Unit 7r Pros: views, apartments are in good condition and location on the water is great Cons: elevator outages, lobby construction for several years... despite all of this they tried to increase my rent 30%

Unit 32b Pros: Well built Great views Great handymen and doormen Proximity to park, the pier (and specifically pier i cafe) from April-October is delightful Cons: Petty, unhelpful leasing office Too much turnover - in staff and residents. Feels like bad vibes set from the top-down. Highway buzz can feel a little irritating even on higher floors if you don’t also have the ac/heat on (tho still about as quiet as it can get in nyc, but it’s a specific type of white noise I don’t like) Advice to landlord: Just be nicer to ppl

Pros: Quiet building, good with trash and apartment is big Cons: Elevators break, some doormen are nasty, our bathtub is so cheap and they won’t replace it

Like other reviews have mentioned, this management company seems to be offloading their own costs to residents. I had $600 removed from my security deposit for a full 8-hour apartment clean and paint which they’ve blamed on two small food splatters and a few wall smudges (which of course legally constitute normal wear and tear). The charges are outlandishly disproportionate and bad faith. The office phone line sends you right to voicemail (of course, no one calls back) and it takes days and multiple attempts to get someone to respond over email. I wish that I had checked reviews before moving - the building itself was fine and the location is nice, but like others said, there is a real roach problem (I know of tenants who had to leave the building because their unit was so infested), the gym AC is usually broken, the laundry machines and elevators are regularly out of service, etc. Living here in these conditions was certainly not worth the stress of trying to get my money back from these people.

Unit 16H Pros: Clean and well-maintained building, helpful doormen and maintenance team, quiet and respectful neighbors, excellent proximity to the Hudson River, Riverside Park, Central Park, and the West Side Highway. The grocery store downstairs (Jubilee) is very convenient, too. Cons: The management team were terrible at communication when I was moving out. I had to follow up many times both via email and at their office to sort my movement details. It was very frustrating and I hope they’ve replaced those people who were extremely unhelpful, especially Marco CB. Advice to landlord: Ensure your building mgmt has good comms and people skills. Otherwise, nothing to suggest!

Pros: location is beautiful Cons: It's not a safe place due to management's sense of responsibility. I was physically assaulted by someone on staff and management disregarded the incident and stated it's an alleged interactions. I have been trying to gain help from management and they are not helping. I do not recommend living here. Advice to landlord: Try to respect tenants and create a safe space. This is our home.
