros: Front desk is super helpful, maintenance is pretty good, gym is nice, location is very convenient Cons: Utility charges are very weird. Bulk billing but the electricity, gas, and heat come out to a lot. Water is not included Advice to landlord: Year by year rent increase is way too high

Unit 3001 Pros: Clean, convenient for work, nice staff Cons: Bill you for everything including gas, heat, water usage, amenities On 34th street so is very crowded Good luck trying to renew your lease here without paying an arm and a leg Advice to landlord: Treat your tenants like humans
