Pros: Nice views and decent units Cons: Broken elevators every day. Management is the worst, the super is the worst. Half the doormen don’t open doors. Building is not kept clean. Everything looks nice but in reality, it’s not. They didn’t care about Covid and didn’t enforce any rules. Stay away from this building. Far far far away. Don’t let the looks deceive you. Advice to landlord: Care more about your tenants.

Pros: Great neighborhood, beautiful decor, refurbished lobby and lounges, beautiful spacious units Cons: Elevators always broken, maintenance and manegemt hard to reach

Pros: New Dog run Cons: Elevators never work. Bugs. Relative of the owner is harassing tenants by banging on doors falsely accusing them of issues with zero evidence. Construction work performed on the weekend. Advice to landlord: Stop harassing and falsely accusing tenants.

Pros: It has the facade and special amenities of a luxury building. It’s a good location. Cons: There are only 2 elevators (1 service elevator) for the entire 150+ family building. This would be a bad situation regardless. But, The elevators have been broken for 5 years. On and off, but they either won’t or can’t fix them. They just renovated them and they continue to break. There have been insect infestations, pipes burst, and security issues. Everyone in a lease wants to move. Advice to landlord: Fix the problems or be transparent about what’s wrong.

Pros: The only people in this building who seem to do anything around here are the doormen and porters. They make this place run. They also appear to receive no recognition for doing a fantastic job - non-union, made to stand for an entire shift with no available seating. The working conditions that management has placed on them is terrible and should be considered unlawful. Cons: Where to begin… The super and management are terrible - lazy, slow to respond, liars, and they will put you in harms way if it means more money in their pocket. Example: upgraded amenities which means a rent increase of $300 Example: there are 3 elevators in this building (2 main, 1 service). In the MIDDLE OF THE PANDEMIC, when we were told to maintain 6 ft apart from one another, they started an elevator modernization project shutting down 1 elevator at a time and this went on for a long time. Please note, this is a 30+ floor building with most floors including apartment units A-H (so ~8 units per floor) so with only Advice to landlord: Have some compassion. PEOPLE LIVE HERE.

Pros: Nice rooftop deck when there is no construction Cons: Terrible management company (no experience running Lux property) and building superintendent. Constant construction causing all sorts of inconveniences. Constant elevator issues. Advice to landlord: Change management company and give tenants rent concessions.
