Pros: 1. Friendly and responsive building staff (i.e., security, porters, front desk, maintenance) Cons: 1. There has only been one functioning elevator in each elevator port for the past calendar year. It took management about 7 months to bring in a team to repair the broken elevator, and the repair has been ongoing for 3 months. Once that elevator is fixed, the functioning one will be taken out of commission to be "modernized." 2. Construction has been ongoing for the past calendar year and is always running behind schedule. Expect to hear loud drilling noises in your apartment throughout the day. At times you may not even receive a notification ahead of time and even when you contact the super he just ignores the message. 3. Lots of issues with hot water - there have been many shut-offs throughout the past year

Pros: Location is great. Cons: Managed by A&E Real Estate, a slum lord - please research them prior to proceeding with an application for this building and pay special attention to the pending litigation against them. Took over building and cut security, maintenance and other essential services which has negatively impacted the quality of life of all residents. Frequent water cuts and weekly elevator outages. Advice to landlord: Stop being a slum lord.

Unit 21F Pros: The doormen are lovely and helpful, especially given the building issues. The location is excellent next to Riverside PArk and close to Lincoln Center Cons: If you care about safety DO NOT RENT HERE. The most important thing to know is the renovation has been going on for years. The elevator situation is terrible. They frequently breakdown leaving people stuck in the elevators or stuck in the Tower apartments - I have been stuck 3 times in the last 12 months. If you are elderly or have a medical condition this building is not appropriate for you. Today ALL FOUR elevators were broken simultaneously leaving the service elevator as the only access to floor 17 or below. All higher floors required the stairs. It took the building 2 hours to notify tenants of the ongoing situation. The building security is only on site until 8pm - meaning there is no overnight security. The fire exit on the 67th St side is broken (the push bar is missing) We have had a work order open for our apartment for 15 months - this work order also relates to safety. The building has made no accommodation or compensation for ongoing situations - they instead increased rent Advice to landlord: Act like you care about your tenants and address concerns

Pros: Clean, thick walls, lovely staff, laundry in-building. Cons: Unreasonable rent increases, constant construction, water shut-offs, demolition noise. Elevators constantly breaking.

Pros: The buildings location is great being right on Riverside next to the park and the Hudson. Pretty spacious units with good lighting. The doormen and maintenance staff are very friendly. The gym is a bit dated but plenty of machines. Overall good living experience, but will take a few years to finish all the renovations. Cons: We could hear our neighbors scream through the vents which was very annoying. The building was purchased and received new management a few years ago, so they were constantly doing construction and renovating units which got noisy. The front lobby was closed for 6 months which was not ideal.

Pros: - Friendly staff - Maintenance issues fixed fairly quickly when submitted through portal - Day to day noise from neighbors is very minimal - Did negotiate lease renewal, but still was a 5.5% increase Cons: - Gym has a fee unlike neighboring buildings - Noise from renovations is a lot - Water frequently shut off temporarily due to renovations - Can't call super, just email - Hot water and heat not included in rent
