Pros: - super clean - super on site with quick response - amazing closet space - large kitchen with great appliances - rooftop, free gym (+ membership to life, 24/7 doorman, elevator, laundry on every floor, Cons: - super can be rude - prices are incredibly high and rent increase is always over 20% (mine doubled from one year to the next) - management office NEVER responds unless you either send 20 emails or show up to their office. But you can call th - the apartments that face the huge carry tunnel is really loud at times epsecially during construction - battery park is under heavy construction so no longer easy access to the park across the street Advice to landlord: Lower the prices and have better communication

Unit 2241 Pros: -Views from 2241 are lovely -Fairly modern/clean/bright designed apartments -A/C unit is digital and does both heat and cooling (no forced heat or radiators which I hate) -Bathroom size and light up mirror -Helpful and friendly doormen and maintenance team -Laundry on every floor -rooftop views -I have had no pest issues in unit 2241 -can barely hear neighbors even when they throw parties -dog friendly building -package room is great -location super close to waterfront walking path -close to 4/5, 1, and R/W trains Cons: -main con is not really the buildings fault but there is construction right across the street in battery park that is going to be a multi year project it seems. Some of the work gets done from 10pm-4am including jackhammering and very loud sawing/welding sounds. Not for light sleepers lol -hallway carpet is disgusting but not a huge issue -rooftop is only open a few months a year and has super strict rules -service elevator lets out into an underground parking garage versus street level which can make moving in/out more difficult. -management is extremely slow to respond to emails

Pros: the management staff was always very helpful/friendly in whatever issues i ran into at the building. the luxury amenities are also a huge plus that i loved at this apartment and the building is maintained clean. Cons: the rent pricing is high luxury building price so don’t expect it to be affordable

Pros: The building is well kept, some of the units have amazing light & views but it really depends on which unit it has. Cons: They don't care about keeping good tenamts, just jacking up rent. There's intense NIGHT (8pm to past midnight) construction that you can hear on the south side of the building. Kiss your sleep goodbye. Doormen constantly rotate and they don't actually check who's going up. Laundry machines are frequently out of order.

Pros: Rooms had big windows and were very quiet. Very close to the 1, 4, 5, R, and W lines of the MTA. Right across the street from Battery Park. Short walk to Whole Foods. Cons: Building lobby and hallways sometimes have a slightly funny smell. AC broke for a day while I was there in the summer.

Pros: Very clean, very responsive front dext, beautiful rooftop with great views. Cons: The AC went out for a few days in the summer, but was working a vast majority of the days.
